Inchydoney Island Spa NODA has been working with Inchydoney Island Lodge and Spa since 2013 when we completed the front lobby and reception area. Our inspiration comes from the surrounding landscape and seascape - neutrals, greys and warm sandy colour with hints of blues and turquoise greens.

Notes on Preliminary Fee Proposal This fee proposal is approximate and is subject to final clarification on budgets and inter Design Team assignment of works. It is based on the Preliminary Cost plan, as prepared by OBJ, and provided by JFA. This Cost plan currently excludes the FF&E and the OS&E. If appointed, we will work with the client and QS to assemble these budgets, and discuss methods of procurement. Our fee will be finalised once these budgets are agreed. Protected Structures Interiors We have approached the Protected Structures Areas as requiring individual attention and design. No two rooms will be designed the same, and each will have its own unique character. These spaces require time, attention and expertise, and hence attract a higher design premium. Contemporary Bedrooms We have approached these bedrooms as cost effectively as possible, recognising that there is a significant repeat element involved. We have priced designing each of the 4 typical bedrooms, and an additional bedroom for DAC purposes. This design work can then apply to the roll out of the other similar bedrooms without further design fee. However, should the number of room types increase, we will need to increase the fee pro rata. M&E We work with the m&e consultant to ensure that the services are well coordinated, within all interior spaces, and visible grilles/smoke heads/vents/ are coordinated within the overall design. In addition, we will position the switches and sockets, select the finishes and ensure compliance. We include 1% of the m&e budget as fee to cover this work. Doors and Stairs For public front of house areas, we have included for aesthetic design of doors and selection of ironmongery. We will issue a cad drawing of the doors showing the elevation, materials and ironmongery to the lead Architect for inclusion in their door schedule.

RCP We will issue design intent drawings, showing position of coffers/ downstands/materials and finishes for all FOH ceilings. We will issue lighting and M&E set outs, including finishes to the lead Architect for their their final coordination and integration into the scheme. Structural design/framings etc of ceilings will not be shown on our drawings.

FF&E Selection and Procurement FF&E includes furniture, fittings and equipment and includes: All loose furniture/lamps/curtains/rugs/dressings/books/vases/Urns/etc We have included for the selection and tendering of the FF&E items where they have been included in the OBJ Preliminary Cost plan. The total budget for ff&e has yet to be determined but will be charged at the following rates: FF&E for the Main house/protected structure are selected on a bespoke room by room basis. Our fee for this work is based on 10% of the ff&e cost. FF&E for the contemporary areas : Our fee for this work is based on 5% of the ff&e cost. Our scope of work regarding ff&e will be as follows: ●

Selection of elements from suppliers /procurement agent/ website and presentation of options /with respect to budget

Scaling and accurate representation on drawings

Fabric and finishes selection and specification
