Over half of our architects and interior designers are LEED Accredited Professionals and our portfolio of work includes two million square feet of LEED rated projects. Technical Capabilities. We are proficient with major Computer Aided Design Systems (CAD) and Building Information Modeling (BIM) programs including the latest versions of Revit, Navisworks, Rhino and AutoCAD, as well as Adobe Creative Cloud and Microsoft Office Suites for the production of contract documents and schedule tracking. To help our clients visualize their projects, we have in-house expertise in SketchUp, Rhino, Autodesk 3D Max Design, Lumion, ReCap, Point Cloud Data and Apple QuickTime VR, tools used to generate three-dimensional CAD modeling, photo realistic renderings, animations and interactive simulations of sites, exterior and interior spaces. Two blocks of Downtown West Dearborn on Michigan Avenue will transform from a once deteriorated and vacant area to a vibrant place for consumers, residents and employees.

Ford Land

Wagner Place As a sign of commitment to the city and residents, Ford Motor Co. has decided to redevelop unused buildings and land across two blocks on the city’s West Dearborn District into a viable and vibrant downtown with new office and retail space. Known as Wagner Place, this mixed-use development is located only two miles west of the Ford World Headquarters, and is part of Ford’s 10-year plan to redevelop its outdated properties and provide convenience for future employees who want to live in a walkable, aesthetically pleasing community close to where they work. The project includes two new structures totaling 150,000 square feet with retail/ restaurant uses on the first floor and 600 Ford employees on the upper two floors. Also, the project includes rehabilitating the historic 120 year-old facade of the Wagner Hotel to be preserved and re-purposed as the front of a new three-story mixed-use building. West Village Drive will be designed in a way to allow for festivals and open public gathering spaces. The project includes a 373-space parking deck at the southwest corner of West Village Drive and Monroe Street to support the project and the district. A green space between the parking garage and the new buildings facing Michigan Avenue will be created for public usage and event space.

Zaragon Place Neumann/Smith designed a new, privately developed housing project, centrally located in the heart of the University of Michigan’s central campus. The nine story high building, plus partial mezzanine creating two-story high penthouses on the top floor, features a dramatic glass lobby, and a 2-story ground level fitness center. The architectural style combines traditional Campus Gothic typology with an edgy industrial loft aesthetic. The project offers dramatic and flexible living spaces in a state-of-the-art high rise building. Lofts range in size from 917 sf for a two-bedroom unit with one bathroom, to 2,034 sf for a six-bedroom unit with three bathrooms, spacious lofts areas and two-story great rooms. The most common units offer 1,255 sf of area in a four-bedroom, two bath unit configuration. A high level of controllability of lighting and thermal comfort ensures building user control to maximize comfort while not wasting energy. Living spaces utilize operable windows for natural ventilation to minimize the consumption of energy and to provide fresh air.

The thirteen story high building includes 99 loft apartments on floors 4-14 ranging from 629 sf for a one-bedroom unit with one bathroom to 1,356 sf for a four-bedroom unit with three bathrooms (198 beds total). The most common units offer 840 sf of living area in two- bedroom, two-bath unit configurations. The building features a ground level lobby, fitness center, and a NeoPapalis Pizzeria with seasonal outdoor dining on the corner, adding to the vibrant street frontage along this important urban intersection. Broder & Sachse

The Scott at Brush Park The Scott at Brush Park is a five-story mixed-use building that includes incredible amenities, such as a courtyard with a swimming pool, recreation space, and underground parking. Containing approximately 200,000 square feet, the modern building fills an entire block with retail and residential lofts. The development is primarily residential, with 200 loft-style apartments on the upper four floors, including studio and up to 3-bedroom units. A small section of the building will face Woodward Avenue, but the majority of the footprint travels down Erskine and then parallel to John R. The building’s U-shape wraps around an interior area featuring parking (some underground) topped with a roof terrace, pool included. The multiple colors break up the facade of the structure to scale the building to the block. “The Scott was designed to bring a sense of community to not only its residents, but surrounding neighbors as well,” said Todd Sachse, CEO & Founder, Sachse Construction. “The retail space on the first floor will play a key role in bringing locals together, and will serve as another opportunity for new growth in the area.”

Bedrock Detroit

Fourteen56 / 1456 Woodward Located at the southeast corner of John R and Woodward, this distinctive, eightstory building has a Woodward frontage of only 20 feet wide and a John R frontage of 100 feet long, filling the lot to the alley. Fourteen56 has undergone a stunning renovation, and every attention has been paid to preserve the building’s iconic charming details, from the historic terra cotta Italian Renaissance façade, to the marble and wrought iron stairs, to the historically detailed windows, transforming the building into a rare and private residence for discerning tenants. Originally built as a four-story terra-cotta cotta building designed by Richard Raseman in 1916, the Kaiser Blair Clothing building received a four-story addition in 1923. The design of the fifth through eigth floors was coordinated with the earlier building, with matching Chicago-style windows. The Woodward elevation (floors two through six) is a single bay wide containing rows of three pivot windows with transoms. Neumann/Smith provided architectural services for the exterior restoration and interior renovations which will include modifications for seven residential units. Exterior restoration work included limestone and terra cotta cladding, wood window rehabilitation, fire escape repair, and extension of the fire escape from 7th up to 8th floor. Interior renovations included upgrades to six floors for residential units, complete life-safety and mechanical and electrical upgrades.

Gillespie Group and Caddis Development Group

Midland East End

Across from the Dow Diamond Baseball Stadium, downtown Midland’s newest development brings a contemporary feel to the East End District. The 5.5 acre site has been planned to be developed in multiple phases, starting with a mixed-use building at the southern end of the site. The ground level of the building is designed as a flexible floor plan that can include a wide variety of retail shops, cafés, restaurants, private banking offices, an ambulatory medical clinic and a wellness center. A central core leads to three upper levels of flexible office space. The site has been laid out to reduce the scale and impact of surface parking by creating an internal drive system that provides vehicular and pedestrian circulation in a more urban context. The D-O Overlay regulations require that the building massing be placed adjacent to public roads, and not set back from the street. This creates an urban pedestrian experience with diagonal street parking as an extension of downtown. Future mixed-use phases may extend the western edge of the building or include a separate mixed-use building overlooking the river. The north quadrant of the site may include additional mixed uses, or a parking structure.

East Dearborn Downtown Development Authority

City Hall Artspace Lofts Looking to use the power of the arts to improve East Dearborn’s economic base, the East Dearborn Downtown Development Authority (EDDDA) invited Artspace into the community. The City Hall Artspace Lofts complex consists of three buildings: the City Hall Building, the West Annex Building, and the Concourse. The City Hall Building is four stories and 42,564 sf and the West Annex Building is four stories and 38,155 sf. These two historic buildings house the residential units, tenant storage, a leasing office, cafÊ, corridor art galleries, and incubator space. City Hall and the West Annex are connected by the one-story, 24,756 sf Concourse Building, built in 1980. Artspace combines 53 units of affordable live/work space for artists and their families, work studios, co-working space for entrepreneurs and artists, a live/ work unit for an artist-in-residency program, and galleries. Amenities include: a historic character with terrazzo floors and wainscot in corridors, high ceilings, large windows, open floor plan, large closets, dishwashers, corridor art galleries, community room and outdoor patio. The renovation project included two (2) historical buildings that are connected by a 1980s concrete structure. The connector building includes business incubator space, a multi-purpose auditorium, and gallery space.

EdR

The Courtyards Our challenge for this privately owned development was to organize a high density of student housing on a very narrow and compact site adjacent to the University of Michigan’s North Campus. Our solution was to create three 4-story courtyard buildings arranged in a linear group. The dense development and underground parking allowed more of the site to be devoted to passive and active recreation including a badminton court over the underground parking deck, a heavily landscaped greenspace in the center courtyard, and a series of urban plazas including an outdoor fireplace and barbecue area in the south courtyard. The complex includes 331 units in a wide variety of configurations. Each unit features one to four private bedrooms, a central living and dining space with full kitchen, and laundry facilities. A centrally located community area includes management offices, a model apartment, recreational lounges, club meeting rooms, cafÊ, tanning salons, a 20 seat movie theatre, music practice rooms and a sand volleyball court.

Michigan State University

1855 Place

Michigan State University’s new development, across from the Breslin Center, frames the area and acts as a gateway to the campus. With Residential and Hospitality Services (RHS) and MSU Athletics administration finding a new, consolidated home at the site, not only are residents able to easily secure tickets to the next big game, but the benefits of this new collaborative and efficient workspace are felt across the university. The residential mixed-use development includes 429 units in 10 separate apartment buildings comprising 450,000 sf of housing, a 102,000 square foot office building for RHS and Intercollegiate Athletics, event ticketing sales, RHS retail space, a community garden, town homes and plenty of open common green space. It also incorporates 1,200 surface parking spaces and 880 structured parking spaces. The total project includes over 39 acres of development. Options include one bedroom studio apartments, four-bedroom town homes and larger two or four-bedroom apartments, and offer students better access to a variety of amenities supporting student success. The development offers a flexible concept, designed to provide a customized experience for both single students and student families in an accessible, walkable, urban setting. New facilities offer a blend of study and community spaces, supporting a new vision for how MSU students live, work and play.

Gillespie Group

The Outfield Gillespie Group’s newest development, The Outfield, consists of 84 residential units overlooking the Cooley Law School Stadium. Residents are able to watch baseball games from the comfort of their living rooms, and share in the excitement that the Lugnuts bring to the Capital City. The apartments attract those who value active lifestyles and want to live in an urban environment. The building includes Market Rate Loft Apartments on Levels 2-4. (6) Studio Apartments, (42) one bedroom-one bathroom apartments, (15) two bedroom- one bathroom apartments and (21) two bedroom-two bathroom apartments are located on the upper levels of the building. A spacious lobby, with a covered entrance is located adjacent to the leasing office on the north side, while a multi-purpose game day viewing area and restaurant face the field to the south. All great rooms include large panoramic floor to ceiling windows that offer fantastic views of the ball field or to the north and include operable portions for ventilation. Most second level units have access to private roof terraces. Roof terraces on level 2 include a cast-in-place concrete surface. Most upper level units have access to a private balcony. Balconies include Trex decking. Select penthouse level units on level four include enhanced cathedral ceilings and clerestory glazing in their great rooms. To help achieve that goal, the new Hillcrest Hall is an enticing option for sophomore and junior students to enhance the perception of campus housing as a full-service, living and learning environment. Oakland University

Hillcrest Hall Dining and Micro-Market The new Hillcrest Hall residential community offers Oakland University students and visitors multiple dining options in a variety of flexible settings. Located on the first floor of Oakland University’s largest residential complex, a new 28,468 sf all-you-can-eat dining center completes this dynamic full-service, living and learning environment. The dining hall, which seats 400 and is open to the public, features eight food stations including a pizza bar, salad bar, home-style station, breakfast nook, dessert bar and the “G8” bar, an allergen-free station for those with dietary restrictions. An array of seating configurations cater to both large and small groups and offer dynamic views to the outdoors, the popular grand stairway and a fitness center above. At Hillcrest Hall’s main entry (on the third level), a combination café and convenience store, named “The Hive,” is prominently located and transparent as you approach and enter the building, instantly greeting residents and visitors. This 100-seat micro-market caters to a grab-and-go audience, can serve as an informal meeting space, or social gathering hang-out. The design makes creative use of the space below the buildings grand stairway, carving out a large multi-purpose and event area which is available to the University and student organizations for special dining occasions, offering a higher level of privacy and more personal dining experience.

The Woods

Northern Michigan University’s new residential community, The Woods opened its first phase in Fall 2017. The second phase, including an amazing common area called, The Lodge, opened in January of 2018, and the final phase opened in August of 2018. The three residence halls (Birch Hall, Cedar Hall, and Maple Hall) consist of six buildings, all have four floors with a central corridor connecting them to a new culinary experience called “The Lights” dining facility. The Woods also features a large multipurpose and student gathering space, “The Lodge,” with an outdoor patio, fireplace, study spaces, and the opportunity to host university events. There are also classrooms and a 24/7 front desk. Given NMU’s climate and atmosphere in northern Michigan, a lodge-type aesthetic (such as rustic chandeliers and decorations) was something desirable to the University and a look and feel that had been missing from their campus facilities. The new living-learning community certainly reflects the beauty and simplicity of the outdoors, and offers a variety of student suites, as well as individual apartments. In addition, there are a small number of private bedroom and bathroom units available for students with medical needs. The exteriors feature brick masonry along with large areas of glazing, while the entire housing community was designed to embrace walk-ability and connectivity to campus.

Northern Michigan University

The Lights Dining Hall Designed as an active, dynamic building, NMU’s Northern Lights Dining facility houses spaces and amenities that cater to the needs of students and visitors while enhancing their overall dining experience. The modern design includes a physical connection to “The Woods,” the University’s newest housing development (also designed by Neumann/Smith), as well as a visual connection, complimenting the character and color of the new housing through the use of fiber-cement panels, decorative concrete block, brick banding, and precast concrete. The interior finishes feature wood, decorative porcelain tile, and bright colors, making the new space lively and engaging. As a differentiator from the campus’ other foodservice options, the restaurant-style experience allows students to reconnect and unwind. Through strategic adjacencies between dining and service environments, a variety of seating options that vary both in character and form are featured throughout the space, allowing for users to choose their preferred dining experience. In addition to contributing to the University’s master plan to move the student residences to the north end of campus, overall project goals include creating a food service facility competitive with other schools in the state to attract students, increasing the dining and service capacity, and creating a space which allows for users to move freely and improves customer flow.

Metro Lofts is a multi-phased development of condominium lofts and rental homes located in Royal Oak’s newly created mixed-use rail district with easy access to downtown restaurants, galleries and shops. Oakland University

Oak View Hall Oak View Residence Hall provides new housing options to support the University’s recruitment goals, to help retain students in their first two years of college, and to enhance the perception of the campus as a full service, living/ learning environment. The quad is specifically designed for gathering space. An entry plaza provides open space for flexible exterior uses for special events, concerts and group activities. A lower plaza area includes hammocks (a student favorite) and a small patio for special events. The main plaza adjacent to the second floor lounges provides shade trees and moveable seating options near the central café and convenience store. Covered and un-covered bike parking areas are provided at multiple locations, with additional bike racks around the quad. A central lobby and lounge area is provided to unite all residents. A central café and sundry shop provides refreshments and provisions, while a lounge with a large screen TV creates a gathering space to watch the big Golden Grizzlies game. A gas-fired fireplace is provided in the café. A central reception desk, mail center and two management offices provide essential services and after hour access control. An outdoor fireplace is located at the in the outdoor dining area of the café in a cozy seating area overlooking the QUAD. The gas-fired fireplace will be operated on timers and controlled by staff. The two story high brick fireplace is inspired by Meadowbrook Hall, and includes decorative masonry and chimneys with terracotta flue caps. A locked grill is provided for safety. Horizontal silver sun shades protect large window south facing window openings in the lounge and will offer panoramic views of the campus and wooded ravine.

Hillside Place

Michigan Tech’s Hillside Place offers a new type of campus housing, combining the social benefits of dormitory style housing with the option of an independent apartment lifestyle. The hybrid building fits into the University’s modern architectural style, but also evokes a unique “north woods lodge” aesthetic with forms, details, materials and finishes not typically used in student housing. The building contains private bedrooms with semi-private bathrooms and shared great rooms including kitchens. The building also includes a wide variety of common areas to enhance the live-learn experience. The upper lodge features a large lobby/lounge with kitchenette, fitness center, sauna and multi-function room. The lower lodge includes a lounge space, game room and meeting room. Laundry rooms, trash rooms, and quiet study lounges can be found on each floor. Common interior spaces are finished using highly durable materials. The flexible room design allows for conventional or lofted dorm room furniture.

Central Michigan University

Graduate Housing

Central Michigan University’s Graduate Student Housing project has become a shining example of sustainability in residential buildings. The project obtained Platinum Certification under LEED for Homes guidelines, making it the first Platinum LEED for Homes building in the Midwest. The student housing was designed to maximize fresh air indoors and minimize exposure to airborne toxins and pollutants, as well as save on costly resources like water and energy to reduce utility bills. The one, two, and four bedroom suites offer spacious great rooms with large windows overlooking landscaped green spaces. Active and passive outdoor recreation areas, a central mail center, and landscaped bio-swale are combined with dedicated parking areas for residents. Full kitchens feature polished granite countertops and backsplash, stainless steel appliances, and built-in pantry with recycling center. Each unit contains a laundry room with a side-by-side, full-sized Energy Star rated washer and dryer. Also included are a fully equipped fitness, a variety of small and large meeting rooms, and unique third-story roof terraces. The pedestrian scale buildings support CMU’s and the City of Mount Pleasant’s mutual goal of a walkable community. Universal Design practices and sustainable design measures were integrated into the design to create an energy efficient complex recognized by its tenants as a great place to live and by the community as a model for sustainable living.

Michigan State University

The Vista at Shaw Hall The Vista at Shaw Hall is a new flagship central dining facility on the MSU campus, offering seating for 600 people in three distinct Marché style dining venues, each with its own daily menu, atmosphere and seating areas. The project involved renovation of the occupied main level dining area including a new kitchen and dishwashing area, student lounges, renovation of the East and West lobbies, a new loading dock, and modification to the terraced level to facilitate infrastructure improvements for the main level. The scope of the work included complete demolition of the existing dining hall down to the bare structure and the installation of new mechanical, electrical and plumbing systems. A temporary kitchen and seating area was installed on the first floor to serve students during the renovation. Paramount to the success of the project was the use of Integrated Project Delivery (IPD), the first full IPD project on the MSU campus, and the first in the state of Michigan and nationally for a public university. Using the IPD approach, over 95% of commitments were kept during the design phase, only 13 RFIs were submitted (versus more than 300 typical on other MSU projects), and the cost of change orders fell below the 3% contingency. The Vista at Shaw at Michigan State University is a “Spartan Green” dining hall, executed with sustainable construction practices and promoting a variety of sustainable building features and programs. The project achieved LEED Gold. Among its energy-saving features: variable-speed fans that conserve energy; lowflow plumbing fixtures; light-emitting diode and low-wattage lights; and the use of reclaimed lumber from old demolished barns that trim much of the space.

Bedrock Detroit

Madison Building Bedrock saw the potential to transform the 1917 Madison Building into a hub for high-tech entrepreneurial activity and special events that would be instrumental in the rejuvenation of the City of Detroit. Floors 2-4 offer space for anchor businesses and a “desk-for-a-day” environment for enterprising “techies.” The design combines the existing rawness of clay tile ceilings, exposed brick, steel columns and beams, and concrete floors with instances of playful graphics, urban light sculptures, and modern furniture. Open office space with benching style workstations fosters collaboration. Breakout spaces are provided throughout the floors, separated by low meandering walls with writable surfaces for brainstorming. A variety of conventional and unusual seating, including “bubble” swings, encourages tenants to congregate or collaborate informally. The fifth floor offers state-of-the-art meeting and gathering spaces, including a two-story auditorium. The roof deck provides a unique multi-purpose event space featuring dramatic views. Nearly 10,000 sf, the 5th floor offers meeting and gathering spaces, including a 2-story auditorium that seats 140 people, 2 private conference rooms, lounge seating and tables, and bar facilities. A full catering kitchen supports the various functions. One of the jewels of the project is the unique rooftop terrace that provides stunning views. The space contains two bars, a commercial kitchen with three barbecues, and multiple flat screen televisions. Drink shelves separate the three levels and stainless steel cables ring the terrace to enhance the mostly unobstructed views. The look is modern, with lighting, touches of wood, foliage, and a fire feature to soften the space. Close collaboration utilizing a series of “real time” working sessions were instrumental in completing the project within six months.

“the Z” Parking & Retail Development The Z isn’t just a place to park. Bedrock teamed up with Library Street Collective and 27 world-renowned street, mural and graffiti artists to create a unique destination where you would least expect it in Detroit. From its three-dimensional facade with LED lighting to its walls showcasing breathtaking murals, the Z will be a place to visit time and time again. The 10-story Z-shaped structure is precast concrete with a bold geometric “picture frame” design. Iconic glass-enclosed stair towers and glass-backed elevator towers at the corners provide wayfinding and safety for users. The deck also features LED lighting inside and out, ticketless/cashless parking and QR code validation, digital signage that can be customized for specific events, charging stations for electric cars, and badge access for monthly parkers. The ground level offers 33,000 sf of retail and restaurant space. The deck spans a public alley with crossovers above level 3 to allow users to enter and exit onto two major arteries (Grand River and Gratiot Avenues) into and out of the City. The alley will have enhancements that support the existing neighboring galleries and restaurants and future tenants.

NoJo Kicks

Retail Showroom A new retailer in Detroit’s “Z” development, NoJo Kicks specializes in ultra high-end sneakers and apparel. NoJo offers overs a unique shopping experience. NoJo is not designed to be a typical shoe store. A 40-foot stainless steel wall right across from the checkout counter displays the extensive shoe collection, while several top-notch sneakers are presented in glass cases throughout the store. Suspended steel tubing overhangs the upstairs loft that features several leather couches and chairs that customers can try shoes on or sit and watch TV. About 30 rare jerseys, hats and plaques provide vintage decor for the store. “We really wanted to provided a type of museum for shoes,” NoJo Kicks co-owner CEO Matt Caputo said. “We want you to be able to experience the culture. NoJo’s is the first of several new retail spots to open in “The Z” parking garage and retail development building, also designed by Neumann/Smith and developed by Bedrock Real Estate Services.

Bedrock Detroit

1515-1529 Woodward Originally built in 1908, and after sitting vacant for decades, the historic GrinnellSanders Buildings were purchased by Bedrock Detroit and sensitively restored to shine again lining Woodward Avenue. Neumann/Smith thoughtfully planned and lead core wand shell improvements, an exterior facade restoration, upgrades to canopy lighting, and provided design services for rooftop programming and access options. The two buildings consist of eight floors plus basement totaling approximately 120,000 square feet, plus an additional 2 penthouse floors. Planned use for both buildings includes basement and ground floor retail with offices on all upper floors.
