Falang English Dictionary

Compiling a dictionary is not something that can be done overnight. It requires the in-depth knowledge of English Language and its history in how the words have been understood over the decades. This is to say, compiling a dictionary is certainly a great work for anyone, even for a native speaker.

And here is a Nepalese young writer Shiva Neupane who contributes regularly columns for the Nepali Times, has come up with his 310 Pages English dictionary, called Falang English Dictionary. The name Falang has emotional attachment to where he was born. Falang is a small village of Syangja District of Nepal. He named his dictionary as a Falang just as Oxford and Cambridge, This dictionary has been reviewed by many media outlets shortly after its publication of first edition 0n 7/April/2015. This dictionary has over one lakh words including usages and definitions, and on top of that, there is also a bunch of knowledgeable contents such as Idioms, quotes, Acronyms and so on with in it. Though this dictionary is written by a very young writer of Nepal, it has indeed the exemplary and par-excellence etymological-clarifications and grammatical structures that shape the dictionary as being the skeleton of it.

This dictionary can be handy for those who want to make an independent approach to understand the meaning of a word in a different senses and contexts. As you can see there is a word “content” on page number 103, this word as in noun something that is included but at the same time there is high chance that you may lack the alternative meaning of this word. As in adjective this word is being in a state of rapture or happy. In this point, most of the people do understand the given word partly because of the fact that all dictionaries do not include multiple meanings of a word that’s the problem most of the people have in common when it comes to learn new word. Mr. Neupane’s work is highly worth appreciating for being able to convey these linguistic-distinctions in a more logical-consistency.

Rewati Cup Five a side football In the eve of '6th Rewati Cup' 2 days ' - 5 A side' indoor football competition to be held on October 10 and 11 in Marrickville sports complex. 5 veterans teams will be playing league cum knock out on 10th Oct. 17 teams including one from Victoria ( U FC, the defending champion) and one from Queensland (Brisbane) have participated in the tournament. They are divided in four groups.

The competition is conducted since 2009 every year to commemorate the late footballer Rewati Rai who passed away untimely in 2008.

MFC, a leading Sydney based club established in mid 2013, the 2014 and 2015 GNC league winner, is the official organiser of the competition in which nearly 280 players plus officials will be

involved. 50 matches take place covering nearly 13 hours. The prestigious football tournament is sponsored by King's Own Institute (KOI).

Bizz Edu consultancy is the MFC/ organising team sponsor. The press meet was anchored

by Bibhisan Bista. From the chairman's seat Marketing Manager of KOI Jane Campbell shared the value of sports among the youths and its healthy influence on the society. Anil Thapa, the very close friend and soccer mate of late Rewati shed light on the history of Rewati Cup in the capacity of one founder member of the inaugural edition of Rewati Cup. Keeping credit cards low No, this doesn’t mean keeping your cards underground (although, at Christmas, that does seem like a good idea!). If you’re a dab hand at paying the minimum amount on your cards every month, this will give your credit worthiness a leg up – and you’ll have less problems getting that home loan!

n general terms, investment is the purchase of an asset and item in anticipation of income generation in the future or appreciation on its value enabling the investor to make profit by selling it in the future.

For first-time buyers or investors considering Off-the-plan, the first question that bangs into their mind is: whether they should put their money into Off-the-Plan property or would they be better off buying an established property? This article focuses on things to consider when you are buying Off-the-Plan property.

For first-time buyers or investors considering Off-the-plan, the first question that bangs into their mind is: whether they should put their money into Off-the-Plan property or would they be better off buying an established property?

This article focuses on things to consider when you are buying Off-the-Plan property.

Purchase of the Off-the-Plan property is considered an investment and from the investment perspective, it works well for most investors. When a person buys Off-the-Plan property, the buyers expects that by the time the ownership is transferred to the buyer, the value of the property will increase. Generally, the completion of one Off-the-Plan project takes between 18 months to 30 months.

As an investor, the purchaser should realise that the property developers mitigate their financial risk by locking the purchaser in sale prices for their apartments by selling off-the-plan before they commence construction. This arrangement allows the developers a breathing space in case the buying demand falls away.

Similar to other investments; investment in an “Off-the-Plan” property has some advantages and some disadvantages.

The advantages may be outlined as under:

1. When the investor is buying “Off-the-Plan” property, the investor is buying a future property at today’s price. The assumption is that the developers first offer the plan to the market with lower prices so that they can sell all the developments quicker. This means that, the investor is intending to hold the property that is not in existence but hopes that once the property comes into existence the value will appreciate in future.

2. The investor pays only 10% of the agreed purchase price of the property now and promises to pay the remaining 90% of the purchase price when the developer is ready to transfer the ownership of the property. This process thus allows the purchaser to benefit from small investment.

3. The investor might have benefit of the government policies. We are not tax experts therefore are unable to advise you in relation to the details of the benefits that you can enjoy from the purchase of “Off-the-Plan” property. We advise you to consult tax expert. However, stamp duty saving, depreciation, negative gearing and capital gain tax benefits are some of the benefits that the investor might get from the investment in “Off-the-Plan” property.

4. The investor in “Off-the-Plan” property may possibly save repair and maintenance cost that the buyer might have incurred had the buyer purchase the existing property. There are many government initiated protection afforded to the “Off-the-Plan” property purchasers. For

example, Seven year builders guarantee – Newly built properties in Australia come with a 7 year builders guarantee which means structural or interior building faults must be repaired by the builder.

5. Normally, off the plan contracts provide that the developer is to remedy any defects identified by you as the buyer, prior to you settling on your purchase. Prior to settling, as the buyer you are given a right to pre-inspect the property and identify any defects to the developer There are inherent risks of “off-the-Plan” property purchase that are explained below:

1. The first and foremost risk associated with “Off-the-Plan” purchase is that the design or plan might not be approved by the Council or government authority. The purchaser has no direct contractual relationship with the builder in off-the-plan contracts. In such case, the developer of the development will amend the proposed plan of development which might affect your property significantly. Let’s assume that you are intending to buy an apartment with 120 square metres of area. After amendment of the plan, your apartment shrinks to 100 square metre.

2. There is a risk associated with the property coming into existence. The investor should research the profile of the developer. The investor should be aware of the developer’s projects, the time taken for completion of other projects and the quality of the development. Some of our clients have faced difficult situation in relation to the completion.

In one instance, the developer did not complete the “off-the-Plan” project in 3 years and they forced few investors to rescind the contract.The contract for the sale of “Off-the-Pan” property had a provision where the vendor (or developer) may extend the completion date as many time as the developer requires. To make thing worse, there was also a provision, which stated that in case the purchaser of the “off-the-Plan” rescind, the purchaser gets the deposit paid at the time of exchange but cannot claim for any damages or loss on investment.

Therefore, we suggest the investors to seek legal advice in relation to their rights and remedies if they are willing to enter into “off-the-Plan” property purchase contract.

3. As “Off-the-Plan” purchase completes within 2 years’ time from date of commencement, the purchaser should think about the changes that might occur in their purchase power in future.

Change in nature of job, inability to work fulltime or one of the purchasers (if both are working) quitting the job for different reasons such as due to pregnancy or ill health or re-location of one of them for work purpose might affect their capacity to borrow and future repayment of the loan. The purchaser is still legally obliged to settle but the bank will not be interested to provide them the approved loan amount of the past as this was obtained based on income at that time.

NAWS CUP 2015: A Feast and Festival for Football Fraternity Dream with a plan is a supreme goal.

‘Expert Group NAWS Cup 2015’, was concluded remarkably surpassing the standard of its past editions. It has achieved one more exemplary milestone and laying great foundation and pleasant promises for the future soccer competitions in our community. Its grand finale and closing ceremony was celebrated amid lively and encouraging atmosphere participated by considerable numbers of the football lovers and stakeholders. 16 well-known soccer clubs of Sydney participated in the competition arguably one of the best football tourneys in our community. Hats off to the admired and recognized organizers. Cheers on the deserving team NAWS (Nepalese Australian Welfare Society) President Sanjeev Sharma, Coordinator Arun K. Tamang and all involved in launching the landmark football comp and covering many significant mileposts with the consistent performance. The gracious presence of the community members and leaders enhanced the worth of the competition. The honourable consulate General of Nepal in New South Wales distributed the Championship trophy to the winner Saint George Friends Football Club and the first runner up Saint George Nepalese Club and second runner up Danphe Football Club.

NAWS was established in 1999 to promote close cooperation among Nepalese in Sydney preserve and promote values of Nepalese life and our own cultural ways. It has been actively working to help Nepalese community in various ways and will continue to do so in future. It has been organising various programs including NAWS Cup, one of the biggest football tournaments in our community. There was a standard fixture of 16 teams each of which was good enough to win the trophy and in any fine morning any team can get better of other. All the matches were sensibly and practically dedicated to Fair Play and the sportsmanship spirit was amazingly observed.

he two deserving top-flight clubs, SGFCC and SGNC had set the date for the dream final by defeating the equally competent teams in the semis. They have been making a significant splash in our community soccer championships. Both teams played as the final should be played showing the natural tendency of seizing complete control of the game. This was a notably fast and technically adept match that showcased the two best teams. Both teams worked like a charm putting in smashing performance from the kick off time.

There were very little or nothing to choose between two sides. The players justified their individual positions and offered quality contribution to the team play. Two equally matched team teams played wonderful brand of football with the players who maintained to continue their good forms and tried to overcome each other. It was a tight affair filled with aliveness and vibrancy that the best teams are expected of. Both played exceptionally

well as a team unit.

The football lovers were delighted to watch one more footballing tour-de-force or gem of footballing spectacle. The high intensity or keenly contested match was from-start-to-finish was an absorbing thriller. There was a terrific start for SGNC. SGFCC also had some promising opening chances but went begging because of lack of finishing touch.

Each team’s game plan was to get the early one and put the opponent under pressure and break other’s natural rhythm. Both introducing some variations in free kicks and corner kicks sought for the stumping lead. In terms of attacking SGNC was more threatening but they left the space behind as they pressed on which allowed the formidable striking lines of SGFCC chances for counter attack powered by SGFCC defence block. Relieving the pressure SGFFC showed combination play which pushed the attacking midfielders of SGNC back to their deep zone. The frequent crowd scene in front of the goalkeepers threw the audiences in rapture. In the beginning SGFFC did not venture too far forward. Initially losing the composure, the keen and committed midfielders of SGFFC and subs - Dewashish Adhikari ( Bishwash Malla), Anup Gurung (Tika Gurung), Dipesh Limbu (Ajay Shrestha) Sanjib Dahal (Sumit Shahi), controlled the game by having the ball, holding for the result-oriented forward pass and pushed the return pass to the striking zone for the final shot. They coolly acted as the linkmen and tried hard to maintain the effective balance though at times they were frustrated by the formidable defensive midfielders of SGNC. SGFFC forwards, Amos Newar, a prolific scorer famed for his power packed and long ranger accurate shots on the target and the creatively skillful striker Niran

Sports Rai, showed the wonderful attacking flair in the final match too. They gave some restless time to reliably solid defense block of SGNC held tightly by Gopal Rantija, Narayan Gurung, Raj Goley and Avinash Pradhan. They made some attempts at the goal post which swung away from the goal as unsettled by intensely watchful SGNC defenders with ruthless determination. Very often the long rangers missed the frame. The series of disappointing final shots!

The high performing strikers of SGNC could not make the target. They had space but it was soon upset. The forward line-up partnership for SGNC was foiled by the defence power led by Sarmen.

When the SGNC’s decent looking shot came in from the flanks they were tactfully cleared by the SGFFC defenders. Man on man marking blocked the looser runners forward. With great energy and purpose SGFFC defenders did not let SGNC play with comfort. They blocked the space between their offence and defense with power packed movement up and down. Both sides had strung some promising passes with the build-up to the ‘D’ area but the vital touch was missing. SGNC star strikers Himal Thapa, Ritesh Shrestha the second highest scorer in the comp, Dinesh Amatya, Ranzan Bhattarai, Tshering Dorjee could not capitalize on the feeds of the quality midfielders, Ud Gurung, Roshan Lamichhane, Niraj Gautam, who formed the ‘Magic Triangle’ all through the match. They tried to pass through the defence and made a good driving run from them but could not find a goal.

The quick switch of the balls made the match very competitive and fascinating to look at. Sarmen’s defensive instinct came into a pleasant play being reliably supported by his defence line-up -Sudip Chettri, Binod Thapa, and Manoj Gopali .

After the lemon break too, SGNC Midfielders controlled the pace of the game by forcing everything to go through them. They made hard efforts to culminate in a display of midfield dominance and opened up the pitch for the decisive assault. This magical display will go down in our community game’s history. SGNC forwards well powered by the awesome playmaker captain Ud Gurung had great athleticism to test SGFFC goalkeeper from the long range. The threatening three of SGNC seemed to play along the golden line, ‘The one who has the ball, is the master of the game.’ SGFFC tight defence wall was paramount against the ever threatening strikers of SGNC solidly powered by the sharp midfielders who almost tended to capture and tighten up the middle of the pitch and close out the game. But they continued to fail to break their compact block of defence down. Sarmen playing from the back and pushed on. Sudip Chettri the best wing back in the whole tournament. He and other defenders teamed up brilliantly with Sarmen to establish the solid pillars of SGNCC defence. Sudip’s way of guarding the defence zone, tackling the attackers and ripping of the ball is effective. The match could go to either way as it was free flowing from both sides. The solid defence structure of both teams restricted the opponent strikers to shoot freely. The match could go to either way as it was potentially and dangerously free flowing from both sides. In the closing moment of the match it saw many promising attacks from both sides but ended in a scoreless draw.

Because of failing to strike finishing touch, the match did not see any goal in the regulation time and extra time as well. SGFFC posted the victory in the tiebreakers which many find exciting, and some consider unpopular due essentially to their perceived reliance on luck rather than efficiency.

SGFFC defeated SGNC 5-4 on sensational penalty shoot-out. They had sunk all five of their penalty kick attempts. One SGNC penalty taker’s shot flashed over the post. Sarmen was the winning penalty taker. He blew a low shot in past the far

right post which got beyond the dive of the tall and dependable SGNC goalkeeper Sujan Shrestha who had made some admirable saves in the comp.

Paras Thapa, the prominent striker of West United Football Club was adjudged as the most promising player. The young high-flyer has natural passion and abilities to win the match on his own. He drives forward and scores efficiently. His spellbinding performance marked by running forward with the ball dribbling past the defenders and finding quality finishers will be remembered very fondly. What impressed me most was the way he streaks into the penalty area on a diagonal run and redirecting the ball inside the far post.

Nirdesh Thapa, a phenomenally dynamic midfielder of Oasis Danphe FC was awarded the ‘The Best Midfielder’ title. A gentleman footballer shows consistent passing accuracy to create the scoring chances and push for the prospective buildup and assists covering the mid running all over the pitch. His outstanding passing skills were much exploited by his teammates for enhancing the total performance of the team.

Tum Ya Hang, the tall goalkeeper with flexible quality of body movement of SGFFC, bagged ‘The Best Goalkeeper of the Tournament’. He had blocked one penalty shot in the quarter final and saved the match. One highly passionate and enthusiastic net minder with the glorious accomplishments performed impressively with decent positioning and efficient style. His superb sense of timing, shot stopping calibre, saving one on one encounter diving to the far end, punching the shots away etc. transmitted a great relief to the teammates and the supporters.

‘The Most Valuable Player’ awardee Ashish Shrestha of Simrik FC has been the highest scorer in our community soccer tournaments in 2015. He swiftly dribbles past the stubborn and proficient defenders and creates the scoring chance for himself and the teammates. He was a match winner in most matches and game changer in the quarter final.

‘The Man of the Series’ award was conferred upon Niraj Gautam, the effective midfielder of SGNC. He receives the ball comfortably and passes very creatively playing combination game to direct it to the goal. He acts and reacts effortlessly and anticipates the spaces where he has to move and launches the through passes and releases the ball to the striking zone for his forward teammates.

Many admirable passes and potential shots on the target flowed through him.

Sarmen Gurung, the captain of SGFFC was awarded ‘The Man of the Final’ trophy. The versatile player, despite having advantage of physicality, played clean game and acted fairly all through even under the great pressures. Though, he was positioned on the defensive back, he transformed himself into the one who could score and help teammates score.

When playing with his dependable and controlling presence, the teammates get the chances to reach their total potential. The Libero improvises

his position to boost up his team’s offences and is result oriented. The position of a defenseman in our community football is redefined by the gentleman on and off the pitch.

Bikash Sapkota of Granville Rhino Football Club was awarded ‘The Golden Boot’ trophy with 8 goals. The stunning striker has been one of the highest scorers in our community football comps.

Clear headed he receives the ball, fed to him by his teammates and improvises it for the scoring. He has keen vision on the ball and takes the ball single handedly if needed inside the striking zone for the vital shot. He is renowned for his rapid movement, turning position, close control of the ball, sharp shooting and clinical finishing.

Man Bahadur Dangi of Lali Gurans FC was awarded ‘The Best Defender’trophy. An impressive defensive force notable for his set piece expertise fully committed to the defence zone also contributes tremendously to the offensive build up.

As the occasion arises, the former Nepal national leads his team’s attack and launches long passes to the intended player. He fairly justifies stopper’s position.

The coaches Anish Pradhan (SGFCC) and Mukti Gurung (SGNC), the quality footballers cum tactician, enlightened and inspiring sports contributors, set and adjusted their respective game plans to cater for the win.

One major highlight of the comp was the stunningly spectacular display of technical performance and artistic impression of our community’s long-time devoted and experienced footballer Bijay Karki, the skipper of Danphe FC. Playing the distinctly impact game, he almost singlehandedly won the quarter final match for the team through his overall footballing skills. Returning to his usual bright self and fabulous form, the former Nepal ‘A’ div. club, provided assists to the teammates effortlessly beating the defenders for the final touch to score.

He dribbled the defenders from almost the mid of the pitch excelling himself with the loose ball received coolly and executed two spectacular strikes past the goalkeeper. His gifted dribbling skills, powerful and accurate shot, running fast on the ball directing to the goal beating the defenders, attacking intelligence, sense of judging the frame enabled him to score the goals which will live in my memory for many years to come.

Bibek Pratap Panta, the former Nepal national, was remarkable for his natural ability to read the opponents’ offence, unsettle and break up their plays, retrieve the ball for his team using ruthless tackling technique and pushing the ball forward .

This made him one of the most remarkable characters in the com. He was more than a defensive libero. The former Nepal national also orchestrated plays for the offensive build-up.

Whenever he receives the ball judges exactly where everyone else on the pitch and where to release the ball for the optimum result.
