Dear Resident,
Happy New Year 2025!
I am delighted to address you on behalf of Dubai Holding’s recently formed community management arm with the aim to provide premium community management services by managing and nurturing our communities where residents truly understand a sense of belonging.
With the evolution of Dubai Holding Community Management (DHCM) after the 2024 merger announcement of Nakheel and Meydan with Dubai Holding, it gives me immense pride to share that we now manage a portfolio spanning 1.35 billion square feet of total area that includes 53 prestigious Master Communities and 383 Jointly Owned Properties. This accounts for 40% of the market share and housing one-third of Dubai’s population.
As we build tomorrow together, I look forward to serving our communities through customer-centric, community-focused and technology-driven initiatives and approaches and truly emerging as a flagbearer in community management.
We have wrapped up an eventful year with the celebration of festive, family and social events in the closing chapter of 2024, bringing us together in moments of happiness and community joy. In this edition, you will read about our accolades from the year that bear testament to the dedication of our exceptional team and reinforce our commitment to delivering vibrant communities for generations to come.

Your Community Updates
Come rain or shine, your community undergoes several improvements and upgrades all through the year. Here is a slice of all that was planned and undertaken in and around your neighbourhood in 2024.
Lasting First Impressions
Shoreline Apartments Buildings 1 and 20 were fitted with new backlights for the building sign, marking a significant improvement in the building name visibility, while offering stylised illumination for the tower at sundown.
These lights play a crucial role in ensuring that the apartment buildings are easily identifiable, especially during night time or in low-light conditions. Building signage lights are essential for guiding visitors to the correct location, minimising confusion and ensuring a safe, welcoming and well-lit environment for all.
Revitalising Trash Systems
Garbage compactors at Shoreline Apartments Buildings 2, 4, 5, 6, 9, 14, 17, and 19 underwent a thorough refurbishment, including deep cleaning, pressure washing and painting of the exterior structures. Regular maintenance of garbage chutes is essential to prevent grease build-up, eliminate unpleasant odours and ensure the systems operate effectively.
These refurbishments extend the lifespan of the compactors while improving waste management efficiency. By addressing potential blockages and maintaining cleanliness, the upgrades help maintain hygienic garbage collection systems and ensure that waste disposal remains quick, efficient and odour-free.
Pedal to Parking
Apartments - Buildings 1 to 6 and 9, offering residents a secure and convenient place to park their bicycles. By providing a designated space accommodating seven bikes each, the installation enhances convenience for cyclists and helps reduce congestion in the building.
The addition of cycle racks also supports a greener lifestyle, aligning with the community’s commitment to sustainability. With easy access to secure bike storage, residents can confidently bike to and from their homes without worrying about their bikes' safety.
Umbrella Upgrade Energy Efficiency Starts Above
36 pool umbrellas were installed by the poolside at the Shoreline Apartments clubhouses 1, 2, 3 and 5, providing residents with shade and protection. These umbrellas are strategically placed to ensure comfort during outdoor activities, whether lounging by the pool, catching up on this month’s book club pick or simply relaxing in the community’s common spaces.
The addition of these umbrellas enhances the overall experience for residents, allowing you to enjoy the outdoor areas without being exposed to the sun. This thoughtful upgrade ensures that the clubhouse remains a comfortable and inviting space, all throughout the year.
Insulation and ceiling refurbishment works at Shoreline Apartments’ Buildings 12 and 20 were completed, as part of our ongoing commitment to energy efficiency.
These insulation works help reduce heat flow, enhancing temperature control and significantly lowering energy consumption. This energy-saving measure ensures that residents enjoy more comfortable living spaces while contributing to a greener environment. Work is underway in other buildings and is progressing as per schedule.
Greenscapes in Bloom
With a new season upon us, we welcomed a diverse range of vibrant blooms spanning a total area of approximately 23,000 square metres across the Palm Jumeirah master community.
The visually striking frangipani trees alongside the stately fan palm trees snaking across the centre median elevate the appearance of the space. Blushing bougainvillea and jatrophas, sun-kissed marigolds and oleander blooms, pretty petunias and green buttonwood plants brighten up the areas next to the main roads, centre medians, common areas of Canal Cove G, the Frond K roundabout and the community streetscapes.
Meanwhile, the sprightly fountain grass and multi-hued jade plants add visual drama from the ground and upwards along Palm Jumeirah’s streets.
Handpicked by our landscaping experts for their ability to bloom in the UAE climate and supported by smart irrigation, these species contribute to the harmonious blend of greenery and structure for motorists and residents navigating the neighbourhood.
Renewed, Refreshed Roads
Among the major and successful enhancements carried out by the community infrastructure team in 2024 were the upgraded road markings within the Palm Jumeirah master community.
These markings ensure motorists safety, utilising highquality, reflective paint and durable materials to increase visibility for drivers and pedestrians, particularly at night and during adverse weather conditions. 24/7 monitoring and maintenance protocols have also been established to ensure that these markings remain clear and resilient under heavy traffic.
Additionally, street lighting and traffic signals were thoroughly inspected and adjusted as needed to further optimise road safety. These improvements have contributed to smoother traffic flow and a safer environment for all road users.
Bold Boardwalk Upgrades
The retrofitted Palm Jumeirah Crescent Boardwalk marks a significant achievement using sustainable infrastructure in urban landscapes, enhancing environmental responsibility and improving the visitor experience across the 11-kilometre stretch.
This completed initiative involved the installation of 920 advanced solar-powered lights, which provide reliable, eco-friendly illumination while reducing carbon emissions and supporting the UAE’s green energy objectives.
By leveraging solar energy, this upgrade aligns with sustainable urban development and offers costeffective lighting while fostering a safer, more enjoyable environment for residents and visitors.

SEASON 3
A Resounding Success
Nakheel Communities - the Home of Netball has been stirring interest in the sport of netball amongst residents, youngsters and children over recent years. Into our third year of partnership with the Emirates Dubai 7s, we witnessed 90 teams from South Africa, England and local UAE-bred squads from Dubai, Abu Dhabi, Ras Al Khaimah and Sharjah come to the fore with fervent sportsmanship and zeal to clinch tournament titles across three days of exhilarating sporting fun at The Sevens Stadium.
The netball tournament proved to be a major component of the festival with its newly renovated 4-court netball zone providing players and spectators with a whole host of entertainment.
Among our sponsored teams, Nakheel Magimix stole the show with their dance routines and musical entrances while sports lovers engaged in a meet and greet with the UAE national netball team at the Nakheel Netball Hub.

Popsicle Party
Our roaming popsicle cart made a pitstop at Palm Jumeirah’s Al Ittihad Park on 07 September for wholesome fun. With free popsicles on the menu, reeling in residents young and old, there was no better way to beat the waning summer heat. We’re talking popsicles with names as great as their flavours - mighty mango, fancy choco, galactic lime, super strawberry, very raspberry and crazy coconut. Residents agreed - it doesn’t get cooler than this.
Kids’ Science Fair
Bright scientists and young explorers at Palm Jumeirah came together on Saturday, 12 October 2024 for four hours of non-stop fun. It was a day filled with discovery, excitement and mind-blowing experiments. The budding scientists also got a chance to channel their creativity with arts and crafts workshops, model mini-rocket launchers and participated in live science demonstrations. A spellbinding astro-bubble show and cool stage performances caught the attention of the little scientists.
It was a lovely community gathering as families poured out of their homes for an evening of explosive fun, imagination and creativity.
A Spooktacular Halloween Party
It was a frightfully fun time as 3,250 participants came together on Saturday, 26 October at the Palm Jumeirah Halloween Party near Al Ittihad Park. There was something for everyone with a haunted house adventure, photo booth fun, spooky games & activities for kids, pumpkin carving activity, monster mash dance party and food trucks for delicious grub and much more.
From the little ones trick-or-treating in their creative costumes to the thrilling activities enjoyed by all ages, this Halloween truly brought our community together for a day full of fun, laughter, and, of course, a little bit of fright!
Champion’s Day
Palm Jumeirah residents came together for a series of exhilarating outdoor fitness activities, featuring three classes a day led by professional trainers from 14 to 24 November. It was an unforgettable two weeks of health, wellness, and connection, culminating in the grand Champion’s Day celebration on Saturday, 23 November.
In line with the city-wide Dubai Fitness Challenge 30x30, the events were one of the most exciting activities and featured collaborations with activations with Wellfit wherein residents were invited to experience their signature classes – Fortify, Ignite and Lift – alongside yoga, pilates and Zumba throughout the season. Residents enjoyed fitness challenges, games, interactive sessions and healthy treats and even took home amazing prizes.
This event highlights the spirit of community, where every resident, no matter their age or background, is celebrated for their contributions to making Palm Jumeirah a vibrant and thriving place to live.
Eid al Etihad Celebrations
Residents, families and friends commemorated the UAE’s Union Day at Palm Jumeirah to honour the spirit of unity and the rich culture of our great nation on 1 December, honouring the spirit of unity that defines this remarkable nation of the United Arab Emirates.
The celebration was held at Al Ittihad Park, where neighbours gathered to mark this momentous occasion with a day full of joy, culture, and connection. The event was an immersive journey into the heart of the UAE’s rich heritage, filled with cultural performances and traditional storytelling that showcased the beauty of Emirati traditions. And surely, what truly made the day unforgettable was the palpable sense of community.
Santa’s Toy Factory Makes a Pitstop
A world of winter wonder was created at the doorsteps of Nakheel Mall on 21 December. Residents navigated the frosty wonderland’s many surprises – sparkling trees, whimsical decorations and wonders at every corner. All were entertained by carnival games, listening to the tunes of the carolers and the live band parade. The highlight for most was visiting Santa at his grotto, lending an ear to your Christmas wishlist.
Younger residents dove right in at the snow zone, dropped off their handwritten letters into Santa’s letterbox, tried their hands at gingerbread crafts and took home fun prizes. It was a picture-perfect Christmas like no other.

It’s a wonderful time to reflect on how you could contribute to a positive and happy collective community living experience in your neighbourhood. Save these recommendations that topped our charts and share it with your circle.
Keep it Cordial
Lend a smile and a simple hello to a neighbour you encounter on that evening walk or even the security personnel or service provider who helps you with an enquiry.
Bring Down the Volume
Avoid throwing a big noisy bash or turning up the music to deafening decibels after 10pm or reasonable hours. No neigbour wants to be privy to your loud conversations or arguments.
Park
Appropriately
Park only in driveways or parking spaces that are assigned to you or in zones reserved for parking –do not encroach the neighbour’s spot or run your wheels on the sidewalk or grass.
Stay Sustainable
Practice reducing waste, recycling more, making eco-friendly choices and conserving energy.
Avoid littering outside your property and put your trash in the designated bins and areas. Go green and inspire your household, especially the younger folk to embrace it.
Respect Thy Neighbour
If you are having a problem with a neighbour, try first to resolve the situation peacefully in person with respect and understanding –this goes a long way.
Referring the Community Rules as a great reference point could help - for what’s allowed and not allowed within and outside your property. Reach out to your community management team if you still need help resolving or reaching a common ground.
Remembering these community rules help cultivate an open line of communication amongst your diverse pool of neighbourhood buddies and sustains friendships for a long time to come.
Being Water-Wise
Water conservation is a shared responsibility that begins within our communities. By implementing water-wise practices, each home can make a significant impact. We believe that starting a conversation about mindful water use can initiate a ripple effect creating a cumulative impact in residents’ daily lives.
Below are a few practical ways to reduce your household’s water consumption and subsequently, even manage your water bills

The Why and What Explained
As your Community Manager, Nakheel Community Management oversees and maintains the common areas and services in your community, ensuring smooth operations and a positive living environment.
This includes managing the administration, utilities, improvements, new recreational areas, community income, health and safety initiatives, technological innovations, dayto-day communication with residents and enforcement of community rules and regulations.

Adherence to Local Regulations
Familiarise yourself and stay up to date with Dubai Municipality’s guidelines on breeds allowed as pets, even if they are adopted.
Register Your Pet
Take proactive steps to register your pets through the official Dubai Municipality Veterinary Services section. Don’t forget to re-register your pet every year.
Vaccinations
Every dog/cat must have a microchip and up-to-date vaccinations for DHLPPI and rabies for dogs, flu/ enteritis and rabies for cats, updated annually. Keep their health in check with regular veterinary care.
Follow the Rules
Adhere to your community rules, avoid zones, lawns and amenities that are not pet-friendly, keep them on a leash and clean up after them.
Report any pet-related violations such as aggressive behavior, unauthorised breeds or improper handling of pets by contacting Dubai Municipality Call Centre at 800 9090.
Know your Makani Number
Your Makani number is your key during emergencies, therefore making this unique ten-digit identifier a must-know for all residents. Knowing this number enables smart, easy and effortless navigation of up to 1 square-metre accuracy in various scenarios.
Where you can locate it
Find your building’s Makani number affixed on the wall at the entrance of your building.
How it helps
▶ Quicker ambulance services: Got an emergency? Refer this number to your police or ambulance services and they can reach you within minutes.
▶ Availing priority services: Senior citizens, residents with critical health conditions or people of determination can sign up for Dubai Police’s Priority Service using the Makani number.
▶ No lost packages: Share your Makani number with your food delivery or goods drop-off personnel to ensure accurate delivery of your items.
Educate members of your household and domestic help about your property’s Makani number and its importance.
BalconiesNo Grill Zone
With the pleasant Dubai winter upon us, spending more time out on the balconies beckon. However, we would like to remind you of important regulations that prevent barbecuing on the balconies.
As per the local rules governing fire and life safety – balconies, terraces or basements must not be used for the purpose of barbecuing or cooking. This is against the Dubai Civil Defense regulations and can draw fines and legal implications.
Please remember that in the event of non-compliance, a notice of violation and potential penalties will be issued to residents. Residents are urged to strictly follow these rules to avoid safety hazards and inconvenience to others.
If your community has a dedicated BBQ facility with the required set up area for cooking and outdoor seating, refresh yourself with the rules of usage for an enjoyable experience.

Meet Real Estate’s Sporting
Champs
Dubai Holding Community Management’s* football squad emerged second place at the Active Communities Football Tournament hosted by the Dubai Land Department that spanned the Dubai 30x30 Fitness Challenge.
Up against leading real estate giants and industry peers, team DHCM clinched a strong 3-1 victory over Dubai Land Department (DLD) in the first match setting the tone for the competition. A thrilling semi-final and final face off later with the DLD squad a second time, DHCM emerged runner up and won an additional credit for their Best Goalkeeper.
The sporting event by the region’s regulator seeks to nurture a culture of sports, encouraging participation from diverse segments of society, especially real estate developments across Dubai, contributing to the growth of an outstanding sports community in the city.
