PUREWEST RANCHES

Wide Open Skies at Montana Ranch, is a perfect example of why Montana is deemed “Big Sky Country”. The unimpeded and protected 360-degree views of multiple mountain ranges create a feeling of privacy and solitude, rarely experienced so close to modern amenities. Direct access to adjacent State of MT land, combined with the amenities of a gated, paved community make this a particularly interesting offering.
Offering 2 parcels, each piece offrers a tremendous opportunity. Montana Ranch borders Ted Turner’s Flying D Ranch on two sides, has a common area equestrian facility and miles of horseback riding trails throughout. Situated just west of Gallatin Gateway, 15 minutes from Bozeman, and 30 minutes from Big Sky, this property is in an ideal location.

• The single-track trail system is for non-motorized use only (horses, hiking, biking)
A quaint Montana town situated on the Gallatin River, is home to the legendary Stacy’s Old Faithful Bar, which has been an establishment since the end of prohibition in 1937. Gallatin Gateway also has a K-8th grade elementary school that serves an average of 150 students yearly and for over one hundred years has fulfilled the needs of the rural families in the area. Because of its proximity to both Bozeman and Big Sky, Gallatin Gateway is home to premier home ma terial suppliers Earth Elements, Big Timberworks and Montana Reclaimed Lumber Company.
BOZEMAN (approximately 15 miles northeast)
Bozeman is called “the most livable place” for good reason. Enjoy world-renowned fly fishing, dramatic mountains for hiking, mountain biking, rock climb ing, skiing, hunting, and backcountry exploring, Yel lowstone National Park, and impressive wildlife. When you are ready for a more city experience, dive into Bozeman’s thriving arts and culture communities, ranging from main street festivals, farmers markets, cultural centers and museums to symphonies, theaters, and art galleries.
Bozeman is located at an elevation of 4,820 feet. The Bridger Mountains are to the north-northeast, the Tobacco Root Mountains to the west-south-west, the Big Belt Mountains and Horseshoe Hills to the northwest, the Hyalite Peaks of the northern Galla tin Range to the south and the Spanish Peaks of the northern Madison Range to the south-southwest. Bozeman is east of the continental divide, and Inter state 90 passes through the city.
According to the United States Census Bureau, the city has a total area of 19.15 square miles, of which, 19.12 square miles is land and 0.03 square miles is water.
Bozeman experiences a dry continental climate. Boz eman and the surrounding area receives significantly higher rainfall than much of the central and eastern parts of the state, up to 24 inches of precipitation annually vs. the 8 to 12 inches common throughout much of Montana east of the Continental Divide.
Combined with fertile soils, plant growth is relatively lush. This undoubtedly contributed to the early nick name “Valley of the Flowers” and the establishment of MSU as the state’s agricultural college.
Bozeman has cold, snowy winters and relatively warm summers, though due to elevation, temperature chang es from day to night can be significant. The highest temperature ever recorded in Bozeman was 105 °F on July 31, 1892.
BIG SKY (approximately 30 miles south)
In the late 1960’s, a pioneer newscaster and native Montanan, Chet Huntley founded Big Sky Montana. The Big Sky Chamber describes the community as a unique, mountain resort town where it’s not business as usual. Being an unincorporated, census-designated place (CDP) straddling two counties – Gallatin and Madison – with seven special districts, 100’s of Home Owners Associations (HOAs), a myriad of non-prof its, and engaged citizens all contributing to its local governance, creates a complex local governance oper ating framework. In addition, business owners often have the “mountain time” mindset and define success a little differently; as the number of days spent on the mountain! Even the students from Ophir (the ele mentary school) and Lone Peak (high school) start young and enjoy their Fridays on the mountain rather than in the classroom.
Mike Schlauch, a native Montanan, graduated from Montana State University with a degree in Construction Engineering Technology. Mike spent the next 13 years working throughout the U.S. managing complex construction projects in the mining, utility, manufacturing and refining industries, before returning to Montana in 1997. He co-founded Schlauch/Bottcher Construction, Inc. (SBC), one of the largest and most respected custom home construction companies in the region. As the owner of the Platinum Team, Mike brings his solid work ethic, extensive construction and business knowledge along with his love, history and respect for Montana to all his clients and transactions.
