The best outdoor accessories to help you savour summer longer Page 26
Everyone can identify with a winner – especially when it comes to looking for a new home. But how can you identify a winner when a pre-sale home or development hasn’t even been built? By doing your research and looking for builders and developers who have been recognized in the industry for their high-quality home designs and innovative projects.
Every spring, the residential construction industry comes together to celebrate and recognize the best of its best with events that honour projects located in Metro Vancouver. This year, the HAVAN Awards of Housing Excellence kicked off the 2023 awards season on April 22 at the JW Marriott Parq Hotel in downtown Vancouver. Approximately 650 developers, renovators, designers and other residential construction industry insiders attended the gala event, and of course, New Home + Condo Guide was there to record it all. If you want to see what a winner looks like – and what you should be looking for in a new home – turn to page 22 and read how it all went down. There, you will find a link to see all the winning projects.
There are also other great articles in this issue to help you on your home-buying journey, including advice from Alisa Aragon-Lloyd on how to create wealth through real estate, some fun outdoor accessories to brighten up your moments outside in the sun, and if you want to jazz up your bedroom, some cool makeover ideas, whether you love to splurge, or are on a budget.
Thank you for picking up this copy of New Home + Condo Guide. Let us know what you think. We’d love to hear from you.

AND THE WINNER IS… Landa Global Properties launched the Lucent Home Deposit Giveaway to celebrate the return of the Surrey Vaisakhi Parade. With more than 2,000 entries, the draw for a free 15 per cent deposit on the purchase of a Lucent home was held on April 29 — a $65,000 prize. The winner was long-time Surrey resident, Tanya Nandra. “I’m still in shock,” said Nandra. “I saw the contest advertised and thought I’d go for it, even though I’ve already put down a deposit on another unit in the same development.” Located in Surrey City Centre, Lucent is a 26-storey tower offering 386 studios to two-bedroom condos and 14 two- and three-bedroom ground-level townhomes.
Grand opening in Surrey
ML Emporio Properties recently held a grand opening for its newest project, Sequoia, in Surrey’s West Village. More than 500 guests joined the celebration, which included limited-time grand-opening buyer incentives such as a 15 per cent deposit and discounts of up to $20,000. Forty per cent of Sequoia
homes were sold. Situated next to West Village Park and curving around the property’s 120-year-old sequoia tree, Sequoia is a 36-storey tower residence anchored by an eight-storey podium. The Discovery Centre is open Saturday to Thursday from noon to 6 p.m. at 10522 King George Blvd, Surrey.

DID YOU KNOW?
Hundreds of new condos are coming to market in Burnaby’s City of Lougheed development this summer with the fourth and final tower of Shape Properties’ Neighborhood One.
The bees have it
Vancouver’s River District is already well established and continues to grow quickly. As part of Wesgroup’s commitment to bio-diversity, an apiary was built in 2019. Today, it is home to 12 honeybee colonies; that’s roughly 720,000 bees. The apiary’s beekeeper, Janet Wilson, says habitat loss, disease, parasites, and environmental contaminants have all contributed to the decline of many species of pollinators, such as honeybees. “The apiary is truly a community effort and helps educate residents and visitors,” says Wilson. “There is so much interest … I get asked questions like do bees hibernate (no, they don’t), and how far do they fly for food (one kilometre).”
Each year, the apiary produces 300 to 400 pounds of raw wildflower honey, which can be purchased in the River District sales centre.

Plus, you’ll get the best views, larger suites, as well as finishing details sure to leave you breathless.

And for enjoying a golden sunset any time of year, all you need to do is step onto your private terrace. Natural wonders surround you in every direction, yet you’re only steps from every urban convenience imaginable at

NEW WESTMINSTER
OFFERING SOMETHING FOR EVERYONE
The first capital of British Columbia, New Westminster is situated on the Burrard Peninsula and comprises the area from north of the Fraser River to Tenth Avenue and the width from Marine Drive to Brunette Avenue. Known affectionately as “The Royal City” thanks to Queen Victoria naming it after Westminster, the part of London that holds the Parliament buildings.
THE VIBE
There is a broad range of microneighbourhoods in New West, and it
truly offers something for everyone: From the heritage homes of Queen’s Park to the modern condos downtown. There is a lot of pride of place here, and it’s often said that people who move here never want to leave.
LIFESTYLE
There is no shortage of things to do here: From strolling through streets in Queen’s Park to gaze at the cherry blossoms at the end of March, to the Hyack Festival in May, the Queen’s Park annual
garage sale in May or June, and the June Sapperton Day street festival. All of these events promote a strong sense of community. New Westminsterites are proud of where they live.
MEET THE NEIGHBOURS
New Westminster is home to all types – singles, couples, emptynesters – but young families are a rapidly growing group, and it’s no wonder why. From splash pads scattered throughout the neighbourhood, to the petting zoo at
Queen’s Park, New West has an abundance of amenities for tots.
IN THE AREA
Though New West only has one public high school (New Westminster Secondary School, which has close to 2,000 students in Grades 9-12), it has nine elementary schools, and two middle schools. Community centres with activities for the young and old abound in this city, and there’s never far to walk to find a park or playground.
DOLLARS & SENSE
New West is a very livable area, and while housing prices have risen, they are still within reach compared to other places. An average detached home sits at $1.4 million, townhomes run for $738,000, and condos go for $540k.
PLANES, TRAINS & AUTOMOBILES
A fairly small suburb, New West is highly walkable, and it’s easy to find what you need in each of its neighbourhouds. This city is also accessible by public transit. Adjacent to Surrey, Burnaby, and Coquitlam, commutes to these cities are fairly swift. A bridge-free commute downtown makes it predictable, if not super fast.
THE GOOD, THE BAD & THE REST
Buildings here reflect the rich history of the former capital, and areas are becoming increasingly gentrified, although some believe that it’s only a matter of time before New West is entirely revitalized. It’s best to do some research before moving here to determine whether or not you’ll be living in a ‘hood on an upward trajectory.
HOT SPOTS
QUEEN’S PARK
This sprawling park has plenty of activities for the whole family: tennis courts, an arena, a playground, and a spray park and a petting zoo from May to September.
THE QUAY
From the River Market (which is home to terrific eats, a circus school, and even hosts music and baking lessons for tots) to a walk along the pier, New Westminster Quay has something for everybody.
TRE GALLI GELATO CAFFE
Who doesn’t love gelato? And pizza, paninis and coffee? This cute caffe’s menu will satisfy your hunger pangs as you sit at a table overlooking the water. Buon appetito.
It’s the final chapter in the Port Royal Village story. And if you’re one of the many people who’s fallen in love with this vibrant, riverside community in New Westminster, you’re going to be enchanted by its grand finale.
Introducing Timber House, a collection of 87 one- to fourbedroom condominiums, townhomes, and loft homes all showcasing the innovation and environmental stewardship that are longstanding Aragon signature trademarks.
SUSTAINABILITY AND INNOVATION
Unique within Port Royal, Timber House incorporates cross laminate timber (CLT), also known as mass timber, construction. Durable, versatile, and inherently beautiful, CLT is not only a renewable, environmentally friendly material that sequesters one tonne of carbon per cubic meter, it’s more stable than dimensional lumber, while also retaining the inherent beauty of natural wood. All this, and since panels are prefabricated to exact size specifications, there’s much less onsite waste, and construction time is significantly reduced.
ENVIABLE SETTING
From the moment you arrive, Timber House makes a statement of individuality and modern elegance. The exterior’s modular design introduces an intriguing combination of glass accents plus matte black, textured white, and wood siding— sophisticated yet welcoming. A lush, central courtyard with meandering paths and a kid’s play area connects Timber House directly to the riverside
boardwalk and the rest of the Port Royal community. Best of all, the building’s U-shape allows every home to be meticulously positioned so it enjoys panoramic views of the mighty Fraser River directly to the south.
STYLISH AND MODERN
Inside, Aragon chose yet another innovative approach by leaving the CLT panels exposed to create an alluring visual warmth and texture, a feature they believe no other residence in North America has incorporated to the same degree. Combined with matte-black hardware, premium integrated appliances, and quartz countertops, the result is an upscale, contemporary sophistication and unique vibe.
As you’d expect from Aragon, Timber House’s floorplans are as diverse as the homeowners who will call this neighbourhood home, but all are spacious and airy. Exterior hallways mean windows front and back, providing exceptional natural light and welcome cooling airflow during the summer months.
Definitely turning heads are Timber House’s two-level loft homes, and
penthouses with private rooftop patios thoughtfully designed with an outdoor kitchen perfect for entertaining, whether it’s a romantic sunset dinner for two, a gala celebration with friends and family, or a lazy Sunday morning sipping lattés and digging into the latest bestseller.
Don’t miss this final opportunity to become part of the Port Royal Village that’s been over two decades in the making. Private preview appointments have now begun. To visit the presentation centre and view the designer display homes located at 102 – 310 Salter Street, contact the sales team at 604.345.4131 or visit timberhousebyaragon.ca to register for more information.
CREATE WEALTH
THROUGH REAL ESTATE
ALISA ARAGON-LLOYD
Investing involves putting your money to work through buying and holding products with the expectation the investment will help grow your money. It could boost your returns or provide the required amount of income to help you achieve your financial goals. In many cases, the growth and income
that can come from investing are a key ingredient for making financial goals achievable.
Real estate on its own offers cash flow, tax breaks, equity building, competitive risk-adjusted returns and a hedge against inflation. Real estate can also enhance a portfolio by lowering volatility through
diversification, whether you invest in physical properties or a real estate investment trust (REIT).
INVESTING DOESN’T HAVE TO BE COMPLICATED: IT’S ALL ABOUT STRATEGIES
Your personal investment strategy should be based on your financial goals. Whether you own a home or plan to purchase one, real estate is one of the best, low-risk ways to build your financial portfolio when you understand the many ways to travel through your financial journey. A financing expert with an investment team can provide you
with the knowledge and guidance to help you understand your options, whether they are short term or long term. Suitable planning allows you to invest in your future with confidence.
There are many reasons to invest in real estate. It might seem impossible, but when you understand it, it is very simple.
The first step is to assess your finances to see what you can qualify for. Your personal investment strategy should be based on your current financial picture and what you envision your retirement looking like. For example, travel, independent living as you age or snowbirding in the winter.
REAL ESTATE HAS A HIGH TANGIBLE ASSET VALUE: IT APPRECIATES IN VALUE OVER TIME
Real estate appreciates in value over time in many ways. One of the best things about real estate is that you can improve a property by adding value. This can be done by updating the kitchen and/or bathrooms, finishing the basement, building a laneway house, or adding a deck.
YOU BUILD EQUITY IN YOUR REAL ESTATE INVESTMENTS
If you invest in actual houses, your equity in the home should increase the longer you own it. Equity is the portion of the home you own outright, as opposed to the part you owe to the lender if you have a mortgage.
As you pay off your mortgage, you generally build more equity (with the exception that the market could take a severe downturn, which is generally temporary, so if you hold on to the property until the market stabilizes, your ability to build equity should resume). Also, as the value of the property appreciates through the years, it is worth more and adds to your equity.
LEVERAGING YOUR EQUITY
One great option with real estate investments is that you can take
out equity from your property. Most often, these are used for home renovations or to invest in other properties, all of which are wealth builders.
REAL ESTATE IS A WAY TO DIVERSIFY YOUR PORTFOLIO
There are ways to lower some of your risk, especially if you are investing funds in other opportunities. Most experts recommend diversifying your portfolio, so you won’t lose everything in one fell swoop if where you are most heavily invested happens to go south. Real estate is an excellent place to park some of your money – a much safer place than most other investments.
IT’S A GOOD WAY (FORCED SAVINGS) TO SAVE FOR RETIREMENT.
A long-term mortgage allows you to build equity in your own home. If you choose to downsize when you’ve paid off your loan, it’s likely you will be able to downsize and still have some money left over. Also, you may be able to leverage that equity and have your money make you more money. Either way, you have created options for you to create more wealth.
WORK WITH A PROFESSIONAL
Whatever your personal financial goals are, a financing expert that specializes in real estate investment can help you create more wealth.

THE HAVAN AWARDS OF EXCELLENCE
It was a star-studded evening on April 22 at the JW Marriott Parq Hotel in Vancouver, where approximtely 650 developers, renovators, designers, and other residential construction industry insiders and well-wishers gathered to celebrate the winners of the 14th annual Homebuilders Association Vancouver (HAVAN) Housing Awards of Excellence.
Tuxedos and gowns were clearly the preferred attire, and many attendees took advantage of the 360 video booth to create a playful memory of a post-pandemic evening that celebrated an opportunity to get dressed to the nines. In one of HAVAN’s traditional subtle yet poignant acknowledgements of the

need to care for our fragile planet, each guest found a plant cube containing a succulent or fern at their dinner seat—it was, after all, Earth Day.
AS FOR THE WINNERS
Competition was intense this year, with 101 companies vying to be honoured as best of the best in 54 categories. From laneway homes
Foster Martin by Landmark Premiere Properties.
to luxury custom residences, from infill to soaring highrises, the sheer diversity of winning entries proved that British Columbia continues to be a leader in innovation, environmental stewardship, energy efficiency, and forward-thinking design.
No stranger to these awards, Surrey-based Miracon Development Inc. converted their eight finalist nominations into four golds, including two Grand Awards for Best Multi-Family Residential Community and MultiFamily Home Builder of the Year. Its Foundry community in Langley wowed judges with the elegant black and white townhomes featuring family-friendly floorplans, entertainment-oriented kitchens, and inviting community amenities. Ryan O’Shea, president of Miracon, credits the company’s teamwork and commitment to providing a memorable buyer experience as significant contributors to this recognition.
A relative newcomer to the Metro Vancouver market who continues to make a big splash is Landmark Premiere Properties. It snagged top
honours in two categories—Best Multi-Family Condominium Unit and Best Production Development Seven Storeys and Over. Located in White Rock, Foster Martin unabashedly embraces luxury living and a rare location overlooking Semiahmoo Bay.
In the Special Achievement categories, one company stood out by garnering three of the nine awards. Best Builders’ Triadic took home gold for Best Environmental Initiative, the BC Housing Award for Excellence in Housing Solutions, and the Fortis Award for Excellence in Energy Efficiency in New Residential Construction.
One to watch is North Vancouverbased Smithwood Builders, whose Modern Flair property got the nod as Best New Small-Scale Home.
FUTURE VISION
In his opening remarks, Ravi Kahion, B.C.’s minister of housing, stressed the need to have “all hands on deck” working collaboratively to leverage the expertise and innovative ability that defines the province’s housing
industry. “I’m confident that by working together, we will build the housing we need to ensure future generations will have more options for housing they can afford.”
Noted Ron Rapp, HAVAN’s CEO: “Housing has taken on a much more prominent stature in our world today as the need to respond to the growing housing crisis has now captured the attention of all levels of government. The residential housing industry is at a crossroads that will see dramatic changes in the process of delivering homes and how we respond to the challenges of climate, cost effectiveness, and high performance. We expect these awards will continue to be a forum to feature the innovative and creative activity of B.C.’s housing industry.”
