This house is situated in a magnificent landscape with the ancient and mythical River Boyne sweeping past its shores.
With great history and character, the house and estate lends itself to

effortless interpretation, with fertile and rich ground for inspiration to create a unique hotel and Spa.
This is our area of expertise. NODA are hospitality designers, specialising in this area for near on twenty years, and in particular, focusing on storytelling and place making, and working with the essence and locality of each project.

We are a design studio of Architects and Interior Designers. Each of our projects is designed as a bespoke project, with the design narrative evolving from the site location, history and association to ensure the project is grounded in its environment. We combine site research ( Bective house history, the landscape and ecology, the Boyne river), with market studies, and our twenty years of hospitality design experience to elicit the best response. when the First Earl of Kildare lived there with his wife Lady Emily. Emily was one of the four Lennox sisters subjects of the acclaimed book and BBC mini series Aristocrats. Emily bore the Duke 19 children, before eloping with the children's tutor Ogilvy, and bearing him six more children. Her most famous child was Lord Edward Fitzgerald. Emily wrote thousands of letters, to each of her sisters, and also to her husband James who was frequently away in London where he was an MP in the London parliament. Her original letters are kept in the National Library, where we inspected them, and reproduced some of them into Artworks in the hotel. We referenced many items from this history in our design of the hotel, including the naming of the rooms in the old house, photography, reproductions of pages from historic estate log books, colour schemes, prints and patterns etc
