The Natural Extension of MLP’s Mission to Investor Relations

As a self-described investment company, MLP’s focus is on finding strategic and systematic solutions for underperforming real estate investments in growing markets and stabilizing them for “best use”.

Our specific and immediate targeted assets involve: The expansion, upgrading, redevelopment, and restoration of affordable housing communities within the I85 Corridor. The Corridor extends from Greenville and Spartanburg SC to Greater Charlotte NC. We have targeted this territory as one that is experiencing rapid growth and yet lacks sufficient affordable housing options.

These assets embody MLP’s objective to provide individuals with financial security through home ownership.

However, we are cognizant of other important components necessary for our long term success and understand the need to maintain a broader and more sustainable financial position, one that supports MLP’s existing and potential investments in our targeted territory.

With that in mind we have developed a mindful investment strategy.

The MLP Investor Relations Policy and Strategy

Following is our more global financial strategy to support MLP’s success: Investment Objective:

Develop new, optimize and preserve existing, MLP capital to support our affordable housing projects and to balance the MLP portfolio.

Investment Strategy: •

To obtain additional distressed affordable housing properties in our targeted territory that show promise of positive return with limited downside risk and a likelihood of future transition to resident ownership.

To maintain positive long-term returns on carefully chosen commercial investment projects; and

•

To continue development of new investment opportunities to increase MLP’s investor base.

Most relevant for IR is the expansion of our investor base. Our strategy here involves inviting existing and new investors to participate in our underlying projects, both affordable housing and commercial properties, through debt instruments and equity participation. Ø Through our debt instruments, investors gain consistent reliable income with very little risk. These instruments are currently guaranteed by Peter or by the PAM Trust and redeemed upon maturity or redirected to another MLP investment. Ø Our “TIC” investments provide the opportunity for equity participation in both our affordable housing projects and commercial properties. As an equity owner / investor you receive a passive income return on the investment as operations stabilize, as well as the opportunity to participate in the growth of the property upon its ultimate sale. These “TIC” investments also qualify as 1031 exchange property investments, providing additional tax benefits to investors.

MLP New Investment Opportunities | Fall 2021

With all this in mind, we have developed some new investment opportunities. Here is a snapshot of our Fall 2021 investment options.

PM/WS Baffin Drive, LLC We recently introduced the PM/WS Baffin Drive, LLC investment opportunity. The terms are as follows: Sponsor: Asset:

Property:

PM/WS Baffin Drive, LLC The LLC is the holder of the debt instruments related to the purchase of property located at E. 880 Baffin Drive, Venice, Florida. The total debt represented by the debt instruments is $400,000.

The notes accrue interest at the rate of seven percent (7%) per annum, which is paid monthly by the makers to the LLC. The property is a 7-bedroom residential home historically used as an independent/assisted living facility. The property is leased to and managed by 880 E. Baffin Drive, LLC.

Investment:

One (1) membership interest in the LLC is $50,000.

Return:

Monthly interest payments at the annual rate of 7%.

Redemption:

At sale of property and satisfaction of the debt instruments, likely by 8/22.

Maximum Investment:

$400,000

PM/WS Baffin Drive, LLC is now fully subscribed. We anticipate offering additional similar investment opportunities.

*Interesting footnote: Rooms are leased to individual veterans who are in transition. The tenants are referred by the St Vincent de Paul organization in Venice, Florida and tenant rental payments are secured by St Vincent. The property has been upgraded by the tenant / management LLC and currently is 90 %leased.

MLP New Investment Opportunities | Fall 2021 continued New TIC Investment Options •

Moore’s Chapel Village (“MCV”) II | 9115 Samlen Lane, Charlotte, NC.

In January 2021, we closed on the MCV I TIC offering. Phase I was offered at $45,000/unit equaling a 1% interest in the property. Based on the strong performance of the project, its value and that our financial position has increased substantially, we are currently offering a MCV II TIC investment opportunity as follows: Units in Phase II are being offered at $57,000/unit, equaling a 1% interest in the property, up to a maximum offering of 20% of the MCV property.

A Commercial Asset Portfolio | TIC Investment Opportunity.

We have recently created a portfolio of two of our commercial/industrial properties to be offered as additional TIC equity investments. These have historically been high-performing commercial assets for MLP. Our TIC investments are long-term, passive equity investment opportunities that provide stability and a positive return on your investment.
