A LAID-BACK VIBE
A quiet, pretty pocket of Burnaby, this small neighbourhood is located between Lougheed Highway in the south, Hastings St. in the north, Springer Ave. in the east and Willingdon Ave. in the west. It’s a place of condos, modest homes, pleasant parks and friendly folks, and the stretch of Hastings St. offers small-business shopping at its best, from bakeries to ramen.
LIFESTYLE
It’s the best of both worlds in Brentwood: You’ve got a mellow residential area bordered on the north
by a nearly corporate-free shopping district. The houses are older—i.e. better looking—and quite compact, with cozy cul-de-sacs here and there. The southern boundary consists of Brentwood Town Centre, which is balanced by the presence of a Skytrain station in the same spot.
THE VIBE
Laid back is the best expression to sum up Brentwood: There’s very little noise north of the town centre, and the mood is sedate. It’s a nice walk to the commercial district on Hastings, where there are lots of places to
chill—and chilling is what you’ll see on a sunny day, with legions of residents enjoying coffee and biscotti outside cafes or ambling leisurely through a grocery trip.
MEET THE NEIGHBOURS
According to the City of Burnaby’s neighbourhood profiles, this is a relatively young community, with the largest age bracket being 20-44. Second in the age stats is the 45-64 bracket. The area is ethnically diverse, with nearly half the population consisting of immigrants. It’s a middle-class neighbourhood, with
families housed in neat condos and little one-level homes.
IN THE AREA
Brentwood Park is a spacious, lush area for a stroll with the dog or fun with the kids; you might happen on some Tai Chi exercising as well. Adjoining it is Brentwood Preschool, and nearby are three places of worship: The Sanctuary, Holy Cross Church and Brentwood Park Alliance Church. Other amenities in the neighbourhood include Beecher Park and Alpha Secondary School.
PLANES, TRAINS & AUTOMOBILES
Lougheed Highway at the south is a major thoroughfare, but Hastings St. up top, while a main street, is quite mellow in terms of traffic,
and Willingdon Ave. isn’t very busy either. Together, the bordering roads provide great transportation in and out of the neighbourhood. Public transportation is great, with multiple bus lines on Willingdon and Hastings and the Brentwood Town Centre Skytrain Station. Bike options are not great.
THE GOOD, THE BAD & THE REST
What’s not to like? With two commercial centres at opposite ends and nothing but peace and quiet in between, it makes for the perfect environment for families. And hey, if the suburbs are too quiet for you, the Skytrain will whisk you into Vancouver. The minus column is pretty empty, but one item in it is the relative lack of proper sidewalks.

As we start a new year, we evaluate where we are now and where we want to go in the future. Some of us may come up with new personal goals
that involve reviewing our finances and estate.
A well-prepared estate plan not only safeguards your assets and minimizes taxes and fees, but it also ensures a seamless wealth transfer to the next generation.
If you do not have a will, then after you die, legal complexities and family disputes can occur. Provincial and territorial laws dictate asset distribution
in the absence of a will, which can potentially conflict with your own wishes. A detailed and updated will guarantees that your wishes with regards to your asset distribution and executorship are honoured, minimizing the risk of family conflicts and legal battles. Proper estate planning can also streamline probate, saving time and reducing expenses for your beneficiaries.
The main objective of a will is to list your assets and specify their distribution, along with naming an executor, the person responsible for managing your affairs. The following are some key elements to consider when preparing your will:
• A current inventory of your significant assets, including their location if situated outside the province and Canada.
• Determining the individuals who will inherit your assets and the particulars of what each of them will receive.
• Specifying where you want your assets to be distributed aside from your estate to avoid probate fees, for example, insurance policies, RRSP, etc. Also, if any of the beneficiaries

are minors, consider establishing trusts, or other provisions.

Unforeseen circumstances, such as an illness or death, may result in your chosen person not being available as your executor. Appointing an alternate can ensure the smooth administration of your estate, preventing delays.
• Another key aspect of estate planning involves naming a power of attorney. This individual is entrusted to make decisions on your behalf if you are incapacitated due to injury or illness, whether it is temporary or on a long-term basis. A wills and estate lawyer can assist in preparing this document as part of your estate plan.
• In the digital age, consider digital assets such as social media accounts
and cryptocurrencies in your estate planning. Consult legal professionals with knowledge in digital estate planning to ensure these assets are addressed appropriately, adhering to relevant laws.
• Considering estate taxes is important. Collaborate with an accountant to structure your assets and investments efficiently to maximize tax benefits. Neglecting tax implications can add a burden to your beneficiaries, so work with a knowledgeable tax advisor to optimize your estate plan.
• Consider seeking professional help. While a do-it-yourself approach is commendable, professional assistance will bring expertise, tailored solutions, and emotional support for a comprehensive and effective estate plan.
Thinking about these crucial aspects is essential to guarantee the wellbeing of your estate and family in the event of unforeseen circumstances. Although not a pleasant subject, it is undeniably significant. The more prepared you are, the more secure your loved ones will be.

Times are changing, and there’s no question the pandemic has brought new focus and challenges to how we live, work and play. Home offices, even if they’re just a desk tucked into a corner, are still a popular option for many people. “Zooming” is firmly entrenched in the global vernacular, and condo amenities are commanding even more attention in the competitive multi-family marketplace.
In this issue, we chat with Grant Murray, senior vice-president, sales, with Concord Pacific, about trends and innovations in the masterplanned condos and townhouse developments we call home.
New Home + Condo Guide: Concord Pacific has always been a leader in creating innovative, people-centric amenities. What’s your philosophy about amenities?
Grant Murray: We design our amenities to help create microcommunities for people with like minds. It’s about wellness — social as

well as physical. We’re fortunate to be developing on a large scale at Concord Metrotown and Oasis at Concord Brentwood, so we have room for 70,000 and 135,000 sq. ft, respectively, that we can dedicate to a diverse range of amenities, something not many companies have the opportunity to do.
NH+CG: Entertainment lounges, usually with a kitchen attached, have been a de facto standard for years, especially for downsizers who still want to have the kids and grandkids over for family
celebrations. But what are some of the new standards people are looking for in an amenities package?
GM: Two extremely popular amenities are secure bike storage rooms and pet spas.
During the pandemic, many people got a pet. Having a place where you can walk your dog and a washing/grooming area is a huge convenience.
Likewise, with more people riding bikes, you need somewhere secure to store them. Now take it up a notch

with a dedicated gear room equipped with all the tools you need to maintain and repair your bike — even the tools you may only use once — as well as private bicycle storage rooms and EV plugs. Plus, there’s the social aspect of meeting your neighbours and perhaps ending up going for a ride together. And even if you don’t know how to fix a flat, frequently another cyclist is happy to help you out. Who knows, a couple of single people could meet and end up getting married.
Neither of these features take much space, so they’re feasible even in a smaller development.
NH+CG: What about fitness facilities? How have they changed?
GM: It’s no longer just about cardio and weights. For example, most fitness centres now have spin bikes and dedicated yoga/stretching rooms. A larger project, like the ones we usually build, will often incorporate half-courts for things like volleyball or pickleball.
We’ve also built a number of communities with private bowling alleys. Even 10 years later, the one we put in at Coopers Point in Yaletown is still booked almost every night. Again, there’s a social component because people often have gatherings and parties there.
Golf simulators and private putting greens are two innovations residents tell us they love.
At Concord Metrotown and Oasis, two of our newest communities, the 400-metre, outdoor running tracks have been a huge hit. Interestingly, one of the things people say they
appreciate most is the security. Because the tracks are located on the podium level and are private, people feel safe at any time of day even if they’re jogging alone.
NH+CG: Are there some amenities that are falling out of favour?
GM: In the new employment landscape, having one person working on a laptop in the middle of a large meeting room isn’t optimal use of space. A more efficient solution is to create four or five smaller rooms, or pods, that people can use for Zoom calls and when they just want to have some privacy.
We’re also now putting Wi-Fi in the elevators to give seamless connectivity right from your suite. It’s a subtle amenity but it means you don’t have to tell a client you’ll call back in five minutes while you go downstairs.
NH+CG: What other outsidethe-box amenities are there that enhance lifestyle?
GM: Soundproofed karaoke lounges and music rooms can be a lot of fun. We even put in a set of drums in one of our music rooms. At Oasis, we’re adding a suntanning “beach” adjacent to the indoor swimming pool area — no need to travel to get the resort experience. And at Metrotown, we’ve built outdoor sauna barrels and work pods so you feel like you’re outside in the garden, surrounded by fresh air.
NH+CG: Any final thoughts?
GM: Having so many amenities just an elevator ride away gives you a luxury
many people don’t think about — the luxury of time. You don’t have to travel to a coffee shop or the gym or rent a music studio. It’s all right there, and it’s all state-of-the-art too, which is another bonus.

In our own designs, we achieve warmth through an interplay of contrasting elements, which help bring depth and dimension to a space. Picture it: A palette of rich, moody tones juxtaposed against airy, carefree neutrals; a variety of materials, textures and finishes; and the interaction of shadow and light. These

opposing elements create intimacy, drawing you in and wrapping you up in its warm embrace. Let’s explore this design style and how you can use it to spice up your space.
Colour
The choice of colour sets the tone for any interior, and when it comes to creating warmth, interior trends are gravitating toward richer, deeper tones. For example, a dining room draped in a dark aubergine; a basement bar adorned in forest green; or a bathroom splashed in navy. These hues not only evoke a sense of depth, but also infuse the room with a warm, organic ambience.
Contrast
As we’ve already mentioned, contrast plays a pivotal role in many of our designs. Black is a great way to add a much-needed dose of drama, particularly when incorporated into an otherwise neutral room. Black is often associated with sophistication and luxury, and when combined with earthy tones such as deep browns, muted greens and lighter neutrals, the result is a harmonious blend that emanates warmth.
Connection
Organic materials can also connect a home and its residents to their roots.
Natural wood, stone and textiles not only evoke a homey, welcoming look, but it also contributes to a cosy feel. Plush rugs, soft throws, knitted cushions and textured wall coverings — in combination, layering these elements make it feel more inviting and cocoon-like. By incorporating materials that engage the senses, you can create an immersive experience that fosters a sense of comfort.
Complementary lighting
Lighting, often underestimated, plays a pivotal role in shaping the feel of a space. In the pursuit of cosiness, employ a mix of natural and artificial light. Strategically placed lamps, pendant lights or wall sconces can cast an inviting glow that enhances
the richness of your chosen colour palette. For an intimate and moody atmosphere, consider dimmable lights and warm-toned light bulbs, creating a cocooning effect that is perfect for unwinding after a long day.
Cramped spaces
While the allure of deeper tones is undeniable, it’s crucial to strike a balance, especially in smaller spaces. To prevent a room from feeling cramped, incorporate lighter elements. Consider light-coloured furniture, crisp linens, or even purposefully placed mirrors to reflect light and create the illusion of more space. It’s this juxtaposition of dark and light elements in smaller spaces that ensures the warmth and depth are
maintained without overwhelming the senses. It’s a delicate dance between the contrasting hues that results in a harmonious and inviting environment.

We find that the right colour, texture and light, in the right doses, can make all the difference in transforming your living space into a haven of warmth and relaxation.
