Westchester homes overlooking the Hudson in Tarrytown and Briarcliff Manor and the Long Island Sound in Larchmont, Rye and Mamaroneck have always gone at a premium — but that premium these days is less than you might imagine.
Westchester Waterfront “WATERFRONT AND WATER VIEW properties continue to be extremely desirable — always have been, and always will be — and they tend to hold their value more than other properties,” said Patty Neuwirth, owner and broker for Hudson Homes in Tarrytown. “In a market like this one, where buyers are more discriminating, they won’t just pay wildly for a waterfront house. They have to see the value in that purchase. But if they are deciding between a waterfront and a non-waterfront house, waterfront always wins.” Some people prefer to be right on the water, while others prefer the more distant but panoramic views from above. In Tarrytown, 35 Castle Heights Avenue offers commanding views of the Hudson from its 1.5-acre perch on a cul-de-sac. The home is on sale now for $1,790,000. Similarly, 884 Long Hill Road West in Briarcliff Manor, a fourand-a-half bedroom, 4,242-square-foot stone ranch on a two-acre lot with mature trees and a gated entry, is on sale for $1,545,000. “These are extremely realistic asking prices for this real estate market,” continued Neuwirth. “Both these properties are special because they overlook the Hudson, and water views like this are extremely rare these days. While buyers still feel they

can strike a good deal, the difference recently is that the sellers have finally come to understand that prices are down, and they are willing to bring their asking prices in line with the market. With more realistic pricing, there is a little less room to wiggle when you make an offer. Now that the reality of the market is setting in for both buyers and sellers, there is more of a meeting of the minds, and that means deals are getting done.” Even prices for spacious, oneof-a-kind mansions directly on the waterfront have received a dose of the new reality. All View, the iconic waterfront home built in 1890 by former America’s Cup champion Charles Oliver Iselin, is really more palace than run-of-the-mill mansion. Set on three acres of private peninsula on ultraexclusive Premium Point in Mamaroneck, the home was designed for Iselin by Stanford White, the most renowned architect of his generation, to resemble the mansions of Newport, which Iselin admired when he sailed there. The grounds were designed by Frederick Law Olmstead, landscape designer of Central Park, Prospect Park and Larchmont Manor Park. The property has been on the market since March, and was recently reduced to $4,450,000 — a savings of $400,000. The current owner bought the property four years ago for $4,250,000 and since made $1.5 million worth of additions and improvements. The biggest upgrade was to create a 700-square-foot media/billiards room over the garage, add a temperaturecontrolled wine cellar that holds more than 600 bottles of wine, and a private office next to the family room overlooking the water. He also finished the third-floor attic as a play area for the children — also with a full complement of windows. “The waterfront is a big part of life here,” said Anthony D’Onofrio, associate real estate broker with Houlihan Lawrence. “I go walking there every morning by the boats, the grass and the parks — and to the village cafés and restaurants — even in the winter. That is what living here is all about, and why people invest in their homes.” The price tag on that investment in waterfront lifestyle is clearly dropping, added D’Onofrio. “While we have sold more houses this year than last, the prices have clearly gone down — and this home is one of them. It is a sign of where the economy is now that houses in this price range have started to sell again, but at a discount. In better times, this house would have sold for more than $6 million.
