4 Steps to Buying Your First Home By Amanda Andrews Buying your first home can be intimidating. It allows you to build equity and wealth instead of throwing your money away on rent. If you aren’t prepared, home ownership may end up being a negative experience. It may make it difficult for you to enjoy your life. Credit scores, down payments, and mortgages are all on your mind. You should check to make sure you are ready to own a home before you purchase it. If you do this, you will find a home you can afford and enjoy. Here’s a guide to help you get ready to make one of the biggest purchases of your life. Step 1: The Mortgage How much can you afford? Keep in mind that you will need a competitively priced loan because you will spend the next thirty years paying it off. You are going to have a lot of questions, unless money isn’t a concern. You need to get pre-approved, can help you with this! Everyone has different mortgage priorities and a good mortgage lender will decide whats best for you. Your lender will review your income, debt, employment, and credit history to assess how much home you can afford. Your pre-approval letter shows sellers that you are legit and have the cash to buy a home. Step 2: The Search You’re ready to buy a house now that you know what you can afford and have received your pre-approval letter. You need to think about your main requirement, location, house type, and other personal requirements. Then you need to think about specific features such as if you want a pool, waterfront property, neighborhood safety, etc. You can enter all your search criteria: min and max price, number of bedrooms, and type of home. You can even custom search around the neighborhood you

want. The open house is the most fun you can have in real estate. You want to make sure you ask plenty of questions. Open house etiquette can be practiced by waiting until a group of buyers leaves a room or area before you look. Step 3: The Offer You will work with your realtor to find your perfect home by comparing what properties you are interested in and by analyzing the market to figure out a reasonable price offer. You will complete an offer sheet, the owner may accept or reject it. It’s important to keep in close contact with your realtor during the negotiation process so changes can be reviewed. Once your offer is finally accepted there are some contingencies that must be met to keep the contract “alive”. Step 4: The Close The closing is the final performance of all the agreements that you made with the seller and your lender for the purchase and financing of your new home. Usually a walk through is scheduled the day before the closing so that you and your realtor can ensure everything is copacetic and in promised condition. If something needs to be resolved you must do so before the closing is completed. After all the papers are signed you will receive a shiny set of keys. There is nothing better than taking ownership of your new dream home. Congrats you are now a homeowner!

Homebuyers Advantages According to Freddie Mac's weekly mortgage rate survey, 30-year mortgage rates dropped 9 basis points (0.09%) last week, falling to 3.84 percent, on average, nationwide. Last week's drop marks the largest oneweek mortgage rate drop since January of this year, and puts 30-year mortgage rates below four percent for the fifth straight week. As September winds down, conventional rates are near 3.875% for home buyers paying points at closing; and rates for FHA and VA loans are as much as three-eighths of a percentage point lower. This is the lowest mortgage rates have averaged since May 2015. Because mortgage rates have dropped, today's home buyers can afford close to 10% "more home" as compared to the start of last year. If you could afford a $300,000 home last year, this year, you can afford a home at $330,000.

However, since you pay less interest on a 15-year mortgage, you can build equity at a faster rate. The Condo Corner BY NE HOMELIFE STAFF Now May be The Right time to Buy Condo values were hit harder than single-family homes during the recession, and lagged in the recovery, but now they are appreciating more quickly than houses. Condos are appreciating at 5.1 percent annually, outpacing the 3.7 percent rate of singlefamily homes in the U.S. Since bottoming, however, condo values have been on a tear. Nationwide, condo values grew 5.1 percent year-over-year as of the end of the third quarter, compared to 3.7 percent year-over-year growth for single-family homes, according to Zillow’s Q3 2015 Real Estate Market Report (figure 1). The typical U.S. condo is worth $191,300 as of September, compared to $181,500 for a single-family home. Overall, the median U.S. home value (condos, co-ops and single-family) rose 3.7 percent year-over-year, to a Zillow Home Value Index of $182,500.

Annual growth in median condo values has equaled or exceeded growth in single-family home values for 32 straight months. The last time single-family home values grew more quickly yearover-year than condo values was in January 2013. As of September, condos were appreciating more quickly than single-family homes year-overyear in almost two-thirds of the nation’s 35 largest metro markets with data available. Annual growth in condo values outpaced single-family home values the most in September in the New York City, Dallas, Houston, Boston and Denver metro areas. The surge in condo values is likely driven by a few factors. As housing preferences shift, par-


ticularly among millennials and other younger buyers, condos typically represent both a more urban and in many cases more affordable housing option for those looking to make the jump into homeownership. But this demand for more urban condos may not be met by adequate supply. Condos represent a relatively small share of the total housing stock in many of the nation’s most populous cities. Condo sales in Bristol County Year-to-date declined because of quality inventory to 359 from 465. The median condo sales price in August rose 11.2 percent in Bristol County to $190,000 in August.
