I cannot rave about Angela and her partner Nhila enough. I felt they genuinely wanted what was best for my family and were committed to helping us find the light home, and were not in it for a quick and easy sale. They truly care and go above and beyond. Of course, none of that matters without the expe1tise to back it up, which they have a million times over. 9 Signing Closing Documents Seller to review their Seller Net Sheet

9 Typically occurs a week prior to close of escrow and includes your escrow closing documents. You will sign at the office of the Title Company or they will arrange for a remote signing with a notary at a place more convenient for you.

9 Schedule Final Walkthrough and ensure any repairs are completed

DAY OF CLOSING:

• Record Title to buyer

9 Close of Escrow: Close of Escrow happens when the Deed records with the county on the date of closing. This is the moment that ownership transfers from the sellers to buyer.

• Delivery of Key

9 Close of Escrow: Your agent will arrange to transfer all keys, remotes, etc. to the new owner. Only after the recording at the county is complete.

9 Please remember to leave any documents that should go with the property (manuals, warranties, etc.…)

APPRAISER

TITLE

Protects new homeowners (you!) against loss or damage occurring from liens, encumbrances, or defects in title or actual ownership of the property.

ESCROW

Independent, neutral third party by which the interests of all parties to the transaction are protected. Escrow will hold earnest money, prepare closing documents, and schedule for signing.

TRANSACTION COORDINATOR

A real estate transaction coordinator manages contracts throughout the selling and buying process. They are responsible for completing escrow paperwork, scheduling repairs and inspections, and making sure offers and counteroffers are approved.
