The Original Giver the spirit of giving By Robert Orso

Who was the first giver? God. He gave us breath, life, creation and eventually Christ His Son to redeem not only us, but all creation. Isn’t this what Christmas and the season of giving is all about? Isn’t this the foundation of our nation and what made us the greatest country in the world? God gave us a map to live by a standard of morality and a rule of law that will make any country that chooses to adopt His ways peaceful and prosperous. Since the beginning of the New Testament church more than two thousand years ago, Christian missionaries have spread this good news to many nations who have chosen these standards and have become more peaceful and more prosperous. “The Season of Giving”, as we like to refer to Christmas is a time when we focus more on giving, but the truth is, giving is a lifestyle. We are admonished to live our lives to help others. If we are parents, our giving begins with our own families. As parents, we never stop giving to our children. We raise them and provide for them, buy the car, send them to college and depending on the choices they make, we may be giving to them way beyond. If they run in to misfortune or make poor decisions, we may end up supporting our grandchildren. Many people have a favorite charity they like to give to. I had a Realtor recently tell me about a client who is selling a $2.5 million beach house and will be giving all their profit to St. Jude’s. The backstory is that they lost a child to cancer, and they believe in what St. Jude’s does for cancer victims. That is what you call extravagant giving. The book of Proverbs says that “extravagant giving never leads to poverty”. 12 • December 2023

Others prefer to give to their church or ministry to support the work of God. We are to honor God with the first fruits of our increase. If we are prosperous and we hoard everything for ourselves, we typically live an empty meaningless life void of true happiness and satisfaction. What about those poor, homeless people who stand at the intersections with a sign in hand and a dog at their side? Are they worthy or our gift of help? We can look down on them and think, they obviously have made some bad choices. Or could it be they just ran into misfortune? Remember how unworthy you are of what you have been blessed with. Let your heart lead you when it comes to the needs of the poor. The scriptures instruct us to give to anyone who ask for our help, when it is in our power to help them. “Every time we give to the poor, we are making a loan to the Lord. Don’t worry, you’ll be repaid in full for all the good you’ve done”. Proverbs 19:17 (TPC Translation).

Don’t Let Your Client’s Dream

If you want to really find satisfaction in giving, don’t wait for the needy to come to you, seek them out. Notice them. They are all around you. I am not talking about $10 here or $20 there. Some of us have the ability to change someone’s life, and when we do, it will change our lives.

...Turn Into A Nightmare!

Although we celebrate and place special emphasis on giving during Christmas, let us continue that spirit throughout 2024 and beyond. Sure, we have high inflation and other economic and political problems, but the generous always prosper when others lack. Work hard, give generously, spread kindness, and have a wonderful Christmas and New Year’s holiday!

REALTOR® on the rise By Dave Danielson Photos by Lew Thomas, Adobe House Media Production

TURK DAVID

@realproducers

SELFLESS JOURNEY Clients who are preparing to start on the trek to purchase a property are often setting out across uncharted territory. Whether they are new to the process, or it’s been a few years since they’ve made a purchase, they can all benefit from a trusted guide who understands the landscapes, the potential pitfalls and the opportunities in getting to the other side.

“To me, this business is not about sales. I love getting to know people and their needs and discovering what they want. I also like to show people some ideas that are outside their set of parameters as part of the discovery process.” SUCCESS ON ANOTHER PATH

VITAL ROLE

David Turk fulfills that vital role for his clients. As a REALTOR® with Bellator Real Estate & Development, David embarks on a selfless journey each time out on behalf of those he serves. “In real estate you build and find new relationships, figure out what people really want and love and find the best option for them, regardless of the benefit to yourself and your own company,” David says.

realproducersmag.com

Before starting his real estate adventure, David had worked in the wireless industry as an Events Coordinator and Business to Business Team Leader. He also became a Regional Retail Manager from Pascagoula, Mississippi, to Daphne, Alabama. “I was with them for over 13 years. I was in Birmingham for most of that time. I’m from Mobile and we wanted

to get back closer to family,” David remembers. “I took the regional job to get closer to home. After five years of working in that role, I was ready for a new direction.” TURNING HIS ATTENTION

As David remembers, he had always thought about real estate and the possibilities in the field. After a couple of years after moving, he bought a house through Truland Homes, which is the development arm of the company that owns Bellator. “My wife and I loved the process. It was a great experience. The build process was fun to be part of, too,” David remembers. DIVING IN

David had stayed in his corporate role during the construction of his first house. Then he and his wife built a second property with Truland Homes. “After a lot of discussion and prayer, we decided that I would get my real estate license and worked out a sixmonth notice with the wireless company I was with. From there, I went both feet in — starting a new career with three kids,” David says.

“We all love to sail. Lucy and Liam are involved in the youth sailing program,” David says. “My parents live on Mobile Bay. We spend a lot of time on the Bay fishing or sailing.” David also gives of his time in the community. CODY MALEY Sc ou t Sout h P ro pe rt i es

SOUTHERN VALUES, WESTERN FLAIR Mobile Bay Real Producers December Top Agent, Cody Maley, has found a way to blend her southern values and western flair into a distinctively unique brand not seen anywhere else in lower Alabama. “I was born in Jackson, Mississippi and lived there until I was three. We then moved to Steamboat Springs, Colorado.” Maley said. Her father, a custom home builder, originated the move. Steamboat Springs at that time was a small western ski town, replete with downtown hitching posts for horses, straight out of a John Ford western. After nearly four years and endless snowfall, the family relocated back to the warmer climate of Orange Beach. “It was our beach vacation spot and we just fell in love with it. We moved to Ono Island and I lived there from age 7 until 16. We then moved to the Bon Secour River area where my parents live today.” Cody said. After graduating high school from Bayside Academy in Daphne she enrolled at Auburn University, majoring in business marketing.

22 • December 2023

real producer Maley earned a B.S. in Marketing and an M.S. in Design Build in 2009. Afterwards, she returned, interviewed, and started work for a local aluminum manufacturer in Foley called Vulcan Incorporated.

ALTHOUGH IT IS HARD WORK, I CAN’T ADEQUATELY DESCRIBE HOW REWARDING IT IS. I’M HELPING SO MANY PEOPLE NAVIGATE THEIR LIVES. “2009 was not the best time to be looking for a job, but I was hired right away to develop a marketing strategy for the company. I was there for seven years and learned a lot.” Maley said On a personal note, her first daughter Marley was born in 2011 while employed at Vulcan.

“Before I got up the nerve to dive into the idea, I sat down with Kim who coached me through all the maneuvers of starting a brokerage. Just being an agent only three years into the business, I didn’t know if I could do it. She gave me invaluable advice and tremendous support.” Cody said. Thus, in 2019, Scout South Properties was born.

“Being a new mom back then, balancing motherhood and work, set the stage for today’s balancing act with my pack of four. Having young kids and selling real estate is challenging, you always have to hustle and pivot. “ Maley said. In 2014, Cody left Vulcan and decided to go into real estate, crediting her father’s background as a major inspiration for making the move. In late 2015 she attained her real estate license and went to work for Exit Realty Gulf Shores. In 2016 she married engineer Ryan Maley, and moved to Lillian to raise a growing family. Today, she is a busy mother of four, raising oldest daughter Marley (12), Millie (5), son Forge (3) and baby Copper (6 months). Cody found success early in real estate, tapping into her prior professional experience to devise a novel marketing strategy to announce her new career. “Our wedding was huge. It felt like the entire town of Elberta was in attendance. I had a list of addresses and wrote heartfelt notes to everyone, thanking them for their blessings on our marriage. I also mentioned my move into real estate and offered my help. Honestly, that’s how my business took off.” Maley said After working with Exit for a handful of successful years, Cody made a bold decision to go out on her own while essentially still a neophyte. Her first step, however, was to contact a mentor family friend, successful Gulf Shores-based Realtor Kim Ward.

24 • December 2023

“The name is a combination of things. We have a 1976 International Scout that had been restored, I had a beloved golden retriever named Scout who has since passed away and one of my biggest investors always asked me to ‘scout’ properties for him in the area. The arrowhead logo is a western nod from my time in Colorado. My mom and dad’s love for all things rustic and great sense of style were also very influential.” Cody said. Her first office set up shop in Summerdale. “My brother-in-law worked previously for a company located in Summerdale, and they had a beautiful office with an unfinished attic space. The first person to join my team was my sister, Kelly Kendall. She is a Realtor with a Ph.D. in Communication and also teaches at Coastal Alabama Community College. The second person was a former school teacher who was actually a client, Lindsay Tyler. She is our transaction coordinator. It came together better than I could have ever imagined” Maley said. Two years later, another other major move was made closer to home when she purchased the historic Hinkleman House in Elberta, establishing the town’s first local real estate office. “We’re a group of working moms and dads. It’s nice to have place, in the middle of town, to pop in, be able to turn on Netflix for the kids, let them color or do homework while we also get work done. It has been a huge blessing.” she added.

Fast forward to today and the office, now known as Scout South Properties, is headed by Maley as owner/broker, seven real estate agents and a transaction coordinator. Moving into 2023 and beyond, Maley’s focus is on improving the company business model. “I think that with the way the market has shifted, my goal is to dive deeper into our client service and do more for our community. Two years ago when the market was at its height, everyone was just trying to keep up. I feel that now is the time to update our systems and love on our clients.” Cody said. When asked about insight to give those possibly inspired by her meteoric rise to success, Cody offered inspiring advice. “If I can do it, you can do it.” she said.

26 • December 2023

“Although it is hard work, I can’t adequately describe how rewarding it is. I’m helping so many people navigate their lives. Next to raising my kids, it’s the most gratifying thing I’ll ever be a part of.” Maley concluded. For questions or comments about this article, contact Cody at (251) 752-6334 or cody@scoutsouth.com

Trust At Work

partner spotlight By Dave Danielson Photos by Lew Thomas, Adobe House Media Production

I

It’s likely that no one knows the value of working with a trusted partner than you do. Each day, you dedicate everything you have at your disposal to help your clients get the keys to their new property. Along the way, you count on the experience and expertise of your partners. Luckily, you have a partner on your side that you and your clients can count on — Founder Billy Coley and Legendary Home Inspections. In addition to Billy, the Legendary Home Inspections team includes Billy’s wife, Ashley, and Inspector Seth Fowler. Value Through the Entire Process

Those who work with the team can attest to the value of the trust they have in them. As Billy says, “One of the parts we enjoy the most about what we do is helping people and providing a service that

helps them make one of the biggest purchases of their lifetime and knowing they are trusting you to help with that process.” Billy’s family has been in the contracting business for over 30 years. Billy earned his contractor’s license in 1996 and went into the family business. In 2009, the family sold the company. From there, Billy worked in the air conditioning industry. “About four years ago we owned several properties and my wife and I were talking about the home inspection process,” Billy says. “I was talking with my REALTOR®, and he suggested that, with my background and experience, that I start my own home inspection business.” The Right Fit

Billy looked into it further and it looked like it would be a good fit for his background. Ever since, he has built and grown his business based on trust and on a straightforward brand of communication.

“We try to be different in that aspect as far as communication goes. We don’t want a client to walk away from a good home because a report looks scary and no one explained it to them,” Billy says. “That’s what we hang our hat on … communication. When someone sees a report with 50 issues that we found, we walk through those with them, because they may all be routine maintenance issues that can be taken care of easily.” Technology that Works for People

Those who partner and work with Billy and Legendary Home Inspections benefit from easy-to-follow reports and software.

“It’s very user-friendly and it was designed by a REALTOR® and his brother,” Billy says. “They developed the software with the real estate business in mind, with a portal for a repair addendum for point-and-click completion.”

Watching Out for Client Interests

Another powerful option that clients have when they work with Legendary Home Inspections is the ability to pay at close. “A lot of clients aren’t able to add debt during the process, so we’ve got an option where they sign an additional agreement and they pay at closing,” Billy says. “It’s not uncommon for us to have about 75% of clients taking advantage of that option.” Billy and Ashley treasure time spent with family, including their children, including 23-year-old daughter, Tiler; 19-year-old son, Christian; 17-year-old son, Cullen; and 14-year-old son, Cayden. In their free time, Billy, Ashley and their family love spending time boating. They also look forward to chances to get away and explore other destinations. Those who work with Billy, Ashley and Seth take comfort in

34 • December 2023

knowing they’re working with knowledgeable professionals. “We hope they take away something from our years of experience in construction. On the professional side of it, we become friends and I feel our clients know we care.”

Full-Service Moving Your Clients Can Rely On!

In addition to the inspection business, Billy and Ashley also own Legendary Custom Cabinets. As they look to the future, they’re also excited about working on their builder’s license.

POWER REAL ESTATE

DON’T BE AFRAID TO TRY Mobile Bay Real Producers December Broker in Charge is Paul Smith Powers and he seems to be a Renaissance man, continuously pushing the envelope of his abilities to their limits in business, athletics and the arts. He credits the upbringing by his parents for the discipline and drive.

Powers was well-rounded in school earning good grades, excelling athletically and active in extracurricular activities.

“My mom was a musician, had made an album in Nashville and my parents brought us kids along on these evangelistic crusades where my dad would preach all over the southeastern United States. We were basically a local version of the Von Trapp family. My sister played the piano, and I played a little guitar. I did this starting around the age of eight until the age of sixteen.” Paul said.

“I was a good student, making honor society and playing sports. I lettered four years playing football as a running back, linebacker and defensive back. I was also active in the Fellowship of Christian Athletes at Citronelle High School.” Paul said.

Powers’ father was multitalented, and the best salesperson his son has ever known. In addition to being a pastor, he started a successful real estate business where Paul learned early on the value of hard work and selling.

“I was born in New Orleans. My dad was a Baptist preacher going to seminary. We moved away when I was around three years old and eventually ended up in Citronelle when he became pastor at First Baptist Church Citronelle.”

38 • December 2023

@realproducers

At home, Powers flexed his musical muscles traveling with his family at a young age performing as a singer at church events. Even now, he enjoys singing with his daughters and as part of men’s church quartet.

“Sales is nothing more than a transfer of enthusiasm, from the seller to the buyer. If you can transfer the enthusiasm over to the buyer, and they see how excited you are about the product or service that you’re selling, then it’s infectious. My dad taught me that.” Paul said. He was also a gifted entrepreneur. “Baptist preachers sometimes struggle to feed four children. He found a way to buy property and started developing land on the side to help pay his bills. He created a company, bought equipment and his sons were the labor.” Paul said. “From middle school my brothers and I would do everything from surveying the land, running heavy equipment and, as we got older, started running bulldozers, excavators, dump trucks, building roads and clearing lots for his construction company.” he added. Paul enrolled at Samford University after graduating high school, lettering on the football team his sophomore year before transferring to Alabama for their business program specializing in real estate. “Alabama was the only university in the state that offered a real estate degree where you could get your broker’s license. You could study 16 semester hours of finance and real estate law and get it. I wanted to work in real estate from a young age.” Paul said. After graduating in 1989, Paul started Power Real Estate in 1991 and worked long hours to get it off the ground. “I’d get up at 5:30 every morning and leave by daylight to run the heavy equipment, and then come back to relieve my part-time secretary around 12 to make phone calls and show land to potential buyers until sunset. In the summer, showings would last to almost 9 pm at night.” Powers said. “Starting a business is like an airplane you have to go full throttle to get the business off the ground. You can’t go half throttle; it’ll never get off the runway. I did everything possible to become the best at developing property.” he added. 40 • December 2023

Early in his career as a business owner, and further cementing his reputation as a man of many talents, Paul realized another bucket-list goal of playing semi-pro football. “I tried out for a local semi-pro football team called the Mobile Vipers at 27, and there were several Alabama and Auburn players playing on this team. My best game was against the Jackson Gunslingers catching an interception and taking it back 48 yards for a touchdown.” Powers said. Over his 32 years in real estate Powers has observed cyclical changes in the local real estate market. He firmly believes that there are always opportunities available, regardless of conditions.

the local manufactured home boom in the late 1990’s, to opening a real estate office after moving his office and family to Fairhope in the early 2000’s (Weichart Realty Eastern Shore) and later focusing on foreclosures after the Great Recession, to developing higher end subdivisions in 2010’s and his current move towards enhancing his short and long term rental portfolio and property developments. “I’ve always enjoyed the residual business. Whether handling owner-financing, long and short term rentals or family storage facilities in Louisiana and Arkansas, getting regular monthly payments is a good business” Paul said.

“I’ve really seen at least three different cycles, where it becomes a seller’s market and then it transitions to a buyer’s market. There’s an opportunity in every scenario out there. I think you have to be able to adapt, and the desire to be good at what you do. Especially today when the marketplace is changing so rapidly.” Paul said.

Always testing his limits, Powers pursuits outside of real estate have also expanded into acting. He played a small but noteworthy role in “The Cowboy Way” reality TV series and was humbled to play the role of Christ in “The Promise” play at First Baptist Fairhope for three years.

Powers experience in real estate is vast. It includes selling land parcels in the early 1990’s, transitioning over to take advantage of

“I’ve been moderately successful at several things, and really good at a few things. In order to be good at something, you have to really work at it. Don’t ever be afraid to try.” he concluded. For questions or comments about this article, contact Paul at (251) 232-6042 or paul@powerland.biz

FAQ

Struggling to f ind GOOD INSURANCE for your clients?

ABOUT THIS MAGAZINE

Call us today and let us LIGHTEN THE LOAD!

Welcome to Real Producers! Some of you may be wondering what this publication is all about, which is why we have created this FAQ page. Here, we will answer the most commonly asked questions from around the country regarding our program. My door is always open to discuss anything regarding this community — this publication is 100% designed to be your voice! Q: WHO RECEIVES THIS MAGAZINE? A: The top 300 agents in the Mobile Bay Area. We

pulled the MLS numbers (by volume) from Jan. 1, 2021, through Dec. 31, 2021, in Mobile and Baldwin Counties. We cut the list off at number 300, and the distribution was born. For this year’s list, the minimum production level for our group is $7 million in 2021. The list will reset at the end of 2022 for next year and will continue to update annually. Q: WHAT IS THE PROCESS FOR BEING FEATURED IN THIS MAGAZINE? A: The process is simple. Every feature you see has

first been nominated. You can nominate REALTORS®, agents, affiliates, brokers, owners, or even yourself. Office leaders can also nominate real estate agents. We will consider anyone you bring to our attention because we don’t know everyone’s story, and we need your help to learn more. A nomination currently looks like this: Email us at robert.orso@realproducersmag.com with the subject line “Nomination: (Name of Nominee)” and explain why you are nominating the individual. Maybe the person has an amazing story that we need to tell, or perhaps someone overcame extreme obstacles, is an exceptional leader, has the best customer service, or gives back to the community in a big way. The next step is an interview with us to ensure a good fit, and then we put the wheels in motion for our writer to conduct an interview and for our photographer to schedule a photo shoot.

Q: WHO ARE THE PREFERRED PARTNERS? A: Anyone listed as a preferred partner in the

front of the magazine is a part of this community and will have an ad in every issue of the magazine, attend our quarterly events, and be a part of our online community. We don’t just find these businesses off the street, nor do we work with all businesses that approach us. One or many of you have recommended every preferred partner you see in this publication. We won’t even meet with a business that you have not vetted and stamped for approval, in a sense. Our goal is to create a powerhouse network for the REALTORS® and agents in the area and for the best affiliates so we can grow stronger together. Q: HOW CAN I RECOMMEND A PREFERRED PARTNER? A: If you have a recommendation for a local

business that works with top real estate agents, please let us know. Send an email to robert.orso@realproducersmag.com.
