Unless you are paying cash for your project, you will need a construction loan to pay for the materials and labor, and you can use it to buy the land as well. Construction loans are a little more complicated than conventional mortgage loans because you are borrowing money on something that doesn’t yet exist. The bank wants assurances that you (and your contractor if you are hiring one) can get the house built on time and on budget. If you are converting the construction loan to a mortgage when the building is completed, the bank also wants to know that the finished building plus land will have a high enough appraised value to support the mortgage. Because the lender needs to know the story behind the project, and believe that you can make it happen, construction loans are sometimes referred to as “story loans.” There are many variations on these types of loans from lender

to lender, and they change frequently, so you should talk to a few different lenders to see what plan is best for you. Two types of construction loans. The two basic types of construction loans used by homeowners are one-time-close loans, and two-time-close loans. In all construction loans, money is disbursed by the lender based on a pre-established draw schedule, so much money upon completion of the foundation, so much upon completion of the rough frame, and so on. The goal is to only pay for what has been completed, minus retainage, typically 10% of the cost of the project, which is held back until everything is completed properly and the owner is issued a certificate of occupancy (CO). Pros of one-time-close construction loans: • You pay just one set of closing costs. • You are approved at the same time for both construction and permanent financing. • Multiple options for permanent financing give you flexibility. Pros of a two-time-close loan • Greater flexibility to increase loan amount during project. • Mortgage rates are often lower than in onetime-close loans.

5 Steps to Patio Painting Perfection Rust-Oleum Restore 10x and 4x

If your patio is in need of a makeover, here are my five key tips to a successful patio restoration using Rust-Oleum Deck & Concrete products. This process will make your outdoor space look great for years to come. Be sure to take before and after pictures of the transformation…you will regret it if you don’t! 1) Purchase & Repair – You will need to select the perfect color to coordinate with your existing palette.This should be easy since Rust-Oleum offers 61 color choices to fit everyone’s needs.You will also need to purchase the Rust-Oleum Restore Roller along with their Deck & Concrete Cleaner. From here, you will want to make any necessary repairs to the existing surface. I had areas of my concrete patio that needed to be removed and replaced. New concrete had to be poured in certain sections as well as filling in some larger cracks with acrylic non-silicone filler. However, every space is different.

2) Clean & Test – For the best results, use a power washer filled with the Deck & Concrete Cleaner solution. Be sure to remove any old paint, sealers, dirt, grease etc. to ensure that the paint adheres to the surface. In some cases, additional scraping may be required. Rinse off the excess cleaner solution and let dry. Once the patio has dried completely, conduct a splash test on various areas of the surface to make sure that water is absorbed and does not bead or puddle. If the water is not being absorbed then the surface needs more cleaning. 3) When & Where to Apply – Checking the weather is the key to a successful Restore application. It is extremely important to make sure that the temperature is going to be between 50 and 90 degrees Fahrenheit for at least a 72-hour period. Also, that there is no rain in the forecast for the next 48 hours. Use a blower to make sure the surface is

completely free of any loose debris. Apply 10x on all horizontal concrete that has a broom-swept or porous finish and apply 4x on any vertical surface, such as the rise of stairs. 4) First & Second Coats – The Rust-Oleum rollers have a specific honeycomb design, which releases the proper amount of coating for a perfect application. This creates the non-slip texture that you are looking for. Each coat should be applied thickly and you can expect a coverage rate of 2530 sq. ft. per gallon. I recommend waiting at least 8 hours between every coat and using a blower again to remove any debris that might have blown onto the surface between applications. Working in small areas allows you to apply thick rolls of paint and distribute the product evenly. Try to go in the same direction if possible but extra rolls in different directions might be required for difficult areas. So that you’re not constantly bending over, attach a stiff

brush to a mid-length stick for cutting perimeters, tight spots or dabbing difficult crevices. This brush can also be used to maintain a smooth surface for stamped concrete or stair edges.Tip:The stairs were easier to do by hand and I needed to go back over corners after I was done rolling. 5) Let Dry & Enjoy – Allow at least 24 hours before walking on your brand new surface. And wait 48 hours before any furniture is placed on it, but make sure not to drag anything onto your beautifully restored patio. Enjoy the new look and texture with your family and friends.
