BUSINESS DIGEST McVey named ‘Realtor of the Year’

Bob McVey of Georgetown has been named the 2017 Delaware Realtor of the Year. The award was presented by Bruce Plummer, 2017 president of the Delaware Association of McVey Realtors, during the association’s annual convention and trade show held recently at Dover Downs Hotel and Casino. The award honors the Delaware realtor whose outstanding service has delivered positive impact to realtor organizations on the national, state and local levels as well as the real estate industry and community. McVey will represent Delaware at the National Association of Realtors (NAR) Annual Conference & Expo in Chicago. McVey was 2016 president of DAR and serves on two national committees.

He has been a realtor in Delaware since 1994 and an associate broker since 2002. McVey served with the U.S. Coast Guard for 21 years, retiring as a master chief petty officer. An active umpire for baseball and softball, he is also on the board of directors of the Sussex County Habitat for Humanity. Three additional realtors were recognized at the DAR convention for volunteer efforts that had a positive impact in their local communities. Kathy Newcomb of Sussex County, Brian Hadley of New Castle County, and Jean Dowding of Kent County were named as 2017 Good Neighbors by members of their local Realtor associations. It’s time to talk about tax planning By Amanda Yantosh, CPA

It’s November, and most of us would rather be talking about turkey than taxes, but good planning this month may well have us giving thanks at the end of the year. While the deadline for filing your next tax return is many months away, with few exceptions (like making contributions to most retirement accounts) it is the decisions you make and the actions you take by Dec. 31, that will determine your tax liability. Making decisions now on matters that may have taxing implications will give you time to act on them before the time pressures of the holiday season interfere with your plans. Smart planning can help you reduce the amount of your taxable income, which can result in a lower tax rate. Understanding which tax credits and/or deductions apply to your business can lead to even greater savings. As a business owner, you may now be thinking about awarding year-end bonuses, or you may be facing decisions about when to buy new equipment. You may be wondering about how the big job you landed in July will impact your taxes if the payments come in before the end of the year. And, with Congress discussing major tax reform, it’s natural to be concerned about how what is being considered may affect

your business … and when. As an individual taxpayer, you probably have similar concerns. Do you have losing investments that you can sell to offset any capital gains? Are there tax benefits to donating appreciated assets as you make your year-end charitable contributions? How large a gift can you make to your children or grandchildren without running afoul of federal gift tax laws? By meeting with your accountant this month, you can discuss which strategies make the most sense for your business or personal situation. To make the most of this meeting, your books should be in order, so you will be giving yourself a head start on preparing for tax season. Also, the meeting will give you a better idea of whether you will need to assemble additional records before work can begin on your tax return. As the number of end-of-the-year tax questions starts to pile up, you may come to the realization that some of my clients already have: smart tax planning is truly a year-round activity, and a quarterly meeting with your accountant is a great way to keep on top of not only your tax issues but all the other financial issues your business is facing. Tax planning is the art of learning how to manage your affairs in ways that postpone or avoid taxes. You accomplish this goal by tak-

ing full advantage of beneficial provisions in tax laws, increasing your deductions and credits and making good use of all the breaks in the tax code that apply to your situation. It’s only natural that these matters come clearly into focus at the end of the Yantosh year and as you are preparing your returns, but there are many business decisions that you make during the year – real estate deals, the acquisition of vehicles and new equipment, even the structure of your employee benefit plans – that can have tax implications. It makes much more sense to discuss these issues with your financial advisors before making the decisions than to find out later that doing something differently could have reduced your tax liability. Seeking professional tax advice before pulling the trigger on major transactions is often money well spent. You should not change your financial behavior solely to avoid taxes. Investment in young farmers strengthens Delaware’s economic future

Delaware farmers, between 18 and 40 years old have the opportunity to apply for the Young Farmers Loan Program through Nov. 30. The program provides long-term, no-interest loans to help eligible farmers purchase land, reducing the financial impact on farmers just starting out or looking to expand. “The Young Farmers Loan Program is a powerful commitment to young people entering agriculture that Delaware stands behind them, and supports their goals and dreams. This investment will strengthen Delaware’s economic future and pay off for decades to come,” said Secretary of Agriculture Michael Scuse. Applicants must have at least three years of farming experience, and their net worth must not exceed $300,000. Eligible farms must contain at least 15 acres of cropland and must not be enrolled in a conservation easement at the time of purchase. The 30-year, no interest loans may fund up to 70 percent of the value of a property’s development rights, defined as the difference between full market value and agricultural

ALLEN CANCER CENTER - Nanticoke Health Services is pleased to announce its cancer center in Seaford is being renamed in honor of Barbara and Chick Allen, recognizing their gift of over $1 million for cancer care services at the hospital. The Allen’s have been longtime supporters of Nanticoke, previously contributing to the expansion of the cardiac catheterization program as well as the hospital’s capital campaign in 2016. Each year, Nanticoke’s Cancer Care Center provides nearly 10,000 cancer treatments, including nearly 5,000 infusion treatments. For 2017-2018, this number continues to grow. “Through this gift, the Allen Cancer Center at Nanticoke will establish a new pharmacy and lab specifically for cancer patients. Additionally, the cancer center will expand the number of infusion bays, including semi-private treatment areas, increasing the comfort of our patients. The infusion bays overlook the Nanticoke River where it is not unusual to see fish jumping, turtles sunbathing, and eagles fishing,” said Julie Abel, LPN, MHA, CTR, and director of Nanticoke Cancer Care Services. The project also includes updates to the facade, entrance and lobby areas, making the environment more relaxing for patients and their families and friends supporting them during care.

Bayhealth is pleased to announce plans are underway to build a new 5,000-square-foot medical office building at 800 N. DuPont Blvd., Milford, the site of the Bayhealth Edward F. Quinn III Medical Offices. Several physicians were recognized and honored for their service in addition to welcoming all the new physicians and providers who are new to the medical staff. Dr. Frances Esposito, Dr. Robert Portz, Dr. Mark Boytim, and Dr. Frederick Cook were recognized for serving Beebe and the community for 25 years. The Fifth Annual Beebe Medical Center’s Standards of Excellence Award was given to Dr. Eric Hale who has been a member of the medical staff since 1991. Dr. Hale is board certified in family medicine and is a family physician for Beebe Medical Group’s Lewes Family Practice. He was recognized for his leadership on many committees throughout the years and serving as the

communities.” Currently, there are two buildings on the site that house several Bayhealth Medical Group practices, including Bayhealth Colon Rectal Surgery, Bayhealth Endocrinology, Bayhealth Urology, and Bayhealth Women’s Care Associates. Bayhealth Cancer Institute held its seventh annual Runway of Hope fundraiser recently at Baywood Greens in Long Neck. The Survivorship Program supports a cancer patient as they transition from cancer treatment to cancer survivorship. Those of us who are lucky enough to live in Southern Delaware are very aware of Delaware’s treasures. From our spectacular coastlines and inland bays and waterways to our lush agricultural interior; from our historic, charming small towns to our active, cooperative community of residents and businesses, there certainly is a lot to treasure here. It’s the job of Southern Delaware Tourism to shine the spotlight on these treasures so the rest of the world will notice our sparkle and visit our beaches, towns, and businesses. One of the ways we do this is to cultivate relationships with travel journalists and bloggers. This summer, we attended both Travel Media Showcase, an annual conference that pairs destination management organizations with vetted travel journalists and bloggers from all over the U.S, and the Mid Atlantic Tourism Public Relations Alliance’s (MATPRA) Marketplace where we met with over 50 national and regional travel writers and shared with them information about Southern Delaware, story ideas, and discussed plans for potential Beebe’s continued achievement in these areas. In addition, our surgery teams in Orthopaedic Services and Cardiac & Vascular continue to achieve excellent outcomes for our patients. In the last month alone we’ve hosted or planned five writer visits that have already taken place or will occur over the next few months (and more are in the pipeline) and we’ve assisted numerous publications by providing photos, information, and contacts. We are also currently coordinating a FAM tour for as many as 10 writers to take place in February. SBA Economic Injury Disaster Loans available in Delaware The U.S. Small Business Administration (SBA) announced today that federal Economic Injury Disaster Loans are available to small businesses, small agricultural cooperatives, small businesses engaged in aquaculture and private nonprofit organizations located in Kent and Sussex counties in Delaware as a result of the excessive rain from July 28 through Sept. 2, 2017. “When the Secretary of Agriculture issues a disaster declaration to help farmers recover from damages and losses to crops, the Small Business Administration issues a declaration to eligible entities affected by the same disaster,” said Frank Skaggs, director of SBA’s Field Operations Center East in Atlanta. Under this declaration, the SBA’s Economic Injury Disaster Loan program is available to eligible farm-related and nonfarm-related entities that suffered financial losses as a direct result of this disaster. With the exception of aquaculture enterprises, SBA cannot provide disaster loans to agricultural producers, farmers, or ranchers. The loan amount can be up to $2 million with interest rates of 2.5 percent for private nonprofit organizations and 3.305 percent for small businesses, with terms up to 30 years. The SBA

That Granite Place offers largest selection of stone Company is one of five businesses owned by Victor Bautista

By Carol Kinsley Victor Bautista could be described as one of Delmarva’s treasures. In just the last three years, he has started five businesses in Sussex County and provided jobs for more than 100 employees — not bad for someone who came to the United States from Colombia, South America, as an infant! Even before he became a citizen, he wanted to serve his country, and joined the U.S. Navy right after high school. He did a tour in Iraq. He ended his military career with two Navy Achievement Medals. He became a citizen in 1996. Soon after Bautista got out of the military, he started working as an insulation installer. Gradually he moved up through that company to sales and then operations. In his fifth year, he moved to Delaware and opened an insulation business. Although he was doing insulation, he wanted to be not just a contractor but someone builders and families could rely on. “I focused more on building science than just being a contractor,” Bautista said. He was thus able, by 2005, to grow the insulation business into the seventh largest independent insulation company in the United States. “We had steady growth, even with the downturn in markets,” he said. “We were able to come out of that difficult time for the construction industry a more stable company.” Ten years later, in 2015, Bautista decided to help another construction aspect, granite. He learned about countertop and vanity installations and ended up purchasing That Granite Place in Bridgeville, which offers granite, quartz, marble and soapstone to homeowners, residential contractors, commercial groups and cabinet companies. That Granite Place has grown to become the largest in the area, with over 40 employees and the largest selection of stone. “We have more than 1,000 slabs in stock to choose from. Customers can select their actual product from our lot, not just order based on a sample,” Bautista said. “We combine Old World craftsmanship with the latest, state-of-the-art technology in manufacturing and installation,” Bautista said. “We provide all the name brand quartz products — Silestone, Q Quartz and Cambria. Bautista has continued educating himself, through on-line studies, attending courses and going to seminars, in order to become a building science leader in this area. In 2014-2015 he was a member of the board of HPIP (High Performance Insulation Professionals.) He was one of the leaders in 2001 in introducing conditioned crawl spaces in the Delmarva market. His expertise has been recognized by Dow Chemical, for example, who hired him to teach conditioned crawl space seminars throughout the country. Lending shows consistent growth

In FY17, 7(a) loan volume reaches more than $25.44 billion; 504 loan totals continue to increase; minority lending reaches $9.58 billion. The U.S. Small Business Administration has announced fiscal year 2017 lending numbers showing increasing loan levels in small business lending through the 7(a) and 504 loan programs, as well as increases in lending to women, veterans and emerging communities. SBA approved over 68,000 loans in the 7(a) and 504 loan programs in FY17. These programs provided over $30 billion to small businesses. SBA’s flagship loan program, referred to as 7(a), provides small businesses with guaranteed loans covering the vast majority of small business needs including working capital, fixed and intangible asset financing, as well as refinance and export support through term and revolving loans. In FY17, the 7(a) program supported a consistent number of loans - more than $25.44 billion combined across 62,430 loans. The SBA continues to streamline and improve access to its loan program for small loans and emerging communities, delivering more than $5 billion in smaller loans of $350,000 or less in FY17. 504 loans provide small businesses with long-term fixed rate financing to acquire fixed assets, and are available through Certified Development Companies (CDCs), SBA’s community-based partners. In FY17, the 504 program remained at zero subsidy, and grew to $5 billion in loan volume. During FY17, SBA lending had a significant positive effect on businesses that have historically faced greater challenges in

obtaining conventional loans. Minority business owners received a record combined $9.58 billion in 7(a) and 504 approved lending, or 31 percent of the SBA’s loan portfolio. 7(a) lending to women-owned businesses (both majority and minority owned) grew in total dollar and volume. FY17 lending exceeded $7.5 billion, an increase of $298 million from FY16. FY17 504 lending to women-owned businesses reached $955.2 million, a $277 million increase over the previous fiscal year. Loans to veterans totaled $1.15 billion for 7(a) and 504 lending. There has been yearly growth in SBA’s loan programs, reflecting the important role of its lending partners. In FY17, SBA added 241 new lenders that have contributed to a healthy loan portfolio and one of the lowest loss rates in the SBA’s history. During the fiscal year, SBA launched its online lender referral tool Lender Match, an

upgrade to LINC (Leveraging Information and Networks to access Capital). This tool helps connect small business borrowers with participating SBA lenders. Lender Match is available to all SBA 7(a) lenders nationwide, including nonprofit lenders that offer free financial advice and specialize in micro lending, loans in SBA’s Community Advantage program, and the SBA’s CDC/504 loan program. Lenders previously signed up for LINC will continue receiving referrals on the Lender Match platform. During FY17, the SBA approved 27,263 disaster loans for a total of $1.7 billion. That total includes 24,121 home disaster loans for a total of $1.3 billion, and 3,142 business disaster loans for a total of $296 million. The SBA processed 84,705 home loan applications and 10,882 business disaster loan applications — a total of 95,587 disaster loan applications processed. Apply for downtown development The Delaware State Housing Authority is accepting applications through Dec. 15, for large project grants through the Downtown Development District Program. The grants provide up to 20 percent rebates on qualified real property investments in one of the eight designated downtown districts, in Dover, Georgetown, Harrington, Laurel, Milford, Seaford, Smyrna and Wilmington. “The Downtown Development District Program has successfully spurred nearly $450 million in private investment with just $22 million in state funding,” said DSHA Director Anas Ben Addi. “It continues to give a shot in the arm to our downtown communities, providing property owners, business owners and homeowners with an incentive to help keep our downtowns thriving and growing.” The application period is for large property construction or redevelopment project

investments of more than $250,000. Qualified applicants include property owners, tenants, for-profit developers, nonprofit organizations, businesses and homeowners. Eligible project expenses include capital investments on rehabilitation, expansion or new construction for commercial, industrial, residential or mixeduse buildings within the district boundaries. Rebates are issued after the project is completed. Applications for small projects - an investment of between $15,000 and $250,000 - are accepted on a rolling basis throughout the year contingent upon funding. Tax adjustments aimed at small businesses

The Delaware Division of Revenue announces the annual adjustments to filing thresholds for small businesses and employers under the Delaware Competes Act. These threshold adjustments are intended to ensure that small businesses continue to reap the benefits of the Delaware Competes Act for years to come. As noted last year, the safe harbor provision for small businesses had been enacted in 1984, but because the original qualification thresholds had not been adjusted, many small businesses had stopped qualifying for the reduced reporting obligations. “Updating thresholds throughout Delaware’s tax code reduces administrative and compliance costs for small businesses and the Division of Revenue alike,” said Division of Revenue Director Jennifer Noel. “These adjustments will continue to ensure that the tax code is predictable and fair for small businesses and will maintain the reduced filing frequencies that small businesses benefitted from last year.” The Delaware Competes Act reforms the state business tax code to incentivize job creation and investment in Delaware, to make Delaware’s tax structure more competitive with other states, and to support small businesses by making tax compliance less burdensome.

Use your ‘About’ page to deepen interest Website visitors love “About” pages, which offer great opportunities to pique the interest of prospective customers and make authentic connections. Ironically, the About page is one of the hardest to create. The natural inclination is to build your case about why your organization is so wonderful, detailing all of your team credentials and accomplishments. You also want to offer a complete history of your organization. The next thing you know, you’re looking at blocks of text that others likely find excruciating to read. Excruciating, in part, because it’s all about you. People don’t care about your history and awards; they care about how you can make their lives better. They want to know: What can you do for me? Yes, website users like to see your qualifications, experience and expertise. But burdening them with long histories or bios does little to reassure them about how you can solve their problem. A page that paints a picture of passionate and sincere people who improve the lives of others strikes at the heartstrings. It makes a human connection. Thankfully, fresh trends are emerging that break away from the outdated method of telling your organization’s About story. Here are four tips to get you started: 1. Start with your why As Simon Sinek, author of the recently

released “Find Your Why: A Practical Guide for Discovering Purpose for You and Your Team,” reminds us, people don’t care about what you do. They care about why you do it. When your why and their why align, you have a client or supporter who wants to be part of your story. As you describe your why, be straightforward. Explain how you make your clients’ lives better. Avoid bragging and using superlatives. Instead, links the facts and credentials to how you help your clients succeed. 2. Show what success looks like Give the visitors confidence that your organization offers what they need. Show what success looks like for the clients, not for the organization — because they don’t really care about how much money you make or what degrees you earned. Instead, include scrolling testimonials and short case studies to show how you help others achieve success. Your why comes alive as you share anecdotes of real people, even adding humor if appropriate. A good story gives meaning to your product or service and sticks in the reader’s mind. If you can, use video or, at the very least, good photos of success in action. 3. Reveal your organization’s personality Bernadette Jiwa, author of several branding books, including “Make Your Idea Matter: Stand Out with a Better Story,” notes that you don’t want people to buy your stuff; you want to matter to them. “You want them to care about your brand.

To believe in what you do. To ‘buy in.’ Part of your mission is to get those people, not everyone, but the ones you care about, to care,” she explains in her book. People care when Rivera you show them who you are and what matters to you. Some organizations include their values in their About pages. No need to go into great detail; just a few words can suffice to show what’s behind the logo or the leadership team. 4. Include quick facts and credibility points Yes, people do click on your About page to find out key facts, such as information about your organization’s size, years in business, location, public or private ownership, and leadership team. Be creative. Use bullets and keep it short. Website visitors are skimming, not reading every word. Above all, use your About page to show your humanity. People connect with your candor, sincerity and desire to be helpful. The human character evident in your About page when it is written in a genuinely personable way has the power to motivate the visitor to continue to the next page — and take action!
