Buying a house or renovating a property can be a stressful time. What to buy, how much is needed? How much to bid (and when)? When you’ve finally found what you’re looking for and you need a mortgage, you want to deal with a lender you can trust.
Drogheda Credit Union with branches in Trim, East Meath, Drogheda and Dunleer can support you in getting your dream home with mortgages available up to €400,000*.
Drogheda Credit Union, Senior Lending
Oicer, Mark Smith, has put together some top tips to get you started on your mortgage journey.
1.Identify how much of a mortgage you are eligible to borrow - It’s important to know the figure you can borrow at an early stage to ensure you don’t get your hopes up when looking at houses that are out of your budget.
Drogheda Credit Union can help you to calculate this figure easily using their mortgage enquiry form, which is available on www.droghedacu.ie
2.Speak to a dedicated Mortgage Advisor - Be practical, talk to a financial provider such as Drogheda Credit Union who can advise you about what is the best course of action for you to take on your
mortgage journey. There is a lot of criteria to meet when it comes to getting a mortgage so having a good handle on this early on really helps speed up the process.
3.Start Saving - It’s a must when it comes to starting your mortgage journey. Start saving as early as possible and establishing regular monthly savings for a period of 12 months. It’s important to demonstrate your repayment capacity and helps accumulate funds towards your deposit.
4.Prepare the Paperwork – It helps if you organise the paperwork required before applying for your mortgage. Many lenders like Drogheda Credit Union can provide you with a mortgage checklist.
5.Factor in Extra Costs – When buying a property there are always additional fees that first time buyers don’t factor into their home costs. Home insurance, estate agents fees, legal fees, property taxare all
ones to be aware of when totting up your figures.
As local, ethical lenders, credit unions take the time to understand the member’s situation. Our sta members will ensure that the loan is suitable to the member’s needs and their financial circumstance.
Tom Kiely, CEO for Drogheda Credit Union Ltd said, “We are inviting members to get in touch with us, or pick up the phone and call us, whether it’s a new house or renovations to an existing house, our home mortgage loans are designed to give members the finance to make their dreams come true.”
If you are interested in a mortgage or a home improvement loan, contact Drogheda Credit Union on 041 9838496 or www.droghedacu.ie.

Hellostudents,
Thesearefiveofmyfavourite exam hacks to help improve your success in any exam you take on, whether thisbeathirtyminuteexam in class or a three hour exampaperinJune.
To be successful in exams, you need to find that edge or advantageoveryourpeerswho similar to you, desire solid results, valuable college places andultimately, greatjobs. Here arefivehacksthatwillhelpyou gainthatadvantage.
1. The benefits of exercise
Exerciseisextremelybeneficial in your exam year, but it also sets in motion great habits for your future, making you stronger both in mind and body.
With a little effort, you will discover many positive benefitsoftakingregularexercise.
A2014studypublishedinthe BritishMedicalJournalshowed
that exercise boosts the size of the hippocampus, the part of the brain responsible for memoryandlearning.
Exercise also aids sleep, boosts energylevelsandbeingoutside takinginfreshairwillallowyou think your way through issues and maybe even come up with some solutions. Exercise is an excellent stress buster and as withmanythings, onceyouget started, youmayactuallyenjoy it.
2. Stay in the moment
Increasing awareness of the moment you are currently in, given the amount of distractions these days, is really important. I really like the phrase ‘the future is now’. Being aware andrelaxedinthemomentwill helptoreducetensiononexam day.
Our generation is constantly searching for something extra in life, looking to the future for thenextbuzz.Ibelieveweneed
to live and enjoy the present moment more that we currentlydo.
As a student, staying in the presentwillgreatlyimprovethe quality of your study. You can only control what you are doinginacurrentstudyblockand yourfocusneedstobeonthose notesinfrontonyounow.
Similarly, beingfullyawareof time inside the exam hall is ultra-important, as you cannot affordtolettimepassyoubyin there.
3. Pile your notes
During my own exams, I used topilesummarisednotesinmy study area, subject by subject, topic by topic. Like the monkeys, I am still ‘a believer’ in topicsummaries.
As a teacher now, I still pile notes neatly for my classes. From a preparation point of view, it gives structure, separates one topic from another and it allows one to find notes quickly for the next revision block.
Afterwards, replace the pile back into its subject section. If you are summarising and rewriting your notes properly, your subject piles should get smallerasexamsnear.
4. Be positive
Youshouldalwaystrytohavea positive attitude around your studies, feeling content with what revision you have done thus far. It isn’t a great idea to spend time with people who haveanegativeoutlookaround examtime.
You should always think aboutgoodgradesandnotcon-
sidernegativeoutcomes. Many students are quite negative withtalkofjust“passing”.Ihave actuallybannedthe“F”wordin my class totally; “Fail”. Your future successes are the limits of yourgoalsandimagination.
An ACE exam student needs more than just ability however, they need to apply themselves well to learning and working hard; so be heartened by the fact that you don’t need to be the best academic to reach the top of your class. Exam smarts andtechniqueplayasbigarole asintelligence.
5. Use memory techniques Memory techniques are a much under-utilised way of helping you recall important information. In my experience, theyareyoursecretweaponon examday.
Here are two examples of memory techniques to get you started without too much effort:

There is a tribe in Brazil who oversee a boy’s transition into manhood by stinging him with 100bulletants. Andhereinthe northeast, ifyouhadthetemerity to present yourself as a representative of the people, we had the Michael Reade interview.
Fresh from having their juniorbankmanagerstylephotos taken for the posters, every election cycle would see Michael grill both first time and veteran candidates in the stu-

Then things could go either of twoways.
