Case Studies on Creating Modular Affordable Housing
Adam Berger, Owner/Developer, Adam Berger Development, LLC
Christopher Herr, Design Director, Adam Berger Development, LLC
LOCATION-ARROW Monet 1
Volumetric modular construction plays an important role in meeting the increasing demand for affordable and equitable housing. This technology-driven methodology radically changes the way projects are brought to market. Its primary aim is to standardize and streamline antiquated building practices, while still delivering a quality and equitable living experience.
Join this case-based session to learn lessons from the design, permitting, financing, and construction of affordable housing using volumetric modular methods and how modular and offsite construction advances and promotes alternative ways of building successful communities. Featured case studies include:
• West Holden Place, a 77-unit, 6-story multifamily project in Denver, Colorado;
• Emporia Street Duplexes, a 12-unit modular affordable duplex project in Aurora, Colorado;
• Teller Place, a 50-unit, 5-story attainable multifamily project in Arvada, Colorado; and
• Cherokee Place, a 65-unit, 5-story attainable multifamily project in Englewood, Colorado.
Contracting for Volumetric Modular Construction: Understanding the Legal Risks
Sara Betancourth, Senior Manager and Counsel, AIA Contract Documents
Jason Hannah, Vice President, Whiting-Turner Contracting Company
Peter Noone, Managing Principal, Solomon Cordwell Buenz
Contracting for modular projects can be difficult for parties due to the variability in terms and conditions throughout the industry. A contract that is suitable for a modular builder delivering bathroom pods may not be suitable for another who is designing and building volumetric modules that make up the majority of the project.
AIA Contract Documents has released a set of new coordinated agreements to help bring standardization for parties involved in volumetric modular construction projects.
Join this session to learn about:
• unique contracting issues for the volumetric modular delivery method,
• rationale behind provisions in these new agreements, and
• best practices for mitigating legal exposure.

LOCATION-ARROW Monet 4
Most industry leaders recognize the necessity of advancing their shop floors towards automation to address current challenges such as rising costs, substandard quality, and a shortage of skilled labor. However, they often lack concrete strategies to implement these changes effectively and in a cost-efficient manner.
Join this case-based session to learn:
• the potential for automation and when it may be justified,
• challenges and pitfalls that must be addressed while maintaining a focus on economic considerations,
• how to move from concept to implementation, and
• the process for achieving intelligent and scalable solutions (whether for a small cell or entire plant).
Hidden Cost Driver in Modular Construction: Rethinking Field Labor Efficiency

Using Virtual Twins to Optimize Factory Operations
Karun Chakravarthy, Expert Business Consultant, Dassault Systèmes
Nuri Miller, AEC Industry Solution Technical Senior Manager, Dassault Systèmes
LOCATION-ARROW Monet 2
Modular builders must create cost-efficient products while managing thin profit margins and cash flow. Factories incur the highest capital and operating costs making it imperative to efficiently utilize their production resources and judiciously validate investment in production facilities. Using a design for manufacture and assembly (DfMA) approach enables builders to design the manufacturing processes, identify potential issues, and provide early feedback to design. Virtual twin technology enables builders to digitize their factory layout, simulate production processes prior to execution, identify bottlenecks, and create manufacturing bills of materials (MBOMs) from product design to inform supply strategy.
Join this case-based session to learn how modular builders can reduce design time by 50% and make datadriven decisions to optimize production operations.

About the Modular Building Institute
Founded in 1983, the Modular Building Institute is the international non-profit trade association dedicated to serving the commercial modular construction industry by providing resources, advocacy, and networking opportunities for its members.
Our Mission
As the Voice of Commercial Modular Construction®, MBI promotes the advantages of modular construction while advocating for the removal of barriers that limit growth opportunities. Through its long-standing relationships with member companies, policy makers, developers, architects and contractors, MBI has become the trusted source of information for the commercial modular construction industry.
Industry Advocacy
As the world’s largest trade association for commercial modular construction, MBI has taken the lead to introduce, change, and defeat legislation and regulations that would have an adverse impact on our industry. We have successfully protected our members’ interests in numerous states and provinces on issues ranging from taxation, plan approval, code compliance, relocation and recertification. In short, MBI is the Voice of Commercial Modular Construction®.
Our Members
MBI members are manufacturers, contractors, design professionals, developers, and owners in two distinct segments of the industry:
• Permanent modular construction (PMC)
• Relocatable buildings (RB).
Associate members are companies that supply building materials, services, and financing.
Beyond #WOM25
World of Modular is an event like no other, but there’s so much more to the Modular Building Institute. Maybe it’s a key contact we can introduce to you or a regulatory challenge we can help you overcome. Whatever your need, MBI is dedicated to helping make your business more successful all year round. We are confident that by becoming a member—or taking full advantage of your existing membership—you will not be disappointed with your return on investment.
