T’S A NEW SEASON IN a new decade, and we can’t help but reflect on where we’ve been and where we’re going next. Ten years ago we opened CITYCENTRE, a landmark development in Houston, creating a first-of-itskind walkable, livable community of retail, dining, and so much more. Eight major ground breakings in the Houston area later and we’re still set on fostering these types of environments for our patrons. In 2020 alone, we’ll see the Class AA CITYCENTRE SIX tower take shape (read more on page 10), bringing more quality spaces and tenants for workers and visitors to the thriving community. Our door to downtown will become even more vibrant at GreenStreet (page 9), and the Historic Fifth Ward will gain 50,000 square feet of dining and retail, plus a stunning new museum that honors Houston's industrial roots (page 8), as East River continues to make headway.

I scream, you scream, we all scream for Jeni’s Splendid Ice Creams. The acclaimed artisan chain will be churning out creamy frozen confections this summer at CITYCENTRE. Marking its second location in Space City, the 888-square-foot scoop shop will craft delicious desserts concocted by entrepreneur Jeni Britton Bauer that use only whole ingredients, including dairy from an Ohio farm filled with grass-pastured cows, dyefree toppings, and natural flavors. Dairy-free selections are also available for ice cream lovers who have food allergies. The Columbus, Ohio-based company, which has expanded into a dozen cities in the nation, has created a name for itself with its exclusive pairings, such as the brandied banana crème brûlée, sweet cream biscuits and peach jam, pineapple upsidedown cake, Boston cream pie, and the ever-so-quintessential Texas sheet cake. Can you say “two (or three) scoops, please?”

NEW SPECS
The “Netflix of Eyewear,” a moniker GQ Magazine bestowed upon the online retailer-turned-brick and mortar empire Warby Parker, has made its way to CITYCENTRE. Joining four other Houston-based locations, Warby Parker at CITYCENTRE offers a full assortment of frames, glasses, sunglasses, contacts, and eyewear accessories—including the latest launch, Nesso Series. The hip storefronts offer customers an alternative to the web-based, at-home try-on process the brand was first known for. Shoppers can also have their frames adjusted directly at the shop and can even book an eye exam with an on-site optometrist. The affordable fashion eyewear outpost took a unique and commitment-free approach to the design of the physical stores to create a top notch in-person shopping or browsing experience for patrons. “All details are reminiscent of a classic library set-up,” says a Warby Parker spokesperson. “We’ve always thought that shopping for glasses should feel as simple and leisurely as browsing for books in a library.”

The Houston Maritime Museum is moving to East River in the Historic Fifth Ward
The state-of-the-art building will increase the museum's footprint tenfold and is slated to open in 2024.

Houston Maritime Museum is celebrating its 20th anniversary by trimming its sails with a new name, new home, and new exhibitions along the banks of Buffalo Bayou. The nautical-based learning facility, now known as Houston Maritime Education Center and Museum, will relocate from its current post in the Second Ward to anchor down at East River, a mixed-used development that will open up a mile of waterfront in Houston’s Historic Fifth Ward. Museum Director Leslie Bowlin believes the contemporary location is perfectly fitting for a maritimethemed museum. “Houston is the number one port in the U.S. and has an incredible connection to the maritime world,” says Bowlin. “It was our key objective to have an education center that really connected the community to the industry; to bring the city’s past to the present.” With a tenfold expansion, the museum will now feature three floors and 58,000 square feet of space for exhibits highlighting the world’s maritime history, an interactive touch wall, innovative touch screens, workshops, and an event space to host educational and outreach opportunities. History buffs can also look forward to an impressive collection of sail models and artifacts that were not on display at its original location. The new museum is slated to be open and operating full steam ahead by 2023.

Downtown’s GreenStreet has undergone a modern makeover, unveiling a renovated three-story lobby that feels like part ultrahip hotel and part urban hub. The development’s three-leveled floor plan, which currently houses two stories of offices and entertainment atop the popular ground floor retail, will enhance its curb appeal for workers and city-goers on foot. The project features a brand-new, light-filled lobby that incorporates social spaces to encourage both office tenants and visitors to gather during the day, elevating the traditional workplace culture. Midway hopes this will “create a sense of arrival and distinct point of entry.” Employees in the building can help themselves to a cold brew, as beer on tap will be available for post-work happy hours. Guests can also enjoy interactive digital art installations and a new lobby-to-lawn connection that will bring the outdoors in. “The most innovative people will feel inspired in GreenStreet's new workplaces,” says former longtime Midway Vice President Ann Taylor. “We want to spark informal interactions that feed employee connection, collaboration, and creativity.”
DOUBLING DOWN
After celebrating three years at its new post at Kirby Grove upon relocating from The Galleria, Kiran’s is working to expand the 7,000-squarefoot restaurant once again. The Indian fine-dining restaurant, owned and operated by beloved chef Kiran Verma, will gain an extra 4,000 square feet of space by expanding into an open area next door. “The expansion will be an extension of Kiran’s with more sofa-type chairs. We are working to create a more lounge look and feel,” explained Puja Verma, the restaurant’s Director of Operations and Development. “We are hoping our guests see it as a third place—not the bar and not the dining room, but a place for before or after, for drinks, bites, tea, or dessert.” In addition to the cozy cosmetic upgrades, Verma adds that the modifications will make room for two new wood-fired ovens so longtime customers can enjoy more extensive stuffed naan and a larger dessert selection. The restaurant is slated to have the upgraded space ready by late spring.

2020 VISION Midway is bringing forth a decade filled with all things new, from revamping its centerpiece hotel to constructing upcoming CITYCENTRE SIX by M A R I A N E L L A O R L A N D O

OUSTONIANS remember the days of Town & Country Mall, the onceflourishing 1980s shopping center that fell behind the times in the early 2000s. A decade later, CITYCENTRE took its place as a trendy mixed-use development where locals would shop at posh boutiques, dine at revered restaurants, enjoy evenings at various entertainment venues, and live at the luxury multifamily residences— all within one walkable location. Now, on the heels of its 10-year anniversary, CITYCENTRE is taking a groundbreaking leap once again,
setting all of Houston up for a bigger and better live-eat-work-play lifestyle in the new decade. The 266-room hotel situated at the core of the 47-acre district has undergone a rebrand and will begin an exciting rejuvenation process. The centerpiece hotel—which has been named a top Houston hotel by Condé Nast Traveler time and time again—also celebrated its 10-year milestone along with CITYCENTRE, but this past December announced it was going in a new direction. Moran, who died 20 years ago, the 12-story hotel will bring fresh takes to the property’s Italian-inspired atmosphere under a new management team, HEI Hotels & Resorts. The Moran will be redefined by European Murano glass chandeliers, custom graphite-colored ceramic floors, and décor “that speak to both the property’s rich history and modern present,” according to HEI. Monnalisa, the hip hotel bar, has been rebranded as Fireside and will feature live events, a poolside terrace lined with private cabanas, and (fittingly) a central fire pit. Guest favorite restaurant Radio Milano and its adjoining bar, Milano Bar, will stick to the modern Italian fare and top-notch craft cocktails they’re known for. Visitors can stay in The Moran’s guestrooms or penthouse-level suites that tout walk-in closets, oversized bathrooms, and gourmet kitchens. Plus, all accommodations provide access to the indoor fitness facility, 15,000-square-foot meeting and events space, and the hotel’s mountain bikes
for riding throughout the city’s trails. In the near future, The Moran plans to create additional guest perks with neighboring retailers at CITYCENTRE. “From packages and meeting breaks to special events and traveler perks,

Additionally, Midway will kick off the development of CITYCENTRE SIX, a swank 19-floor Class AA office tower that will also feature retail, bistros, and an urban plaza at the southeast corner of Katy Freeway and Beltway 8, expanding upon everything that CITYCENTRE already offers. The sleek new tower will be home to 273,000 square feet of office space, 8,500 square feet of street-level space for retailers and eateries, parking garages, and a large outdoor urban greenspace where workers can unwind or enjoy an al fresco meal. The exciting developments continue to establish CITYCENTRE’s cultural and contemporary footprint in Houston, transforming dull dayto-day activities into memorable experiences. Leslie Nelson: Make a plan for your week and balance out a mix of strength and cardio to maximize your results. A lot of people are very cardio-focused, but strength is where you see the most results. DEFINE ISN’T JUST ABOUT THE BODY; IT’S ALSO ABOUT THE MIND. WHAT ARE YOUR BIGGEST MINDFULNESS TIPS?
Haley Green: Focus on your breathing. A foundation of your strength starts in your core, and when you do core workouts, the number one thing you need to focus on is your breath. Connecting your breath with the rhythm of the music or what you’re doing is going to help you get into a space where you can maximize your results.
LN: Mindfulness is really important and will change the way people work out. Making that connection and getting a benefit everywhere in your body, including your mind, really turns it from a trend to a habit. HOW DO YOU WANT PEOPLE TO FEEL IN YOUR STUDIO?
HG: A [sense of] release and comfort. A lot of people come and say it’s their escape. They come, let it all go, and walk out a happier person than when they came in. LN: One of our clients comes to the 5:30 a.m. and says it’s like coming to a party with all of her friends. WHAT ADVICE DO YOU HAVE FOR HOUSTONIANS WHO ARE NEW TO DEFINE?

HIS SPRING AND SUMMER, CITYCENTRE and Century Square go to the dogs—in the very best ways. In partnership with Houston-based no-kill shelter Friends For Life and the Aggieland Humane Society, the canine-centric events will spread the word about the amazing creatures that are dogs and will help place homeless pets in their forever homes. College Station residents can get their daily dog walk in at Paws on the Patio at Century Square on Friday, April 10. Aggieland Humane Society launched the event last year to get the news out about their advocacy work and support their cause with DJ-spun music, lawn games, pet photography, and dog-themed cocktails. Expect to see canine family members out and about: Great Danes to pint-size pups like dachshunds join in on all the adventure—many in costume. In addition to all the furry fun, attendees have the chance to adopt

from the Aggieland Humane Society, which usually brings around five to eight dogs in need to the event. On May 16, CITYCENTRE will host a dog walk and pet festival to help raise funds for Friends For Life. The day-long festival, called Pull for Puppies, will feature a communal dog walk, a rockpaper-scissors competition, and the popular tug-of-war tournament. David Sung, event director for Pull
for Puppies, says he originally came up with idea of a tug-of-war contest to raise money for charitable organizations in 2015. He pitched the idea to various animal shelters and rescues across the state. It was an immediate hit with crowds and has since helped raise funds for several nonprofits, including Friends For Life. “It brings out the kid in everyone,” Sung says. Jennifer Hopkins, communications director at Friends For Life, says the funds raised during the festival go toward their necessary operating expenses, such as dog food, rabies vaccinations, emergency surgeries, spay and neuter services, and more. Dog-loving attendees can also shop for Fido at over two dozen vendors, and others looking to add to their pack can begin the process of adopting from Friends For Life, which will bring adoptable dogs of all ages and to fit most lifestyles to meet with potential pet parents. “This is a new relationship you’re introducing to your life, and it has to be a right fit on both ends,” Hopkins says. “We always want to make sure an animal goes to the right home—one that will take great care of them.”

HERE’S PLENTY OF EYE candy in Brian Smith’s office. From sweeping floorto-ceiling windows to an expansive open kitchen, the trend-focused outpost has all of the bells and whistles of a modern workplace. Luckily, he happens to live there, too. For strategist Smith, Buffalo Heights District’s brand-new residence along the Washington Avenue corridor, the St. Andrie, makes the perfect work-fromhome environment. The 28-year-old San Antonio native decided to trade The River Walk for Buffalo Bayou Park when he took the opportunity to work remotely in November 2018. With family in and around the city, Smith set his sights on Houston and felt at home at the St. Andrie. The upscale apartments tout luxurious urban living. Situated atop the area’s freshest H-E-B, the newly

opened complex “was something that was different that hasn’t been offered in Houston yet,” Smith says. From a dog spa to a 24-hour fitness center and yoga room, the St. Andrie has no shortage of perks. “For all of the amenities you get, I think the rent is really reasonably priced,” remarks Smith, who enjoys spending time around the pet-friendly building with his dog Graham. He often lounges in the outdoor courtyard to curate playlists for the spin classes he teaches in his free time. “I take my dog out there so he can run around and just relax on a nice day,” he says. Plus, with Spotts Park and Buffalo Bayou a jaunt away—perfect for walks or playdates—Smith finds that the St. Andrie balances city life with nature. When Smith isn’t working from his “industrial meets midcentury modern”style apartment, he also finds himself using the spacious conference room
almost like his own miniature coworking space. “I’m talking to people on the phone or through Skype video conference. It’s nice to see people in person [around the St. Andrie],” he admits. Still, he doesn’t have to look far to make connections in his community. The Washington Corridor has become a destination for young professionals, and the everchanging landscape caters to its millennial residents. Gastronomical destinations and beloved bars glitter along Washington Avenue, adding a scintillating day-to-night scene. And the convenient H-E-B location and menu at The Roastery café are designed with younger patrons in mind—think trendy toasts and craft beers, just steps away from your front door. “It’s all geared toward younger demographics, which is pretty cool. It fits the lifestyle of the area,” he says. One of the undeniable benefits of living in a burgeoning area like Buffalo Heights is the proximity to what’s new and next in Houston. “There is always something new popping up,” Smith says. And at the St. Andrie, Smith is poised to be the first in line.
