BUYING AND SELLING

A BRIEF GUIDE TO BUYING YOUR HOME DETERMINING WHAT YOU WANT So often, one has a vision of what the perfect home will look like; where it will be; what it will have and how little one needs to pay for it. I once met a real analytical buyer who had a book in which he had recorded the 194 properties he had viewed over the last 12 months in Plumstead. He admitted that he should have bought the 5th one he saw. I think he is still looking for the perfect home! I hope I can provide some insights which may help you to make a decision, whatever that decision will be.

FIRST QUESTION: WHY DON’T YOU STAY WHERE YOU ARE? Consider the following: • It is not inexpensive to move home. You need to consider the following: • Removal costs • Relocation costs (new school uniforms, etc) • Transfer costs (transfer duty, attorney fees, bond cancellation costs, bond registration costs • Commission on the sale of your home • Re-vamp of the home you buy • Are you moving for the right reason? • When you make the decision to move, then move – if you make the decision to stay, then stay.

SECOND QUESTION: WHY ARE YOU BUYING? • Purchase decisions are most influenced by whether the property is to be purchased as: • A home • An investment • Obviously, the purchase of a home will also

be an investment in property, but the factors in arriving at a purchase position will be different. Remember: when considering the cost of your home as an investment only, you must factor into your thinking that there is a basic cost of accommodation – if you did not own the property, you would need to rent.

IF YOU HAVE MADE THE DECISION TO BUY A HOME, HERE ARE SOME TIPS TO ASSIST YOU IN YOUR DECISION MAKING: • Location - You can change the house, but you can’t change where it is. • You can fill in a pool (or put one in) • How happy are you to renovate? • Will the property suit a growing family and if your nest is getting emptier, is it able to cope? • Access to where you want to go (work, entertainment, schools) • How much will you regret missing the right home if someone else buys it? • Have you taken in to account the costs of maintaining the property? • Have you considered the costs to transfer the property into your name? • Look past the current owner’s occupation of the property. Some people like to live in an eclectic environment; some people like to be minimalistic. Some people like their lawns longer than others do! • Do your homework on the area you have chosen but don’t rule out adjacent areas. The homework you need to do would be as follows: • How quickly are the properties selling there? • What is the average price for a property with your requirements? • How is the capital growth in that area? • Are the neighbouring properties being upgraded? • Does this agent know what she is talking about?

price. You would need to provide your e-mail address to receive these instant alerts.

1. The market is so overheated at the moment that you need to be as fast as you can to be offered the new release properties.

3. Check the web portals regularly – the most active portal is www.property24.com Most agencies list their properties on this portal.

2. Make sure you are dealing with an agency, which automatically informs you of all new listings as they come on the market. Seeff automatically links your requirements to any new listings within your areas of interest and within your price parameters. If you provide maximum and minimum prices, and the suburbs, which interest you, you will be sent links to properties within 20% of your maximum

4. Agree to receive SMS alerts for new listings. 5. When advised of a Seeff Open Hour (the agents hold these during the week for new release properties) please attend or send a representative to attend. Most new release properties are often sold within 7 days of listing and very few make it as far as the traditional Sunday showhouse times.

ELECTRIC FENCE AND SECURITY CENTRES

SECURITY SYSTEMS

Gate Automation - Home Security

It appears that crime has almost become an acceptable profession. With so many criminals having devised some nifty techniques to get at our belongings, security is no more an expense – but an investment. We have massive walls and high fences around our premises, reinforced doors, outdoor beams and deafening alarms. But then someone waltzes through or over your gate. Statistics have shown that the majority of robberies in South Africa happen at the gate entrance when residents are arriving home or leaving. Short-term savings could ultimately lead to long-term suffering. A few of the security functions, suggested by the research respondents, that already exist include: Ø Gate pillar lights - Bathe your property in light, no more intruders lurking in the bushes Ø Passive Infrared Beam Auto-Close (PIRAC) mode – Once the vehicle has passed the gate safety beams, the gates will close automatically and rapidly Ø LED indication of gate status – Monitor the status of your gate from inside your house (Intercom or Electric Fence Energizer or Camera) Ø Alarm Functionality ̶ Wire up the gate Infra-Red Beams or a magnetic (Read Switch) contact to your house alarm system Ø Silent panic – Put a time delay on the Gate Infra-Red beams to act as a silent panic when parked in the beams' path. I would suggest the addi on of making sure your gate is installed properly with an -li brackets so it can't be simply picked up and rolled open, a favourite trick.

In 1973 Hydro’s first product was pioneered in Florida, Johannesburg by John Lambert and Richard Wood. By utilising the mains water pressure system as the driving power, they developed the earliest version of a swing gate motor. The Company grew from strength to strength in the following years, becoming the brand leader in the door automation market. The success of Digidoor led to the development of DIGIDOOR II in 1992, headed by Roy Wood. The Digidoor II, an improved and more robust design, won the Design Institute’s award as an example of good industrial design in 1994.

SEASON OF

soup

B A K E D P O TAT O S O U P “The parmesan rind adds a nice savoury note, but don’t worry if you don’t have it – this is a soup to warm you up, not send you out into the cold to the shops.” SERVES 4–6

COOKS IN 2H20M

Ingredients 3 large baking potatoes or leftover baked potatoes 40g butter 1 onion 1 Parmesan rind, whatever size you have in the fridge, optional 1.5 litres organic chicken or vegetable stock sour cream 1 small bunch of fresh chives

Method

cook the onion for 10 minutes, or until soft.

If you’re using leftover baked potatoes, skip these first 3 steps. Preheat the oven to 180ºC/ gas 4. Wash the potatoes and dry well, then prick each one with a fork and wrap in foil.

Cut the potatoes, skin and all, into 2cm chunks. Add the potato and Parmesan rind to the pan, season, then cook for 5 minutes.

Put on a rack in the middle of the oven and cook for about 1 hour 15 minutes. The exact time depends on the size of your potatoes, but to check, give them a quick squeeze, bearing in mind they’ll be hot: the potato should just give under your fingers. Remove from the oven then, when cool enough to handle, cut them into quarters. Leave to cool completely. Peel and dice the onion. Melt the butter in a large saucepan over a medium-low heat and

30 | smart directory | smart move | seeff.com

Add 1.25 litres of stock, bring to the boil, then reduce the heat and simmer for 30 minutes. Remove the rind, then purée the soup until smooth with a stick blender or in a liquidiser. Return to the pan, check the seasoning, and thin with the remaining stock, if you like. Serve garnished with a dollop of sour cream, snipped chives and a pinch of black pepper. Delicious with crumbled Lancashire cheese and crisp, crumbled bacon on the side for the whole baked potato experience. Read more at http://www.jamieoliver.com/recipes
