Laned homes have been the darling of the new homebuyer set for almost as long as there has been a new homebuilding industry. This type of home usually has a porch or veranda facing the street, or big front windows with unencumbered view of the front yard. It also has a parking pad or detached garage with rear lane access, and it has always been the preferred first home for many.
Traditional designs have typically been utilitarian with three bedrooms and two-and-ahalf baths with an open concept main floor and a basement development option. But lately, there has been a noticeable change in the design.
Over the last decade or so, it was rare to see laned homes larger than 1,500 square-feet in
by PEPPER RODRIGUEZ
Edmonton. But today, as lifestyle needs of buyers continue to evolve, laned homes have gotten bigger, offering more living space than ever before, many coming with options for spice kitchens, and main floor bedrooms, and more.
While they may no longer fit neatly into the category of starter homes, they still represent a more accessible option for budgetconscious buyers compared to their front-attached garage counterparts.
We spoke with a few local homebuilders to explain the laned homes’ continued allure and its new, lifestyle designs.
THE CHARMS OF LANED HOMES
For Dalyce Keen, Sales Manager, Jayman BUILT Edmonton, laned
homes represent “affordability without the compromise,” as homeowners “gain complete privacy while not being attached to another dwelling or sharing outdoor living spaces.”
She adds that Jayman BUILT’s laned homes have a large range of options in size, floorplans and designs options. “Having a rear detached garage option allows for more flexibility with direct access to the backyard from the alley. Also, storage options for those homeowners who have recreational vehicles, toys, etc. with the rear lane access.”
Jacq Lakusta, Sales Manager at Akash Homes, agrees. “With no shared walls, laned homes offer a more private, personalized living experience, providing homeowners with a true sense of
Akash Homes
individuality and pride in a space that reflects their unique lifestyle, all at a more affordable price than traditional detached singlefamily homes.”
She points out that Akash Homes’ laned homes have the added feature of side entrances, giving homeowners greater flexibility to make the most of their basement space according to their needs.
DESIGNED FOR LIFE
A huge advantage of the laned homes is its ability to offer legal basement suites, four--bedroom upper floors, main floor bedrooms for multi-generational living, and more.
“Jayman BUILT offers a total of 16 laned model options to offer a home design to fit any lifestyle,” Keen says. “Our homes include oversized triple pane windows to maximize natural daylight, crafted exterior architecture, award winning floorplans, energy efficiency with our CORE performance including 10 Solar Panels as well as smart home automation.”
Lakusta says Akash Homes puts a premium on innovation. “Our most popular laned homes are designed with functionality so
that no square footage is wasted. Buyers express that they love the open-concept designs for their practicality, as spaces create an inviting and spacious atmosphere ideal for families to enjoy.”
Akash’s laned homes also incorporate elevated upgrades as standard to enhance comfort and value. These include quartz countertops throughout, an energy-efficient LED lighting package, an electric fireplace, soft-close cabinets and drawers, and a spacious rear deck for outdoor enjoyment.
AWARD-WINNING DESIGN
Jayman BUILT’s 2024 award winning Erica model is a star! It features a unique 10-foot-high great room ceiling height and raised kitchen and dining room area. “The Erica checks every box with a gorgeous kitchen, owners retreat with a bright spacious ensuite and walk in closet, two more spacious bedrooms, upper floor laundry with storage space galore,” Keen says.
Jayman also offers an abundance of included value, making the buying process simple and straightforward.

Jayman BUILT offers laned homes in Marquis West, Rosemont, Keswick landing, Desrochers Villages, The Uplands at Riverview, Trumpeter by Big Lake, Southfork in Leduc, and Nouveau in St. Albert.
“Jayman BUILT has welcomed a large range of homeowners purchasing/securing a laned home. Whether it be your first home with affordability top of mind, investment opportunities with the potential for a legal suite or a right sizer looking to have financial freedom, a laned home is appealing to all walks of life,” Keen says. FUN IN FUNCTIONALITY
At just over 1,600 square feet, Akash Homes’ the Dover laned home model is highly sought after for its efficient and versatile design, Lakusta says. “The main floor features a den, ideal for use as a home office, children’s playroom, craft or hobby room, or an additional guest bedroom.
It also has an open-concept kitchen and living area, enhanced by 9-foot ceilings and quartz countertops throughout the home, provides a modern and spacious feel.”
The second floor includes three bedrooms, a bonus room, and a laundry area. “Though more compact than a traditional single-family detached home, the Dover model offers exceptional functionality and convenience without compromise,” she adds.
Akash’s laned homes appeal to a wide range of buyers, from first-time homeowners, families
with children, to empty nesters. Offering generous space and smart layouts, these homes are designed to suit every stage of life. With more attainable price points than traditional singlefamily homes, buyers can enjoy living in vibrant, amenity-rich communities while having lower mortgages.
Akash currently offers laned homes in many of Edmonton’s most desirable communities, including Alces in the southeast, Crystallina Nera in the northeast, and Copperhaven in Spruce Grove. Find out more at akashomes.com.

CREATING WONDER
WITH A SHOWHOME
by PEPPER RODRIGUEZ
Seeing your new home’s floorplan illustrations are good, blueprints serve a purpose, but to really experience what life will be like in your own home, nothing beats going to a showhome.
Each spring, Edmonton’s new home market comes alive with new showhomes, it’s one of the things that make the city so attractive to new homebuyers. New homebuyers are regaled by the innovative new designs and sparkling new features that Edmonton’s homebuilders bring to their latest models. In many of them, “wow!” comes standard. Showhomes have always been the best tool for homebuilders
to attract buyers. It allows them to not only show off their skill and expertise in homebuilding but gives buyers an aspirational glimpse of the lifestyle that is possible for them.
All the new communities in Edmonton and region have exciting showhome parades to go through. To further “guide” the readers in their new home search, Edmonton New Home + Condo Guide picks a few of the latest in town.
WHY GO TO A SHOWHOME?
If you’re looking to build a new home, the first step is to look for one that can fit your lifestyle, and this is where showhomes come in.
Showhomes provide prospective buyers with a tangible representation of what their future home could look like which is so helpful especially for first time homebuyers who may struggle to visualize what a floorplan may look like fully built and helps people imagine themselves within the space.
Buying a home is an emotional decision and showhomes help to provide people with the opportunity to see, touch and, most importantly, experience their future home firsthand.
Showhomes also offer insight into the community and neighborhood amenities.
Excel Homes
With knowledgeable sales representatives, going to showhomes equips buyers with professional guidance throughout the home-buying process.
THE SHOWHOMES’ ROLE
“Wow” doesn’t begin to describe the wonder of going into a showhome for the first time. And builders relish the chance to show off what they are capable of.
“Showhomes are at the heart of what we do. They’re more than just a display of square footage and finishes and for visitors to truly experience what life could be like in a Coventry home,” says Coventry Homes Director of Marketing and Communications, Tara Van Horn.
“Whether it’s our flexible floorplans, thoughtful details, or innovative options, the showhome is our chance to bring our craftsmanship and lifestyleforward design to life. For us, it’s about creating a space that feels both aspirational and achievable.”
Excel Homes Marketing Manager, Kristina Plank, says through thoughtful interiors, landscaping, and community context, their showhomes become more than a house, it tells a story and sells a lifestyle.
“Excel’s show homes create a powerful first impression, offering
buyers a tangible, immersive experience that floorplans and renderings simply can’t replicate. It brings layouts to life, helping buyers truly understand the space, flow, and livability. More than just showcasing the home, it highlights our craftsmanship, design expertise, and attention to detail, ultimately building trust through quality”
COVENTRY HOMES
One of Coventry Homes’ most recent showhomes is the Cyrus in the vibrant northeast community of Crystallina Nera. “The Cyrus is a two-storey single-family home with a classic, functional layout
designed for modern family living,” Van Horn says.
Coventry Homes’ affiliate, Impact Homes, has the brand-new Vasa showhome in Rosemont in West Edmonton. “The Vasa is a sleek rear detached garage model, perfect for growing families looking for a balance of space and style in a quiet, connected community.”
She adds that a top comment they are getting from visitors to the Cyrus showhome is the immediate sense of grandeur. “With a standard width of 26 feet, the foyer with 10-foot main floor ceiling heights and open-to-above staircase, the home feels grand and spacious. It’s one of those “take a moment and soak it in” spaces.”
Between Coventry and Impact Homes, there are over a dozen showhomes open across Edmonton and the surrounding area. “Each one is tailored to its community and homebuyer, giving visitors a wide variety of styles, layouts, and lifestyle options to explore. Stay tuned as we have an additional 5 new showhomes opening before the end of the year,” Van Horn says. Stay informed at coventryhomes.ca.

take advantage of the natural landscape, with four ponds and over 8 kilometers of mixed-use trails that connect to multiple parks throughout the community.”
IMPORTANCE OF PONDS AND PATHWAYS
Ponds and pathways give a feeling of belonging in a community, and that is why developers endeavour to bring them in as soon as possible.
“These features immediately provide safe access, natural beauty, and recreational opportunities, which improve residents’ quality of life and create a stronger sense of community right away. Early installation also ensures proper integration with the overall design, allowing for better stormwater management, landscaping, and accessibility. Plus, seeing these features already in place builds trust in the development and makes the community more appealing to potential homebuyers.”
Young says pathways and ponds are more than asphalt and green spaces—they are “connectors” of people, purpose, and wellbeing. “They encourage families to walk, bike, and spend more time outdoors. Foster a sense of belonging with multiple stop-andchat places. In Alces, they include gazebos, benches, and Adirondack chairs throughout the parks.”
He adds that pathway amenities also provide kids with destinations
to explore safely, whether it’s the playground with five slides, rope climbers, balance beams, and pump track or neighbourhood commercial amenities . “They offer dynamic alternatives to driving to amenities—right in the heart of the community.”
NATURE IN THE COMMUNITY
Developers design their communities to welcome nature and enhance recreational opportunities, but there are subtle differences in how they approach this.
In Stillwater, Mattamy brought in pathways that connect residents to the natural area and HOA centre. “They are well used and loved by people of all ages and are popular locations for dog walking and bird watching. There are paths that go through the trees as well with a wooden boardwalk. A large stormwater pond offers cover and biodiversity for wildlife,” Chrusch says.
While the pathways in their Hearthstone community in Sherwood Park currently connects residents to Helen Lavender Park and other amenities and are marked by barn-style gathering hubs. “These paths extend around the large stormwater pond (one kilometre circumference around the pond) and offer shelter for wildlife. We are working on adding wildlife habitats like nesting areas and bat boxes around the pond area. These pathways also extend
across Oldman creek ravine which is a wildlife corridor itself.”
She also says that these can serve as outdoor classrooms teaching about ecosystems, water conservation and environmental stewardship. “We will be incorporating different types of interpretive signage onto the pathways and pond location in Hearthstone.” Find out more at Mattamyhomes.com.
WEAVING RECREATION, LEARNING AND BEAUTY
Alces is unique in how it weaves recreation, learning, and beauty into everyday life, Young say. There are several things that set it apart and makes it special to resident. One is that the storm pond is both scenic and central, offers a peaceful walking loop and photoworthy views.
“We have trails leading to meaningful destinations—like basketball courts, playgrounds, natural wetlands, and gathering spaces with gazebos and seating. There’s interpretive signage that transforms the trails into a ‘living classroom,’ highlighting the role of wildlife habitats, and wetland ecology.”
There is also a strong emphasis on natural landscaping, such as using clover instead of grass, which reduces environmental impact and invites community participation (e.g., signs encourage residents to protect clover growth for pollinators).
