Seekonk, MA Seekonk is the western most community in the Southcoast region bordering Rhode Island and only minutes from the city of Providence. The kitchen is often referred to as the heart of the home. It is where meals are prepared, breakfast is shared, kids do their homework, etc. It is a space that gets a lot of traffic through it and therefore you want to be proud of this room. Here are some tips to create the kitchen of your dreams. Accessibility: The kitchen is a place where people gather, wide walkways will cater to the constant movement of who ever may be cooking, children, and passer-byers. A zone layout is best, meaning having separate eating, cooking, cleaning, and storage spaces. This will also give the layout a more open feel. Storage: Use cabinetry to conceal the recycling and trash in pull out drawers. Ensure the drawers you choose are easy glides and automatic shut as this helps with time, so you are not fussing over shutting or opening a drawer. Put children’s snacks on lower shelves for easier access. Consider rolling cabinetry which doubles as storage and if needed additional counter space. For your fancy dishware use glass front doors for a more decorative touch. Countertops: This should be the first 72

purchase in your kitchen remodel, as it will be the most expensive item and will act as a centerpiece for choosing colors, hardware, etc. If your kitchen opens up to another room make sure that the counter flows with that space. For those who cook often varied counter heights help when kids assist the chief. Do not waste space by storing the microwave or other appliances on it, instead mount items on the wall. Focal Points: One of the most popular ways to create a focal point in the kitchen is through creating a backsplash which doubles as a design detail and protection from splash of food or water. Try adding colorful furniture or painting cabinets to add a pop. Or perhaps you don’t even need to create a focal point but rather a natural view already exists, in that case add windows! Appliances: If debating to upgrade your appliances or not, the answer is upgrade! New appliances make a huge difference. 5 Things to Focus on for your Next Bathroom Makeover by Haley Fisher

When updating a house bathrooms are often overlooked and not seen as a top priority. We at New England Home Life believe that the bathroom should be treated as a sanctuary, like a private getaway within your house. So how does one go about creating this escape? To help guide you in the process we created 5 key features to focus on during your next bathroom makeover. Layout and Organization - The bathroom serves multiple functions, requiring a lot to fit inside, therefore layout is key. It is best to not have the toilet be the first thing you see when you walk in, ensuring privacy. Rather try putting the shower and toilet behind a separate wall or in the far corner. Organization is key, remember storage can also function as decoration. Try storing loose items in decorative containers, clear vases, or rolling your towels. Install open shelving and don’t forget about the traditional medicine cabinets, acting as a mirror and storage for the little items. Countertops - Countertops, should be pretty and durable, able to withstand the morning routine. If making over a half or guest bath and counter space is not a priority consider a pedestal sink. Pedestal 74

sinks don’t take up a lot of room, conceal pipe work, and give the space a traditional look. Granite is a good option due to its high resell value and it’s ability to withstand heat and wear. Quartzite materials are a cheaper but just as durable option, they can easily have scratches smoothed out. Fixtures - For a modern look buy a single-hole faucet where the spout and mixing handles are one or you could even buy one that is integrated/concealed into the mirror above. Widespread, three hole mounts, are most popular and come in a variety of styles and finishes depending on the look you are going for. When choosing knobs, hooks, and towel bars coordinate finishes with the cabinet. If a darker wood or tile then go try a lighter finish for the fixtures. We suggest matching or coordinating all the fixtures as it will provide a cleaner look. Colors - Keep in mind bathrooms typically do not have a lot of natural light therefore paint is affected artificial lighting that is installed. Think the rule of 3, one neutral, one rich color, and one accent, and distribute in a 70/20/10. The lightest color should be used the most. New Home Construction Loans

Unless you are paying cash for your project, you will need a construction loan to pay for the materials and labor, and you can use it to buy the land as well. Construction loans are a little more complicated than conventional mortgage loans because you are borrowing money on something that doesn’t yet exist. The bank wants assurances that you (and your contractor if you are hiring one) can get the house built on time and on budget. If you are converting the construction loan to a mortgage when the building is completed, the bank also wants to know that the finished building plus land will have a high enough appraised value to support the mortgage. Because the lender needs to know the story behind the project, and believe that you can make it happen, construction loans are sometimes referred to as “story loans.” There are many variations on these types of loans from lender

to lender, and they change frequently, so you should talk to a few different lenders to see what plan is best for you. Two types of construction loans. The two basic types of construction loans used by homeowners are one-time-close loans, and two-time-close loans. In all construction loans, money is disbursed by the lender based on a pre-established draw schedule, so much money upon completion of the foundation, so much upon completion of the rough frame, and so on. The goal is to only pay for what has been completed, minus retainage, typically 10% of the cost of the project, which is held back until everything is completed properly and the owner is issued a certificate of occupancy (CO). Pros of one-time-close construction loans: • You pay just one set of closing costs. • You are approved at the same time for both construction and permanent financing. • Multiple options for permanent financing give you flexibility. Pros of a two-time-close loan • Greater flexibility to increase loan amount during project. • Mortgage rates are often lower than in onetime-close loans.
