Location is king There’s a reason for all the television programmes about– finding the right property in a good neighbourhood can make a big difference to how well your investment does over the long term. It’s not just about looking at property prices, either. You’ve got to have a closer look at what’s available in the surrounding area. Are there schools and parks nearby? Or infrastructure developments, public transport and shopping centres? All these things can have an influence over the types of tenants you attract, and how quickly you can fill the property.
Can you afford it?
It’s easy to get carried away when house hunting, but there’s a key question to ask yourself: How much can I borrow? Your first investment doesn’t need to be the most expensive inner city townhouse – it could be a simple unit. Do your research and figure out what other properties are selling for in your preferred area. You’ll soon be able to spot a bargain and avoid taking out a property investment loan that’s a bit too big for your boots. State of the property The home doesn’t need to be perfect, but it should be in a decent condition. Look for low-maintenance properties that don’t need too much work done. It’s worth having a builder or property inspector take a look through and point out any areas that might need attention further down the line. If it’s a DIY project you’re after, remember: You won’t be living in it – and your tenants won’t necessarily be after all the mod cons! Firstly, after some certain period of time, the property will be yours. Secondly, it will develop a compulsory saving habit as you need to repay the mortgage regularly. Finally, it will reduce your loan amount and increase equity in the property which you can use for other purposes if needed.

However, when a prospective client approaches me for business or home loan, I advise them to consider the following few things seriously prior to making a final decision: 1. Objective of purchase: Adequate research about location , price range of the property and type of dwelling must be done before making a final decision. People prefer location for different reasons such as quiet enjoyment of the property, proximity to good schools, easy public access to transportation etc.
The objective of the purchase can either be investment or residential or both. A proper research can save you from overpaying thousands of dollars for a particular property. Do not simply follow herd or rumours. Do not buy property because you were told that Joe Block bought a property last month and can easily make a profit of $100K if he sells the property now. Always seek professional advice. You might need to pay couple of hundred dollars but it will definitely save your couple of thousand dollars.
2. Affordability: I would rather prefer to say ‘capacity’. As a buyer of property, you might have saving that covers 20% of the purchase price. But, have you really thought about many other costs associated with the purchase of property. One of such costs is stamp duty. It is a tax payable to the State government on your purchase of property.
State governments offer you exemptions or concessions on duty if you are meet certain conditions. You need to enquire with your solicitor or lender or Office of State Revenue to find whether you qualify for any exemption or concession of the duty.
You also need to consider other expenses such as council rates, water rates, strata levy (if you are buying a unit), insurance premium cost and solicitor’s professional fee. Yes, these expenses (except stamp duty) are recurring expenses and the

cumulative cost would not be more than $5,000. But, generally speaking, this amount cannot be considered a small amount payable annually. 3. Interest rate: I observed most of the prospective property purchasers do think about interest rate in general. There are two types of interest rates fixed and variable. Whereas variable interest rate changes your interest rate whenever the bank changes their interest rate on home loans, under fixed interest rate scheme you will pay the same interest rate throughout the loan tenure. You must enquire about pros and cons of the schemes on offer with your lending manager. One of the advantages of taking professional service of a lending manager instead of directly approaching to bank is that the lending managers are agents for couple of banks and they can offer you one of the best deal. Whereas if you approach a bank directly, the bank will offer you the interest rate that they are offering and you will miss the opportunity of comparison of the interest rate among different financial institutions. 4. Changes in circumstances: Okay, let’s assume that you have enough balance to cover all these expenses and still can make couple of thousand dollars of saving annually. But, have you considered about change of circumstances? Future is full of surprises. Sometime even our plans are solid and everything looks promising and achievable do fall apart. Economy of the country, job market, change in personal age, health and interest, and family composition are the factors that can change an individual’s financial health dramatically. Further education for you and other future commitments will also definitely impact your mortgage paying capacity. I totally agree with you if you say, “If we become so risk averse, we can never buy property”. My point is that you should not become overconfident and always be prepared for rainy days. We should never forget that family, health, happiness, personal development, financial freedom and stress free life are more important part of life. Researches have shown that one of the biggest causes for relationship breakdown is financial stress. Decision to purchase property is one of the main financial decisions made in life. he ‘4th TRCC Everest Cup’, a one day long football festivity, organised by Tamang Recreational Club (TRCC) and sponsored by Everest Communication was aimed squarely at football aspirants above the age of 35 in Nepalese community. It was successfully concluded with a great promise of emulating the deserving benchmark the organizer had established so far with the proactive and enthusiastic cooperation of all the worthy stakeholders.

The organizer has been going from strength to strength to make it more presentable through each passing annual tournament. Their delivery has been consistently brilliant. The icing on the cake was the Kids’ Football Tournament held alongside, the first of its kind.
Some SGNC shots were comfortably put away by SGFFC goalkeeper Anish Pradhan, the winner of golden glove of ‘3rd Everest Cup’. SGNC striker Rabindra Bhandari tried to chip over him from the long range and place the ball in the far end of the post for a quality finish as he did excellently in one league match but Anish tipped the ball away stretching at the right post of the goal. The match saw many promising attacks from both sides inside the last quarter of the match.
The central theme was, ‘Respect to the seniors and reinforcement to the juniors.’ All veteran teams’ stand out performance was marked by the harmonious friendly-rivalry. There was desired competiveness in all matches. All sincerely continued their reputation for fair play and decent sportsmanship. The seven competent teams were divided in two pools and the winner and the runner-up from each group were promoted to the knockout round. The decider was played between Saint George Friends Football Club (SGFFC), the runner-up of the last edition of the cup and Saint George Nepalese Club (SGNC), two high profile teams to determine the winner. It was won 1–0 by SGFFC, with a late spot kick taken by Sarmen Gurung . The final was the repeat final of ‘NAWS Cup 2015’ where the young outfits of these clubs had met. Both the teams in the final played with effortless grace. It was free flowing from one side to other could and the result could swing to any side. Both the teams with the formidable strikers created scoring chances but the lacking of quality finishers and the rewarding efforts of the goalkeepers from both sides kept the match low scoring. The regular penalty taker SGFFC captain Sarmen Gurung converted the spot kick with a knee-high low right footed shot to the goalkeeper's right. SGNC regained the composure, but found hard to get space for the comfortable shooting. They failed to get the vital touch needed for the equalizer. SGFFC defenders unsettled the rhythm of the SGNC combination play of the terrific strikers, Padam Joshi, Niraj Gautam and Suman Rai/Chandra Gurung from the beginning and gave restless time to the score line. The strikers of both teams lashed the long ranging shots that did not concern the cool

The solid SGNC defending constructed by Aviraj Dangol, the central defender and Beerendra Shrestha the attacking defender kept SGFFC score line at bay. The dependable attacking defender Beerendra often made a tough not rough tackle and put hard efforts into snatching the ball. He tactfully blocked the SGFFC strikers to move to SGNC striking zone. He drove the ball in with sweet foot for the final shots of the team’s strikers. His some lovely distributions were guided to the goal by SGNC midfielder Mukti Gurung. SGNC exerted more pressure seeking equaliser but they lacked finishing upfront and resultantly did not find the back of the net. This win gave SGFFC their second title back to back which is rare in our community soccer championship in recent time. Kids’ Soccer Championship Kid’s team of Saint George Nepalese Team (SGNC) won the trophy by scoring two goals against the equally competent team Granville Rhino Football Club (GRFC). The promising players Abesh Dangol and Ohm Bhandari scored a goal each for the winning team. Abesh managed to get hold of the ball cancelling out an interception from the GRFC defender before firing home the lead in the 4th minute. Ohm after dribbling past the GRFC defence line fired a first-touch shot from the near post of GRFC’s goalie’s right post and into the goal to give SGNC a 2-0 advantage. They took control of the match scoring two early goals. Both teams tried to make the most out of the opportunities that came their way. It was a gem of footballing spectacle of its own kind. Enjoying themselves, they had a great learning experience and would claim to be ultimate sport group/powerhouse. Their every touch, move, love and determination for winning the ball, contribution as a team player etc. were absolute joy and lovely assets to watch. There was massive round of applause every time they touched the ball promisingly or unpromisingly. Their enthusiastic run to win the ball and direct it to the opponents’ goal post was amazingly prospective. They should be inspired by our glorious history of soccer culture.
Sports The Constellation of budding talents showed wonderful hand and eye coordination. The gifted troops seemed to be on a mission. Their foot works, touch, well-coordinated passes were simply terrific. Their cheering spirit and animated celebrations, irrespective of the result infected all the viewers. When they start at the crack of dawn, it will be much helpful to put our soccer campaign on the map. There should be Talent Development Programme aiming to identify promising youngsters and provide them with technical skills and tactical knowledge at an early age. The initiatives should cater for children. Some would eventually be affiliated with professional clubs and others may only turning out for their local junior side. The newly elected ICC member respected Keshab Prasad Sapkota whose kids also participated in the match viewed, “The kids have a valuable exposure or fun through the healthy contest and it was result-oriented. It would lead them to the desirable and set direction. They are taking a chance while they are growing up sportively.” The frontline social worker Chhabi Sapkota expounded the idea, “I’m overwhelmed by the way the up-and-coming-stars kids displayed their prospective games. This is a good sign of positive and competitive spirit which we always yearn to see for our children to grow with.” Another parent and the leading community leader Chitra Tumbahangphe put in They are exposed to live- league matches of the seniors and inspired by the sportsmanship of the experienced soccer stars.” Santosh Thulung, a reputed social activist told, “The parents’ volunteering contributions to the overall success of the kids’ football match, and cheering of the parents are worthy of the thanks, respect and appreciation. The organizer’s rewarding efforts to create the appropriate and kids-oriented platforms to sharpen their budding talents should be fairly acknowledged.” Sudip Gauchan, a renowned social worker shared, “We should explore our kids’ area of interest and abilities in their drive towards success. The healthy and fair competitive environment with zeal to win for the title will make the kids more and more enthusiastic and positively passionate to the game and for that matter their character.” Dipak Thapa, the coach of GRFC opined, “The result of the match is less important as compared with the earnest efforts and rocking performances the kids have put in to show their natural development which everyone appreciates in the kids’ coaching camps.” Ud Gurung, the coach of SGFC expressed himself, “Congratulations to all the clubs and everyone involved in preparing the promising teams of the kids. He held the ball with ease and cleared the ball fast when threatened. He hardly let any offender to carry the ball past him. The critic’s pick was Pramendra Khadgi, the effective wingback of SGFFC. He held the key to the win.
