Inthe early stages,whenthere islittle tophysically see on the project, I'd list the most attractive unit (the one facingthe courtyard) onMLS asa "tobe built"with renderings,floor plans, and maybe optionstocustomize,while alsospreadingthe word that thisisone of four unitsavailable.2.) We'd promote the project through MLS, digital ad campaigns,and email marketingtostart The goal isgettingthe word out socastinga wide net iskey3 ) I'd like toset up a showroom of sorts;If buyerscan't see a physical structure yet, let'stake the eventual structure tothem! I can host buyers/agentsat the Sotheby'soffice in the Amegy Tower withsamplesof flooring, tile,backsplash,countertops, appliance selections,etc. sotheycan see the quality infront of them.If needed, we canmake thisshowroom mobile and I can take it on the road or even bringit tothe propertytotalk buyersthrough it.

What can we do to drive interest as this project is hidden and not ever seen from any major roads?

99% of buyerssee homesfor the first time online. While it would be great for everydaytraffic todrive right by the construction,it'snot imperative.The John Dreaper Deed Restrictionsallowa 5sf sign tobe put onthe propertyfor those people whodo drive byand we may be able toget creative withadditional QRcodes,etc that won't upset the POA.

- Do you have any examples or experiences similar to this project you can share with us?

I have not sold a 4-unit new constructionproject but I have sold plenty of new constructionand luxury homesand the processisthe same.It doesn't matter the product,the most important step istoprice it right from the start and get as many eyesonthe property aspossible in the shortest amount of time.There isno better brand and reputation than Sotheby'sInternational tomarket a home

What rates are you willing to offer in exchange for the listing on all 4 homes?

Speakingfor the listingside,we are able tooffer a discounted 2% brokerage fee for each unit sold (rather than our standard 3%).I believe inour processand marketingstrategy but I alsounderstand the challenge builders/ investors carry tolimit their coststomaximize the returnon their investment sowe offer thisdiscount toalleviate that pressure.

- What fees can we reasonably expect to pay buyer?s agents and still incentivize those agents to visit our homes?

Thisisnegotiable but the maximum you canexpect tooffer is3% toa buyer'sagent.At least for the first unit, I'd recommend offeringtopay a buyer'sagent commission at 3% tofacilitate a smoothfirst sale Thiswon't be visible by the public or agents(since the NARsettlement) sothe strategy can be adjusted for each unit differently.For instance, if the first unit sellsquickly and withfew hiccups,maybe offeringa full 3% isn't necessary for the others.Or, maybe you ask that buyer agent compensationbe made aspart of a buyer'soffer versussettingaside a specificamount before knowingwhat a buyer will offer.

- What costs are covered by your firm in exchange for the listing?

I cover all digital and print marketingcollatoral for the properties.Photos,video, brochures,builder profiles, amenity sheets,digital ads, print ads(if necessary),etc. I will spend a significant amount of time and money marketingthese homesbecause I want it tobe done right Asfor your costs,you just need tofocuson the physical structure or anythingpertainingtothe housesthemselves.Asanexample,if we end up needingtostage one of the finished homestoimprove first-impressions,thiswould be your cost but I would cover the newphotos,etc

- Would you be willing to review and offer suggestions based on experience regarding selections for these homes?

Absolutely! The goal of designingspec homesistomake decisionsbuyerswon't want tochange.I enjoy the design processand I'd be happy tocolaberate todiscussthe right materialsand finisheswhile doingour best tostayon budget tomaximize profit.

I'd argue that the Sotheby'sbrand can offer more thanany other brokerage inHoustonwhen it comestoselling luxury property While we work asindividual agents,we act asa team whenin comestopromotionand sales, includingworkingtogether tobringlistingsand buyerstogether ona regular basis.Collaboration amongagentscan make a huge impact and I plan tofully utilize thistosell these homesasquicklyand for asmuch aspossible. - Based on your review of the plans and comps for the area, what do you suggest we list these properties for?

Based on what I know about the project,plans, and expectationson finishes,alongwiththe CMAexamplesprovided in thispresentation,I have a multi-faceted response tothisquestion.

1.) Lot 2 holdsthe highest value asit hasa better elevation and locationfacingthe courtyard.

2.) Lot 3 should have the second highest value asit'ssimilar toLot 2 insize,space, and privacybut doesn't offer the courtyard views

3 ) Lots1& 4 should be viewed assimilar valueswithyardsfacingthe alleyway

Lookingat current compsin the Uptown/ Tanglewood area from the last year+ and thinkingabout marketingthese homesbefore they're built,I'd sugguest the range of value for Lot 2 is$1.8M - $1.85M,Lot 3 is$1.75M - $1.8M,and Lots1& 4 are $17M

I have some ideasonhow tomarket the first property withpotential optionsfor a higher price, settingthe bar for howthe followingthree are priced afterwards.
