Welcome to Geneva National and the Lifestyle—Geneva National magazine, a publication developed by the people in our community to explain why we have chosen to make Geneva National our home.
Geneva National, which opened in 1990, is a private 1,800-acre gated community located four miles west of Lake Geneva, Wisconsin. Geneva National was planned by a team of environmental specialists and engineers with the goal to develop the finest residential community with architectural integrity while preserving the area’s natural beauty, terrain and wildlife. In 2007, Geneva National was designated as one of America’s best masterplanned communities in the country.
The community is nestled in a wooded area amongst 54 holes of PGA-level golf designed by three “Legends of Golf:” Lee Trevino, Gary Player and Arnold Palmer. The golf courses surround a beautiful clubhouse offering dining, fitness and meeting facilities overlooking Lake Como. The new Swim & Racquet Club recreational complex has two pools, one for families and one for adults. The racquet club offers both tennis and pickleball with lighted courts for extended play.
Lifestyle—Geneva National magazine is designed to offer you an opportunity to picture yourself as part of the Geneva National vision as well as explain how we are structured, important contact information and the wide variety of homeownership options available. We hope you find this magazine not only informative, but a very handy reference guide. And if you haven't already, please come explore our community. See for yourself why so many people have fallen in love with this beautiful place and truly believe that Geneva National is a great place to live and play.

This resort-style community offers scenic beauty, superior amenities and enjoyment for all stages of life
Geneva National (GN) is a community for all stages of your life. It offers each resident the opportunity to customize their experience to fit the lifestyle they envision. On the shores of Lake Como and nestled within the undulating fairways and greens of the Geneva National Resort & Club are quaint cottages, light-infused condominiums and beautiful dream homes. This premier gated community was created with the intent to graciously blend 1,100 single and multifamily units into the natural beauty of 1,800 meticulously maintained acres. From the moment you begin the drive up the winding boulevard, it’s evident that every effort has been made to preserve the landscape and protect the wildlife that inhabit this little corner in southeast Wisconsin. The residents have been drawn to Geneva National for many reasons and represent a wide spectrum of society. Young families, working professionals and retirees all call GN home. Whether you are looking for a weekend getaway, a summer escape or enjoy all four seasons, Geneva National has a place for you. So come, create the life you love.
Geneva National is a residential, recreational and resort community that boasts three championship golf courses designed by golf legends Arnold Palmer, Gary Player and Lee Trevino. But you don’t have to be a golf enthusiast to enjoy this community infused with amenities. For your dining pleasure, there are two restaurants on site. The Hunt Club is the perfect place for that special night out or dinner with friends offering fine dining and an award-winning wine list in a cozy, club atmosphere. If you’re looking for something more casual, enjoy a burger or woodfired oven pizza on the veranda of The Grill Room at the clubhouse overlooking the 18th green of the Palmer course and beautiful Lake Como. Grab your beach towel and head to the newly renovated Swim & Racquet Club, which features a family pool with zero entry, an adult pool with lap lanes and loung-
ing ledge, and a splash pad to double the fun for kids. If you’re not up for a swim, head to the pool clubhouse for a light snack or meet up with friends for an afternoon on the veranda playing canasta, Mahjong or to discuss the new best seller. The new tennis/pickleball courts have lighting to extend your playtime until 10 p.m. No worries if you don’t have equipment or know how to play, you can attend a demonstration and rent what you need.
At Geneva National, security and safety are a priority. The gate house is manned 24 hours to ensure security of residents and visitors with patrol cars keeping a watch on the neighborhoods. The Winter Watch program also helps to keep things safe and secure while you’re away.
With the nature trails, walking paths and gathering areas, Geneva National
residents live in neighborhoods that were designed to enhance the community experience. The homeowners association (HOA) has put forth several initiatives to keep the residents informed and connected.
Once you become a resident you will be greeted by a member of the Welcome Committee who will present you with a welcome tote containing information on GN and the surrounding communities, a treasure trove of coupons, activities brochures and helpful information. Welcome coffees and newcomers’ dinners offer you the opportunity to meet other new residents along with those who have lived here many years. Several clubs have been established to further expand opportunities to meet your neighbors.
The Communications Committee keeps all of the homeowners informed of what is happening around the neighborhood. Regular newsletters are sent out highlighting GN events, updates on projects and information on everything Geneva National.
The golf courses, clubhouse and grill room are open to one and all. For those who prefer the benefits of membership, Geneva National Resort & Club offers even more amenities and ways to connect with fellow residents and friends from the surrounding communities. Each day one of the three courses is designated as a “member only” course. When you arrive at the clubhouse, your clubs will be waiting for you on your golf cart; after your round, they will be cleaned and safely tucked away. Member amenities include: locker rooms, club storage, exclusive pro shop merchandise, members-only grill room and bar, along with charging privileges. For golfers there are numerous leagues, tournaments and sponsored trips. But the fun doesn’t stop in the summer. The social and golf members enjoy year-round activities such as themed monthly receptions and special events for Mother’s Day, Easter, Christmas and New Year’s Eve. The Fourth of July is really a time to celebrate when Geneva National invites the whole Lake Geneva community to join the fun with great food, kids’ games and amazing fireworks. The clubhouse also hosts craft days, eucher and Mahjong. Put on your team jersey and join the crowd at the clubhouse for tailgate parties. This is where the “Green & Gold” and the “Blue & Orange” can gather for some good-humored rivalry.
GN is such a dog-friendly community. Monte and I have met so many people just out on our walks.
—David Jensen
David and Dawn Jensen moved to Geneva National from Thornberry Creek, a golf community in Green Bay, two years ago. They started looking for a place where they could enjoy their retirement—a place bustling with activity for themselves, their grown children and four grandchildren, but they also yearned for the quiet solitude of golf course living. They had visited Lake Geneva on many occasions for long weekends but always stayed at a resort on ”the other side of town.” They fell in love with the small town ambience of Lake Geneva, so when it was time to downsize, it was on the top of the list.
David found Geneva National quite by accident one day when he was exploring the area. He called Dawn and said, “This is Thornberry on steroids; you’ve got to see this place! The drive from the front gate is amazing!”
And Dawn agreed. “It was love at first sight, once we were on the boulevard, I knew I was home.”
Downsizing was a challenge but they found a large condominium in the High-
lands, with high ceilings, lots of light and the golf course view they desired. The kids love it too; there’s plenty of room and so much to do with the grandkids.
So how is retirement? David refers to this stage of their life as “The Back Nine.” He adds, “I probably play golf five to six times a week with many different groups of people, usually followed by lunch and a cold beverage afterward. It’s like being on vacation every day.”
“It’s amazing,” says Dawn. “Everyone is so welcoming. I have met a lot of great people who have become wonderful friends. We love it here. I wouldn’t want to be anywhere else.”
When their youngest child left for college, Steve Bütz and Renee Johnson-Bütz started thinking about moving and looking to downsize their home. They were hoping to find something with a little less maintenance. Their previous home was a double riverfront lot in Franklin, Wis. It was beautiful, they said, but taking care of their property was taking up too much of their time.
“We were sitting on our deck one day and we said, ̒We don’t really need all of this; we don’t really want all of this,’“ recalls Renee.
So they started looking for something smaller. They looked at smaller homes on lakes. They considered condos across the United States, all the way from downtown Milwaukee to Key West. After realizing they were not ready to move their primary residence across the country, they turned to their Milwaukee-based realtor for an answer. Their realtor suggested they explore “resort-style living,” right here in the Midwest. It did not take long for the Bützes to zero in on Geneva National and the condominium they own in Golf View Terrace.
Geneva National agrees with them.
“I feel like I am on vacation,” says Steve, echoing what many residents here say.
Renee greets most days by walking the couple’s dogs, where she is met many mornings by wild turkeys and roaming deer. Steve often gets his day started with a round of golf.
While they work from home with dedicated office space, they find themselves working on their outdoor patios most often, enjoying the wildlife that frequent their backyard as well as the entertainment of the golfers passing by.
“It’s wonderful here,” says Steve, gazing outside. “Why would I want to work anyplace else?”
Did the couple have concerns about being in what some incorrectly term a retirement community?
Steve replies, “We didn’t want to be in a retirement community and this, by far, is not a retirement community.”
The proof to back up that statement is on the other side of the Geneva National property where Renee’s daughter, Alyssa Fitzpatrick, 29, and her husband, Randall, 36, just bought a home overlooking Lake Como, which they share with their nine-month-old daughter, Delaney.
“They moved here because they wanted to enjoy the feeling of peace and tranquility that comes with vacation all while being near two major cities and
family,” explains Renee. “Last summer they were looking to build a house in Illinois but found themselves drawn to the welcoming community and topnotch amenities of Geneva National.”
On a sun-kissed afternoon, Randall, a healthcare actuary, and Alyssa, a stayat-home mom, are looking out their living room windows onto the golf course as the sun shimmers off of Lake Como in the background. This wasn’t where they had planned to raise a family. In fact, until Alyssa’s mom and stepfather moved here, Alyssa didn’t even know Geneva National existed.
The couple had been living in a townhome in downtown Milwaukee. Their plan was to build their family home in Crystal Lake, Illinois, where Randall was raised. But Lake Geneva—and Geneva National in particular—fit their needs perfectly. Like his father-in-law, Randall enjoys golfing. Alyssa enjoys the proximity to the Geneva National Grill Room and Wellness Center, all while being walking distance to three pools, multiple walking paths and two playgrounds.
Although originally unsure of the quantity of young families in the community, Alyssa and Randall have met numerous growing families in the area through playdates at the GN Swim & Racquet Club, dinner at the Grill Room and Hunt Club restaurants, and through the many community activities and festivals around Lake Geneva.
They also love how close they are to downtown Lake Geneva, Milwaukee and Chicago. “If I need to fly for work it’s extremely convenient that both Mitchell Airport in Milwaukee and O’Hare Airport in Chicago are both under 75 miles away,” says Randall.
Alyssa finds that not only is this a great place to raise baby Delaney, but it’s great for entertaining friends and family.
“Our friends and family never want to leave!” she jokes, “We have had more visitors since we moved to Geneva National than ever before. It has been so much fun.”
“We always say we feel like we’re on vacation,” adds Randall. “Geneva National is a great place to live and raise your family.”

More than 25 years later, Geneva National stays true to the community’s original concept
Enter the main gate of Geneva National and there is no doubt you are someplace special. As you navigate the curves of Geneva National Avenue, heading toward your community—your home—sweeping, dramatic vistas quiet the noises of the outside world. It’s no wonder Chicago developer Anthony Antoniou, and his sons, Vance and Andy, set their sights here for a masterfully planned golf resort community almost 30 years ago.
It was 1990, and Chicagoans had long-flocked to the Geneva Lakes region in spring and summer for rest and relaxation. But would they be interested in purchasing a second home here or perhaps even relocating to a golf community whose first builds were four distinct condominium projects? The answer, says Katie Alder, one of the first employees on board, was a resounding ‘yes.’
No doubt early buyers were intrigued by the deliberate intention that is Geneva National. An eminent team of golf course architects, golfers, environmental specialists and engineers worked together to build on, but not break, what drew the Antoniou family to the property. Golfi ng, swimming, tennis and hiking offered something for everyone, and all in a tranquil, secure environment. The formula has proven not just
successful, but award-winning, as Geneva National has been ranked multiple times as one of America’s 100 Best Master-Planned Communities.
“It’s a magnificent piece of property, and it’s so well-developed,” recalls Alder. “Mr. Antoniou did everything first-class.”
By the 1980s, the Geneva Lakes region featured a number of prominent and successful resort and entertainment developments. A lot of that development was owned by the Antoniou’s Anvan Development Corporation. Filling hotel rooms at Anvan properties in the area led the Antonious, the three original principals of GN, to a fateful dinner at Interlaken Resort (now The Ridge). As they gazed out at Lake Como, they pondered what they could do with the property. All three agreed the property’s landscape naturally lent itself to golf.
By Katie Alder
The original concept of Geneva National as a “multi-faceted recreational-residential community” began in 1987 and would be introduced by Anvan Development Feb. 7, 1990. The bucolic 1,800-acre property, with elevations rising over 300 feet above Lake Como, would have to be evaluated for historical significance prior to creation of the infrastructure.
The preservation and appreciation of the natural environment would also be critical elements of Geneva National. During the spring of 1989, an archeological firm spent five months evaluating the property, defining wetlands and discovering more than 42 significant locations defined as having contained historic and pre-historic occupation or utilization.
The earliest Native Americans inhabiting the lake area included the Woodland and Potawatomi tribes. Numerous effigy mounds are located throughout the development. The effigy mounds may have served as communal worship sites, in addition to areas defined for gathering, hunting and fishing by the earliest inhabitants. Effigy mounds were created in the shapes of animals or linear structures, with panther effigies denoting water spirits. It has been said that due to historic elements, the area near the driving range has never been developed.
Studies of the property surrounding Lake Como date the first local inhabitants back to 11,500 B.C. Within the boundaries of Geneva National, in addition to conical mounds, a large effigy bow and arrow are located on the hillside separating the dark waters of Duck (Lake Como) and Geneva lakes. Location and development of the golf courses, home sites and clubhouse were based on evaluations by the research team.
Unfortunately, several historical features dating back prior to the opening of Geneva National no longer exist, including the burial site of the first Arabian horses introduced to this country by A.W. Harris.
Katie Alder was the Membership Director at Geneva National Golf Club from opening day in 1990 through October 2013.
So with golf at the heart of the development, the Antoniou trio announced they would develop an 1,800-acre recreational and residential community. What set this community apart from others in the Midwest, and even the nation, were three-signature golf courses designed by some of the most famous names to grace the sport: Palmer, Player and Trevino. An on-site land conservancy, with miles of nature trails, some of which were established by Native Americans, provided an even more serene backdrop.
“It was unique,” recalls Alder. “There really was nothing like it.”
If there were any doubts in the success of the project they were quickly erased, as Alder recalls the first day the development opened up club and condo sales to the public with just a few maps of the property tacked to the wall and a 3-D model. A surprising 200 people showed up at the sales office that day and not only did many of them place deposits on the condos under construction, but a number of them purchased single-family home sites as well.
Indeed, at about the time sales were booming on new condos and land parcels, club membership sales soared. In the beginning, GN boasted two private clubs: The Hunt Club and the Golf Club. With the Palmer and Trevino courses opening late in the summer of 1991, membership became desirable. At the time, non-resident memberships were limited to just 25.
The Hunt Club was the first to open in October of 1990, and featured 375 acres of upland game bird shooting, a 10-station sporting clay course, and of course, private dining.
Once named as one of the country’s top 25 shooting clubs by Esquire magazine, the shooting operations eventually closed and the land was used for the build-out of the back nine of the Player course. The club building has
since been transformed into an awardwinning restaurant.
The inaugural member golf tournament was held on Memorial Day weekend. Though the Trevino and Palmer courses were not complete, the most mature nine holes of each were tapped to make a complete 18-hole tournament. Tee boxes were accessed by sheets of plywood and the 56,000-square-foot clubhouse was still under a construction (opening just a few weeks later). Despite the lack of finished touches, those in attendance could see the future here and it was bright.
In June 1995, the third and most unique of the three courses, The Player, opened its first nine holes for play.
Good things are attractive. While they may start with the visions of a few, they often expand to include others. Geneva National was no exception. In 1996, Paloma Resort Properties purchased the Clubhouse, three courses, Hunt Club and other amenities. And four years later, Paloma would complete the back nine holes of the Player course.
After the Anvan Development Corporation moved on, local developers Mike Keefe of Keefe Real Estate, along with Scott Lowell, became involved. Their respective backgrounds in sales and custom builds kept the standards high and reinvestments continued. And in the past year, the community has completed a new HOA office/maintenance facility and completed a $3 million renovation to the Swim & Racquet Club.
Peaks and valleys in the economy have not diminished interest. The on-site sales office continues to field inquiries for those looking for something truly different. None of this surprises Alder, who has since retired as membership director, but remains impressed. “It’s such a special place,” she says. “It’s incredibly unique.
At the heart of the Geneva National community is the privately owned Geneva National Resort & Club, which boasts a sprawling 56,000-square-foot clubhouse and an award-winning golf trifecta, distinctly designed by masters Arnold Palmer, Gary Player and Lee Trevino.
Each course offers meticulously manicured bent grass tees, fairways and greens; five tee boxes for every level of player; and upgraded greenside Better Billy Bunkers on the Trevino and Palmer courses. The Resort & Club is home to the most premier practice facility in the area, with multiple PGA-rated putting greens and the largest driving range that shoots toward Lake Como.
Everyone from GOLF Magazine (Best Courses Near You) to Golfweek (Best Resort Courses) and Golf Digest (Top 10 Wisconsin Golf Courses and America’s Top 50 Golf Courses for Women) has sung the praises of Geneva National’s legendary courses.
Geneva National is open to the public but maintains a vibrant 500-strong membership with versatile options focused on fitness, social events and golf. Members may enjoy an array of benefits, from private clubhouse dining and a state-ofthe-art Wellness Center overlooking the fairways to a yearround calendar packed with golf and social activities. Each day, one golf course is designated solely for members, who also have a private putting green and range, upgraded carts, reduced guest green fees, and discounts on equipment and apparel purchases.
A hub of activity, the sprawling clubhouse features public and private Grill Room restaurants, pro shops, locker rooms and 10,000 square feet of versatile event space, including a board room, tented pavilion, wedding pergola, refined-rustic Legends Room, clubby Lake Geneva Room, and three well-appointed banquet rooms with stunning fairway and lake views. A favorite destination for wedding ceremonies and receptions, the Resort & Club was named “Best Country/Golf Club Venue” in 2018 by Wisconsin Bride magazine as well as “Best Golf Resort” in 2018 by Wisconsin Meetings magazine.
Also part of the resort, the Hunt Club Steakhouse draws loyal diners year-round with its choice cuts, winning wine list and clubby ambience within the 100-year-old Crane Manor at the intersection of Player holes 5, 6 and 10. Geneva Lake offers some of the most refreshing water available in Wisconsin. Its clear waters, reaching a depth of 135 feet, offer opportunities for a variety of activities and water sports. Whether you are looking for action or prefer to appreciate the lake from a relaxing—and dry—vantage point, here are some of our favorite ways to enjoy Geneva Lake.
Departing the Riviera dock in Downtown Lake Geneva beginning in April each year, Lake Geneva Cruise Line provides passengers with a unique vantage point to see the historic and grand homes located along the shore of Geneva Lake.
Lake Geneva Cruise Line offers eight boats with both public and private tour options. Choose a narrated tour and delicious, plated lunch or dinner, a champagne brunch or sunset cruise on the Grand Belle. One of the highlights for many is enjoying a seat on the famous U.S. Mailboat Tour, which delivers mail to 75 homes around the lake during the summer. Watch as nimble mail “carriers” jump from the boat to each dock and then back to the boat while remaining dry. A special holiday treat, the Grand Belle takes passengers on a holiday tour of the lake and Santa Claus at his North Pole Hideaway for the annual Santa Cruise.
Circling the entire shore of Geneva Lake, the Shore Path is roughly 21 miles long and takes eight to 10 hours to walk. The historic path was once used by the Potawatomi Indians. It takes you through the lawns of the historic mansions that line the lake, as well as beaches and public parks. You can tackle the path in segments; just bring two cars—one for your starting point and one for your ending point. Bikes and strollers are not permitted; dogs must be leashed and the only public restrooms are located in Lake Geneva (near the public library).
Kayaks, stand-up paddleboards, jet skis and boats can all be rented from local businesses, or you can bring your own. Public launches can be found in Lake Geneva, Williams Bay and Fontana. All require launch fees.
With the clean waters of Geneva Lake, fishing is also a popular activity. Anglers will find a variety of fish, including several species of panfish, bass, walleye, northern and even the elusive musky. The lake is popular with boaters, so early morning and late evening are often preferred by local anglers. No boat? Check out the accessible fishing pier at Ceylon Lagoon at Big Foot Beach State Park. Fishing equipment is available free of charge at the office, though you’ll still need a fishing license, which is required for those 16 and older and can be purchased at local bait shops and gas stations.

The Geneva National Homeowners Association has a group of dedicated volunteers whose mission it is to maintain and enhance the quality of the community. To achieve this end, three committees made up of volunteers have been created to help ensure the smooth operation of various aspects of the neighborhood.
The Welcome Committee is a new homeowner’s first introduction to Geneva National. The committee members make a point of greeting each new homeowner with a welcome bag filled with items from Lake Geneva area businesses to help get them acquainted with services and activities in and around our community. Local restaurants, shops and services offer coupons and treats to help make a move into Geneva National that much easier. Through the Welcome Committee, different social groups have been formed and more continue to be added based on the interests of our new homeowners. Currently we have the Newcomer’s Dinner Club, Game Night, Book Clubs and Morning Coffee Clubs.
The Pool Committee has played an integral part in the development of the brand new, state-of-the-art Swim & Racquet Club facility, which opened in June 2018. Working together with the HOA executive board, these volunteers have built an extraordinary facility that houses two pools, a splash pad and outdoor playground. Also, the new tennis and pickleball courts have added more fun to our community. Tennis and pickleball leagues are now included in the outdoor activities offered at Geneva National.
Monthly newsletters from our Communications Committee provide our neighborhood with information about all of the news and events within GN. Highlighting neighborhood gatherings, informing residents of upcoming maintenance projects throughout GN, and keeping all informed of quarterly and annual meetings are just a few of the things communicated to us through the publication.
Through these wonderful volunteer committees, you can find the lifestyle you love at Geneva National.
Geneva National is the premier gated community in Southeastern Wisconsin. Access to the residential areas of Geneva National requires entrance through a series of gates that are only opened by transponders or passes issued to residents and their guests.
The Geneva National Security Department is here to serve you, working around-the-clock, seven days a week. When the GN HOA offices are closed, the members of our Security force keep patrolling. They can always be reached at 262-245-3333.
Security officers provide directions to residents and
guests, enforce the Geneva National Property Association Rules and Regulations and control access to the various amenities. Not only do they patrol Geneva National, they work closely with the Town of Geneva Police and the Walworth County Sheriff’s Office, as well as the Elkhorn Area Fire Department and ambulances serving the area.
With the completion of the new Homeowners Association building in 2017, Geneva National now houses on premise a firetruck from the Elkhorn Area Fire Department. This allows GN residents a quicker response time as well as offering residents discounts on their homeowners insurance due to the close proximity.
The new Geneva National Swim & Racquet Club opened for the 2018 season. Completely redesigned and reimagined with a remodeled clubhouse, new swimming pools, tennis and pickleball courts, and a playground with picnic area, the facility offers residents a wide range of relaxation activities.
The Clubhouse is open daily during the summer season and available year-round for special events. The Clubhouse offers a grill, beer and wine bar with plenty of space to gather with friends, family and neighbors. It’s a great place to host your book club, card games, Mahjong and other activities.
The main pool is meant for family fun with a zero entry at one end for the tots and handicap access. The pool then gradually deepens for more fun with built-in basketball hoops at the other end. The adult pool, for 18 years and older, offers a relaxing shallow lounge area, lap lanes and is also handicap accessible; all overlooking the beautiful Geneva National landscape. A separate splash pad offers fun for children of all ages. One of the great activities available is water aerobics, which is offered three mornings a week.
Two tennis courts and four pickleball courts are available. League play as well as recreation play are offered. Courts are lighted for additional play times. Equipment is available for rental.
The Swim & Racquet Club has been designed to offer years of enhanced recreational opportunities for homeowners and their guests of all ages.

Unique, appealing, peaceful—these words and more describe the ongoing mission of the Geneva National Architectural Review Committee (ARC). In an effort to create a community that smoothly integrates the residents’ lifestyles with the beauty of the natural surroundings and with neighborhood amenities, the ARC offers guidance to those planning to build in Geneva National.
Our guiding philosophy is that Geneva National should be a place where each home conveys a sense of enduring beauty and value based on the use of high-quality materials and the implementation of a creative design appropriate to the site’s natural surroundings and distinctive attributes.
All homes are expected to meet certain standards of quality, proportion and position on the lot to ensure that Geneva National evolves as a community with a consistent plan. The committee achieves this through thoughtful oversight of home and landscape design of single and multi-family residences.
Architectural controls, such as exterior colors, building materials and design of home and landscaping are elements that must be reviewed and approved before construction begins.
Creating an integrated community with distinctive overall style and vision enhances the quality of life of Geneva National property owners and increases the overall value of the property.
To help achieve and articulate this vision of Geneva National, the ARC has prepared architectural design guidelines. The guidelines are intended to reflect the goals of the community and are not intended as rigid constraints on an individual homeowner’s tastes and creativity.
The architectural guidelines explain and illustrate what we are continuing to achieve at Geneva National. A copy of these guidelines is available at the Association Office.
Clearly, the degree to which this community succeeds depends upon the willingness and cooperation of the homeowners and builders to adhere to these guidelines as they design, construct and landscape their properties.
The ARC wants the building of a home at Geneva National to be a positive and enjoyable experience.
The Association staff is always willing and available to review plans and discuss with each homeowner how best to make this a reality—so don’t hesitate to call on them.
Through cooperation, communication and clear understanding of key guidelines, there is no doubt we will continue to make Geneva National a model community where we all can live in harmony and point to with pride.
One of the key factors when making a decision to purchase a home is knowing what other costs will be incurred in addition to the home. Geneva National is truly a value when considering the total overall cost of home ownership. The current HOA monthly fee for Geneva National covers a number of expenses that other area subdivision owners pay for separately, either as a quarterly bill—such as a water bill—or are included in their annual real estate taxes. Below is a comparison of what your Geneva National HOA fees cover relative to other subdivisions in and around Lake Geneva.
In addition to the different services listed above, your monthly Geneva National HOA fee also covers the cost of security and membership in the Swim & Racquet Club. For multi-family owners, the monthly Geneva National HOA fee covers not only those services listed above, but also landscaping and snow removal, building maintenance and painting, property insurance, and reserves for capital projects such as roof replacement.
Geneva National truly is a value when you consider the many
