welcome There is a lot more to a property transaction than simply signing a deal. From preparing a property for sale, understanding the process, ensuring that the certification is in order, organising finance registering or cancelling bonds, moving in or out, fixing major or minor stuff – the list is endless! We have tried to identify many of these processes and eventualities and we hope this guide will assist and remind you of what to do. Smart Directory is a collection of suggested suppliers and businesses, some of which you will need – many of which you won’t. Most have offered their services at discount rates to assist you in your move. So, from attorneys to waterproofers; from architects to plumbers, this collection of special offers and discounts should go some way in helping you to make your move as cost efficient as possible. If you aren’t moving, this is also a handy collection of services which could help you enjoy your property cost-effectively. Most of our featured services will offer unique insight and advice regarding their services. Each business has either been referred to us or we know clients who have dealt successfully with them. We would also like to hear of any experiences you may have had so that we can provide a guide which contains service providers who can deliver quality and value for money. This is a quarterly guide, so your input is important. Also, the services and businesses featured here have paid to be part of this guide. It is also important to note that there is no commission paid to Seeff or any of its affiliates by any of these businesses or services. The discounts have been negotiated by us purely for the benefit of buyers, sellers, property owners or tenants who decide to make use of the services offered. Good luck with your move if you’re moving – if you aren’t, we are really pleased that you have found the right home!

A BRIEF GUIDE TO BUYING YOUR HOME DE T E RMIN IN G WHAT Y O U WAN T So often, one has a vision of what the perfect home will look like; where it will be; what it will have and how little one needs to pay for it. I once met a real analytical buyer who had a book in which he had recorded the 194 properties he had viewed over the last 12 months in Plumstead. He admitted that he should have bought the 5th one he saw. I think he is still looking for the perfect home! I hope I can provide some insights which may help you to make a decision, whatever that decision will be. F I RS T QUESTION : WHY DO N ’ T Y O U STAY WH ER E YO U A RE ? Consider the following: • It is not inexpensive to move home. You need to consider the following: • Removal costs • Relocation costs (new school uniforms, etc) • Transfer costs (transfer duty, attorney fees, bond cancellation costs, bond registration costs • Commission on the sale of your home • Re-vamp of the home you buy • Are you moving for the right reason? • When you make the decision to move, then move – if you make the decision to stay, then stay. S E C OND QUESTION : WH Y AR E Y O U B UY I N G ? • Purchase decisions are most influenced by whether the property is to be purchased as: • A home • An investment • Obviously, the purchase of a home will also be an investment in property, but the factors in arriving at a purchase position will be different. Remember: when considering the cost of your home as an investment only, you must factor into your thinking that there is a basic cost of accommodation – if you did not own the property, you would need to rent. IF YOU HAVE MADE TH E DEC I SI O N TO B UY A HO M E , H E RE A RE S O M E T I P S T O A S SIST YOU IN YO UR D EC I SI O N M AK I N G : • Location - You can change the house, but you can’t change where it is. • You can fill in a pool (or put one in) • How happy are you to renovate? • Will the property suit a growing family and if your nest is getting emptier, is it able to cope? 4 | smart directory | smart move | seeff.com

• Access to where you want to go (work, entertainment, schools) • How much will you regret missing the right home if someone else buys it? • Have you taken in to account the costs of maintaining the property? • Have you considered the costs to transfer the property into your name? • Look past the current owner’s occupation of the property. Some people like to live in an eclectic environment; some people like to be minimalistic. Some people like their lawns longer than others do! • Do your homework on the area you have chosen but don’t rule out adjacent areas. The homework you need to do would be as follows: • How quickly are the properties selling there? • What is the average price for a property with your requirements? • How is the capital growth in that area? • Are the neighbouring properties being upgraded? • Does this agent know what she is talking about? H OW TO MAKE SURE TH AT Y O U AR E I N TH E FR O N T O F T H E Q U E U E 1. The market is so overheated at the moment that you need to be as fast as you can to be offered the new release properties. 2. Make sure you are dealing with an agency, which automatically informs you of all new listings as they come on the market. Seeff automatically links your requirements to any new listings within your areas of interest and within your price parameters. If you provide maximum and minimum prices, and the suburbs, which interest you, you will be sent links to properties within 20% of your maximum price. You would need to provide your e-mail address to receive these instant alerts. 3. Check the web portals regularly – the most active portal is www.property24.com Most agencies list their properties on this portal. 4. Agree to receive SMS alerts for new listings. 5. When advised of a Seeff Open Hour (the agents hold these during the week for new release properties) please attend or send a representative to attend. Most new release properties are often sold within 7 days of listing and very few make it as far as the traditional Sunday showhouse times. smart directory | smart move | seeff.com | 5

BUYING AND SELLING

BUYING property for aAND longSELLING time, the extra you pay now will be insignificant in the long term. 10. Avoid the adhering to the cliché: ‘if it’s meant to be, it’s meant to be’. RECIPE OF THE MONTH INGREDIENT S 4 onions (2 unpeeled and thickly sliced, 2 finely chopped) 2 tbsp olive oil, plus extra for greasing 3 tsp sweet smoked paprika 4 lemon thyme sprigs 1½ kg whole chicken 2 lemons, zested and then halved 100g chorizo, diced 120g cooking chorizo, meat squeezed from the skins 175g fresh white breadcrumbs 100g soft dried apricots, chopped 4 tbsp chopped flat-leaf parsley 1 large egg, beaten 250ml glass white wine 400ml chicken stock sauteed potatoes and steamed broccoli, to serve (optional)

Lemon roast chicken with chorizo stuffing PREP: 35 MINS COOK: 1 HR, 45 MINS SERVES 5

The Spanish-style stuffing in this roast chicken dish is packed with flavour and even more so if you make it ahead of time. ME T H OD Heat oven to 200C/180C fan/gas 6. Lay the sliced onions in the middle of a roasting tin. Mix the oil with 2 tsp paprika and leaves from one of the thyme sprigs. Rub all over the chicken, sit it on top of the onions and season well. Push 3 of the lemon halves inside the cavity, cover the chicken loosely with foil and roast for 45 mins. Meanwhile, make the stuffing. Cook the diced chorizo over a low-medium heat until crisp and plenty of oil has collected in the pan. Scoop out the chorizo to cool, and tip the chopped onions

into the pan. Soften gently for 15-20 mins, then tip into a mixing bowl to cool. Rub together the cooking chorizo meat and the breadcrumbs, as if you were rubbing butter into flour to make pastry. When the breadcrumbs are all orange, mix in the apricots, parsley, leaves from another thyme sprig, remaining paprika, the lemon zest and egg. Squeeze over the juice from the remaining lemon half, season with lots of pepper, then use your hands to squish everything together really well. Grease a small roasting tin and push in the stuffing, roughing up the surface with a fork – this will create lots of crispy bits. Tear over the remaining thyme sprigs. After 45 mins, remove the foil from the chicken and pour the wine and stock into the tin. Reduce oven to 180C/160C fan/ gas 4 and put the chicken back in with the stuffing on a shelf below. Roast for another 45 mins until the juices between the legs and body run clear. Rest the chicken for 15 mins while you bubble the pan juices to reduce a little, then carve and serve with the stuffing, reduced juices, and sautéed potatoes and steamed broccoli, if you like. smart directory | smart move | seeff.com | 25

THE IMPORTANCE OF MAINTAINING YOUR HOME A key tip is to keep windows clean. If you have wooden window frames, check them for rot as well. Ask for recommendations to reputable window cleaners or look out for adverts in local shops, online or a local newspapers. Geyser repairs can be costly, so ensure that yours is regularly checked and even serviced annually. If alarms or other security features including burglar bars or security fencing have been installed, these also need to be checked and tested on a regular basis to ensure they remain in perfect working order - this can literally save lives!

If you’ve just moved into a new home, whether you have bought it or you’re renting, congratulations! But as you get settled in, don’t forget the importance of maintaining the home. If you’re a landlord, maintenance will be crucial to you as well.

Of course, it’s essential to check externally too. Check for leaks, loose tiles or broken guttering. Often, leaves can block gutters and lead to damp patches internally. Mould, damage or split tiles are other issues to check for. Fix any cracked pipes and drains immediately, as they can lead to further problems with damp and also look unsightly.
