In Fresnaye sales were concluded up to R18.5m and R19m while our Waterfront and Mouille Point team continues to achieve excellent results for sellers. Well-priced new developments continue to sell at a pace as do apartments in the R3mR4m price range in the mid-market areas and up to R16m in the upper end locations.

I once met a real analytical buyer who had a book in which he had recorded the 194 properties he had viewed over the last 12 months in Plumstead. He admitted that he should have bought the 5th one he saw. I think he is still looking for the perfect home! I hope I can provide some insights which may help you to make a decision, whatever that decision will be. F I RS T QUESTION : WHY DO N ’ T Y O U STAY WH ER E YO U A RE ? Consider the following: • It is not inexpensive to move home. You need to consider the following: • Removal costs • Relocation costs (new school uniforms, etc) • Transfer costs (transfer duty, attorney fees, bond cancellation costs, bond registration costs • Commission on the sale of your home • Re-vamp of the home you buy • Are you moving for the right reason? • When you make the decision to move, then move – if you make the decision to stay, then stay. S E C OND QUESTION : WH Y AR E Y O U B UY I N G ? • Purchase decisions are most influenced by whether the property is to be purchased as: • A home • An investment • Obviously, the purchase of a home will also be an investment in property, but the factors in arriving at a purchase position will be different. Remember: when considering the cost of your home as an investment only, you must factor into your thinking that there is a basic cost of accommodation – if you did not own the property, you would need to rent. Some people like to live in an eclectic environment; some people like to be minimalistic. Some people like their lawns longer than others do! • Do your homework on the area you have chosen but don’t rule out adjacent areas. The homework you need to do would be as follows: • How quickly are the properties selling there? • What is the average price for a property with your requirements? • How is the capital growth in that area? • Are the neighbouring properties being upgraded? • Does this agent know what she is talking about? The market is so overheated at the moment that you need to be as fast as you can to be offered the new release properties. 2. Make sure you are dealing with an agency, which automatically informs you of all new listings as they come on the market. S T E P T WO Examine your motivation for selling: There are numerous reasons for selling. Given that for most homeowners, their home represents their single biggest asset, one should ideally never be in a position where a sale needs to be rushed. Usually, the market will determine what is viewed as a fair price for a home and whilst a well-priced home will sell relatively quickly in a balanced market, some sellers may choose to hold out a little longer to achieve a higher price. The motivation for selling is always key, so always examine your reason/s for selling and look to secure the best possible price in the shortest possible time, choosing an agent that will ideally do this with the least possible fuss. WH AT I S MARKET VAL UE? Market value is the price that a willing and able buyer is prepared to pay a willing and able seller at a given time. The value can often conflict with: seller expectations, agent ‘valuation’, municipal valuation, bank valuation or any other kind of value one can think of. Buyers buy by comparison – your property will be compared to other properties seen by the buyers at that time. Agents will introduce you to a Comparative Market Value – this is based on the premise that similar properties will sell at similar prices, however, this is usually a broad approach as each property is unique, possessing unique aesthetic qualities that may provide varying appeal.

Waterfront, Silo’s, Mouille Point property boom The opening of the beautiful new six-floor 5-star Silo Hotel last month, has received much acclaim and has set the tone for an exciting year for the V&A Waterfront Marina and Silo District. The Zeits Museum opening in September is hotly anticipated and will further boost the prestige of the area. This excitement is reflected in the residential property market performance for the first quarter of this year with the Waterfront Marina, surpassing the ‘magic’ R100m/quarter mark and ending on a stellar R158 million, the highest since early 2015. According to Seeff’s Waterfront team, Lynn Pinn and Finella Botes, the average selling prices have also spiked by between 25% and 32% since last year. According to the agents, the Canal apartments continued to see the highest demand, accounting for 80% and achieving an average selling rate of R93 387/sqm, 32% up on last year, 64% up since 2015 and three times (180%) as much as five years ago. The highest price reached a record R96 561/sqm in January. Most sales were two-bedroomed units and in the R10m-R20m price band, save for a single three-bedroomed unit in Kylemore that sold for R19.5m. The Front Yacht Basin (FYB) continues to rank with Clifton in terms of achieving the highest selling rates, reaching R117 500/sqm on average, 25% up on last year, 53% higher than 2015 and more than double (138% more) compared to five years ago. Mses Pinn and Botes note that the average selling price has reached a remarkable R26.8m with some 40% of all sales fall priced between R20m-R30m and a further 23% in the R30m-R40m price range. The agents also note that the completion of the new Silo’s are eagerly awaited given that a sale in Silo 1 at the end of March reached a record R106 522/sqm and the average selling rate currently stands at R77 588/sqm. Neighbouring Mouille Point is just as ‘hot’ still. While apartments on the perennially popular Beach Road strip have sold for R50 746-R82 677/sqm, The Waterclub reached record highs of R115 423-R127 481/sqm. The agents expect the Waterfront, Silo and Mouille Point areas to continue to attract excellent interest with the location, amenities and facilities combined with the development taking place around the downtown area of Cape Town, all boding well for the future of property here.
