Nathan’s April Market Wrap-up

Well the month of distractions has been and gone as 2024 moves quickly. April historically is a volatile month with public holidays and school holidays thrown in the mix. This year we found a healthy level of stock on the market with buyer intent continuing to stay strong in most markets.

Towards the back end of the month, however, we did notice buyer sentiment ease as competition reduced and the urgency from buyers dissipated. Prices during this period did hold firmly with some great prices produced around multiple suburbs.

As we head towards the middle of the year we do expect the low-mid range property under $1,000,000 to continue selling in fast time frames with strong competition while mid- high price points from $1$3m will see longer days on market. This opens up a great opportunity for those looking to upgrade in this marketplace and get in before rate decreases begin!

UPGRADE YAWALPA ROAD

A redesign of the reserve with a focus on enhancing the natural landscape and supporting the wetlands and native flora. Currently in the planning phase this project is set to be in works in 2025.

As public transport expands on the Northern Gold Coast a new facility is under construction to maintain the increased number of passenger trains. Workshops, wash stations, offices, and internal rail system, and stabling tracks will allow for an efficient maintenance regime.
