Happy Fall! This is a great time of year in St. Louis and a great time to enjoy your Club. Unfortunately, we are not deep into a Cardinals playoff run this season, but it was a great treat to watch Adam Wainwright get his 200th win at home. There is more good news in St. Louis sports: St. Louis City SC is rolling in its inaugural season and the Blues’ season is upon us.

On the leadership transition front, Chip Misch has completed his second month of service as our new GM/ COO. As I stated in my article last month, the Board and I remain very pleased with the transition thus far. I hope you have had a chance to meet Chip or will soon; the feedback I have received has been very positive indeed. It has been interesting to observe Chip learn about our Club and rapidly appreciate its deep history and traditions. He has quickly realized how special our Club is, which means a lot given his background and experience. In this regard, I think Chip was blown away by the manner in which we honored his predecessor, Wally Smith, during his sendoff, which was pretty extraordinary, and the result of a lot of work, time and effort from a lot of folks.

Chip is already making his mark on the MAC, and you can already see a number of improvements around the Clubhouses designed to increase member satisfaction. For just one example (that is a subject near and dear to me as many of you know), he has easily taken the reins on dress code issues, which hopefully will be increasingly obvious by just walking through the Clubhouses. As Chip has well stated, the MAC is a private Club and should operate as one.

Hopefully, you all received the communication that the Board decided last month to lift the waitlist for access to the West Clubhouse. This decision was made only after significant analysis by Chip and his team and reviewed by the Board of Governors. The Board believes this decision is in the best interests of the members and the Club. Please make sure you reach out to Chip with your feedback as we monitor this issue over the coming months.

This month the Board of Governors will travel to Chicago for our annual Board retreat. We will visit the Union League Club of Chicago, The Chicago Club, and the University Club. This year, in addition to learning from the other clubs about how we might improve our Club, we are looking forward to receiving Chip’s “90-day report” on his initial impressions of the MAC and how we can continue to work toward meeting as fully as possible our Club Vision: “To be the foremost private club in St. Louis known for attracting exceptional people and enriching lives for generations.” These retreats have been very worthwhile; over the last two years, we visited the Detroit Athletic Club and the Union League Club of Philadelphia, two of the top athletic and city clubs in the country. Our Board members’ attendance at these retreats, while voluntary and at their own expense, has been outstanding and is appreciated.

On the subject of Board service, we are still a number of months away from our next Board of Governors election, next

Spring. But I want to take the opportunity here to encourage members to consider running for the Board. Our employees definitely make our Club run day to day. But we always need a strong and active Board to continue our run into the next 120 years! I can promise you that service on the Board is a big commitment, but it is also extremely rewarding. I for one am so happy I said yes to the “call” in early 2021. There is no club around as unique and multifaceted as ours. I am confident that if you decide to serve your Club in this capacity you will be happy you did so. If you have interest in running for the Board of Governors, or in getting more involved in Board committee service, please reach out to me, any current Governor, or any Past President or Governor. Past President Angie Minges is the Chair of the Nominating Committee; Past President Brent Beumer is the Vice Chair. I also invite you to attend Orientation to Club Governance, which will be held at the West Clubhouse on Nov. 7.

Thanks are due to our great staff and their efforts in connection with the recent Spirit Week in celebration of the Club’s 120th anniversary. I hope you were able to enjoy some of the activities. The anniversary display at the Downtown Clubhouse was great. Also, we have a number of extra 100th anniversary “yearbooks” still available. It is a great book with many interesting photos and narratives about our Club’s great history. Contact Gena Willis if you would like a copy.

Leaving a Legacy

LETTER FROM THE GENERAL MANAGER

t continues to be a pleasure to meet members at both Clubhouses as I’ve spent just about two months at the MAC. As a result of the many meetings, discussions and insights gained, there are a few observations and experiences worth noting;

F The history and tradition of the MAC is extraordinary. Observing, participating in and learning from the many events around our 120th Anniversary has been enlightening and fascinating. The team will do all we can to further this impactful existence and the MAC’s many contributions to the St. Louis community. I have also learned just how important caramel rolls are!

F We have a passionate membership, and I am continually impressed by the many members I have met over the past two months, who proudly announce that they are second, third and fourth-generation members of the Club! The sense of pride and commitment is evident with every interaction and is an important reminder that our history and traditions matter. It will remain important that the team embraces this unique culture!

F The MAC is served by more than 450 team members between the Downtown and West Clubhouse operations. We have more than 43 employees who have been here for over 10 years and another 32 who have been a part of the MAC family for more than 20 years! The team is committed, capable and poised for much future success led by an energized and experienced management team!

F The MAC is governed by an engaged and wellintended Board and supported by vibrant and active committees! The committees reflect and represent all members with a wide range of interests and insights that are shared continuously, which is vital to key discussions. I encourage all members to engage in the Club, as everyone benefits.

The MAC is positioned for growth, and in step with this, we intend to elevate all levels of the member experience at both clubhouses. Some initial priorities:

We intend to solidify our position as “The Employer of Choice” in the St. Louis area, and we will accomplish this by ensuring we are fully staffed at both locations and hiring only the best employees who are committed to our service culture. Management will focus on reducing turnover and training all employees to an elevated standard.

As a private club, member satisfaction is paramount! Engagement and service are essential to our success, and management will ensure alignment in all the programs, products and services we offer. Everything we do must add value to the overall member experience. Of note, we will look to create memorable experiences with family and friends, from the unique and exclusive to the fun and creative. The MAC should be at the forefront of entertaining member guests.

Dining at the Club will continue to evolve with an emphasis on creative and delicious food, elevated service and distinct offerings in the dining outlets. We view growth in support of our dining rooms as a significant opportunity, driven by performing to a higher standard in all that we do.

The difference in private clubs is in the details – it is where the best clubs thrive. We are committed to improving in all areas that enhance your club experience. Management is meticulously preparing for progress in all departments. We expect to get better!

LETTER FROM THE CHIEF FINANCIAL OFFICER

FISCAL YEAR 2023 RECAP

August marked the end of fiscal year (FY) 2023 for the Club. Several capital improvements took place across both clubhouses during the year. Downtown improvements included repainting the pool, installing firerated doors in select areas, overnight room renovations which will result in an impactful return on investment, and four new pieces of kitchen equipment. At West, the West Wing banquet room was renovated, and the men’s and women’s locker rooms received new carpet, lighting, paint, and other items, as did the Pro Shop.

Our year-end membership headcount was 2,549, up 14 from August 2022. Since April 2022, new members were placed on a waitlist for access to the West clubhouse. After a comprehensive review, the Board of Governors has lifted the waitlist. This review included understanding usage and compaction patterns in fitness, dining, and summer family activities, as well as analyzing data specific to membership trends. The Board feels confident that with new management processes in place, appropriate increases in staffing levels, and further enhancements across the Club, the member experience will continue to improve. As a result, we anticipate renewed interest in membership during the coming year.

Operating revenues for the year totaled $14.7 million compared to $12.6 million in FY 2022. Our overnight rooms business generated $1.4 million in revenue, just ahead of last year’s $1.3 million, and equal to our 2019 high water mark. DT Food & Beverage revenues reached $5.4 million, topping last year’s revenues by $1.1 million. West Food & Beverage revenues came in at a new high of $3.9 million, which was $700,000 more than 2022 revenues.

While revenues exceeded budget — and last year’s expenses continued to climb — payroll expenses increased $1.8 million in FY 2023, which equates to a 17.5% increase. The Club has faced rising costs throughout our operating departments, with some areas seeing cost increases well beyond the rate of inflation. The cost of food and beverage products, cleaning supplies, paper goods, and employee benefits have created challenges for our managers as they strive to provide exceptional experiences for our members, while remaining fiscally responsible.

The Club’s bottom line operating cash flow for the year was $1.1 million, which was $824,000 less favorable than budget, and $645,000 less favorable than last year. Principal payments on debt totaled $677,000 and capital expenditures were just under $1 million.

As of the end of August, the Club had long-term bank debt of $8,030,000. This includes a loan taken out in May 2022 for the purpose of fully funding our employee pension obligation. Thanks to favorable market performance and increasing interest rates, we were able to purchase annuities for our eligible employees for much less than originally anticipated, which left a cash surplus in our Pension Sinking Fund. The Board of Governors designated the remaining funds for three distinct purposes. A portion of the surplus was transferred to our existing Cash Reserve Fund, a portion was dedicated to establishing a Working Capital Reserve Fund to be utilized as

an internal line of credit, and the balance was designated for capital expenditures, yet to be determined. The good news is that our long-term and retired employees maintained their pension benefit, and the Club was able to transfer the liability through a known, scheduled monthly payment.

Our FY 2024 budget projects an operating cash flow of $2.3 million, which signals a return to pre-pandemic levels. This will provide ample resources for principal payments on debt and much-needed capital improvements. One component of the budget is an 8% dues increase that was effective September 1st. The average increase across all membership categories is just over $18 per month. This will provide the cash flow needed for enhancing the Club’s facilities at both clubhouses during FY 2024. You will experience improvements in many areas such as cardio equipment replacements at both clubhouses, a refresh of Downtown massage rooms and the Pro shop, an additional shuttle to transport members to hockey, soccer, baseball games, and other events, refinishing the West Squash courts, new water heaters for West, and physical access control systems for both clubhouses.

Another component is an increase in the initiation fee from $3,500 to $5,000 for Residents and Junior Residents and from $1,750 to $2,500 for Associates and Non-Residents. If you have a friend or colleague that is considering membership, encourage them to reach out to our Membership department before Nov. 8 when the initiation fee goes up. The theme for the year ahead is: enhance the member experience at every level. The focus is on consistency in products and service delivery. Next summer the West poolside bar and food experience will be enhanced through an elevated dining reconfiguration, menu offerings, and entertainment. In addition, guests will be limited when necessary, and access to the clubhouses will be more closely controlled. The budget supports this theme and management is dedicated to fulfilling the vision and mission of the Club.

MAC Sports Foundation and YFC Project Comes to Fruition

In the Oct. 2022 issue, the MAC Sports Foundation kicked off a campaign to support our Downtown neighbor the Youth and Family Center (YFC). Both organizations share a vision that athletics has the power to enrich lives and create future possibilities, so teaming up became a natural fit – everyone benefits when we help our Downtown community thrive!

With the support of community partners, MAC member donors, and MAC member businesses, the Foundation successfully raised over $170,000 for gymnasium and main entrance renovations at the YFC through financial and in-kind contributions. This past spring, a new wood flooring system was installed in the gymnasium and the walls were given a fresh coat of paint. In early September, fourteen new exterior doors replaced failing versions in the main entrance and gymnasium. Security

system upgrades were also installed to help better manage and monitor the access of staff, visitors and program participants. Overall, these tremendous improvements have helped to create a more welcoming, functional and safe environment where kids, teens and adults can be active and have fun.

The MAC Sports Foundation’s initiative of support has inspired other local businesses and community organizations to learn about the YFC and lend a hand to other needs to help them grow. The YFC has received computer equipment, new tables and chairs for program and event use, fitness equipment, and one organization is making plans to renovate an outdoor patio and existing playground. Over the six months, the YFC has tripled its impact and currently serves between 40-60 children in daily, after-school programming and between 200-300 youth and adults on the weekends.

As Dr. Crenshaw likes to say, “At the YFC, individuals feel safe, supported and special … and that creates a LOT of smiles!”

Through this incredible project, The MAC Sports Foundation is enriching lives in our community to create a brighter future across generations.

WEST WAITLIST UPDATE

After a comprehensive review, the Board of Governors has suspended the waitlist for new members to gain access to the West Clubhouse. This review included understanding usage and compaction

patterns/issues in fitness areas, dining/bar spaces, and summer family activities at the West Clubhouse, as well as, analyzing data specific to membership trends and the current level of interest in the Club. The Board feels confident that with new management processes in place and as further enhancements across the Club are implemented, including appropriate increases in staffing levels, we anticipate that the member experience will continue to improve.

Since establishing a waitlist in April 2022, the Board of Governors has remained committed to providing our members with the best possible Missouri Athletic Club experience. Investing in capital improvements centered on the member experience is a priority for the year ahead, as is increasing and monitoring member confidence in the Club’s offerings. Ongoing

communications for and management of expectations for Youth program enrollment during busy seasons will remain paramount as this continues to be a Club amenity in high demand.

New members will have access to both Clubhouses and our local and worldwide reciprocal network. Activity and member feedback will continue to be monitored and reviewed by the Membership Committee and Board each month. Specific action plans, including appropriate staffing adjustments, will continue to be evaluated and developed to anticipate higher usage at every level, with the goal being a premier member experience for all.

More than 35 years ago, a small group of entrepreneurs began thinking about the benefits of living independently—and living well—in the later years of life. They imagined the kind of place they would like to live. It would include a long list of amenities and an aesthetic ambiance that would further enhance life. They believed

David Smith, one of those entrepreneurs, recalls how he and Charlie Deutsch, another member of this “big idea” group, took the dream and made it a reality. “Charlie

Deutsch was a residential builder, and I was practicing law at that time,” Smith notes. “Once we decided to move on this idea, it took us a year to acquire the property and roughly another year to build the place.”

Once construction was complete and it was time to start thinking about opening the doors at The Gatesworth, Smith says,

“We wanted somebody who had strong management skills and a background in construction. That was when Bob Leonard entered the picture.”

At first, Leonard believed his role at The Gatesworth would be temporary. But when the end of his initial contract was approaching, it was clear to all involved that he was a natural fit. “I was asked to take on the responsibility for management permanently,” Leonard remembers. This was due, in part, to Leonard’s skills in construction. He explains, “We do all of our construction at The Gatesworth, so my area of expertise was especially important in the early days.”

In 1994, when The Gatesworth built its first addition, Smith and Deutsch offered Leonard a partnership, which he accepted. “Today,” Leonard says, “I manage the operation of The Gatesworth, as well as our other communities, on a day-to-day basis. My expertise is in operations and construction. Charlie’s is in development, design and financing. And David is nationally known for his ability to help market and lease senior living properties.”

This kind of well-rounded expertise has made The Gatesworth renowned within the senior housing industry, and it has inspired the development of many senior living communities across the U.S. and worldwide.

“Our core values are based on choice and opportunity,” Smith notes. “The Gatesworth team treats people with respect and as autonomous human beings.” One of the ways the community achieves this is by offering options, the foundation of most well-lived lives. Military History Club Explores the Role of Hitler’s Luck in WWII

Was Hitler a genius who stretched too far, or a bungler with a stretch of good luck? On Oct. 24, the Military History Club will explore that topic as it welcomes a Zoom appearance from Oxford, England by Paul Ballard-Whyte, author of Lucky Hitler’s Big Mistakes.

Adolf Hitler’s Great War military experiences in no way qualified him for supreme command. Yet by July 1940, under his personal leadership, the Third Reich’s armed forces had defeated Poland, Czechoslovakia, Holland, Denmark, Norway, Belgium and France. The invasion of Great Britain was a distinct reality following Dunkirk. Hungary, Bulgaria and Romania had become allies along with the acquiescent military powers of Mussolini’s Italy and Franco’s Spain. These achievements prompted Field Marshal Willem Keitel, the Wehrmacht’s Chief of Staff, to pronounce Hitler

to be “the Greatest Commander of all time.”

Storm clouds were gathering, most notably the disastrous decision to tear up the treaty with the Soviet Union and launch Operation Barbarossa in 1941. As described by Ballard-Whyte, Hitler’s blind ideology, racist hatred and single-mindedness led him and his allies inexorably to devastating defeat. How far was it good luck that gave Hitler his sensational early political and military successes? Certainly, fortune played a major role in his survival from many assassination attempts and sex scandals. Join us as Ballard-Whyte explains why, from 1941 onwards, the Fuhrer’s downfall was entirely attributable to military misjudgments that he alone made.

On Oct. 12, the Book Club is pleased to host Michael Loynd, author of The Watermen: The Birth of American Swimming and One Young Man’s Fight to Capture Olympic Gold. Governor Adrian Di Bisceglie arranged for the author’s visit and will guide the discussion.

In the early twentieth century, few Americans knew how to swim, and swimming as a competitive sport was almost unheard of. That is until Charles Daniels took to the water. On the surface, young Charles had it all: high-society parents, a place at an exclusive New York City prep school, and summer vacations in the Adirondacks. But the scrawny teenager suffered from extreme anxiety thanks to a sadistic father who mired the family in bankruptcy and scandal before abandoning Charles and his mother altogether. His only source of joy was swimming. But with no one to teach him, he struggled with technique — until he caught the eye of two immigrant coaches hell-bent on building a U.S. swim program that could rival the British Empire’s seventy-year domination of the sport.

Set in the early days of a rapidly changing twentieth century, The Watermen—a term used at the time to describe men skilled in water sports—tells an engrossing story of grit, the growth of a major new sport in which Americans would prevail, and of a young man’s determination to excel.

On Nov. 9, the Book Club is transported to the Sixteenth Century as Scott Molden leads the discussion of Hamnet by Maggie O’Farrell.

The setting is England, 1580: The Black Death creeps across the land, an everpresent threat, infecting the healthy, the sick, the old and the young alike. The end of days is near, but life always goes on.

A young Latin tutor—penniless and bullied by a violent father—falls in love with an extraordinary, eccentric young woman. Agnes is a wild creature who walks her family’s land with a falcon on her glove and is known throughout the countryside for her unusual gifts as a healer, understanding plants and potions better than she does people. Once she settles with her husband on Henley Street in Stratford-upon-Avon, she becomes a fiercely protective mother and a steadfast, centrifugal force in the life of her young husband, whose career on the London stage is just taking off when his beloved young son succumbs to a sudden fever.

FOREVER YOUNG CLUB Welcomes Charlie Brennan

The Forever Young Club welcomes Charlie Brennan for a guest presentation at the Nov. 17 meeting. Charlie Brennan is the “provocateur” of KETC-TV’s Donnybrook, among the highest-rated locally produced talk shows on PBS. He retired from KMOX in 2022 after almost 34 years hosting The Charlie Brennan Show.

Inducted into the St. Louis Radio Hall of Fame in 2009, Brennan was named “One of the Most Influential St. Louisans” five years in a row by The St. Louis Business Journal. In addition, Brennan has been very involved in the St. Louis community in several ways. In November 2022, he organized volunteers to plant 10,000 daffodil bulbs on local St. Louis roadsides as a demonstration project with the goal of expanding the effort in future years. In April 2022, Brennan recruited volunteers to pick up trash on the region’s streets in a project called “The Great St. Louis Clean Up.”

TEAM RODGERS WINS SUMMER

The 2023 Summer Open Basketball League at the Downtown Clubhouse concluded on Tuesday, Aug. 15. We had seven teams compete in the league this summer. The winner of the Summer Open League was the team captained by Brad Rodgers. They beat the team captained by Tom Halliday 61-51 in the championship game. Team Rodgers went into the playoffs as the #2 overall seed with a regular season record of 5-1. Team Halliday entered the playoffs as the #1 overall seed also with a record of 5-1. Team Rodgers finished the season as champions with a final record of 8-1. MAC Sports Foundation Wins Big

AT GOLF CLASSIC TOURNAMENT

Foundations’ Month culminated in the annual MAC Sports Foundation Golf Classic Tournament powered by Mungenast St. Louis Acura and Mungenast & Burkard Alton Toyota, which took place on Monday, Aug. 28, at Glen Echo Country Club.

This sold-out event allowed members a chance to get together for a day of golf and camaraderie. The day began with registration at 10:30 a.m. Afterward, participants explored the club and other vendors and enjoyed lunch before teeing off at noon.

Following the conclusion of golf play, MAC members regrouped at Glen Echo’s clubhouse for drinks, a delicious meal, a silent auction, and a live auction honoring MAC Past President Kim Tucci. At the end of an eventful day, we were thrilled to announce that we raised over $70,000 for the MAC Sports Foundation. Thank you to all who contributed to yet another successful golf tournament!

In addition to the $70,000 raised, over $12,000 came in during Foundations’ Month through the “Green Chit” initiative and an additional contribution brought the total to over $16,000. All of this goes to support the Charitable Society for Children and the MAC Sports Foundation. Thank you again to all who donated!

The candidates for the prestigious Sports Personality of the Year Award are set! Established by MAC member Jack Buck in 1970, the award annually honors the top local sports figure. The candidates for the 2023 Sports Personality of the Year are Bradley Carnell (St. Louis CITY), Roman Burki (St. Louis CITY), Nolan Gorman (St. Louis Cardinals), Jordan Walker (St. Louis Cardinals), Jordan Kyrou (St. Louis Blues) and Dennis Gates (Missouri Tigers Men’s Basketball).

The 2023 Sports Personality of the Year Award will be selected by MAC members. Cast your votes online at mac-stl.org beginning Tuesday, Oct. 3. The award has been presented to some of the biggest names in sports history, including Bob Gibson, Lou Brock, Ozzie Smith, Brett Hull, Albert Pujols, Kurt Warner and Marshall Faulk.

As the holiday season approaches, it is time to reflect on the outstanding year filled with events and milestones. In this special year, the Missouri Athletic Club is celebrating its 120th anniversary, and there has been no shortage of Club spirit among members and staff! This extraordinary achievement owes much to the diligent efforts of the exceptional staff throughout the year and during Spirit Week. Their presence can be felt in the locker rooms, the bustling kitchen, the basement laundry room and engineering offices, whether visible daily or working hard behind the scenes. The unwavering dedication of the MAC staff members has seamlessly maintained the operations of both Clubhouses for countless years.

The Employee Holiday Fund annually extends a holiday bonus to the MAC staff and supports the Club’s charitable endeavors. The MAC’s employees are ever grateful to the Club’s membership for this tremendous show of appreciation. This year, a portion of the funds will go to the Charitable Society for Children (CSC), furthering the Club’s commitment to its values of tradition, community and culture. Your Oct. 31 member statement, whether paper or digital, will display a voluntary contribution charge of $120, symbolizing

the MAC’s 120 years of existence, and labeled as “Empl Holiday/Foundations Cont.” Unless you inform the Accounting Department otherwise, the MAC will allocate the funds as follows:
