Wilton Springs Hardware celebrates 50 years

NEWPORT — Located off Wilton Springs Road is a family owned and operated hardware store. It has seen many changes through the past five decades.

Mitchell Webb, who owns and operates the store, recalls when his father, Gay Webb, started the hardware. He said that the family lived at Northport while his father was working at American Enka at Lowland. Gay would work on building the hardware store in his spare time and on any days off.

Eventually, the hardware store was coming into form and the family moved into a three-bedroom apartment located in the same building. The family consisted of Gay and his wife, Floss, and their children, Mitchell and Susan.

In 1972, the hardware store opened its doors to customers.

Floss operated her beauty shop in the same building. That room that once held her beauty shop and heard the stories of the community is now Mitchell’s office.

Initially, the hardware was also a community grocery store, including local staples as well as supplying hardware needs and general supplies.

Mitchell recalls “pocket stores” serving the different communities around the area. Wilton Springs Hardware even sold gasoline in the past. He said gasoline prices went from 30 cents up to $1 per gallon. He said the store continued selling gas through the gas crisis in the 1970s, and continued to sell gas until 2008.

“It got to the point where we were not making enough from selling gas to continue dealing with it,” he explained.

He said that the store was half groceries and half hardware well into the mid-1990s. Hardware became more dominant in the 1980s, and the store continued offering groceries in the 1990s. Mitchell said that he started helping at the hardware store

in 1997 after his mother’s death.

He said he had been teaching school in Knoxville, and had no intentions of going into the hardware business.

In 2000, Mitchell and his wife, Sonya, moved back to the area with their children, Nathan and Emily. They made their home in the three-bedroom apartment in the hardware store while their home was being built.

That apartment has since been gutted and is now the rental area for the store. They opened up space, so they could offer a little bit of everything for rent. Customers can rent jackhammers, saws, pothole diggers, excavators, skidsteers, popcorn machines, sno-cone machines, and cotton candy makers.

The store had four employees, but in 2008 they doubled the size of the store despite the economic problems being faced across the country. They exclusively went to selling hardware items only during that time. Now, the store employs nine people.

“Having the rental department dictates more help. It is a much more physical job, and one person is just for delivering and picking up rental items,” Webb said.

The store does not sell building supplies, but is known for its extensive inventory of plumbing and electrical supplies. It also sells road tiles and other materials needed for local projects.

“As a small buyer with limited space, there are some things that are more difficult for us to get,” he said. “There is an advantage. While other stores may have to deal with certain suppliers, I can shop around. I can go where I need to go to get merchandise and that is beneficial to the customer.”

Webb said that local homeowners and do-it-yourselfers help keep business going, as well as a few builders and contractors. He said that the rental aspect of the business is a big asset to the daily operations.

Though those items still have a place at backyard barbecues, summer parties have taken a step up. now wildly popular. Fire features provide a welcome place to relax and converse with guests after the sun goes down. And much to kids’ delight, a fire feature also paves the way for some post-meal s’mores.

• Insulated wine cooler: Coolers are great places to store water,

soda, beer, seltzers, and other popular beverages. But what about wine? An insulated wine cooler ensures wine stays properly cooled but doesn’t get too cold, which can happen when wine is stored in a more traditional cooler filled with ice. Bottles are simply placed in the insulated cooler (much like

canned beverages slide easily into can koozies), and the bottle can be kept on the table much like you would for formal dinners indoors. Hosts can go the extra mile by pairing insulated wine tumblers with their wine cooler.

• Games: Summer entertaining season might be all about relaxation, but games can up the fun factor at backyard gatherings. Cornhole is a wildly popular game, and customized cornhole boards can help hosts come across as party professionals. Ladder toss, bocce and wiffle ball are some additional games that can make the festivities more fun. Hosts who don’t have a pool also can invest in an inflatable pool big enough to fit all the kids who will be coming to

the party.

• Outdoor storage cabinet: Hosts can save themselves the stress and effort of walking in and out for dinnerware and other table accessories by investing in a sturdy outdoor storage cabinet. As meal time draws near, hosts will appreciate that all the plates, napkins, utensils, and placemats are already outside. The top of the storage cabinet can double as a small but convenient buffet station for sides that aren’t being cooked over an open flame.

• Projector and screen: A projector and screen can really up the ante on summer entertaining, turning a backyard barbecue into a great place to watch a

game or cuddle up after dinner for a movie night under the stars. Projectors and screens won’t bust the budget, but those who have more to spend may want to consider an outdoor television. Outdoor televisions are built to handle the glare of the summer sun, but a retractable awning may be a good safety net for hosts who plan to spend many a weekend afternoon outside watching games or movies with family and friends.

These are just a handful of items that can up the ante on traditional backyard barbecues. Homeowners should know that there’s no limit to the number of items that can make summer entertaining season more special.

Remodeling with a return on investment in mind can be a smart strategy for homeowners, whether one is thinking about moving in the next few months or further down the road. Though this approach is an inexact science, in many instances, it’s savvy for homeowners to consider what buyers may want when planning home improvements.

Homeowners may be surprised to learn which renovations garner the best ROI at resale. The home loan and refinancing company RenoFi indicates that overall home improvement projects provide a 70 percent ROI on average. Many high-ROI projects add functional space and improvement. The following are some exterior renovations that help homeowners recoup the most money at resale, according to Remodeling magazine’s “2022 Cost vs. Value Report.”

1. Garage Door Replacement: 93.3% recouped of $4,041 cost

2. Manufactured Stone Veneer: 91.4% recouped of $11,066 cost

3. Siding replacement (Fiber Cement): 68.3% recouped of $22,093 cost

4. Window replacement (Vinyl): 67.5% recouped of $20,482 cost

5. Siding replacement (Vinyl): 67.2% recouped of $18,662 cost

6. Window replacement (Wood): 66.3% recouped of $24,388 cost

7. Deck addition (Wood): 64.8% recouped of $19,248 cost

8. Entry Door Replacement (Steel): 63.8% recouped of $2,206 cost

The majority of renovations on Remodeling magazine’s list of the best investments are exterior renovations, making this area of a home a particular point of interest for homeowners. The only interior project that cracked the Top 10 ROI for projects was a minor midrange kitchen remodel.

Exterior renovations perhaps add the most bang for your buck because they’re not only functional, but also because they add immediate curb appeal. Much in the way it has been said people eat with their eyes first — which is why chefs spend so much time on elaborate plating — buyers will judge a property by how it looks when they arrive, even before they’ve stepped inside a home. In essence, home buyers often judge a book by its cover. A worn exterior may indicate to potential buyers that the home was not maintained, however false that assumption may be.

It’s important for homeowners to consider all factors before beginning a renovation. Certain projects offer a stronger return on investment than others, and that’s a significant consideration for homeowners thinking of selling their homes.

Don’t get shocked by home electric safety issues

Electricity helps run the world, including our homes and businesses. Without electricity, we’d have no access to lighting, our interior spaces may not be heated or cooled effectively, and the computers and other devices we rely on so heavily would not run.

Even though electricity is designed to make people’s lives more convenient, it’s easy to take it for granted and become complacent about the safety needed to use it effectively. The Electrical Safety Foundation International says each year electrical malfunctions account for 35,000 home fires causing more than 1,130 injuries, 500 deaths and $1.4 billion in property damage. Since the average American home was built in 1977, many existing homes of this age and older simply cannot handle modern demand for electricity without modification.

The following are some warning signs that electrical issues could lead to bigger problems:

• Tripping of circuit breakers or blowing of fuses regularly

• Dimming of lights when other devices are in use

• Buzzing sounds from outlets or switches

• Discolored outlets

• Seemingly underpowered appliances

Additional warning signs can include a tingling feeling when an electrical appliance is touched, rubbery smells or an aroma of burning.

Individuals can take certain precautions to ensure electrical safety at home and at work. Here are nine guidelines to follow, courtesy of the National Fire Protect.

1. Have any home you are buying or renting

inspected by a qualified private inspector in accordance with local requirements.

2. When electrical work is needed, hire a qualified, licensed electrician.

3. Use only one heat-producing appliance plugged into a receptacle outlet at a time.

4. Do not use extension cords for major appliances like ovens, washers, stoves or microwaves. They should be plugged directly into a wall receptacle outlet.

5. Ground-fault circuit interrupters (GFCIs) should be installed in kitchens, bathrooms, garages, and basements to shut off an electrical circuit when it becomes a

shock hazard.

6. Extension cords should only be used temporarily. Have an electrician install more outlets if they are needed.

7. Keep the area around the electric meter clear.

8. Make sure outdoor lights and other fixtures are rated for outdoor use.

9. Label the circuit breakers to understand the different circuits in the home and know which to turn off when electrical work is being conducted. It doesn’t take much for an electrical issue to become serious and start a fire or cause shocking. Treat all electricity use in a home or business seriously.

Potential pitfalls of vinyl are that it can fade more quickly than other siding materials and is sensitive to excess UV exposure.

Engineered

Engineered materials cost more than vinyl but are considered very durable. They can be advantageous in damp climates or ones where insects are problematic. LP SmartSide™ is a type of engineered hardwood that is very durable, so much so that a 50-year warranty often is offered for the product, according to First American Roofing & Siding. This material can be painted if homeowners desire a change of color down the line. This siding costs around $2.50 to $4.50 per square foot for siding and all trim accessories with an additional installation cost of

$5.50 to $12.00 per square foot. The product is made of wooden strands that have been coated with wax for moisture resistance. A special zincbased solution is added to protect against rot and insect infestation. A similar product, HardiePlank™, is engineered from a blend of cement, wood fibers, fine sand, and water. It is similar in price point to the SmartSide and offers resistance to rot and insects. HardiePlank also can be repainted.

Engineered products can be more expensive to install and generally are not DIY renovations, which may deter homeowners working on tight budgets.

Wood siding

Wood is one of the oldest siding materials. It can be stained or painted and comes in a variety of styles, from boards to shingles. It’s a popular choice in historical homes or ones with classic, architectural details.

It’s important to note that wood is a combustible material that can be susceptible to water and insect damage. It also needs to be maintained continuously to look its best. This

makes wood siding a true commitment on the part of homeowners. The cost is midrange between vinyl and engineered sidings.

Metal
