Ocala, FL Something for Everyone

uying a second home or a retirement home is a major decision. There are plenty of options for you, which is great, but it can also seem overwhelming. Florida, the Sunshine State, is a favorite among many because of its warm weather and friendly income tax environment. There is no state income tax in Florida, saving hundreds or thousands of dollars a year as compared with most other states on the east coast.

If you're looking to escape the cold winters and feel that warm Florida sunshine, Ocala may be for you. Ocala is a city located in Northern Florida with an estimated population of 56,300 making it the 45th most populated city in Florida. It is the seat of Marion County. The temperature ranges from around 93 for highs and 47 for lows: Average summer 93/71, Fall 85/62, Winter 73/47, spring 84/57. In Ocala, you won't find " beach front property" for which Florida is so well known. Ocala is inland, centered between the Atlantic Ocean to the east and the Gulf of Mexico to the west. Because of this, Ocala is not affected as much by hurricanes as the more coastal counties to its east and west are. About a two-hour drive from Ocala will get you to many of Florida's major cities: Orlando is 75 minutes to the southeast, Tampa is 75 minutes to the southwest, Daytona Beach is 90 minutes east, Jacksonville is roughly 2-hours northeast, Ft. Lauderdale is about 4 hours south and Miami about 5 hours southeast.

Ocala is the home of the College of Central Florida, the Appleton Museum of Art which boasts a permanent art collection of more than 16,000 objects and the Ocala Civic theatre - one of the largest community theatres in the state. Ocala Civic Theatre produces live theatrical performances year-round, including musicals,

comedies, and dramas. In addition, the Theatre offers an extensive education department with after-school classes and family productions. Silver Springs State Park, Florida’s first tourist attraction and one of the largest artesian springs in the world, sits above a huge underground spring that releases thousands of gallons of water in the Silver River daily. In 1971, it was designated as a National Natural Landmark. Six of the original Tarzan movies were filmed here, as well as many others, including Smokey and the Bandit 3. Additionally, a number of TV shows, such as "Sea Hunt" were filmed at Silver Springs Park.

The bedrock of limestone makes Ocala one of the most unique water landscapes and the largest artisan spring in the world. It is the limestone that is also a major contributor in making Ocala one of the 5 official "Horse Capitals of the World". The limestone enriches the soil with phos-

phorous and calcium which becomes a major part of the diet of the local thoroughbred horses. "Horse Fever," a project launched by the Mario Cultural alliance in 2001 included 52 life-sized fiberglass horses decorated by area artists. The statues were auctioned and raised $1.2 million for charity. These beautiful statues are still displayed around town.

Second Home / Vacation Home Financing

If you have been toying with the idea of buying a second home, now could be a good time to take the leap. Interest rates are still low by historic standards, and home prices are recovering from the bust but aren't out of reach. For an individual or family who is well-qualified and who clearly wants to purchase that second home, this is an outstanding time to buy with rates stable and prices still attractive in many regions.

Scouting the market One way to start off the search for a second home is to find a real estate agent who is familiar with your desired location. This partner could fill you in on aspects such as weather and traffic patterns, help you evaluate the location and amenities of a property and

provide information about comparable sales. And, with an eye to the long-term value of the property, the agent could fill you in on historical prices and how comparable sales have fared, as well as resale prospects

Gauging your return Second-home buyers nowadays are more geared to enjoying their property rather than looking for a quick return on investment. By and large, people want to spend time in that locale and take their families and enjoy it. Still, you should consider that you will be away from the property much of the time and factor in additional maintenance costs.

Insurance considerations If you are considering a second home on the beach, factor in the cost of flood insurance in addition to your home insurance. It is becoming increasingly difficult to obtain flood insurance in coastal communities. It sometimes may be more challenging than for a primary residence because of the lack of geographical proximity and the concern of the insurance company that the home will not be properly maintained." Mortgage requirements As for obtaining mortgage financing, lenders look for the same factors as they do for a mortgage on a primary residence. The difference is that you have to qualify for a second-home mortgage in addition to any mortgage debt on your primary home. Typically, you will need to come up with a down payment of at least 10 percent to 20 percent, meet credit standards and debt-toincome requirements, and provide documents for income and asset verification. Credit score to buy a second home Credit score requirements are slightly higher for second homes than for primary ones. For example, Fannie Mae sets its minimum FICO at 620 for primary home purchase loans with at least 25 percent down and 640 for vacation homes with down payments of 25 percent or more. Tax implications Take into account the tax implications of your purchase. If you use your home as a true second home, you could get a tax deduction on mortgage interest payments, on the same terms as for your first mortgage, as well as for the property taxes. If you rent out your second home, you will have to consider additional tax ramifications, particularly if the rental period extends beyond 14 days a year.
