A BRIEF GUIDE TO BUYING YOUR HOME DE T E RMIN IN G WHAT Y O U WAN T So often, one has a vision of what the perfect home will look like; where it will be; what it will have and how little one needs to pay for it. I once met a real analytical buyer who had a book in which he had recorded the 194 properties he had viewed over the last 12 months in Plumstead. He admitted that he should have bought the 5th one he saw. I think he is still looking for the perfect home! I hope I can provide some insights which may help you to make a decision, whatever that decision will be. F I RS T QUESTION : WHY DO N ’ T Y O U STAY WH ER E YO U A RE ? Consider the following: • It is not inexpensive to move home. You need to consider the following: • Removal costs • Relocation costs (new school uniforms, etc) • Transfer costs (transfer duty, attorney fees, bond cancellation costs, bond registration costs • Commission on the sale of your home • Re-vamp of the home you buy • Are you moving for the right reason? • When you make the decision to move, then move – if you make the decision to stay, then stay. S E C OND QUESTION : WH Y AR E Y O U B UY I N G ? • Purchase decisions are most influenced by whether the property is to be purchased as: • A home • An investment • Obviously, the purchase of a home will also be an investment in property, but the factors in arriving at a purchase position will be different. Remember: when considering the cost of your home as an investment only, you must factor into your thinking that there is a basic cost of accommodation – if you did not own the property, you would need to rent. • Access to where you want to go (work, entertainment, schools) • How much will you regret missing the right home if someone else buys it? • Have you taken in to account the costs of maintaining the property? • Have you considered the costs to transfer the property into your name? • Look past the current owner’s occupation of the property. Some people like to live in an eclectic environment; some people like to be minimalistic. Some people like their lawns longer than others do! • Do your homework on the area you have chosen but don’t rule out adjacent areas. The homework you need to do would be as follows: • How quickly are the properties selling there? • What is the average price for a property with your requirements? • How is the capital growth in that area? • Are the neighbouring properties being upgraded? • Does this agent know what she is talking about? H OW TO MAKE SURE TH AT Y O U AR E I N TH E FR O N T O F T H E Q U E U E 1. The market is so overheated at the moment that you need to be as fast as you can to be offered the new release properties. 2. Make sure you are dealing with an agency, which automatically informs you of all new listings as they come on the market. Seeff automatically links your requirements to any new listings within your areas of interest and within your price parameters. If you provide maximum and minimum prices, and the suburbs, which interest you, you will be sent links to properties within 20% of your maximum price. You would need to provide your e-mail address to receive these instant alerts. 3. Check the web portals regularly – the most active portal is www.property24.com Most agencies list their properties on this portal. 4. Agree to receive SMS alerts for new listings. 5. When advised of a Seeff Open Hour (the agents hold these during the week for new release properties) please attend or send a representative to attend. A BRIEF GUIDE TO SELLING STEP ONE Read the above regarding buying property – you should get some idea of what buyers are doing and how they are thinking. S T E P T WO Examine your motivation for selling: There are numerous reasons for selling. Given that for most homeowners, their home represents their single biggest asset, one should ideally never be in a position where a sale needs to be rushed. Usually, the market will determine what is viewed as a fair price for a home and whilst a well-priced home will sell relatively quickly in a balanced market, some sellers may choose to hold out a little longer to achieve a higher price. The motivation for selling is always key, so always examine your reason/s for selling and look to secure the best possible price in the shortest possible time, choosing an agent that will ideally do this with the least possible fuss. WH AT IS MARKET VAL UE? Market value is the price that a willing and able buyer is prepared to pay a willing and able seller at a given time. The value can often conflict with: seller expectations, agent ‘valuation’, municipal valuation, bank valuation or any other kind of value one can think of. Buyers buy by comparison – your property will be compared to other properties seen by the buyers at that time. Agents will introduce you to a Comparative Market Value – this is based on the premise that similar properties will sell at similar prices, however, this is usually a broad approach as each property is unique, possessing unique aesthetic qualities that may provide varying appeal.

MAKE YOUR SHOW HOUSE A SAFE HOUSE. When running an open house, there are as many risks to consider as there are benefits. Seeff highlights key safety tips to keep in mind when doing an open house. While putting your house on show is one of the most effective marketing tools when it comes to selling, it is vital to ensure that your property is in tip top shape to attract maximum buyer interest. You literally have seconds to capture the interest and attention of a buyer and people are very easily put off by untidy and unkempt gardens, entrances and homes. A lack of what they refer to as ‘curb appeal’ can easily cost you the sale of your house. On the flip side, there are the issues of security on show days. Things like putting away valuables, etc. Seeff has been in the property industry for over five decades and our agents know a thing or two about selling houses. Here are a few tips: Making a good first impression. You and your agent will discuss steps to make sure the maximum number of people sees your home, increasing its chances of selling quickly at the best price. Freshen up the outdoor spaces and paint and repair and replace broken items. Clean up the driveway and walkways. Clean, clean, clean. Consider hiring a professional house cleaning service to prepare for the show house and ensure the windows are washed and carpets cleaned. Staging your home. Prepare your home to help buyers visualize themselves living in the home, as well as to entice a firm buying decision. Consider a few small touches such as fresh towels in the bathroom or even some flowers on the coffee table. Open up curtains and blinds and turn on lights to brighten up the home, even on a sunny day. Removal of personal items. Seeing your family photographs and your children’s drawings during your show house makes this vision more difficult. Remove any items that are too personal such as notes and photographs on the fridge. This also helps with maintaining privacy. Safety is also a top priority during a show house. Ensure that all valuable items are sufficiently locked away or removed, as well as any items of a personally significant nature such as a family heirloom. Your agent cannot be in every room with every buyer at once – so be smart about what you leave out. Baked goods or treats for happy visitors. Yes, bake or buy cookies. Not all agents agree on the importance of refreshments or treats, but most think they're a great idea. Offering or serving treats and refreshments help in allowing visitors to stop and interact with the agent or seller. Listen to feedback. Being able to hear what potential buyers think about the price or features of the home is an important way to help sell it. Your agent should be able to provide you with feedback from visitors and ways forward for the next step in the process. Selling your home can be a very exciting process, but when a home hits the market, one of the first tasks for the seller is to put on a show house.
