Across the East River, Manhattan-style luxury condos combine innovative design with abundant space and attractive amenities in Long Island City, just one subway stop away from Grand Central Station, and not far beyond in bustling Queens neighborhoods such as Flushing, Rego Park and Forest Hills.

Long Island City Like real estate everywhere, Long Island City was hit by the post–Lehman Brothers housing crisis of 2008 — but all indications are that the housing market there has come back with a vengeance. For Hanifa Scully, a real estate agent with The Corcoran Group, the turnaround began in earnest last December, which is normally a slow month in residential real estate. “December was extremely busy, even with cash buyers,” she said. “They started realizing at that time that the market was stabilizing, and the confidence came back. Now it is like it never left.” With Rockrose Development building a massive rental building near the Citicorp Building at One Court Square, and Jet Blue soon to relocate its headquarters to the nearby Gotham Building, real estate experts are expecting the rebound to continue. “A buyer can get well-priced luxury, convenience, space and incredible views right here in Long Island City,” concluded Scully, “and with several massive rental and commercial buildings coming to the area, we see this influx of new buyers continuing for a long time.” One Vernon Jackson, at the nexus of L.I.C.’s two great thoroughfares, is a unique boutique building with 25 apartments known for their super high-end, trendy designs. The owners stuck to their prices through the crisis, and today apartments are selling again in the $1,350 per square foot range. Nearby Arris Lofts, a 1920s-era factory converted into apartments in 2007 at 27-28 Thompson Avenue, is selling closer to the neighborhood average for luxury apartments of 16

around $650 per square foot. The building comes with a swimming pool, fitness center and uncommonly high ceilings — and is close to the thriving restaurant and nightlife along Vernon Boulevard. Similarly, F.H.A. and Fannie Mae–approved The Industry, at 21-45 44th Drive, is selling between $500 and $700 per square foot. “I see Long Island City as the new Brooklyn, but even closer to midtown Manhattan,” added Scully. “It is a good mix of young and old, families and singles, or just about anyone who wants more space, and not be too far away. I live in Long Island City, and take three subway stops to my office on the West side of Manhattan. Door to door is just 15 minutes.” L Haus, at 11-02 49th Avenue, is a luxury condominium with 15,000 square feet of amenities — including a 10,000 square foot lawn. The contemporarystyled L-shaped building, comprising 122 one-, two- and three-bedroom condominiums ranging in size from 675 to 1,800 square feet, has sold more than 20 apartments since the first of the year, and is now almost 80 percent sold. The design by Cetra/Ruddy Inc., the highly regarded Manhattan-based architecture firm, features private rooftop cabanas and expansive outdoor terraces with broad views of Manhattan, and a host of common areas in which owners and guests mingle. Two-bedrooms are still available in the $900,000 range. “The market is even better now than it was in 2006,”

said Eric Benaim, C.E.O. and president of Modern Spaces, exclusive sales and marketing agent for L Haus. “We are even getting bidding wars for properties. It is a very appealing area already, and everyone knows that prices in Manhattan are through the roof for both rentals and sales. The next best place is right here.” Built in 2007, Fifth Street Lofts, a.k.a. 5SL, at 5-09 48th Avenue, is two condo buildings with a 24-hour doorman and concierge service, gym, children’s playroom, rooftop terrace, bike storage room, all within two blocks of the Vernon Jack-

son subway stop, and also nearby a Food Cellar, Duane Reade, the Manhattan ferry landing and Gantry State Park. Apartment 3M is a three-bedroom apartment in 5SL on the market for $1,175,000. The apartment comes with the option to buy two deeded indoor parking spots, and the pet-friendly building still enjoys a 421(a) tax abatement. “This price is so much less than any comparable new construction in Manhattan,” said Andrea Chang, sales associate with Prudential Douglas Elliman Real Estate. “Here you can buy a one bedroom for what people

would spend for a studio in Manhattan, and couples here are already moving into the building for the extra space. The area has matured, and people feel safe buying here.” Abundant space is the value proposition behind a huge 5,000-square-foot live/work loft duplex at 5-28 51st Avenue. While it doesn’t look like much other than an ordinary two-story building from the outside, the inside is a very different story, explained Mary Micali, associate broker with Halstead Property. The private indoor garage can accommodate

at least three cars, and there is a private roof deck. The commercial half of the residence above the garage can be used as a small business or production space, while the attached residence features 16-foot-high ceilings, a high-tech kitchen, radiant heated floors and three secondfloor bedrooms with large skylights and a dramatic stainless steel staircase, giving the entire apartment an industrial, loftlife feel. The asking price for the property, after nearly $750,000 of renovations, is $2,495,000. “It seems like it goes on 17

forever once you are in the building,” said Micali. “There is a separate entrance for clients and employees to come and go to the office, and that makes it ideal for a small business or an artist.” The LeFrak Organization has maintained a major commitment to Queens ever since the 1940s, when the post– World War II housing boom brought G.I.s and their families to LeFrak buildings in Rego Park, Forest Hills, Sunnyside, Kew Gardens and Flushing. LeFrak City, in Corona, consists of 20 18-story apartment towers covering 40 acres. The concept then was virtually the same as it is today: build spacious, affordable housing for 18

Queens residents, who work in Manhattan and need proximity to public transportation. LeFrak’s many rental buildings remain near to subway stops that service Manhattan, and are still affordably priced. Kings & Queens Leasing, LeFrak’s rental agency, operates seven buildings in Rego Park, and another seven buildings in Forest Hills, where studios range from $1,150 to $1,200 a month, while one bedrooms range from $1,400 to $1,500. Two bedrooms are in the $1,800 to $1,900 range, and three bedrooms go for $2,000 to $2,500. LeFrak is undertaking a massive up-

grading of its rent-stabilized rentals, where the vacancy rate on LeFrak rentals remains 1 percent or less. “We have been significantly busier than the comparable period last year in our rental office,” said Mario Gaztambide, vice president of residential asset management for the LeFrak Organization. “That is all due to the high rents in Manhattan, which drives more and more people out to these areas in Queens. As the real estate prices in Manhattan continue to rise, people are searching for value elsewhere, and that is one of the reasons we have been actively renovating our Queens properties. People want the value for the money, and as the neighborhoods like Rego Park or Forest Hills continue to develop, they attract not only families, but single professionals who work in Manhattan.” Flushing is one of Queens’ major success stories, and Sky View Parc, a condominium tower located above an 800,000-square-foot, six-level shopping destination, is its centerpiece. Sky View Parc consists of 448 luxury residences in three towers situated about a twominute walk from the Main Street subway station on the 7 line in the heart of down-

town Flushing. The station is the busiest New York subway station outside of Manhattan — and the 10th busiest overall.
