Dual Laundry Rooms The functionality of your home is one of the most important things to think about when building. And what’s more functional and convenient than having two laundry rooms? “Both physically and visually, I believe a home should support the functions of our daily lives, but it should do it beautifully with ease and go unnoticed,” Troy says. Adding a second laundry room seems to be what many people find helpful in their daily lives. Homeowners are connecting one to the master closet for convenience and adding a separate one on another floor.
A Vacation at Home “People are stressed, overbooked and looking for an escape, and they want to find it at home,” Troy says. One way to make your home luxurious and relaxing is to add a freestanding soaking tub, complex shower system with multiple functions, and a sauna. The thought of such a space immediately melts the stress away. Another way to create your own personal escape is by creating a covered outside gathering space to share with friends and family. Whether it’s a covered patio, screened-in porch or large

deck for entertaining, make it a peaceful place to unwind.
Spacious Pantries Pantries (as well as closets) are now becoming the size of many small rooms. People are not only choosing to do this for functionality and storage purposes but also to provide room to house new appliances that are being integrated in a new home. “Many people are moving the second refrigerator into the muchlarger pantry instead of in the garage,” Troy says. “Also, I’ve been getting a lot more requests for commercial ice machines in homes. The under-cabinet units are pretty expensive, so I’m having clients purchase small commercial-grade ones.”
Popular Floor Plans Many homeowners are starting to choose a reverse-story plan for their future home because of the appeal of main-level living. According to Jeff, about 60 percent of his clients prefer that type of plan over a traditional two-story. But Troy says a two-story house has benefits. “It seems that from an elevation perspective, we are able to do more with a symmetrical balance of roofline instead of a plan that is heavier on one side,” he explains. Austin Roeser, local builder and owner of Roeser Homes, built his

first home in 2005 and has built many since, including his own in Cedar Creek that he finished about a year ago. Along with his wife, Shelly, and two children, Chloe, 10, and Carter, 6, the four-bedroom, four-and-a-half bathroom home was custom-made just for them. “The hardest part of building our own house was all the detail work that went into it and the lot that we built the home on because the backyard is built on a hill,” Austin says.

The challenges, however, were well worth the struggle when, at the end of the day, they can look around at the light and airy spaces that contain clean and crisp accents. “It took us about eight months to build, which is pretty good considering it takes about that long to build most homes now,” he says. When stepping foot into the home, some of the first noticeable details are the rock accents throughout and the wood beams in the front entry. A mixture of light colors is set off by rich, dark wood accents along the entryway and hearth room, including the hardwood floors. With a stunning Calcutta gold marble slab on the island, the kitchen is the perfect representation of the style that the Roesers were going for. Other features include a unique coffered ceiling, dual ovens, spacious pantry and soft-close drawers to make it a fully functional space. “The kitchen is definitely my favorite room of the house not just because I really love to eat but also because it’s a great place for all of us to just hang out and unwind,” Austin says. Another room that stands out is the outdoor entertainment space. With comfortable seating, a fireplace and a flat-screen television, Austin made sure that his family had the perfect place to kick back and enjoy the weather. “When we were getting ready to build the house, I knew that we would have to have a nice kitchen, my own office and a great outdoor area,” he says. “Those were definitely our must-haves.”
The Roesers won’t stay in the cozy 3,413-square-foot home forever, though. Shelly and Austin already agree that they will eventually build another home. “We will probably stay here for at least five to 10 more years,” he says. “I think our next house might be a little smaller, but it will definitely be even cooler than this one.” In the meantime, Austin will be busy building homes for others in the Kansas City area. He now builds about 50 semi-custom homes a year. “Being in the middle of the country is great because we don’t have the highs and lows in the industry that other cities do because they’re diffused by the time they reach us,” he says. “Business has definitely picked up in the last three to four years, and hopefully that continues.”

From kitchens and bathrooms to lower levels and additions, people are remodeling interior spaces to fit their lifestyle. Thanks to sites like Houzz and Pinterest, homeowners can stockpile ideas for their upcoming home remodel, while smart phones and advanced technology have made the communication process (almost) a breeze.
Kitchen Craze Though some homeowners are requesting a little more definition of space when it comes to a kitchen remodel, an open concept — with personal updates — continues to top wish lists. “It used to be that everyone followed the same trend or two,” says Elizabeth Rishel, CKD, owner/designer of Orion Design. “Now, people are getting more and more comfortable with their own ideas and embracing them.” Granite countertops have become standard in the industry, but, according to Elizabeth, quartz is becoming extremely popular because of its low maintenance. Suite Master Baths As for master suites/bathroom remodels, “You know the drill: more storage, better function,” Elizabeth says. “One interesting trend is that we continue to take out tubs in master bathrooms and instead utilize a big walk-in shower.” Continuing in popularity is Universal Design, also known as accessible design or aging in place. This concept transforms a home into a safe sanctuary for all, especially those with physical disabilities. Specific requests include barrierfree shower bases, touchless faucets, motion-sensor lighting and comfort-height toilets, according to Mike Dodd, president of Wineteer Construction and LifeWise Renovations. And, though cost continues to be top of mind, homeowners can’t give up the luxury of heated floors.
Lower-Level Digs Whether you incorporate an English pub, man cave, or guest suite/caregiver’s quarters, finishing a lower level increases your home value as well as living space for your family. (Additions, which are trending on the national market, also add livable square footage and value to a home.) A cost-effective route some homeowners are taking includes luxury vinyl tile. “It is extremely durable and has some beautiful looks,” Elizabeth says. By far the family’s favorite space, it’s a race to see who can “call dibs” on it each morning. “I needed the space to be smart and functional,” Tiffany says. “For a busy family, that means storage, smart use of space and a plan that will grow with two little boys. I wanted it to represent who we are as a family.” In keeping with their wishes, builder/remodeler Jay Jackson designed a floor plan to suite all needs. “We worked with what was there to help them achieve their goals and maximize their space,” Jay says.

Tiffany, a lawyer by day, designed a two-person desk unit with built-in cabinetry (thanks to a little inspirational help from Houzz) that can easily transition into an adult space when the boys go off to college. The wet bar, complete with microwave, dishwasher and wine fridge, provides contrast to the neutral color palette with dark cabinetry but maintains consistency in a cabinet-front design that mimics the built-in desk unit. A subtle ‘s’ shape denotes where the engineered hardwood floors end and where the carpeted living room begins, one of Jay’s design details. “We wanted to get away from a straight line and give [the space] a little more pizzazz.” From conception to construction, the built-in shelving wall around the TV was Alan’s project. Taking the multifunctional concept a step further, one bookcase conceals a hidden entry to the storage room. Alan, an Android developer, continued his creative talent outside, designing and constructing the new flagstone patio and fire pit. While the layout achieved everything on the family’s wish list — in a cozy 952 square feet — it’s the eclectic furnishings and decor that personalize the vintage chic space. Energizing the white color palette are colorful chairs, rugs, bean bags, pillows, furniture and artwork — both new and repurposed. A vintage 1960s buffet pairs seamlessly with a comfy Crate & Barrel couch and a “pineapple” desk lamp that Tiffany bought for $3 at a church garage sale and repurposed. Vibrant color pops off shelves and walls from the kids’ artwork and craft projects that Tiffany says have gone awry, while Alan’s guitar collection subtly lines the back wall. Giving a nod to mythology, she framed each family member’s astrological sign and hung them neatly on the wall outside of the powder bath located at the bottom of the stairs. The lower-level finish — completed ahead of schedule — didn’t just simply increase their living space, it “improved our quality of life,” Tiffany says. The family spends most of its time here, with ample space for lounging, studying, partying and, most importantly, more room to house — ahem, hide — the kids’ toys.

Lauren Wendlandt of Framework Design adds that “compact living” is a buzz phrase in the architectural community. “People can definitely learn to live in much less than they’re used to,” she says. “I think there is a minimum that’s required for pure sanity, but no one in our office has found the need to live in or design overly large homes. We enjoy everything having a place and everything in its place.”
A Material World Low maintenance is the way to go, especially on the exterior of a home. Both Lauren and David recommend fiber cement board, such as James Hardie Board Siding, and AZEK trim. “Both can be painted, but they hold up for a long time in this climate,” David says. Stone, both authentic and cast, is showing up inside and outside of homes, while brick has faded from popularity. LED lighting and energy-efficient fixtures have maintained their footholds, Lauren says, while David notes the inclusion of highperformance windows and doors.

So much so that Dan spun off Extraordinary Homes, a design/build company specializing in modern work that now has to turn away clients because he’s so busy. “It’s like when Steve Jobs built the iPhone,” Dan says. “Nobody was asking for it, but when people saw it, everyone wanted one.” Lauren says her clients seek out her firm to incorporate modern style into historical projects as well as to explore their “eclectic leanings.” The term “modern” evokes thoughts of cold spaces to many locals, but Dan says that’s not necessarily true. “To me, there is warm modern (lots of wood) and cold modern (all white), and Kansas City definitely prefers the warmer look,” he says.

Upgrading the island’s base to walnut was a last-minute change that made visual sense because it matches the couple’s furniture, custom-made by Ryan Bennett of Deadleaf Designs. Chris loves the two-tone look. “It’s more distinctive than my initial idea of a white kitchen,” she says. But there’s another benefit. “I thought it was a luxurious wood choice, but it’s so practical.” Going with wood over white downplays the inevitable scuffs and dings from their kids, ages 3 and 6. “It will get chipped, but we won’t see it as much.” Initial plans for the house included installing a “light cannon” from the attic, but replacing a row of arched windows with larger ones and a single French door with a slider doubled the amount of glass as well as improved circulation. “The new windows, colors and furniture all contribute to this feeling of lightness,” Rick says. Mix It Up For those who are torn between modern and vintage design, mixing the best of both worlds is easier than one would think. “People want current yet traditional, timeless furniture that can have a modern twist. For example, a ceramic porcelain lamp with a unique design paired with a drum shade can create a fresh twist; or simply placing a modern lamp on a traditional end table,” Mary Carol suggests. Another way to tweak the traditional is to reupholster old furniture with a modern fabric pattern.

In the dining room, she expressed her love of texture by using grasscloth wallpaper. The unique textural quality of this natural wall covering was paired against a classic white wainscoting featuring a custom geometric pattern that Lindsay designed herself. The room is framed by elegant French doors, and tall dining chairs covered in red canvas add a punch of color. While Lindsay modestly describes herself as only “decently crafty,” her home features a number of pieces she’s transformed. She repainted her nightstands with a lively shade of turquoise and added a splash of yellow to the bulbously adorned lamps in her master bedroom. And her home features not one but two deer heads, including one in her office she tweaked on her own. She bought the buck head off eBay, mounted it on a crest, painted it white and completed the look with a lacquer finish. Other artwork in the home includes “a conglomeration of things” that she sourced and curated, including pieces from art.com, family heirlooms and even a Chinese antique screen that serves as artwork in her bedroom. They can decide when the fire comes on and off, change the height of the fire and more.” According to the survey, outdoor living spaces, defined as kitchens and entertainment spaces, were the second-most popular feature in residential outdoor elements. (The most popular feature, unsurprisingly, was a garden or landscape space.) An outdoor kitchen can be as simple as extending the grill area with a serving surface or adding a full kitchen with an oven, smoker, dual-burner stovetop or sink. “I really aim to create places of significance for families that they will be able to use and enjoy,” says Chris Ehrenberg, a residential
