Your Credit: While there are other factors that go into determining a person’s ability to get approved for a mortgage credit has and continues to be the main factor in qualifying for a mortgage and it also affects what interest rate you may get. It very helpful to know your credit score before you go house hunting.

Getting pre-approved is the best way to know where you stand. Also if you have some issues with your credit it will give you the time you need to fix it. Your Debt to Income Ratio: Though your credit score is still the main thing to look at with regards to getting approved for a loan close behind is your debt to income ratio. The ratio is determined by your outstanding liabilities, including the new proposed housing payment, and all the debt reporting on your credit report as well as any alimony or child support payments. The guidelines have gotten tougher in recent years with regards to how high a Debt ratio a  borrower may have.
