A BRIEF GUIDE TO BUYING YOUR HOME DE T E RMIN IN G WHAT Y O U WAN T So often, one has a vision of what the perfect home will look like; where it will be; what it will have and how little one needs to pay for it. I once met a real analytical buyer who had a book in which he had recorded the 194 properties he had viewed over the last 12 months in Plumstead. He admitted that he should have bought the 5th one he saw. I think he is still looking for the perfect home! I hope I can provide some insights which may help you to make a decision, whatever that decision will be. F IR S T QUESTION : WHY DO N ’ T Y O U STAY WH ER E YO U A RE ? Consider the following: • It is not inexpensive to move home. You need to consider the following: • Removal costs • Relocation costs (new school uniforms, etc) • Transfer costs (transfer duty, attorney fees, bond cancellation costs, bond registration costs • Commission on the sale of your home • Re-vamp of the home you buy • Are you moving for the right reason? • When you make the decision to move, then move – if you make the decision to stay, then stay. S E CON D QUESTION : WH Y AR E Y O U B UY I N G ? • Purchase decisions are most influenced by whether the property is to be purchased as: • A home • An investment • Obviously, the purchase of a home will also be an investment in property, but the factors in arriving at a purchase position will be different. Remember: when considering the cost of your home as an investment only, you must factor into your thinking that there is a basic cost of accommodation – if you did not own the property, you would need to rent. • Access to where you want to go (work, entertainment, schools) • How much will you regret missing the right home if someone else buys it? • Have you taken in to account the costs of maintaining the property? • Have you considered the costs to transfer the property into your name? • Look past the current owner’s occupation of the property. Some people like to live in an eclectic environment; some people like to be minimalistic. Some people like their lawns longer than others do! • Do your homework on the area you have chosen but don’t rule out adjacent areas. The homework you need to do would be as follows: • How quickly are the properties selling there? • What is the average price for a property with your requirements? • How is the capital growth in that area? • Are the neighbouring properties being upgraded? • Does this agent know what she is talking about? H OW TO MAKE SURE TH AT Y O U AR E I N TH E FR O N T O F T H E Q U E U E 1. The market is so overheated at the moment that you need to be as fast as you can to be offered the new release properties. 2. Make sure you are dealing with an agency, which automatically informs you of all new listings as they come on the market. If you provide maximum and minimum prices, and the suburbs, which interest you, you will be sent links to properties within 20% of your maximum price. You would need to provide your e-mail address to receive these instant alerts. 3. Check the web portals regularly – the most active portal is www.property24.com Most agencies list their properties on this portal. 4. Agree to receive SMS alerts for new listings. 5. When advised of a Seeff Open Hour (the agents hold these during the week for new release properties) please attend or send a representative to attend. A BRIEF GUIDE TO SELLING STEP ONE Read the above regarding buying property – you should get some idea of what buyers are doing and how they are thinking. S T E P T WO Examine your motivation for selling: There are numerous reasons for selling. Given that for most homeowners, their home represents their single biggest asset, one should ideally never be in a position where a sale needs to be rushed. Usually, the market will determine what is viewed as a fair price for a home and whilst a well-priced home will sell relatively quickly in a balanced market, some sellers may choose to hold out a little longer to achieve a higher price. The motivation for selling is always key, so always examine your reason/s for selling and look to secure the best possible price in the shortest possible time, choosing an agent that will ideally do this with the least possible fuss. WH AT IS MARKET VAL UE? Market value is the price that a willing and able buyer is prepared to pay a willing and able seller at a given time. The value can often conflict with: seller expectations, agent ‘valuation’, municipal valuation, bank valuation or any other kind of value one can think of. Buyers buy by comparison – your property will be compared to other properties seen by the buyers at that time. Agents will introduce you to a Comparative Market Value – this is based on the premise that similar properties will sell at similar prices, however, this is usually a broad approach as each property is unique, possessing unique aesthetic qualities that may provide varying appeal.

BUYER’S CHE CKL I ST How to conduct a property viewing. Looking at potential properties can be an exciting venture. But there’s more to property viewing than what you can see. Go in prepared with our property viewing checklist: When viewing a property for the first time it is important not to get too carried away and excited with what you see. Of course the vibe you get from what could be your future home is important, but keep the below checklist at hand to make sure that you can truly tick all the boxes before you make an offer. Is the home within easy reach of important amenities, main routes and good schools?

Are there enough plug points in the home?

Do you know what qualifies as fixtures and what qualifies as fittings and do you know exactly what will stay and what the owner will take with him/her once the sale is concluded?

Does the home smell damp? If so, why?

Ensure that you make a list of the home’s patent defects and ask the owner and agents to give you a list of the latent defects as well – and use this when deciding whether to buy the property or not.

Parking is important. Is there enough offstreet parking for your guests who won’t have parking on the property

Do a thorough inspection of the kitchen and bathrooms. It is important to manually check the plumbing and water pressure by opening the taps and flushing the toilets.

What are the neighbors like? Have there been any complaints lodged against them? Knowing this can give you a good idea of who you will be moving in next to.

The internet has transformed the way we access information, but it’s also made it easier for people to fall prey to scams of all kinds, especially rental scams. Here’s what you need to know and some tips to protect yourself: Many people have either been the victim of an online scam themselves or know someone who has. While the Internet has certainly made our life easier on the one side, it has also opened up a world of opportunities for fraudsters on the other side and one has to remain vigilant at all times not to fall prey to online property scams. The modus operandi many scamsters use is to steal photographs from legit property websites and to then showcase and advertise the same property at a reduced rate on a different web page while pretending to be an “agent” with a reputable agency. When the client requests a viewing the “agent” will have many excuses why this is not possible, ranging from the keys being misplaced to the landlord being abroad (some “agents” however are so sophisticated that they actually find ways to gain access to the property, but this is a different story all together!) The “agent” will usually then request a deposit to be paid upfront without the property being viewed as to “secure” the so called property and would even arrange for the keys to be picked up at a certain time at the property real estate’s office. Of course when the client pitches up to fetch the key the agent either does not exist or an actual agent has fallen prey to identity theft! The best way to avoid being the victim of a scenario like the one described above is to follow the following tips: - You have to be well informed about market related prices within the area you are looking to 28 | smart directory | smart move | seeff.com

rent. If a property is advertised way below the market related price for that area it should raise your concerns. Why would an agent or landlord want less for a property than what they can actually get for it? - If you find a “bargain” online you should call the property agency to find out if the deal is for real. Don’t call the number at the bottom of the ad because this number could lead to a fake office. Rather find the actual head office number, call there and ask the receptionist to give you the number of the specific branch you are looking for. - Be wary of agents and landlord who seem too eager or pushy to get you to live in their property or one they are marketing. A legit agent or landlord will always conduct the necessary checks and will not be too disappointed when you don’t show much interest in the property; they will not try to persuade you to live there or to let certain checks “slide” because they “trust you”. - If the agent is constantly making up excuses as to why they are not able to meet you or show you the property, you should also be worried. The chances are good that they don’t have access to the property and are stalling for time until they can think of a clever way to get you to pay the deposit. - Always play on the safe side and call the agency you are dealing with and speak to the agent on the office phone – not their cell phone. - It remains best to look for a property on a legit property agency website rather than some random website. - Never pay a deposit before you have viewed a property. Ever!
