University Heights Redevelopment District Core District Encompasses areas around UH Science Park and NJIT along Central Avenue and Norfolk Street. This area will have a concentration on mid-size commercial/ retail , residential, and small office oppurtunities. At the center of this new area will be a traffic rotary with the new Canal Walk Park running through it. The existing Newark Light Rail Station will remain with easy access from the new central park. University Heights Science Park Encompasses its existing footprint, while establishing a more cohesive neighborhood. This area will have a concentration on high density office buildings focussed on the Business Encubator run out of NJIT. Tax Credits and government funding will help foster a large numebr of start up firms in the technology sector. Canal Walk Encompasses the area along the old Morris Canal and existing Newark Light Rail tracks. The Park, which will be built on top of the enclosed light rail will connect Downtown Newark with Branch Brook Park. Along the park this area will offer residential and neighborhood commercial concentrations. Old factories will be converted to lofts and multi-family/ single-family housing will be infilled between existing structures. Employees of the UH Science Park and Universities will be the prime condidates for occupancy into this area. West Market Encompassing the area along West Market Street will concentrate on Religious and Educational needs as well as student housing for UMDNJ. Strip Malls and other extisting stuctures will be substituted for on-street residential/ commercial structures. First Avenue/ University Heights Connector Encompassing the area on the west side of First Avenue will concentrate on residential and commercial uses. Infill structures will have first floor commmercial with either offices or residential above. Newark West Station Transportation Hub Encompassing the area around the existing Orange Street Light Rail Station. This area will be converted into a Transit Village with Bus Rapid Transit access, light rail access, a park and ride, as well as residential/ commercial structures. Existing buildings will be converted into residential loft spaces and galleries. Easy access from Interstate 280 will allow employees from UH Science Park, the universities, and Downtown to park at the transportation hub, therefore releiving congestion throughout the Downtown area. NJIT Athletic Campus Encompasses the area between Orange Street, Norfolk Street, and Summit Street. This area will be used for a new athletic facilties, including a football stadium, olympic pool, athletic center (Gym/Fitness), and practice fields.
