MONTEREY COAST HOMES

MONTEREY PENINSULA’S PREMIER REAL ESTATE CATALOG

A Letter from the Editor

It’s summer and the Monterey Peninsula is aglow! For the second straight year, we locals put up with several months of heavy rains over the winter, so we can enjoy the brilliant, bright colors of spring and summer here on the Peninsula. If you get a chance to hike Garland Ranch Regional Park in Carmel Valley, Garrapata State Park in Carmel Highlands, 17 Mile Drive in Pebble Beach and Pacific Grove, or Point Lobos or Scenic Road here in Carmel, you will be treated to some of nature’s most beautiful wildflowers, blooming trees and gardens, and vibrant, healthy landscapes everywhere you look.

But that’s not all that is aglow! The secret of our natural paradise is getting out. Just walk down the street in town and you will see bustling and successful shops, restaurants, galleries, hotels, weekly celebrity sightings, and engaging special events. Moreover, we are happy to report that after a few slow quarters the real estate market has taken off. The second quarter of this year was the best quarter we have seen in the last eight quarters. The Monterey Peninsula overall experienced an increase in the number of sales, total sales volume, average sales price, and in the amount of available inventory for sale. It is an extremely healthy market. For more insight, please review our Q2 Market Report at www.MontereyCoastRealty.com.

In this edition of Monterey Coast Homes, contributing writer and Carmel local, Morgan Eastwood, describes one of the Monterey Peninsula’s best kept secrets as she highlights the sun-soaked lifestyle of Carmel Valley Village and its abundance of wineries sure to please the palate and the occasion. After warming up in the Valley’s sun, it will be time to cool off with a sea breeze at the beach. You’re in luck, as we break down some of our favorite beaches stretching around the coast. Whether looking for a scenic stroll, tidepool to wade through, dog friendly destination, spot to hit the surf, or simply relaxation on the sand, the Peninsula’s numerous beaches have something for everyone, all while taking in incredible views.

The following pages feature some of the finest properties currently available and highlight a few gorgeous significant sales from across the Monterey Peninsula. As always, please do not hesitate to reach out to us if we can assist you or your friends and family with any real estate activities.

We hope you enjoy the magazine.

e Monterey Peninsula's Best Kept Secret

A look into local favorite Carmel

Valley Village wineries

Sunshine almost year-round with temperate weather, mountains views, and river walks might sound too good to be true, but for residents of Carmel Valley Village, it’s everyday life. The great outdoors aren’t the only draw. With a plethora of diverse establishments, there’s something for every taste. The Village is one of The Monterey Peninsula’s best kept secrets.

Carmel Valley Village also features homes with striking architecture. Current listings in the area include a three-bedroom, two-bathroom resort-like retreat at 15270 Via Los Tulares, just minutes down the road from what locals consider Carmel Valley Village institutions. The house features an open concept kitchen to multiple entertainment spaces creating an abundance of natural light and views of the Valley’s lovely rolling hills. The three separate balconies lends itself to a variety of creative lifestyle possibilities. And if this destination is for you, you’ll never be bored, at home or in town. Your days can be filled with choices of boutiques, epicurean delights, restaurants, and wine tasting rooms that are giving the Napa Valley a run for its money.

Also available for purchase is the stunning seven bedroom, six bathroom Massa Estate Organic Vineyards a little further up the road in Cachagua. The impressive property consists of more than 1000 acres of land and includes three homes and a guesthouse, all decked out with eclectic charm. This estate is the provider for the Massa Estate tasting room with its signature purple door. The tasting room features wines by Massa Estate and Heller Estate, and comes complete with a sculpture garden. It’s located steps away from Corkscrew Cafe, Roux and Café Rustica, three village institutions where excellent European-influenced food is on the menu.

Bernardus

Nearby, you will find an abundance of other wineries and tasting rooms, all providing their own unique atmospheres with notable wine selections and snack offerings. Bernardus Winery is a tasting room with a local feel true to Carmel Valley. It’s part of the Bernardus dynasty, which includes the luxury Lodge and Spa in the heart of Carmel Valley. At the tasting room, you can choose from whites, rosés, reds and blends, with cheese and charcuterie options that pair perfectly. If you’re interested in experiencing more than a tasting, Bernardus arranges tours at their three estate vineyards where you can learn about the winemaking process and enjoy tasting exclusive bottles. And if you’re especially eager to become a connoisseur, they offer three tiers of their wine clubs— providing members considerable discounts, complimentary tastings, and special events

The Wine House

If you have the kids or dogs in tow, there’s a family friendly option just across the street at The Wine House, which has quickly become a Carmel Valley staple since 2017. The Wine House has a curated wine, beer and spritz menu and a fun, wholesome atmosphere that livens up the neighborhood. One can also enjoy quick, yet hearty food from their “bites” menu—anything from a large pretzel to burrata salad to a grilled cheese sandwich—while lounging by the outdoor fire pit or sitting at one of the spacious tables. Afterward, you can enjoy a game of corn hole.

Pelio Estate

At Pelio Estate, it’s not just about the wines— it’s an all-around sensory experience. This tasting room, run by sisters Lindsey and Shelby Pelio, is known for an understatedly chic ambience. Using the best of indoor-outdoor design, the airy entryway

is lined with olive trees. Adults can get their social media moment— or reminisce about childhood— on a large “big kids’” swing. Check out the lemon tree which may be bearing fruit, and then settle in for the main event—their concise yet delightful organic wine selection. With design by renowned interior designer Julie Hawkins and one-of-a-kind accents by Olive Ateliers, the luxurious property feels resort-like as you sip and soak-in the Carmel Valley sunshine on their patio.

Twisted Roots

This very same block is also home to Twisted Roots Winery, an intimate tasting room with a contemporary-rustic feel. The winery is family run, with history going back five whole generations—106 years— inspiring their flagship wine, a Zinfandel called “1918.” They also offer a Chardonnay, a Cabernet and a Petit-Sirah. The owners are also offering some more modern fare, such as their European style hard cider, which they call a “summer classic.”

Georis Winery

A standout in the string of wineries and eateries is Georis Winery, which will instantly transport any visitor to a countryside in Spain or France. With tons of OldWorld influence and an artistic attention to detail— even incorporating the owner’s own paintings throughout the tasting room— Walter Georis, originally from Belgium, has brought a piece of his European upbringing to the Monterey Peninsula. Not only is wine and charcuterie served, but Georis Estate lavender bunches are also available for purchase.

Carmel Valley Village is small in size, but proves to be mighty. You can’t go wrong with a day—or a lifetime—in the Village. Your senses, tastebuds and memories will be forever grateful. ■

Monterey is a historic town of Spanish and Mexican heritage and the first capital of California. The West Coast is known for its beaches, and the Monterey Peninsula happens to have some of the best California has to offer. With infinite soft, white sand, plentiful puppies, and smiling faces from locals and visitors on their daily promenades, it’s

impossible to be disappointed by any spot on our magnificent coastline. Whether you want to take a scenic stroll, or search for sea treasures and marine life, there’s a spot for you to visit during your stay in the greater Monterey Bay.

Carmel-by-the-Sea is rated the #1 Dog Friendly Town in America so it's natural that Carmel Beach is a sought out destination to take walks with your dog.

Carmel Beach

There is nowhere in the country like Carmelby-the-Sea’s unforgettable Carmel Beach at the bottom of Ocean Avenue. Its breadth is amazing, with gentle slopes leading to the cool waters of the Pacific. One of Carmel’s most iconic and welcoming locations, it’s rumored that Honolulu even imports the beach’s snow-tinted sand to their Waikiki beaches. You’ll be pleasantly surprised when you step foot on the ultra-soft granules that make up the lengthy shore. Dog lovers unite here at all times of day to watch their beloved pets make friends with other dogs (leashes are optional!). Humans do the same, often engaging in great conversation and bonding over the surrounding beauty. You’ll find every walk of life gathered together here to do the same things— enjoy a picnic with friends, celebrate a loved one’s small wedding ceremony, or watch nightly pastel sunsets. Carmel Beach is also one of the Peninsula’s top surf spots. Locals regularly come prepared in wet suits to hit the chilly waves, but it’s also a great place for children to boogie board or take a dip on those warmer days.

Asilomar State Beach

Another hotspot for surfing is Pacific Grove’s greatly admired Asilomar State Beach, a division of California State Parks that literally translates from Spanish to “refuge by the sea.” Slightly rockier, but comparable in beauty to its Carmel counterpart, Asilomar has a steady surf break, but waves are safest to enter when they’re shorter than waist-high. Always check the advisories!

Pebble Beach's 17-Mile Drive

If you’re in the mood for calm activities or a long seaside stroll on a path, head to Pebble Beach’s 17-Mile Drive. Here, you’ll find a shell-seeker’s delight all along the coast as you pass by famed golf courses including Cypress Point, Monterey Peninsula Country Club, and Spanish Bay. Locals know that in the coves surrounding the Point Joe Vista, right near the 14th hole of Monterey Peninsula Country Club’s Dunes golf course, shells of all sorts are almost as common as sand. Abalone shells abound, many in their entirety, others with holes in the middle where California sea otters have pounded

them with rocks to get to the meat inside. These “opals of the sea” come in pink, dark blue, and grey on the outside, and have a remarkable rainbow sheen on the inside. They make great souvenirs or gifts to bring home to friends and family. Point Joe is a haven for California sea otters as well. If you look near the shore, you’ll see these adorable, mischievous critters frolicking on their backs in the break. Consider yourself lucky when you do, as there are only about 3,000 left in existence. Beaches along 17Mile Drive are also well known for tide pools, where exotic looking crabs, sea anemones, and other colorful creatures make their homes.

Carmel River State Beach

You can also explore the ocean’s ecosystems in waterside rock formations in the Carmel Point neighborhood, and at Carmel River State Beach. While the tide is a little too unreliable for swimming in these spots, the tide pools here are accessible and always interesting. You’ll also see where the Carmel River joins the sea in a striking display.

Monterey and Marina State Beaches

At Monterey and Marina State Beaches, you’ll find spacious, walkable seasides without too many crowds—but be sure to look up. That’s where adrenaline-seeking paragliders are flying and maybe even touching down onto the sand. The Monterey Peninsula Recreational Trail, a paved path for joggers, bikers, and other activities, spans above the beaches for 18 miles and goes south towards Pacific Grove. Eventually you’ll hit Lover’s Point Beach, a not-sohidden gem that attracts visitors during all seasons to its aqua blue waters that rival the best beaches in the world. This is another good spot for swimming, launching kayaks or paddle boards, or simply soaking in the beautiful sights of the Monterey Peninsula. Scuba divers frequent the beach as well due to its kelp forests, which are home to sea life whose likes you’d find in the nearby Monterey Bay Aquarium.

A thriving beach town, Marina provides great access to the area's universities, as well as some stellar recreation. The selection of Marina homes for sale is broad, offering everything from larger, single-family homes to more modest condominiums and single-level ranchers. Marina is a well-established community, so much of the available real estate is older, but has been lovingly maintained and updated with newer finishes but also one of the fastest growing areas for new builds. Compared to the much higher price tags for homes in the nearby communities of Pebble Beach or Monterey, Marina offers some great value!

Monterey-Salinas Highway

Spanning the area between Monterey and east toward Salinas, is California State Route 68, also known as, the Monterey–Salinas Highway. This corridor offers many communities and developments for those looking to be close to town with space among the natural terrain of the oak-studded coastal hills. Communities found here include Corral de Tierra, San Benancio, Toro Park, and Pasadera, with its Jack Nicklaus designed golf course. An array of single family homes and estates can be found offering sweeping views of both rolling hills and the ocean beyond.

At the end of the corridor lies Salinas—the largest municipal in Monterey County located at the mouth of the Salinas Valley roughly eight miles from the Pacific Ocean. It has a climate more influenced by the ocean than the hot-summer interior, ideal for the floral industry, grape vineyards, and vegetable growers. Salinas serves as the main business, governmental and industrial center of the region. It is known for its vibrant and large agriculture industry and being "The Salad Bowl of the World."
