HARTWELL COVE RESORT RULES AND REGULATIONS
RV Check out time is 11:00 AM
RV Check in time is 1:00 PM (For Tiny Home Stays Please Visit Host’s Specific Rules)
• All reservations must be paid for in full in advance.
Quiet Time: Resort quiet time is from 10 PM until 8 AM.
• Please be respectful of your neighbors. Spaces are close quarters, so it’s natural to hear your surrounding neighbors at times.
Cancellation Policy: All RV reservations cancelled at least 14 days prior to stay will receive a full refund minus a $50 fee. All RV reservations cancelled within 14 days of stay will forfeit 100% of deposits. (For Tiny Home Stays Please Visit Host’s Specific Rules)
Parking: Please DO NOT park on grass. If your site does not fit 2 vehicles and your RV without parking on the grass, the second vehicle will need to be parked in the overflow parking lot by the office. Vehicles include Boats, Cars, Trucks, and Golf Carts. (For Tiny Home Stays Please Visit Host’s Specific Rules)
Resort Pet Rules: All pets (even cats) must always be on a leash when outdoors. All pets (even cats) must be always in the presence of their owner. If you are observed allowing your pet to defecate without picking it up, you will be fined $50 for the first time. If you are caught again, you will be asked to leave the resort without any refund. We will not tolerate aggressive pets or excessive barking. You will be given a warning before being asked to leave the Resort. Each pet owner will always be held legally responsible for their pet. Each pet will need to have updated vaccinations and provide proof to the office upon request. (For Tiny Home Stays Please Visit Host’s Specific Rules)
Dock Rules: The Resort Dock has 11 total parking slips. Anyone staying in the Resort has access to the 5 “first come first served” slips that are noted with signs stating Hartwell Cove Resort Guest and Residents Only. The 6 slips in the front that are noted as “Cove Club Members Only” are for Club Members only. For access to these slips, please call the Front Office at (864) 824-9612.
Golf Cart Rules: All persons operating the Golf Cart must be at least 16 years of age. Speed limit of 10 mph at all times. Parking of Golf Carts are limited to designated parking spots. No Golf Carts on the grass.
Firepits: Firepits are permitted throughout the Resort, but renters must use above-ground firepits or community facilities.
Firearms and Fireworks: No firearms or fireworks are allowed in the Resort.
Speed Limit: The speed limit within the Resort for all vehicles is limited to ten (10) miles per hour.
Garbage: All garbage is to be put in Resort dumpsters. No garbage is to be left outside guests’ RV or Tiny Home.
Laundry and Bath House: For your convenience the laundry and bath house facility for Men and Women is open 24 hours a day. Please remember all persons under the age of 16 must be accompanied by an adult in the bath house. Also, please remember to throw your soaps, shampoos, razors, etc., into the garbage can or take them with you when leaving the bath house – if left in the showers or sink area they will be thrown away.
Repair/Washing: Tenants are not allowed to overhaul vehicles in their space or in their driveway. No repair of automobiles, motors, engines, trailers, boats, or other similar equipment will be made within the Resort, and no automobile equipment, engines, motors, etc. shall be washed anywhere in the Resort.
Drugs: Illegal drugs of any form are prohibited on the Resort. Person(s) in violation of this rule will be subject to immediate ejection without a refund. Person(s) knowing of any illegal activity are encouraged to notify the management immediately. Any information reported will be strictly confidential.
RV Condition: We only accept RV’s that are in good working and aesthetic order. All RV’s must be selfcontained and have bathroom and shower facilities in working order. As this is a transit Resort all RV’s older than 2014 will require submission of photos for approval. The approval will be at the manager’s discretion. The management has full jurisdiction as to whether an RV is acceptable to the Resort. We do not allow pop-up campers or tents of any sort.
Mail and Address Use: Receiving mail at the Resort address is a privilege, not a right. Hartwell Cove Resort does not bear the responsibility of signing for packages. If a delivery comes in during office hours, we will generally accept it and leave it in the office for you to pick up during normal office hours. We will not be held responsible and will not open the office at random times for checking mail. Guests may use the Resort address below to receive mail.

• Guests may not use the Resort address to establish residency in Anderson for purposes related to school, voter registration, or any other matter deemed not to be normal vacation activities by management.
LONG TERM RV STAY ONLY:
Lot Fee: First full month’s rent and any prorated lot rent is due in advance and calculated upon the date of your arrival, along with a $150 deposit. Thereafter, lot rent is due on the 1st of each month. Guests have a five-day grace period for rental payment. On the 6th day, a late fee of $50 will be levied on any unpaid lot rent. On the 10th day, if rental payment is still outstanding, guests will be subject to ejectment. The initial deposit will be refunded after your stay, minus any outstanding collection fees (power, past due lot fee, clean up, etc.).
The management of the Resort reserves the right to terminate the tenancy of a guest for any reason or behavior deemed objectionable. Hartwell Cove Resort is not responsible for damage to vehicles or RV. Hartwell Cove Resort is not responsible for accidents of any kind, personal injury, or damage to property. Cancellations of Monthly Rentals must be emailed at least 14 days prior to next billing cycle.
Liability: All Resort facilities and equipment of the resort are intended for the convenience of the guests. Any and all persons using the facilities do so at their own risk and consent. Resort management is not responsible for accident due to fire, theft, wind, flood, personal negligence, or acts of God. The registered guest is financially responsible for all individuals or pets at their site for any/all damage to the Resort. Resort management is not responsible for accidents or theft on Resort Property and insurance for all RVs is the RV owner’s responsibility. Any damage to the Resort or its property will be charged to the renter.
Indemnification: By entering the Resort property, guests agree to indemnify and hold harmless Hartwell Cove Resort, its officers, and employees from all claims, liability, and expenses, including, but not limited, to attorney and other professional fees, for injury to person, loss of life, or damage to property arising out of guests exercise of his rights hereunder, except as may be caused by the gross negligence or intentional acts of Hartwell Cove Resort, or its officers and /or employees.
