In 2001 Jen started in real estate as an investor and flipper in the Seattle area. She and her husband also founded several companies over the next two decades including commercial design and construction firms, moving, storage and a development company.

Jen currently serves on the board of a real estate investing firm and is active in real estate advisory boards and trainings. She’s passionate about giving back, creating community, teaching financial literacy, and helping people find HOME.

I provide a comprehensive plan to my clients outlining how we are going to gain serious buyers and attractive offers. My custom marketing plan includes integrating traditional, proven methods with progressive modern tactics to sell your home in a timely and seamless manner.

STRATEGIC PRICING

Pricing your home is both a science and an art. Your home’s exposure is highest when it initially hits the market. For this reason, it’s vital that we develop a thorough pricing strategy. To do this, we must consider the prices of homes in the neighborhood (comparables), adjustments that should be made (increases or decreases) to account for the condition of your home and the timeframe in which you are wanting to sell. If priced accurately, we increase the chances of attracting a qualified, driven buyer quickly. My goal is to maximize your sales price while closing within a timeframe that is reasonable for you.

Pricing correctly helps strike a deal when there is more competition for your home.

Prime Pricing

When discussing price, we will need to decide what is most important to you- timeframe or profit? The amount of time your home is on the market can affect market value.

RETAIL Pricing

Maximize your possible profits but you’ll dramatically reduce the number of interested buyers and increase the time it takes to sell. Much like a retail store we may have to discount the price to attract Buyers which reduces your negotiation power and isn’t an effective marketing strategy in today’s market.

Fair Market Value

Increases your chances of a faster sale without sacrificing your profits. This is where most people land in this market. Additionally, using an “8 or 9” in the first 3 numbers indicates strong value to the Buyers.

Approach

With a slight discount below market value – no more than a few percent we can dramatically attract Buyers. Too big a discount and people think something is wrong with it. This is an effective strategy today but isn’t needed with your home.

You’ve made this beautiful space your home, and now it’s time to show it off! By decluttering, deep cleaning and renovating items that may bring down profitability, you are putting your best foot forward. You’re doing an excellent job!

You want buyers to envision themselves in your home and the neutral spaces will allow just that. We have a small staging inventory AND offer an incredible digital staging design studio as well. We often do a Blue Tape walk through just prior to photos to discuss what items to remove. Our job is to present your home in the best light possible.

We say you have 8 seconds to WOW a Buyer… let’s make those first few seconds count. You only get on shot at a first impression!

Presenting Your Home to Buyers

Make your home stand out with professional photos and video

PHOTO SHOOT – For your property I’d like to include some exterior photos of the property. We like light and bright photos with High Def resolution so the texture and grain comes through.

VIDEO - videos are a necessary piece of the marketing puzzle and essential in the algorithms of most third party sites. Custom formatted videos for 3rd party sites ensures your home will stay top of the list when Buyers search.

DRONE – You have a great lot! We’ll do both drone photography to highlight the area and the specific lot itself.

TWILIGHT – Dusk photos offer an ethereal look and beautifully showcase the home’s features and views.

Drone photography and twilight photos are the icing on the cake for standout images!

The Whole Package: Social

Social media is becoming one of the best platforms to use to advertise your home. We will use photos, videos, virtual tours and floor-plans on several social media channels. Facebook and other social media platforms are invaluable mediums that encourage interaction with prospective buyers. By using eye-catching visuals, targeted demographics, propertyrelated hashtags and keywords, your listing will be seen by those seriously considering buying a home in your area. Then the ad re-targeting package continues to remind Buyers of your home as they browse various platforms. Through Social Media we also target Buyers coming in from other areas, known as “Feeder Cities”.

Although the digital age is upon us, it is still important to recognize the impact well-designed and clearly written print advertising can have. We use several types of print materials to market locally and create awareness of your listing. These materials will address important details of your home including size, price and floor-plans, along with unique features your home has to offer.
