For me, there’s nothing better than curling up on the couch in a favorite pair of sweat pants (I have several) with Kevin, Madeline and Truman — that’s the true comfort of home. I can imagine, however, that it’d be even cozier on a stylish sectional in the room of my dreams. When lower levels, bedrooms and living rooms look as good as those in here, YOU don’t have to, so put on your comfy pj’s, kick up your non-pedicured feet and enjoy this month’s issue. As you flip through these pages, you’ll find luxurious, customized spaces for every age, from bedrooms that will make homework less of a hassle to lower levels that are guaranteed to draw more attention than the game. Plus, some of these “basements” share space with wine cellars (my fave!). And, there’s no better way to spend quality family time on a cold winter night than huddled around a warm, glowing fire. In our area, a fireplace can be used quite often for several months at a time. Though many are transitioning to a sleeker look with gas inserts, fireplaces continue to draw family and friends together. Here, you’ll find several exquisite fireplaces, especially the one featured in our green home: a see-through fireplace from the living room to the home office that ignites with the touch of a button. (The custom front door to this home is shown at right.) The part I love the most about homes designed for the family are the creative, personal touches, like a display of framed family photos and kids’ artwork. A couple of our featured projects dedicated a wall to these mementos, and I absolutely love the idea! (Maddie already has lots of artwork and photos at only 18 months old.)

Hoffmann, bought it as a gutted foreclosure. “There was zero ‘original’ to the house in terms of trim or interior details,” he says. “This allowed us to go modern, more our style, while keeping the exterior original.” They repaired the home’s full stone chimney, removing the burned-out mortar and clay tile liner and replacing it with a double-wall stainless steel flue. Whereas many homes are now featuring a gas fireplace beneath a flat-screen TV, Alan’s research led him in a different direction: to a remote-controlled, ceiling-mounted, 92-inch diagonal rear-projector screen. “We designed the entire fireplace around this to get as large a TV as possible that is essentially invisible when not in use so as to not detract from the beauty of the fireplace and quartz,” he explains. “This also prevents the heat from the fireplace damaging a ‘normal’ flat-screen TV above it.” With LED rope lighting above the stone for additional ambiance and hidden power/data/low-voltage/speaker wires for ultimate controllability, Alan’s fireplace is a perfect example of the enhanced appeal of fire in the modern era. There’s just one question left: In its new form, does it still have function? “It’s definitely for looks, but it also produces a decent amount of heat,” he says. DECEMB ER 2013 |

Built by Starr Homes, this home’s main floor features an open concept wrapped in a palette of gray and black with color brought in through vibrant fabrics and accessories. “They wanted the interiors to be what I consider modern, crisp and clean, which is a reprieve from their previous Old World/Tuscan home,” says Lisa Mermis, owner of Twigs Interiors. The custom light fixtures, pendants, sconces and chandeliers throughout dictated the architectural style for the rest of the home — and are intriguing design elements in each space. Even the rugs were custom-ordered. And although the numerous fabrics featured in each room are sophisticated, they are also kid-friendly, as many were made for indoor/outdoor use. The homeowners were “picky” when it came to their master suite selections. They travel quite a bit, spending a lot of time in hotels, so they knew they wanted a high-end hotel feel, and heated tile floors are a luxurious addition.

The kitchen, in its classic shades of gray, houses high-end appliances like a double Wolf range, clean-lined custom cabinetry, and a Cambria-topped island with cushy footrest. Inspired by the Art Deco style, a Greek key motif is an added detail in the cabinetry and island trim as well as the outdoor fire pit and some light fixtures and fabrics. “We introduced [the homeowners] to multi-trim pieces that were sleek, boxy and had lots of mass, and I think the Greek key has the same characteristics, which is powerful when used in subtle ways,” Lisa says. “They liked the design aesthetic of it; it’s just one of those things that resonated with them.” The master bedroom is ultimately peaceful, with red accents, as requested by the homeowners, who also wanted a refined sectional. “They wanted a restful, hotel feel, kind of like the W Hotel,” Lisa says. The master bath features a wall of mirrors, from the countertops to the ceiling, sleek cabinetry, a make-up counter, freestanding tub and tiled shower.

Connecting with their Kentucky roots, a Johnson County family creates a home that reflects its Southern tastes. It’s immediately apparent that Todd and Lisa Moseley had another era in mind when they built their home in the Heritage Hill West neighborhood in 1994. Inspiration stemmed from an 1810 farmhouse located in their hometown of Louisville, Ky. The wide, open front porch features crisp white columns that wrap around the front to a seating area that’s shaded by a magnolia tree, depicting classic Southern style and charm. Several wooden, weathered rocking chairs are perfectly placed along the front; two of the rockers were an anniversary present from Lisa to Todd “to show how we want to grow old together,” Lisa says in her soft Southern accent. Crossing into the entryway, the peaceful scene on the porch transforms into the grand formality of the South, where a stunning crystal chandelier is centered over a curved staircase, a welcoming entry space that leads to either a Federal-style dining room or music-themed living room. The Moseleys spotted the chandelier hanging in their favorite Louisville bed and breakfast and made the owner an offer. Two weeks later, “we wrapped up each crystal individually in tissue and brought it here,” Lisa recalls. The chandelier holds sentimental value to her as well. “It was originally hanging in the Rialto Theater in Louisville, and my grandmother used to attend the theater there.” A few years after finishing their home, the Moseleys decided to add a spacious sunroom and back porch. They carried the white columns from the front porch into the sunroom alongside many windows and chose intricate brickwork for the flooring, fireplace and outdoor porch. “Being from Kentucky, we did notice that there’s not brick here. It’s just not as common in this part of the country,” Lisa says.

playhouse underneath. It’s a perfect fit for Shelby, who is an accomplished rider with many trophies and awards displayed around the room. The guest room, now Lauren’s room when she’s home from Norfolk, Va., to visit, is down the hall. Covered in soft, cream tones, the room has an enclosed bed and vintage-inspired sitting area. Up one floor is an attic-level playroom. It’s a laid-back place for the kids to do homework or watch TV. A skylight casts a soft glow on the cloud mural covering the walls. The wood tables were redone in a distressed white finish that blends with the personal touches of the tarnished silver platters and mint julep cups that belonged to Lisa’s mother. Though her days are filled with juggling numerous schedules, both personal and professional, Lisa can’t imagine life — or her customized family home — any other way. “I’m blessed to have my family,” she says. And we can all agree with that.

hese Prairie Village homeowners didn’t want to just reduce energy

costs, they wanted to build a home that was environmentally friendly

— from the foundation to the light bulbs. “We had the experience of living in an older home with its challenges,”

the homeowner explains. “We replaced a home that was never going to be energy-efficient with one that will always be.” Now nestled within the rows of 1950s Arts and Crafts homes is one

of Kansas City’s few National Association of Home Builder’s (NAHB) certified green homes. The NAHB’s 2012 National Green Building Standard is a checklist for green remodeling and renovation projects that includes using recycled materials, reducing energy use, conserving water and improving indoor air quality. “We weighed LEED certification versus the NAHB process,” explains Dominique Davison, architect and designer for DRAW Architecture + Urban Design. “The NAHB process is user-friendly, offers a helpful online tool and is a good standard for sustainable design with a residential project.” Differences in building with these standards were apparent from

The family room houses a sectional sofa and FLOR carpet tiles that easily handle the family of five. A custom-made sliding door panel by local craftsman Scott Beattie (using FSC-certified maple) hides the TV when not in use, allowing photos, artwork and trinkets to be on display. He also made the butcher block top on the island.

But the biggest difference was in the construction of the foundation and the insulation of the home, according to Andrew Homoly, owner of Homoly Construction, which specializes in green building. “The foundation is a Homoly Construction high-performance foundation with extra-wide footings and better drainage that prevents typical problems such as leaking in the basement,” he says. The frame of the house features open web floor and roof trusses that can withstand up to 150 mile-per-hour winds, or an F4 tornado. (This is almost double the Kansas City building requirement.) They also used an insulation technique, the Perfect Wall System, that places rigidfoam insulation on the outside of the walls and open-cell foam between the studs. “Traditional insulation is like putting a sweater between the ribcage instead of on the outside of the body,” Dominique explains. “The Perfect Wall System is more efficient due to the added insulation.” When it came to the home’s curb and interior appeal, the design was a mix of eco-friendly and aesthetically pleasing materials. “The homeowners wanted the exterior to be quite dark, so you think it would be dark and cozy on the inside as well,” she says, “but bright finishes create an interesting contrast.” PLEASE TURN THE PAGE

Other interior features include Forest Stewardship Councilcertified wood floors, recycled tiles from Elements of Green, and a ground-source heating system. When the homeowners reflect on the last two years in their home, they are “really gratified.” Energy costs are minimal, there is plenty of space for the family of five, and they feel connected to the neighborhood they love. “We can’t wait for the day that this building technique is not noteworthy because it’s cool but because it makes sense,” the homeowner explains.

The winter season has arrived. And for the Heise family, a warm, cozy escape is just a few steps below. Their finished lower level offers a welcome refuge year-round, but in the heart of winter, it’s that much more appealing. A well-planned design, the Heises’ lower level is a harmonious mix of functional spaces, rustic materials and luxurious amenities. Anchored by a glass-enclosed wine room, the space also features a comfy living area, dining area and bar. Surprisingly, the initial planning was done while the family still lived in Australia. “I had an idea of what I wanted, and the builder [Starr Homes] and I designed it over the phone. We like to entertain and wanted a gathering space,” Chris Heise says. The rest of the Heises’ Mills Farm home in Overland Park is in a rustic Colorado style. But when they bought the house, the lower level was unfinished, so they had a blank canvas to work with. “The lower level is more modern, but it still blends with the warm feel of the rest of the house,” says Gerry Starr, who worked with Chris to design the project. “Chris had a lot of design ideas and was hands-on with every decision made relating to lighting, textures and finishes.” The wine room was a must-have for Chris — not only does it serve as a place to entertain and have an intimate dinner, but it also can be used as a quiet work space. Wood wine nooks and beams, wine storage and brick walls are just some of the details Chris chose to create an inviting ambiance. “It’s our very favorite room in the house. It’s comfortable and warm and easy to be in, and the curved glass wall keeps the space open but private at the same time,” she says.

With the glass wall, adults can enjoy dinner while the kids play in the living area. It’s also Gerry’s favorite feature in the lower level. “When you build such a beautiful space, and you’re making an investment in it, the glass wall lets people enjoy it from inside and outside the room,” he says. An Old World-style arched stone doorway leads from the wine room to the bar. A mixture of well-placed materials — the high-gloss wood ceiling, the brick back wall and the tile countertop — give the bar an authentic tavern feel. In the main living area, Chris wanted the fireplace to be the focal point. “I fell in love with a threestory fireplace I saw, with a huge mantel that went across, and we made some tweaks to fit the idea into our space,” she says. “I also liked the look of a modern fireplace mixed with rustic stone and wood.” Throughout the lower-level space, Chris and Gerry made it a point to focus on the ceilings as design elements. “We accented the ceilings so they didn’t look like a basement ceiling. We expanded and changed the shapes, took advantage of the crown and other details, and did the drop-down effectively so each area felt like its own space,” Gerry says. And the collaboration between Chris and Gerry paid off. “If you heard everything we did without seeing it, you might say there is too much going on,” Gerry says. “But everything was put together well, and it looks like it was always meant to be that way.”

“The overall style I wanted was modern but also cozy, warm and inviting and able to entertain a lot of people,” Heather says. In this space, there’s a little something for everyone to enjoy.

What you need to throw a football soirée: three flat-screen TVs, plenty of seating, a fully stocked wine cellar, prep area for food and drinks, and, around here, authentic Chiefs gear. This sporty yet elegant lower level is ready to party. Steve and Heather Hunt’s former Mission Hills lower level was featured in Better Homes & Gardens in the 1950s — the era in which it stayed until designer Amy Redman, owner of Redman Design Studio, brought it into the 21st century. “They wanted a sports bar feel with a classic look,” Amy says. For starters, they knocked out a wall that evenly separated the space to make it more conducive for entertaining or family playtime.
