The Portage/Ogden Dunes TDD is unique to the South Shore Corridor because it is located within the City of Portage and the Town of Ogden Dunes. This area demonstrates tremendous greenfield development opportunities in largely undeveloped areas within Portage. Much of the remaining developable Portage sites are situated within this TDD. They are largely consolidated amongst a few non-residential owners (Portage Redevelopment Commission and Catalyst Lifestyle Sport Resort LLC). The city has completed a master plan for this area (Northside Development Plan). Since uses and the marina expansion have changed, this area can further embrace TOD land use. Portage has been proactive in preparing for this station to be built and has partially built Burns Parkway to the south, which will eventually be expanded to connect to US 12 (Dunes Highway) and provide access for future development in the area. The new station and parking area could also transition to joint development over time (this area is in Portage and Ogden Dunes). There is some developable property available in Ogden Dunes, but residents from and visitors to that community will gain more from the planned investment further south in Portage. This area would benefit from an updated area plan and zoning and coordination between the City of Portage and the Town of Ogden Dunes and NICTD on Burns Parkway.
