welcome There is a lot more to a property transaction than simply signing a deal. From preparing a property for sale, understanding the process, ensuring that the certification is in order, organising finance registering or cancelling bonds, moving in or out, fixing major or minor stuff – the list is endless! We have tried to identify many of these processes and eventualities and we hope this guide will assist and remind you of what to do. Smart Directory is a collection of suggested suppliers and businesses, some of which you will need – many of which you won’t. Most have offered their services at discount rates to assist you in your move. So, from attorneys to waterproofers; from architects to plumbers, this collection of special offers and discounts should go some way in helping you to make your move as cost efficient as possible. If you aren’t moving, this is also a handy collection of services which could help you enjoy your property cost-effectively. Most of our featured services will offer unique insight and advice regarding their services. Each business has either been referred to us or we know clients who have dealt successfully with them. We would also like to hear of any experiences you may have had so that we can provide a guide which contains service providers who can deliver quality and value for money. This is a quarterly guide, so your input is important. Also, the services and businesses featured here have paid to be part of this guide. It is also important to note that there is no commission paid to Seeff or any of its affiliates by any of these businesses or services. The discounts have been negotiated by us purely for the benefit of buyers, sellers, property owners or tenants who decide to make use of the services offered. Good luck with your move if you’re moving – if you aren’t, we are really pleased that you have found the right home!

A BRIEF GUIDE TO BUYING YOUR HOME DE T E RMIN IN G WHAT Y O U WAN T So often, one has a vision of what the perfect home will look like; where it will be; what it will have and how little one needs to pay for it. I once met a real analytical buyer who had a book in which he had recorded the 194 properties he had viewed over the last 12 months in Plumstead. He admitted that he should have bought the 5th one he saw. I think he is still looking for the perfect home! I hope I can provide some insights which may help you to make a decision, whatever that decision will be. F IR S T QUESTION : WHY DO N ’ T Y O U STAY WH ER E YO U A RE ? Consider the following: • It is not inexpensive to move home. You need to consider the following: • Removal costs • Relocation costs (new school uniforms, etc) • Transfer costs (transfer duty, attorney fees, bond cancellation costs, bond registration costs • Commission on the sale of your home • Re-vamp of the home you buy • Are you moving for the right reason? • When you make the decision to move, then move – if you make the decision to stay, then stay. S E CON D QUESTION : WH Y AR E Y O U B UY I N G ? • Purchase decisions are most influenced by whether the property is to be purchased as: • A home • An investment • Obviously, the purchase of a home will also be an investment in property, but the factors in arriving at a purchase position will be different. Remember: when considering the cost of your home as an investment only, you must factor into your thinking that there is a basic cost of accommodation – if you did not own the property, you would need to rent. I F Y OU HAVE MADE TH E D EC I SI O N TO B UY A HO M E , H E RE A RE S O M E T I P S T O AS SIST YOU IN YO UR DEC I SI O N M AK I N G : • Location - You can change the house, but you can’t change where it is. • You can fill in a pool (or put one in) • How happy are you to renovate? • Will the property suit a growing family and if your nest is getting emptier, is it able to cope? 4 | smart directory | smart move | seeff.com

• Access to where you want to go (work, entertainment, schools) • How much will you regret missing the right home if someone else buys it? • Have you taken in to account the costs of maintaining the property? • Have you considered the costs to transfer the property into your name? • Look past the current owner’s occupation of the property. Some people like to live in an eclectic environment; some people like to be minimalistic. Some people like their lawns longer than others do! • Do your homework on the area you have chosen but don’t rule out adjacent areas. The homework you need to do would be as follows: • How quickly are the properties selling there? • What is the average price for a property with your requirements? • How is the capital growth in that area? • Are the neighbouring properties being upgraded? • Does this agent know what she is talking about? H OW TO MAKE SURE TH AT Y O U AR E I N TH E FR O N T O F T H E Q U E U E 1. The market is so overheated at the moment that you need to be as fast as you can to be offered the new release properties. 2. Make sure you are dealing with an agency, which automatically informs you of all new listings as they come on the market. Seeff automatically links your requirements to any new listings within your areas of interest and within your price parameters. If you provide maximum and minimum prices, and the suburbs, which interest you, you will be sent links to properties within 20% of your maximum price. You would need to provide your e-mail address to receive these instant alerts. 3. Check the web portals regularly – the most active portal is www.property24.com Most agencies list their properties on this portal. 4. Agree to receive SMS alerts for new listings. 5. When advised of a Seeff Open Hour (the agents hold these during the week for new release properties) please attend or send a representative to attend. Most new release properties are often sold within 7 days of listing and very few make it as far as the traditional Sunday showhouse times. smart directory | smart move | seeff.com | 5

A BRIEF GUIDE TO SELLING STEP ONE Read the above regarding buying property – you should get some idea of what buyers are doing and how they are thinking. S T E P T WO Examine your motivation for selling: There are numerous reasons for selling. Given that for most homeowners, their home represents their single biggest asset, one should ideally never be in a position where a sale needs to be rushed. Usually, the market will determine what is viewed as a fair price for a home and whilst a well-priced home will sell relatively quickly in a balanced market, some sellers may choose to hold out a little longer to achieve a higher price. The motivation for selling is always key, so always examine your reason/s for selling and look to secure the best possible price in the shortest possible time, choosing an agent that will ideally do this with the least possible fuss. WH AT IS MARKET VAL UE? Market value is the price that a willing and able buyer is prepared to pay a willing and able seller at a given time. The value can often conflict with: seller expectations, agent ‘valuation’, municipal valuation, bank valuation or any other kind of value one can think of. Buyers buy by comparison – your property will be compared to other properties seen by the buyers at that time. Agents will introduce you to a Comparative Market Value – this is based on the premise that similar properties will sell at similar prices, however, this is usually a broad approach as each property is unique, possessing unique aesthetic qualities that may provide varying appeal.

RECIPE

CHIVE GNOCCH I with smoked cream sauce & leeks

For the gnocchi

1.2kg large Maris Piper potatoes 125g ‘00’ pasta flour, plus extra for dusting 90g Parmesan (or vegetarian alternative), finely grated, plus extra to serve small pack chives, snipped good grating nutmeg 1 large egg 2 large egg yolks 3 tbsp rapeseed oil 50g butter, diced

For the charred leeks 4 leeks, trimmed and sliced into rounds 1 tbsp rapeseed oil

For the sauce

300ml pot double cream 75g butter, cut into cubes pinch cayenne pepper, plus extra to serve pinch of smoked sea salt, plus extra to serve juice 1 lemon

METHOD Heat oven to 200C/180C fan/gas 6. Put the potatoes on a baking tray and bake for 1 hr 15 mins. Leave to cool slightly, then halve and scrape out the middles with a spoon. Mash the potato with a ricer (or a vegetable masher, then push through a sieve into a large bowl ). Mix in the flour, Parmesan, most of the chives (keep a few to garnish), nutmeg, egg and egg yolks and some seasoning, then knead briefly on a lightly floured surface until you get a smooth dough. Divide the dough into four pieces, then use your hands to roll one piece into a long, even sausage shape. Cut into 17 equal pieces, then lightly push and roll each piece with a fork – this will shape the gnocchi and give it the traditional indentations. Divide the finished gnocchi between two trays lined with baking parchment, then repeat with the rest of the dough. Cover with cling film and chill in the fridge until needed. Put the sliced leeks in a large, non-stick frying pan with the oil, turn the heat to high and fry for 8 mins, shaking the pan occasionally until the leeks are just cooked, with a charred edge, then turn off the heat. 16 | smart directory | smart move | seeff.com

For the sauce, pour the cream into a large saucepan and simmer over a medium heat for 12 mins until reduced by half. Meanwhile, bring a large pan of salted water to the boil. Cook the gnocchi in batches in the water until they float (this will take only a few mins, so keep your eye on them). Transfer to lightly oiled trays using a slotted spoon and leave to steam-dry. Slowly whisk the butter into the cream, waiting until one cube has melted and combined before adding the next. Once all the butter has been incorporated, add the cayenne pepper, smoked salt and lemon juice, adjusting to taste. Set aside to keep warm. To finish the gnocchi, heat a large frying pan over a medium-high heat. Add 1 tbsp oil and a third of the butter, then fry the gnocchi in three batches, adding more oil and butter between each batch, until they have a golden brown crispy exterior. Put the gnocchi in serving bowls with the charred leeks, spoon the sauce over the top and finish with the reserved chives, some grated Parmesan and a pinch of smoked salt and cayenne pepper, if you like.

MAKE YOUR SHOW HOUSE A SAFE HOUSE. When running an open house, there are as many risks to consider as there are benefits. Seeff highlights key safety tips to keep in mind when doing an open house. While putting your house on show is one of the most effective marketing tools when it comes to selling, it is vital to ensure that your property is in tip top shape to attract maximum buyer interest. You literally have seconds to capture the interest and attention of a buyer and people are very easily put off by untidy and unkempt gardens, entrances and homes. A lack of what they refer to as ‘curb appeal’ can easily cost you the sale of your house. On the flip side, there are the issues of security on show days. Things like putting away valuables, etc. Seeff has been in the property industry for over five decades and our agents know a thing or two about selling houses. Here are a few tips: Making a good first impression. You and your agent will discuss steps to make sure the maximum number of people sees your home, increasing its chances of selling quickly at the best price. Freshen up the outdoor spaces and paint and repair and replace broken items. Clean up the driveway and walkways. Clean, clean, clean. Consider hiring a professional house cleaning service to prepare for the show house and ensure the windows are washed and carpets cleaned. Staging your home. Prepare your home to help buyers visualize themselves living in the home, as well as to entice a firm buying decision. Consider a few small touches such as fresh towels in the bathroom or even some flowers on the coffee table. Open up curtains and blinds and turn on lights to brighten up the home, even on a sunny day. Removal of personal items. Buyers want to walk into a home and visualize it as their home. 20 | smart directory | smart move | seeff.com

Seeing your family photographs and your children’s drawings during your show house makes this vision more difficult. Remove any items that are too personal such as notes and photographs on the fridge. This also helps with maintaining privacy. Safety is also a top priority during a show house. Ensure that all valuable items are sufficiently locked away or removed, as well as any items of a personally significant nature such as a family heirloom. Your agent cannot be in every room with every buyer at once – so be smart about what you leave out. Baked goods or treats for happy visitors. Yes, bake or buy cookies. Not all agents agree on the importance of refreshments or treats, but most think they're a great idea. Offering or serving treats and refreshments help in allowing visitors to stop and interact with the agent or seller. Listen to feedback. Being able to hear what potential buyers think about the price or features of the home is an important way to help sell it. Your agent should be able to provide you with feedback from visitors and ways forward for the next step in the process. Selling your home can be a very exciting process, but when a home hits the market, one of the first tasks for the seller is to put on a show house. Choose a real estate agent that is confidently able to assist you in best preparing your home to attract buyers, but also help you in keeping your home and valuables safe. Visit seeff.com for more tips & advice.

CELEBRATING H H Kanwischer

40 YEARS OF SERVICE

HHK was established in 1976 by Helmut Hermann Kanwischer (HHK). Helmut emigrated in the late 1960’s to South Africa and saw the potential in South Africa as having one of the highest ground flash density of lightning discharges in the world. From a humble beginning of having just a simple secretarial service and garage, he developed his business plan and through his vision, innovative thinking, unrelenting determination and will-power, forged the Company into what it has become today. HHK has become the biggest lightning protection and earthing contracting Company in the Southern Africa region, which has never changed hands, Company name or logo, etc. for the last 40+ years. Their Head Office is in Johannesburg (Northcliff) with eight branch offices and approximately 160 people in their employ. The Company obtained the SABS Quality Management System listing on 16 October 1987 and thereafter has grown from strength to strength. Helmut is also a member on the various SANS/IEC committees/working groups for lightning protection, earthing and surge protection Standards. HHK provides complete turnkey solutions including design, soil resistivity surveys, installation, final commissioning and certification, as well as ‘as built’ design drawings approved by SANS for any project from simple golf/bus shelters and residential houses to major structures and mining plants, etc. At present one of their biggest contracts ever is the Husab Mine Project in Namibia with a turnkey value of well over R35 million for the overall lightning protection and earthing installation.

HHK Earthing & Lightning Protection Systems offer the following services: • Structural lightning protection systems for both industrial and domestic projects, including all mining plants. • Provide risk assessment and protection level reports. • The performance of soil resistivity surveys so that an earth can be designed to exact electrical specification rather than by physical dimensions, based on the Wenner and fall of potential methods. • Resistance test measurements on installed earthing systems for structural lightning protection and electrical earthing systems. • All installations in strict accordance with SANS Code of Practice 10313 (2012) in conjunction with SANS 62305 and IEC Standards. • Supply and install high voltage lightning conductor cable – Obo isCon® - for Protection Levels 1 – 4. • Designs of lightning protection and earthing systems for structures, substations, computer and data systems, exposed power lines, etc, including approval and stamped drawings by SANS. • Surge protection to electronic equipment and computers, etc. • Maintenance tests on lightning protection and earthing systems on all existing structures and mining plants, etc. • Issuing of Certificates of Compliance (COC’s) on all lightning protection and earthing grid systems.

ALL THOSE COMPLIANCE CERTIFICATES GOT YOU CONFUSED? Seeff presents a helpful overview of key certificates of compliance, what they’re for, and why you need them to sell ECC’s, GCC’s, BBCC’s, PCI’s, all those abbreviations are enough to make anyone confused, but they’re pretty important if you’re about to sell your home. Seeff provides a helpful overview: Certificates of Compliance, or C.O.C.’s refer to the electrical, plumbing, gas and electric fence certificates prescribed by law which carry penalties for non-compliance. Often, home owners are caught unaware of the certificates of compliance that are required when selling a property and are then shocked by the associated costs they did not budget for. The Electrical Certificate of Compliance covers important aspects of the property’s’ electrical layout. It’s important to note that this certificate doesn’t cover fixed appliances like geysers and stoves, however, the wiring to the fixed appliance is covered. An electrical certificate may not be older than 2 years, and if any work has been done after the certificate was issued, a new certificate will be required.

An Electric Fence Certificate is required by law when selling a property and when there is a change of ownership of the premises on which an electric fence exists. Only an accredited electric fence installer may issue this certificate. While the Beetle Certificate is not currently required by South African law, some banks do request it as part of their application procedures. Over the years it has been become customary to provide it in standard Offers to Purchase, especially for properties situated in coastal regions. Defects and Condition Disclosure, this is regulated by the EAAB (Estate Agency Affairs Board) in terms of the Consumer Protection Act No. 68 of 2008 and is a disclosure by the seller of any defects or other conditions that the buyer needs to be aware of.

Plumbing certificates are issued by licensed plumbers to certify that all plumbing work complies with regulatory installation requirements. It is important to know that it is illegal for any unqualified persons to work on plumbing installations or for persons not work under the supervision of a qualified plumber.

Invasive Alien Plant Species is another recent addition to the list of compliances needed. It was promulgated on 1 October 2015 as part of the Biodiversity Act. Part of the regulations means that land owner that sells a property with any of the listed alien plants on it, then this needs to be disclosed prior to concluding the agreement of sale and the new owner need to obtain a permit.

A Gas Certificate must be issued when there is a change of property ownership. This certificate ensures, among many aspects, that there are no gas leaks and that the emergency shut off valves have been installed correctly. This inspection also ensures that gas appliances are in safe working order. An important part of this certificate is to ensure the property complies with the restrictions relating to the volume of gas that may be stored on a property.

We recommend that all sellers do a thorough inspection using a reputable, experienced company during the listing stage, so that they are aware of any repairs needed and the cost implications of them. Also, be sure to liaise with your agent upfront to check what clearances will be required. Home is our Story, so be sure to speak to your local area agent for more insight on what you may need to effectively sell your home. smart directory | smart move | seeff.com | 27

TYPES OF SMOKE ALARM DETECTORS There are two main types of smoke alarms, and both work in different ways: Optical smoke alarms are best at detecting smoke from slow smouldering fires that are most likely to occur at times when people are asleep. A typical ignition source for a smouldering fire may be faulty electrical equipment or a carelessly discarded cigarette. Optical smoke alarms are best suited for bedrooms and living areas. They are also suitable for use near kitchens, as they tend to cause fewer nuisance alarms than ionisation smoke alarms. Ionisation Smoke Alarms are best at detecting smoke from fast flaming fires. They contain a limited amount of radioactive source material that creates an electrical current that travels through ionised air. When smoke enters the detection chamber it interrupts the current and triggers the alarm.
