Most of you know that the only businesses we approach about advertising in this magazine are those you recommend. This is really the only way to assure the quality and integrity of who we include on the “Preferred Partner List.” Over the past two years, many of you have referred me or introduced me to some of your trusted partners. In her free time, Diane likes to go to Jeep events with Scott. “We also have a camper, so we enjoy taking that out and spending long weekends,” she says. Faith is also central to Diane’s life. She and Scott have a love for God, staying active in their church and going on mission trips. In addition, they have two rescue dogs and are currently doing an extensive remodel of their home. Kimberly’s life is also fulfilled by family, with five adult children and six grandchildren. She stays very involved in their lives and also moves forward through life with a strong emphasis on putting God first. “We also love to kayak in our beautiful local waters,” Kimberly says.

How do we determine or identify the Real Producers? It is simple, the agent ranking report. It may surprise some of you to know that approximately 8% of the REALTORS® produce 90% of the sales in the Mobile and Baldwin County market.

Beginning with the May issue, we are expanding our reach! 2021 Number One Agent, Coldwell Banker, Alabama Working part-time while studying to become a nurse, Cindy Zebryk wound up stumbling into a fulltime, high-powered real-estate career. She had been working for a hotelier and real estate developer when a key employee broke her foot and had to be out of work. Cindy took on full-time bookkeeping and administrative work and eventually dropped the nursing-school curriculum. She was asked to get her real estate license in order to take some pressure off of her boss, who at the time “couldn’t even take a vacation,” and this was before that boss had yet opened a brokerage. When he did, Cindy became the broker for that company. “If he didn’t ask me to consider getting my license, I probably never would have,” Cindy reflected.

For the past nine years, Cindy has been “listing and selling” for Coldwell Banker, which she prefers to act as a broker, and was awarded the number one Coldwell Agent REALTOR® for the State of Alabama in 2021. In addition, she has been in the top 1% of Coldwell Banker agents

internationally and has obtained her Global Luxury certification. “When you love what you do, it’s not a job,” Cindy explained, “That’s how I feel about real estate. It’s not a job— it’s something I get up, and I’m excited to do every day.” A lifelong resident of Fairhope, Cindy sees her chief strength as being able to network with and create connections for people. Lately, that has involved bringing people into the Eastern Shore from an international milieu. “I’ve probably had more international relocations in the past five years than in my whole career before that.” Cindy is referring especially to relocations from the nation of Chile, with an increasing number of people moving to the area from that country. International moves are not the only aspect of the current market Cindy is keeping on top of. The current lack of inventory in the real estate market, a nationwide problem, is also on her mind: “I’ve got lots of buyers and nothing to sell them.” The problem affects sellers too, who need a location to move into after the sale of their current residence. Cindy is watching the market to serve both client demographics best.

The most rewarding part of Cindy’s real estate career is the relationships that are built. “Helping clients achieve whatever their real-estate goals are, earning their trust, becoming friends, having them as repeat business and having the referrals that they bring. Serving others— that’s what matters in the end anyway, right,” Cindy commented. One of Cindy’s long-established relationships and a source of new and ever deepening relationships is her activity with the Eastern Shore Chamber of Commerce. Directing the ambassador program for the chamber for the last six years, Cindy has since joined the Board of Directors. As an ambassador, she was a liaison between the staff of the chamber and its members and participated in ribbon cuttings as well as provided

extra workforce capacity for the chamber’s activities. For up-and-coming REALTORs®, Cindy has several tips. Mentoring agents at an earlier stage of their career has been important to Cindy, for reasons she summed up by quoting a revivalist, “It’s lonely at the top if you don’t bring anyone with you.” Given that there is no substitute for “an experienced agent” when it comes to customer experience, newer agents should shadow as much and as quickly as possible an experienced agent: “Volunteer to help with open houses or follow along on listing appointments, just to learn how a professional does business...because you learn by doing. You might pass the exam, but until you actually do it and experience all the things that

recently taken on a full-time licensed assistant, and this has helped her to achieve more balance and spend time with her family. This past calendar year, Cindy and her daughter, Alley Ward, aged 35, went two times to Disney World with Cindy’s granddaughter, Birdy Ward, not quite yet 6 years old. Cindy also has a son, Taylor Ripley, aged 39, who lives in Mississippi. Cindy also finds time to support local and national charities. Nationally, she has supported Samaritan’s Purse, and locally she has supported the Prodisee Pantry as well as Victory Health Partners. Cindy has contributed to the work of Impact 100 Baldwin County, through which five different agencies have received grants of $109,000 each. Moreover, Cindy contributes to various miscellaneous local churches and states that her faith is important to what she does, not only in that it supports the integrity she sees as central to her business practices but because it informs her drive to help connect people to their own dreams and desires: “I do pray over my contracts and my listings.”

It’s a challenge for me to say no to anyone because I’m a people pleaser. But you’ve got to have some balance between family and friends.” Cindy has

It’s very telling and reflective of her remarkable impact on the community. One of the most powerful forces in the world is enjoying what you do … and, at the same time, knowing that what you’re doing is making a difference in the lives of others. That’s the spirit at work each day with Patty.

Patty earned her real estate license and began her journey in the business in December 1998. Before that, she found substantial success in another professional path.

“I have shown up in real estate, and God has shown out. He has opened the doors. Every year He has increased my business … not me,” she says with a smile.

Patty had worked in accounting for a local car dealership. One day, she faced a new need and opportunity at work.

“When I got into real estate, I asked God about tithing every commission

“The owner who did the selling got sick, so I found myself out on the floor showing the cars. I remembered what he would tell people,” Patty recalls. “I really enjoyed it, and so I got into sales. I loved the product, and I felt it sold itself. So for 17 years, I sold automobiles.” In time, the owner of the dealership retired, and Patty was ready for a new direction.

As she says, “I knew I wanted to get into a profession that would be based on me … that no matter where I went and what I did it, would be based on my character, ability and to be able to have the opportunity to do what I love … which is helping people.” Opening a New Door

Patty earned her license and went to work for a local firm for 15 years and served as an associate broker. Again, in time, she was ready to take new steps ahead. “I prayed about it and decided it was time to build my own opportunity with my own firm,” she remembers. “So I decided to open my own business in January 2013.” The question was, what would she call her new brokerage? “I talked with my husband about that. He said, ‘It’s easy. I see you initial things with PHD. He said that would be a great name. It’s short and easy to remember. Why don’t you just call it PHD Realty?’ That made a lot of sense to me,” she says with a smile.

In her free time, in addition to being with her family, Patty looks forward to relaxing at the beach—communing and soaking up the moments and opportunities to reflect. She is also very involved in her church. She also has a heart for helping. She has been deeply involved with the Lions Club since 1999. As part of that, she enjoys being part of activities that have a direct impact on the lives of people in the area.

“I needed to find a building that suited what I did. I was raised in the country and live on 10 acres. We wanted something that played on what our business is about … finding room for people to live,” she recalls. “We had a building that we personally owned that was vacant. We renovated it. It has a nice, big porch across the front. It’s very southern. It allows me the opportunity to serve my community and also the people who live in the country. It gives me the best of both worlds.”

Patty has deep gratitude for her team, including her sister, Peggy Rowley, her granddaughter, Taylor Lee, agent and community advocate Bub Gideons, agent Stacy Ward, along with her tremendous staff of professionals/assistants who put it all together.

Passion for People

When you talk with Patty, it’s easy to see the passion she has for actively finding a way forward for those around her. “I love finding things for people that they want. I love the hunt. I know it’s out there, and I enjoy finding it, then calling them and telling them that I think I have just what they want. I like putting it together and seeing it fall into place,” Patty says. “There’s nothing like seeing the excitement people have whenever you find the property for them, writing the offer and congratulating them when they get it. It’s an adventure. I tell them we 32 • July 2022

“I have a very good staff. They make it happen. It’s not me. I can’t imagine doing this without any of them. They are all vital and important to our success,” Patty emphasizes. “I’m proud to be coming up on celebrating 10 years with them.” Family Fulfillment

Family is at the heart of life for Patty. She treasures time with her husband of 22 years, Jerry Davis. “Jerry is a farmer, but he is also the backbone of PHD Realty,” Patty says with a smile. “You don’t see him or hear him in the office, but he is always there. I am very grateful for him.” Patty also cherishes moments spent with her son, and his wife, along with their children, grandchildren, and great-grandchildren.

As she says, “I love having the opportunity that God has given me … He has opened the doors, and I want to make a difference for people. God has used me to bless people. I am honored by that.” The results of the teamwork at PHD Realty have been remarkable. In 2021, even in the midst of COVID, PHD Realty successfully closed 174 transactions and recorded $45 million in sales volume.

Now a full-time REALTOR®, Lamoura served in the Alabama Army National Guard for 15 years now and served as a recruiter assistant before becoming a full-time real estate agent. I have sponsored several schools within the MCPSS and serve as a Partner In Education. Now a reservist, Lamoura wears four hats, wife, mother, soldier, and agent, in that order. Although agent comes after wife, mother, and soldier, Lamoura has gone from $2,000,000 in sales volume in her first year to doing $12,000,000 of volume consistently during her subsequent years as an agent.

The flexibility of scheduling that being a REALTOR® provides appealed to Lamoura. That flexibility allows her to give one weekend a month to the National Guard’s reservist requirements as well as the more full-time attention she needs to bestow upon her husband, her children, and her clients. Lamoura’s husband, Julian, is an officer in the Mobile Police Department. They have three children, their son, Jumorian, 11 years old, and two daughters, Jalah, 6 years old, and Jade, 3 years old. With the different ages, each child goes to their own school. “In the morning time, I’m going to three different schools to drop my kids off before I even start my day,” Lamoura stated.

Lamoura and Julian own rental properties, which, together with their young family and full-time jobs, keep them very busy. Whenever possible, they take time to enjoy each other’s and their children’s company, going to restaurants, to beaches, and to their local church on Sunday mornings. At home, Lamoura loves to cook, especially pasta, and traditional Southern breakfasts, including bacon, eggs, cinnamon rolls, and cheesy grits. As a REALTOR®, Lamoura especially enjoys helping first-time home buyers: “I get very passionate when I’m explaining the process to my first-time home buyers because they’re like kids at school ... They are very open to whatever you have to say.” Lamoura makes sure, however, that each client gets the same attention regardless of the price point on the home being bought or sold and regardless of whether they are buying “their first home or their forever home.” Recently, it has been rewarding to help buyers moving from California to Mobile. “They trust me enough to give them a personal tour of a home they have never

seen, they have never put their hands on—that’s what motivates me. If I will not stay there, I do not expect them to stay there, and that is the loyalty they give me; that is the trust they give me. And when they pack up their entire life and head down on that three-day journey ... and they come home, and they see this house, and they smile ... that just does something to me ... I just love that.” Lamoura’s definition of success involves “being busy” because this is a necessary aspect of success. She engages in “backward planning” as well, coming up with a goal and then backtracking through the steps necessary to achieve that goal. In addition to her own success, Lamoura has worked on sponsoring others into Exit Realty, one of those REALTORs® being as far away as Montgomery. When asked about advice for up-and-coming

agents, Lamoura says, find a mentor and be consistent. Being consistent means as far as possible building a relationship with clients because sometimes business relationships that do not at first work out wind up doing so eventually. “The relationships you build with your clients is what’s going to keep your business prospering,” she counseled. Relationships with customers have led to her even having cookouts and baby showers for them. In addition, sponsoring up-and-coming agents puts pressure on Lamoura herself to excel. This fits with her admonition that “real estate is not for the weak,” that it is not just “wearing pretty dresses and cashing commission checks.” Lamoura’s biggest challenge so far in her real estate career was “getting my name out there.” She has overcome that challenge in a big way and has won the Intentional Growth Award from Exit Realty for the Alabama and Mississippi region and is a finalist nominee for a Lagniappe Nappies Reader’s Choice Award.
