They charge 75.00/hour plus an admin fee and mileage.

Since we live here full time, we don’t use them on a regular basis. That said, they know the house and property well and what to do when we go out of town.

Septic Tank

2 tanks, a settling tank and a dose tank. A good rule of thumb is to have the settling tank pumped every 3-5 years and the dose tank pumped every other time you pump the holding tank (the dose tank is pumped less because it’s mainly filtered water). The settling tank is first two lids closest to your house and the dose tank is the second set of two lids. If you tell the pumper which tank(s) you want pumped, he’ll know what to do.

One important note, the filter should be cleaned in the settling tank, you can request the pumper to do that for you when they pump the tank.

Last pumping was in November, 2023.

They monitor the tanks and fill as needed. We never have to call for service. They just show up. Usually around 1300.00 when they fill. We do it around 2 times per year. Maybe 3.

Pond

The pond requires treatments and cattail removal once a month in summer. June - September. There is a seasonal spring that runs through the pond from Spring through August or September depending on weather. Note: we have rights to the spring. It’s important to watch the creek that separates the large pond and lower smaller pond during spring if there is still snow and ice on the pond to prevent blockage and overflow at the upper pond. The lower pond has a spill over that runs down the seasonal creek and goes underground and back up to the creek on the neighbors house below. Same goes in Fall when the aspen leaves start falling into the pond. Clogs can happen in the creek. Must keep it clear. The property managers know to check the pond and streams making sure it’s all clear.
