A MESSAGE FROM THE PRESIDENT

Actions speak louder than words. I have found myself repeating this adage over the past several months. There are a whole lot of things going on in the world that command my attention, provide unnecessary distraction, and often attempt to steal my joy. I imagine we have all experienced seasons in life just like this. These days it is far too easy to read a headline, turn on the news, or open social media and be reminded of the many controversies, economic changes, and scandals being highlighted on any given day.
Lately, I’ve had to remind myself (with another adage of course) that you often find exactly what you’re looking for. There are also plenty of positive things going on in the world, and in the communities around us. So many stories of people helping inspire and encourage one another. The Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) is the perfect example of this positivity. Last month, the Apartment Association Outreach (AAO) hosted the annual 5K-for-Rent, raising money to help those in our community who fall on hard times. We have multiple committees, like the DE&I committee, working tirelessly to bring awareness and

proliferate inclusion for everyone in our industry. Next month the National Apartment Association (NAA) will showcase their NAA Gives initiative during Apartmentalize and share hundreds of stories about the collective impact of charitable giving and volunteerism among its members.
Actions speak louder than words. If, like me, you have found yourself discouraged by some of the incomprehensible things happening in the world lately I implore you to take action. Be the change, and start by finding an opportunity to do good in your community. If you need help finding an opportunity to volunteer, many of our primary members have initiatives to volunteer within their companies. AAO bags food for families in need of assistance each month, and there are countless other local food banks, churches, animal rescues, and so many organizations that would gladly give you the opportunity to influence goodness.
I’m proud to be part of an organization like GCNKAA and our industry. As the NAA says, “Giving back is a cornerstone of an industry built on people, not buildings. From food banks, to homeless shelters, to crisis services, the industry’s charitable causes are vast and contributions ripples far beyond an apartment building’s walls. Housing providers have an actual stake in their local communities and strive to make them stronger which ultimately leads to many acts of service becoming ingrained in the industry’s day-to-day.”

The Kentucky General Assembly passed more than 140 bills and resolutions. The following are bills that the membership of the Greater Cincinnati Northern Kentucky Apartment Association (GCNKAA) may find interesting. The General Assembly adjourned for the year on March 29, 2025, until January of 2026, unless called into extraordinary session by the Governor. The Interim will commence in June in Northern Kentucky for the Northern Kentucky Chamber of Commerce’s Northern Kentucky United Event taking place June 16, 17, and 18.
Senate Bill 24 establishes that statements misrepresenting the scope of damages to a property and casualty insurance claims are fraudulent insurance acts — signed by Governor.

Senate Bill 129 requires a certificate of delinquency for property remaining in a tax delinquency diversion program at the expiration of the program’s five-year period to be made available for purchase by third-party purchasers. GOLF OUTING SCHEDULED FOR JUNE 19; SPONSORSHIPS STILL AVAILABLE
On Thursday, June 19, 2025, Aston Oak’s 18-hole golf course will host the Association’s 38th Annual Golf Outing. By using the 18-hole facility to host our event, we can host up to 160 golfers providing even more owners, multi-site managers, property managers, leasing consultants and other vendors for you to meet and greet. Here’s more information on how to get more bang for your buck.
There are NINE types of sponsorships available. You may select the type you want based on the level of participation you want the day of the outing. Hole sponsorships require the most participation while other types require only minimal participation. We strongly encourage all hole sponsors to have a representative from their company sitting at their sponsored hole. IF you cannot guarantee this, we recommend you consider a different sponsorship option that does not involve as much participation. To encourage hole participation, the golf committee will be hosting the Golfer’s Choice Award to the hole voted the best! All will be offered on a first-come, first-served basis.
All sponsors receive signage at the outing, pre-event marketing exposure and public acknowledgement of sponsorship during dinner the day of the outing. Hole and beverage sponsors also have the unique opportunity to create a memorable impression and build relationships at their sponsored hole/station. Beverage sponsors will be listed on the beverage cups distributed during the outing and trophy sponsors will be listed on the trophies. All sponsors are also invited to donate door prizes or give-aways to all participants.
Due to liquor licenses, NO sponsor is permitted to bring ANY alcoholic beverages onto the course. All alcoholic beverages will be provided by the course ONLY. There will also NOT be any beer at beverage stations. Beer and liquor will be provided only by two beverage carts controlled by Aston Oaks employees that will drive around the course all day. Beverage stations for the 2025 outing are located on holes 4, 8, 12 and 16. Please note that if you select one of these holes as a hole sponsorship, there is a chance you may have beverage sponsors nearby.

We had a fantastic turnout and so many individuals and families will benefit from our assistance.

BEST PRACTICES FOR RECORDKEEPING, DOCUMENTATION AND INJURY

Managed Care Organizations (MCOs) play an important role for both employers and their injured employees. Not only do MCOs have an oversight function in the medical treatment and return-to-work process, but they are also responsible for the initial reporting of claims to the Ohio Bureau of Workers’ Compensation. Studies show a clear correlation between the early documentation and reporting of a workplace injury and the duration of lost-time in claims. Sedgwick Managed Care Ohio is a key partner for our workers’ compensation program, and their own claim data validates this connection.
RECORDKEEPING AND DOCUMENTATION
One of the roles of an MCO is to collect the essential data elements of a workplace injury to initiate a workers’ compensation claim. Depending on the approach to collecting and arranging this information, the MCO can be an excellent warehousing partner for injury-related data.
Sedgwick MCO provides clients a series of value-added reports designed to facilitate record keeping obligations of OSHA and PERRP. Many report options include an ongoing tally of lost workdays associated with each claim, as well as the number of modified duty workdays. Access to this information on a monthly, quarterly and especially an annual basis (early January) can help employers complete their OSHA 300 and PERRP posting that is due each February.
MCOs should also be able to account for additional datapoints to help determine whether a workers’ compensation claim is OSHArecordable. For example, if medications are prescribed in the treatment of a workplace injury, it may be OSHA recordable despite having incurred no lost or modified workdays. Similarly, if treatment for an injury includes services that exceed what is considered first-aid in nature, the injury may also be recordable despite involving no lost time. An example of this would be a laceration that involves stitches, but the employee returns to work immediately. Referencing medical billing codes to identify specific covered treatments can be a simple way to gather information that simplifies the OSHA and PERRP reporting process.
INJURY REPORTING
The claim filing process depends on information from multiple parties, including the injured employee and the treating physician. But Sedgwick MCO encourages employers to take action as quickly as possible after a workplace incident to control this vital early stage of the process. Establishing post-injury protocols that include thorough documentation of the incident, as well as compiling information required by BWC, can accelerate a sound claim allowance decision. Early clarity on the nature of incident and injury can help frame the scope of the claim and define the medical conditions that are included for treatment.
The First Report of Injury (FROI) is the standard BWC form that accommodates the required information and typically initiates a new claim. Many employers keep the FROI on-hand to serve as an incident report. Sedgwick
Managed Care Ohio will provide clients with an Injury Reporting Packet, which can include the FROI and other forms and information to help guide both the employer and the injured employee through the claim process.
Many employers have developed an incident report that collects much of the information required for the workers’ compensation claim. Consider modifications to your incident report that may facilitate a more efficient claim filing process. One of the best steps an employer can take to promote speed and accuracy in claim filing is to have an incident report completed quickly and sent directly to the managed care organization.

9 PET-FRIENDLY EVENT IDEAS FOR YOUR DOGGONE APARTMENT COMMUNITIES

Despite never having pets growing up, during Covid my husband and I decided to get a family dog. We painstakingly researched different breeds and decided a lab would be the friendliest around our two young daughters. And we got Jax. Then, three years later, we decided having 100 lbs of boundless energy (and piles of dog hair) wasn’t enough. With a lot less research, we adopted Cinnamon, a dog of indeterminate breed and origin. Our house it now pretty loud. And messy. And our shoes keep getting chewed up.
It’s been awesome.
Pet owners will do anything for their best buds. And a lot of apartment renters own pets. So do a lot of people looking for apartments. (The Humane World for Animals says that 72 percent of renters own pets.) So if you operate a pet-friendly community, you should definitely consider some events and activities that incorporate them. It’ll be great for marketing the community, resident retention and cuteness. Here are some ideas.
GIVE OUT MOVE-IN GIFTS
a dog trainer and have them come in and teach an obedience class for residents and their dogs. This is not only useful, but renters without pets will also be grateful not to hear excessive barking or things crashing down because dogs are running all over the place.
HAVE A “PAINT PICTURES OF YOUR PET” EVENT
When a new resident who has a pet moves in, give them a bag full of goodies, like dog treats and apartment branded squeaky toys.
HIRE A MOBILE GROOMING TRUCK
If you don’t have pet washing station already at your community, you can hire a mobile grooming truck to come. Make it a whole party and get food trucks as well! (I was thinking human food, but if there are trucks that do pet treats, that could be fun, too!)
HAVE A COSTUME CONTEST
Animals are adorable. Costumes are hilarious. Animals in costumes? Um, there is possibly nothing better. And there’s no need to wait for Halloween. Animals in costumes is a timeless, wonderful thing. You can have a costume contest at your community, and either have the onsite team or residents judge. Because, even though not all pets can get the gold, we’re all in fact winners for having witnessed it.
SIT FOR AN OBEDIENCE CLASS
I once came home to find that Jax had chewed up his dog bed. There was stuffing everywhere. It looked like there was a snowstorm in the house! Another time, I stepped away from the kitchen for a second, and when I came back a whole loaf of bread was gone. Cinnamon was on the couch, surrounded by a suspiciously large amount of crumbs. They are clearly the best boy and girl! I will not be taking further questions on the matter. But, yeah, maybe some dogs would benefit from obedience classes. You can hire
Get some paints, brushes and mini canvases, and have your residents paint pictures of their pet. Or if you have a dog or cat that has become a community mascot of sorts (maybe there’s a dog that hangs out in the leasing office), you can have everyone paint that pet and display the masterpieces around the community.
DO A PHOTOSHOOT
Hire a photographer and set up a photoshoot with residents and their pets. (Don’t forget to share the images on your social channels!) I recommend having laser backgrounds like in school photos from the ’90s, but that’s just me.
TEACH A PUPPY YOGA CLASS
It’s like a regular yoga class, but with puppies running around!
HAVE AN ADOPT-A-PET DAY
Reach out to a local shelter and see if they would bring some of their animals over for residents to adopt.
HOST A YAPPY HOUR
I’m so sorry. Uggh, that’s really painful—the name’s real bad. But apparently that’s what they’re really called? Anyway, have a happy hour and encourage residents to bring their pets. Actually, you know what? I’m leaning into it now. You should make cocktails with pun names: French Bulldog Martini! Tom Collinspaniel! Gin & Terrier! Daikitty (that’s a daiquiri-kitty. I can’t—and won’t—be stopped)!
