Design Accolades Inspired by the winning projects in our new-homes competition, I set out to find this year’s top home design trends. Several national reports touted flex spaces, storm-proof architecture, bigger and better closets and garages, spa-like baths, centralized kitchens, spacious islands and hidden storage, among others. Not to my surprise, rooms for living outdoors, open floor plans and dual-sided fireplaces, as well as attention to energy efficiency and eco-friendly design, continued to top all lists. When compared to the local market, there’s quite a bit of overlap, but, according to custom home builder/designer Troy Moore, owner of Madi Mali Homes, he’s also hearing that a couple dishwashers and laundry rooms make life easier, the formal office is transitioning into a media nook, the fireplace is becoming more informal, and less-fussy finishes are here to stay. (FYI, gray is still in, beige is still out.) The most important trend, though? People are truly designing for the way they live. “People are spending more time finding pieces that actually mean something to them, and they’re taking longer to design their homes,” Troy says. “Every room is evaluated based on size, function and importance. The houses are getting smaller because people are getting more out of the square footage they’re designing. It’s refreshing to see more people taking the time to build a custom home that’s tailored to their needs.” Personalized decor is what brings personality to many of our featured homes in this issue, including the gold winner in Best

the owners enlivens the white walls. Shown in this picture, above the iconic Herman Miller chair and ottoman, is “External Shell,” which abstractly depicts the afterlife; other works of art found around the house were inspired by family and tropical destinations. With a heavy load of popular home design ideas, it’s safe to say that many of the trends found within the pages of our 2014 Home of the Year feature, starting on page 48, are a must-have for my next house.

INSIDE OUT Though this home is in Mission Hills, it looks — and lives — like a rustic Colorado lodge in the mountains, which is exactly what the outdoorsy homeowners wanted (hence the rock-climbing wall in the basement). Their request of bringing the outdoors in and vice versa, an ongoing trend in home design, is especially evident in the cozy circular back “porch,” one of the homeowners’ favorite spaces in the whole house, with stone fireplace and a window wall that overlooks a quaint outdoor seating area with fireplace. The home also features “roof eaves that appear to move right through the glass window, creating the effect of erasing the line between the inside and outside of the home,” says builder Andrew Homoly. ORGANIZATION When it comes to organizing your home, common advice is to find a place for everything and keep everything in its place. But often this idea is undone by hectic schedules and ill-equipped rooms. The most common offenders — the entryway, home office, bedroom and closet — will benefit from these four ideas for adding style and organization to a room.

Welcome Sight A home’s entryway is often the catchall for coats, shoes, keys and clutter. Rather than let things pile up, find a way to make this drop-and-go area functional and attractive. “Empty it! Pull everything out and put in another area. Then, grab your favorite items that you use regularly and put them back into the room,” says Tracy Hoth, professional organizer/owner of Kansas City’s Simply Squared Away and author of Seriously END CLUTTER Without Taking Yourself Too Seriously. Once you’ve identified those items, find furniture that does the job and looks great. Use the empty space on the backs of doors to increase closet storage space. Install attractive knobs, hooks and other hardware to add a stylish touch, such as with Anthropologie’s encased elephant hook ($20). 28

The Chaneys were looking for a place to put down roots when they bought their three-bedroom, two-and-a-half-bath home in August 2004 — they were getting married in November. Amanda, who is originally from Cincinnati but was living in northern Michigan, says that after redoing the roof, the next project they tackled was the side porch, with French doors that didn’t even lock properly. This room transformed into a nautical-inspired office with hints of navy to offset the home’s main palette of green, pink and cream. Inspired by her childhood home as well as the Michigan lake lifestyle, she replaced the original dark wall colors with the lighter palette, knowing it would make the rooms feel larger.

Even with all the pastels and light-colored rugs and fabrics in the house, Amanda doesn’t worry about her three young girls making a mess. She says they “trained their kids to take off their shoes.”

“We used her favorite colors and tried to tie them all together so the flow of the house would work well,” says A.J. Miller, owner of Ready, Set, Gorgeous, who has worked with Amanda for more than three years. “We started with some things she already had and then added layers and layers of fabrics and trims for a custom, one-of-a-kind look.” “Chris refers to it as ‘light red,’” Amanda says in reference to the amount of pink used in the house. But considering the Chaneys now have three daughters, it seems fitting. The heart of the house — a beautiful, open kitchen and sitting area that Amanda refers to as her headquarters — is the result of knocking down a wall and converting a room that had a half-tile, half-hardwood floor. “There were no granite countertops, spa bath or stylish cabinets (when we bought the house),” Amanda says. “But there was something better: the potential for an attached twocar garage, something that is hard to come by in Brookside.” PLEASE TURN THE PAGE

Off the kitchen originally was a door to a concrete slab that connected the house to a studio and garage. The Chaneys opened up the side of the house, turning the slab into a hallway that now leads to a cozy den, full bath and the garage. One element from the former owner’s artist studio did stay in the renovation: the bowling-alley floor in the den.

Above... The table, bench and hutch belonged to Amanda’s grandparents. She updated the bench with a slipcover and painted the table to match the rest of the decor.

The Chaneys have partnered with some great collaborators along the way, such as local artist Kerry Stucky. She faux painted paneling on the dining room walls and painted the top of the dining room table. In the living room, she painted gold stripes on the ceiling to make it look taller; the shades, base and scrolls of the sconces flanking the fireplace; and a gold faux frame around original artwork on the mantel. “And the list goes on and on,” Amanda says. A favorite project for Chris was the outdoor conversion of the narrow backyard into a driving range and putting green. He even installed lights on the back of the house so he can literally spend hours out back. The Chaneys recently began yet another renovation project: converting the third floor into livable space. This latest renovation will add a family room, another bedroom and plumbing in case they want an additional bathroom. Because, as Amanda adds, they do have three girls.

Contractor: Homoly Signature Homes Architect: BVZ Architects (Boulder, Colo.) Colorado lodge aesthetics merge with modern industrial style in this Mission Hills rebuild. A community living space comprises the center of the home, with bedrooms and office areas flanking like two separate “buildings.” The stairway traverses in a floating, square, “path-like” fashion and meets a floating walkway, connoting the essence of a mountain climb. The back window wall has a large indoor and outdoor fireplace, porch, copper roof and eaves that appear to move directly from the exterior to the interior. A similar design feature brings the front entryway trellis from the outside inward as well. Steel stair components and masonry contrast with the clean lines of the stair finish and simple, finished walls. Contractor: Faust Construction Architect: 360 Architecture Architectural/Interior Designer: Trevor Hoiland The clean-lined home is the latest modern build in downtown Kansas City’s gentrifying West Side neighborhood. The nontraditional design and nonconforming construction makes it more similar to commercial buildings; its shape and layout sets it apart from typical houses. The architectural details –– wood rainscreen walls, metal siding, an open roof deck, steel stairs with solid wood treads and open risers, polished concrete floors, air craft cable railings, commercial windows and doors, and rift white oak floors –– further define the style. Despite the challenge of building on an infill lot with only a fivefoot setback from adjoining properties, the house was built of top-notch craftsmanship. SPLENDOR in the Grass This pro knows how to make his garden grow. Gary Johnson is adept at making beds. Not indoors with high thread counts, but outdoors with clusters of bulbs and lush plantings. His beds, cloaked in blooming color, showcase his skillful design at coaxing the best from the ground up. It’s a highly anticipated event that comes around just once each spring. One look at the waves of color enveloping his suburban property and it becomes clear that Gary is reaping the rewards of his labor. “It’s nearly a year-round task,” he acknowledges, explaining a routine that can be construed as nearly obsessive by others less gifted. Gary ponders just how he will plot his gardens on a yearly basis. Nothing, it seems, stays in one place for very long, particularly the tulip bulbs that he steadfastly plugs into the ground of his ranch home settled on just slightly over one-half acre in the middle of Leawood. And it’s not just a few bulbs placed scattershot. His gardens are meticulously planned. “I order bulbs by the thousands,” he mulls over an estimate of at least 4,000 that rotate annually. “I’ve been buying from a Dutch company, Van Bourgondien, for 20 years. They seem to have hardy, beautiful tulips that perform well.”

It’s the tulips, singles and doubles, that lift their weighty heads ablaze in yellow, white and red that attract considerable attention. Some are early bloomers; others late. Some take the heat while others do better with cool temperatures. All have an internal clock that’s timed to perfection. “When they’re in full bloom, the entertaining starts,” Gary says. “People come almost daily; for dinner, for breakfast –– all to see the parade of color that generally starts sometime in late April or early May.” The show is vibrant, big and bold, stretching over the property that is bordered on three sides by beds of hosta, trumpet, day and Asiatic lilies, hydrangeas, iris, peonies and Muscari, among others. There’s even a huge banana tree slumbering in the basement for a May debut. Though the perennials last longer and are beautiful in their own right, they play second fiddle to the masses of tulips.

Gary uses his garage and a screened-in porch to overwinter spring bulbs, like these Princess Irene and Olympic Flame tulips. “Come March, I'll wait for the ground to soften, then plant bulbs into the garden,” he says.

A METHOD TO THE MADNESS “I’ll put in 800 bulbs of one color in a bed and 200 in another bed,” Gary explains. “I dig them up after blooming in June, knock off the dirt and put them on cardboard in the basement to dry. In August, I peel the roots off then store them in plastic crates until October. Before the ground freezes, I plug them back into the ground by hand. “This year, I decided I wanted a sun garden in the middle of the yard. Staking out a 25-foot by 45foot area, this is the first year for Olympic Flame red/yellow tulips, orange/salmon hyacinths, Carnegie, pale yellow tulips and 200 King Alfred daffodils.” Amidst the floral profusion, he punctuates the gardens with statuary, ranging from cast iron urns and antique columns to gods and goddesses hovering over two ponds. He’ll admit the tulips are spectacular and never clustered in one place for long, saying, “A season at most then I’ll place them somewhere else in the future.” Year-round, there’s always planning, plotting and weeding. “And there’s always a surprise,” he shares. “I thought I ordered yellow bulbs one year, but they came up white. It’s OK, they were gorgeous anyway. The flowers’ reward, no matter what the color, is just as sweet.”

With everything in its place, or “mise en place,” a common French phrase used in any organized kitchen, Chef Jasper Mirabile prepared a six-course menu that included his homemade mozzarella, “the freshest, silkiest, creamiest cheese you’ll ever eat,” he says. Prepared within NFM’s Kitchen Design Studio, each dish was accompanied by a glass of Somerset Ridge wine, capping off the night with a hot cider, wine and whiskey combo. Guests went home seriously satisfied with recipes in hand — and some leftovers too.
