Association >>> MANAGER’S MESSAGE

Website Gets a Facelift! By Vanessa Dreyer, Community Manager

Y

ou’ve heard us a number of times this year refer back to our 2012 Resident Satisfaction Survey and the strategic plan that was created with the help of the Neighborhood Advisory Committee based on the results. Everyone was in agreement that many of the underlying issues we saw could be resolved through better communication. We jumped to immediate action and set out to improve the quality and quantity of communication from the association. One thing that was apparent was that our community website was a very underutilized means of communication and we needed to change that. We overhauled the content design of the website by restructuring the menu bar so content is easier to find. We also added a significant amount of documents to the site and began posting new, regular information such as monthly financials and violation reports so that residents can track the association’s efforts. We created many new online forms so that residents can communicate to us conveniently. We’re also updating the website much more often with news stories featured on the front page.

This works has paid off. Currently, 1317 residences have logins for the website. This means 65.2% of homes in the Village are receiving our message. This is up drastically from last year. To date, we have had 296 login requests and had more requests in the first half of 2012 than in all of 2011. We average 1115 unique visitors to the website each month, with the average length of the visit around 3 minutes and 40 seconds. 53.4 % of those are return visitors. Still, we can do better. We need to continue to make the website the go-to source of information for residents. In order to do that, we understand we need to make sure that we give you a reason to go there. We plan to increase the amount of news stories on the home page. On November 1, two new features will be launched. One will be a classified ads section so that residents selling or seeking items or in search of a lost pet can connect with neighbors. The second will be a new real estate section that will allow residents to not only find out info about new homes being sold but to peruse listings for resale homes that are currently on the market in Vistancia. This will allow residents to see what is happening in the real estate market in the community and their neighborhood! Continued on page 8

t’s Fall and the community is pleased to announce several new home builders are coming to Vistancia! The Village at Vistancia and Blackstone at Vistancia will welcome three new builders to the community and four new home neighborhoods to the master plan within the next year. The Village at Vistancia welcomes Gehan Homes, Woodside Homes and Mattamy Homes to the family-friendly community. Both Gehan Homes and Mattamy Homes are relatively new builders to the Valley, so we are encouraged that they will draw in a renewed interest in our community to see their floorplans and models. Gehan Homes comes to the Valley from Texas and will be building 51 homes in the parcel to the West of the Mountain Gate neighborhood. Mattamy Homes, Canada’s largest new home builder will be building 105 homes in the parcel to the Northwest of Taylor Morrison’s new Ironwood Ridge neighborhood, a location which offers desert scenic views and easy access to the Foothills Center, Westland Park and Lake Pleasant Elementary. Woodside Homes, a builder who currently has six communities throughout the greater Phoenix area will be building 50 homes in the parcel West of the Eagle Ridge neighborhood. All three

new neighborhoods are planned to grand open early to mid-2013. Within Blackstone at Vistancia, the private gated community at Vistancia, we welcome T.W. Lewis by David Weekley Homes’ sixth neighborhood at Vistancia. Their newest neighborhood will be opening adjacent to their current Blackstone neighborhood in the Southwest corner of Blackstone at Vistancia. This parcel is beautifully situated along the 4th hole waterfront of the Blackstone Country Club’s Jim Engh-designed championship golf course and will feature 33 half-acre luxury homesites. Grand opening of this neighborhood is planned for early 2013. For more information about new builders within the community visit our new website at www.vistancia.com or the newly redesigned Vistancia Information Center which features updated maps showcasing future development and community displays that inform visitors about the community of Vistancia. >>> COVENANTS CORNER

The Art of Giving Thanks By Jessica Smith, Covenants Coordinator

T

hanksgiving is a special holiday whose origins can be traced back to the time when the first colonists were beginning to settle in North America and were helped by the natives to survive the cold winters during the first few years. The purpose of the holiday, “Thanksgiving” is to give thanks for what we have and what we have been given. During this time, family members often come together to eat a traditional Thanksgiving meal and many people even donate food and monetary contributions to help the less fortunate. As with all holidays, it is important to not focus solely on the day’s festivities, but also to gather and reflect upon the ideas related to the holiday. Although the name “Thanksgiving” clearly reminds us of “giving thanks,” this is frequently forgotten. As most of you know, a yard inspection was completed in August and many homes were faced with the task of adding additional plant materials to their yards. We were overwhelmed with phone calls from residents needing help, time, and funds to be able to take on such a task. Thanks to the outpouring of volunteers from our community, we were able to help anyone who needed it. This is the very definition of what giving is all about. Through the amazing work of The Helping Hands project that is run by our very own resident Adrienne Vetter, many of the residents in the community have donated clothes, appliances, toys, food, yard work, and even paid bills to help other residents in the community during hard times. These acts of kindness have given hope and help to many in the community. In the spirit of the holiday, let us remember that as a community we must never stop helping others and giving thanks.

Your Desert Garden By Anthony Luciano, Director of Horticulture – Vistancia ISA Certified Arborists (WE-9687A), CDLP, CLP, SLM, ACPA

Monthly Do List for November Grass •

Bermuda will become dormant as temperatures drop to below 50 degrees; as it does water less.

Dethatch to prevent fungus diseases.

Over seeding should have been done by now.

Winter ryegrass should be mowed to 1-1/2 to 2 inches. Keep watering until established and then water only about once a week.

Yellowing of the winter lawn may occur when the cold weather sets in. An application of Calcium nitrate will bring back the dark green color.

Trees/Shrubs •

Cut back watering of all trees and shrubs, but continue to water deep and infrequent. Don’t over water or fungus will grow.

Plant 3 – 5 gallon shrubs and 10 - 15 gallon trees.

Clean dead branches out trees and shrubs.

Trim unwanted sprouts from the interior of your citrus trees. This makes it easier to harvest fruit.

Keep the skirt of your citrus trees pruned and trimmed to about two or three feet from the ground. This permits a better airflow and minimizes chances of fungus.

Flowers •

Plant in full sun: petunias, calendulas, dianthus and snapdragons

Plant in part sun or shade: dianthus, geraniums, impatients, and primrose

Plant bulbs in well-drained soil that is also high in compost or organic matter. Your bulbs should be planted with about two inches of sand beneath them. Cover with a coarse material such as peat moss or crushed wood products, such as bark. Plant Amaryllis, Anemone, Calla and Easter Lily, Dutch Crocus, Daffodil, Freesia, Gladiolus, Iris, and Ranunculus. Planting in clusters rather than in rows makes for a nice arrangement. Bulbs should be given a good soaking immediately after planting, and every seven to ten days after growth begins.

Keep spent rose blooms pruned.

Don’t List… •

Do not over water, which will result in root rots. Allow soil to dry out between watering.

Landscape Plants •

Cut off spent blooms to stimulate rebloom

Water applications should be greatly reduced for the winter

Plant winter hardy trees, shrubs and vines

Pre-emergent herbicides can be applied from October through early December for winter annual weed control. DO NOT use pre-emergent herbicides where you will be planting seeds this season.

Lastly, on November 1 you’ll notice the website gets a facelift. We’ve added the new Village at Vistancia logo and tailored the website colors and layout to match the vibrancy of the community. The result is a website that draws you in an makes you want to stay and surf. We’d love to hear your feedback. Let us know if there are things you’d like for us to communicate in news stories on the front page or if there is a feature you think might be of benefit to residents. We’re always looking toward the future and we’re sure the website will continue to grow! Please send questions or comments to me at vdreyer@ccmcnet.com.

Vistancia Fall Community Garage Sale

Saturday, November 10th, 7-11 a.m.

I

t’s time for the Vistancia Fall Community Garage Sale! The Garage Sale will be held on Saturday, November 10th from 7am-11am. Big Brothers Big Sisters will be accepting your donations from 10am-1pm in the MVC Parking lot. As you know, we have two Community Garage Sales per year in Vistancia. We have a smaller sale in April and a larger sale in November. The November Sale is more popular with the shoppers thanks to the participation of our neighboring community, Trilogy. We usually have more than 400 participating homes combined in the November Garage Sale. “One of the things I really like about the Vistancia Garage Sale is that it’s a great opportunity to meet your neighbors,” says Robert Miller, co-owner of M Team Realty and sponsor of the event. “Along with Halloween, it’s one of the best opportunities we have to walk around and informally stop and chat with everyone living in this awesome community. A lot of people visit Vistancia for the first time to participate in the garage sale, so it’s a great opportunity to share all the things we love about living in Vistancia.”

10 | NOVEMBER 2012 | VISTANCIA LIVING

Every year we create a list of participating homes along with a map to assist shoppers in finding the right sale for them. The list includes the neighborhood, address and three or four items the home is selling that day. This year the Garage Sale is sponsored by M Team Realty. The Millers will supply the maps for shoppers and have them available on Friday, November 9th in the HOA Office and on Saturday, November 10th from 7am-11am in the Walgreen’s parking lot. If you would like your home to be listed on the map you must email the Miller’s at MTEAM96@COX.NET by Tuesday, November 6th. NO exceptions. Please include your neighborhood name, address and a few items you plan on selling. The Garage Sale is a great opportunity for you to sell items you don’t use anymore and to find new things to treasure, but don’t miss the opportunity to say hello to your neighbors while you’re there. Introduce yourselves and get to know the people living around you. If you find any treasures you’re especially excited about, please share them with us on the Vistancia Facebook page at www.facebook. com/vistanciavillageassociation.

ric and Jessica DeAguero, parents of Aden (8), Christian (6), and Aubriella (2). Originally from Albuquerque, New Mexico moved to Arizona in 2007, where we rented an apartment on 75th Ave and Beardsley. In searching for homes in the general area we came across Vistancia, which seemed a “bit out there”, but once we saw the waterfalls, beautiful trails, open space, and community participation we fell in love.

“A few years ago, I finished passing out maps. I decided to drive by a few houses on my way home. I saw a couple walking past an air hockey table. I thought it would be a great addition to our game room. It was an awesome find and reasonably priced. My kids still enjoy playing on it to this day.”

 -- Ange, Vistancia Resident

Living in Vistancia Village has truly been a great experience for us—we did not have family to rely on for watching our kids from time to time and missed the simple luxuries of closest ones being around. However, that changed after meeting some of the best people here in Vistancia. Again, it’s been a great experience and we feel blessed for what we have here in this community!

Did you know that Vistancia has its own Community Garage Sale Facebook Page? Every day residents are buying and selling items with their neighbors online! Search Facebook for Vistancia Community Garage Sale.

Our favorite part of living in Vistancia is the community orientation, safeness, and open space. We love the Discovery Trail. Our children love being outside using the pool and walking or riding bikes on the Discovery Trail. In addition, we have been regular attendees to many of the community sponsored events. Each event has its own look and feel and we enjoy participating and socializing with others in the community. Some of our favorite events are the Luau, Las Vegas nights, Harvest Days, and the snow in December. We really like them all!
Aric works in IT for an Insurance firm and Jessica enjoys working at the Kiva club in Trilogy. We are a big sports family. Aden plays soccer, Christian plays baseball, and both play basketball in the awesome Future Stars basketball program lead by Coach Peter Ezugwu. Aubriella will soon follow suit as she gets older. We also love spending time with friends, family and hosting get togethers.

>>> BAKING MATTERS

Apple Pie Baked in Apples By Vanessa Rodriguez Coppola

A

re you in charge of making the dessert for Thanksgiving dinner? Impress your family and friends with these mini apple pies, baked right inside the apples themselves! This looks much more complicated to make than it actually is. The most difficult part is making sure you don’t cut into the skin of the apple when you are hallowing out the insides. Try using a small melon baller and you shouldn’t have any problems. If your insides look like mush after the hallowing, peel and slice 2 additional apples for a prettier pie filling. Materials (makes 4 apple pies, recipe adapted from www.domesticdilettante.com) •

4 Large Granny Smith Apples (make sure they can stand on their own)

¼ Cup Sugar

1 Tablespoon Brown Sugar

1 Teaspoon Cinnamon

Step 2: Slice the insides of the hallowed out apples and mix with sugar, brown sugar, cinnamon and nutmeg.

½ Teaspoon Nutmeg

Step 3: Fill the hallowed apples with the apple pie filling mixture.

Pie Crust

Step 4: Roll out pie crust and slice into thin strips, approximately ¼ inches wide. Place on top of apples in a lattice pattern.

Visit Vanessa’s blog www.seevanessacraft.com for more crafty ideas.

Instructions Step 1: Preheat oven to 375 degrees. Use a melon baller or spoon to hallow out 4 apples.

Step 5: Place apples in a deep baking dish, fill the bottom with water. Place foil over the dish and bake at 375 degrees for 20-25 minutes.

FALL into Fundamentals By Chris Farley, Spa & Wellness Director, Alvea Spa, Trilogy at Vistancia

T

he weather has finally taken a turn for the cooler and we find ourselves entering a new golfing season. And with it, a new GUYS and GALS season is upon us once again. Every season we start with the four fundamentals of golf: Grip, Alignment, Stance and Posture, otherwise known as G.A.S.P. I know everyone would love to get better, hit the ball farther and ultimately beat the pants off all their friends, but how are you going to accomplish that? If you haven’t noticed by now I am big on setting goals, measurements that align with those goals and keeping a “scoreboard” to track progress. My challenge for anyone wanting to truly get better is this: dissect your game and select three areas that seem to be costing you the most strokes. It can be a multitude of things; from putts per round, bunker play, course management, greens in regulation to fairways hit and up and down percentages. The idea is to be honest, identify your challenge areas and put them on paper. Devote a month to each of these areas and develop a plan of action. Example: if you decide that putting is a major challenge and you know on average you have 40 putts per round (average of 2.22 putts per hole) develop a plan that works on both speed and line. Maybe spend three days a week for 20 minutes on the putting green, spending two days specifically on speed (usually the reason we 3-putt) and one day on hitting your designated line.

the score) and see how things are going. I can guarantee that after just one month of this type of behavior changes will be made. Here is the challenge for those of you who say you want to get better. Prove it! It’s time to plug a few leaks in your game, so pick some areas of concern and devote some time to them. Through proper and specific practice, plus knowing the score, we can achieve any goal we set. Do yourself and your wallet a favor and get better by properly plugging the leaks that hinder your game through keeping the score! For more information about our Top 100 Player Development Program GUYS and GALS please visit: trilogygolfclub. com/vistancia.

The next step is the most crucial — recordkeeping! Track the days you spent working on your putting, what you worked on and what was successful. When you play golf, track your putts (this is knowing

Peoria Regional Medical Center By Cathy Carlat, Councilmember, Mesquite District, City of Peoria

O

ver the past few months I have received several calls from residents inquiring about the Peoria Regional Medical Center (PRMC). The development is located north of the northwest corner of Lake Pleasant Parkway and Yearling Road, and is widely recognizable by the large steel beams. In 2007, the principals of PRMC approached the City of Peoria to develop a northern Peoria medical facility. As with any project application, the City of Peoria reviewed the development plans. Shortly after PRMC began construction of the facility, the project stalled. Since this time, the City is and has been working closely with PRMC ownership to understand the private financing issues associated with this development project. Despite city requests for information and a timeline for resumption of construction activity from PRMC ownership, no new information has been provided. It is important to note that the City of Peoria is neither privy to, nor routinely asks for, financial statements associated with a private development project. The only exception to this would be if the City

was providing financial assistance to a private development project, which was not the case with PRMC. The application submittal itself is a costly process, and developers do not fund these costs until they are fully prepared to begin the project. The City of Peoria could not have known that the project would encounter financing issues, causing the project to delay. At this time there are no specific actions we can take to force the work to continue. In addition, there are no actions we can take to require the steel beams to be removed. The City of Peoria must respect private property rights and follow Arizona Statutes. The City of Peoria has conducted a building safety inspection to ensure the site is safe. The developer has erected a fence enclosing the area, and the site is considered safe and secure, per city code. We will continue to monitor the location for safety and code infractions issues. To keep updated about what is happening in your city, register for the Mesquite District electronic news alerts by visiting www. peoriaaz.gov/mesquite. Contact Councilmember Cathy Carlat at Mesquite@peoriaaz.gov or by calling 623-773-7306.

Don’t be a Victim of a Strong Arm Robbery: Protect Yourself By Chief Roy W. Minter

S

trong Arm Robbery is generally a crime of opportunity. The following strategies deal primarily with prevention from theft of personal property/money while out in the public.

• •

• •

Always be aware of your surroundings. This includes people that may be in the immediate area or vehicles that may be driving slowly through the parking lot and do not appear to be looking for a parking space. At night, make sure that you park your vehicle in a well-lighted area as close as possible to the front of the store and near other vehicles. Avoid taking short cuts such as cutting between cars or walking through shrubbery. Prior to leaving the store, always have your keys in your hands and when you arrive at your car, always unlock it first and place your valuables inside prior to loading your packages. Hold tightly on to your handbag in public places. Do not put the purse strap around your neck or flash cash in public. There is safety in numbers. If you see others getting ready to exit the store, wait and leave with them.

Be especially alert to persons approaching you. There are times when strangers will talk to you for legitimate reasons. But a common tactic used by persons with ill intent is to use this to distract you while they or an accomplice(s) take something from you. Never go any where with a stranger or entertain any business offers. Carry only those items that you need. Don’t carry large bulky purses or other such items. If you are robbed DO NOT RESIST! Comply with the demands of the suspect.
