We continue to see a tale of two markets with anemic demand in condos and entry level homes under $500k while the luxury home market has seen record setting demand and sales in Scottsdale, Paradise Valley and the northeast valley. This may be attributed in part to the large influx of buyers relocating from other markets and partly due to jumbo loans offering more favorable rates than conventional mortgages.
In the fourth quarter we work with quite a few investors to place funds before year end, as part of their tax strategy and are still seeing healthy demand for the NW valley near TSMC. Our luxury clients have favorable selling conditions with snowbirds back in town and cooler, sunny temperatures attracting visitors from all over. The Barrett Jackson auto show is wrapping its fall auction and brings with it a lot of interested parties considering a winter home here.
We're seeing moderate multiple offers when the home is priced well, in a low turnover area and is turnkey with a very recent remodel. Buyers are still shying away from outdated renovations (5+ years old) and gone are the days of grey and white everything. The current style preferences are warm wood tones, white oak, color drenching and transitional styling.
