Who are the Developers?

The Developers, the Nakat Family, in conjunction with Century Developers together are delivering Elysian. Both parties have invested in the project and are equity partners.

The Developers have extensive experience in working with builders, the construction industry and the real estate sector in general. Including funding, controls and processes and governance around the construction phase. The momentum of Elysian has gained significant attraction since Century Developers have joined the developers team.

The developers will hold apartments in Elysian for their own personal use. There is no doubt as to the quality of the build, the finishes and attention to detail.

Who are the Architects?

Elysian was designed by leading Architects Mackenzie Architects International. Details of their projects can be viewed on their website. www.mainternational.com.au

Who are the Builders?

The project was tendered to specialist high rise builders with a proven track record in Residential & Commercial construction. Australian First Construction Group (AFCG) was selected as the builder for the Elysian project following a rigorous due diligence process by the Developers.

AFCG was established in 2011 with a desire to set the new Australian construction standard. The company has delivered outstanding results for a diverse spectrum of projects including high-rise residential, commercial and government projects.

More than another construction company, AFCG offers a complete building solution based on integrated services and fuelled by a professional responsibility to deliver on high quality standards. AFCG was selected by Century Developers for the following key stand out reasons:

• AFCG is a bespoke builder, specialising in constructing one project at a time to minimise risk of failure and cashflow constraints.

• Relevant experience through a direct comparison of AFCG's recently completed Coastal projects at Ettalong Beach (Central Coast), Wollongong and Huskisson (South Coast).

Can I view the plans?

Yes we have a project display office at Toowoon Bay Village Shops with full scale drawings available for inspection. These are available to view by appointment. Copies of the Contract, Approved DA Plans are available to all enquiries on written request.

What are the key time frames?

Construction Commencement MARCH 2023

Completion Date early 2025.

What deposit do I need to secure an apartment?

10 business days. Upon contract exchange you will need to provide a 10% deposit to be held in trust.

When is final payment due?

Final payment not due until completion and hand over of the apartment. The holding deposit is refundable up until exchange of contracts.

:: CONSTRUCTION UPDATE: MAY 2025 ::

Significant progress has been made on-site at Elysian. The basement excavation works were completed early last year, and the concrete structure of the building has now reached full completion. Essential services installation is well underway and has currently progressed to Level 4. Facade framing is 80% complete up to Level 5, and internal fitout works have commenced, including framing, services rough-in, and sheeting across multiple levels. The onsite substation has been installed and is now awaiting energisation.

In October 2024, the NSW Building Commission conducted a comprehensive audit of both the site and project documentation. The project passed with flying colours, demonstrating compliance, quality, and strong project management—a commendable achievement under today’s stringent NSW construction standards.

You can secure your apartment with a $1,000 holding deposit prior to contract exchange. Allowing you due diligence by your Solicitor or Conveyancer and signing of the contract within EOE Please note that all information herein is gathered from third parties. Construction completion is currently anticipated for Q4 2025, and we look forward to welcoming residents as settlement approaches.

Are prices fixed?

Up until contracts are signed by both parties, prices and availability are subject to change. Once you have signed and exchanged your contracts, the price and schedule of finishes is then fixed. A full price list is available upon request through our sales agents at McLachlan Partners Real Estate. The price list also shows availability of apartments and key time frames with staging prices.

Can I add my own finishes?

Any additional allowances in the schedule of finishes are at purchasers costs. All additional works must be agreed and carried out by the builder in order to ensure work completion is in line with the current completion date.

What are the Strata Fees?

Elysian has been designed with its coastal environment in mind and is predominantly low maintenance glass and concrete finishes.

Keeping strata fees to a minimum was part of the brief. There is minimal grounds to upkeep, no pools or roof top common areas to maintain.

Can I lease the property?

Due to the desired central positioning and high quality and generous floor plans on offer we anticipate Elysian will be attractive to owner occupiers as a coastal retirement abode. However there are no restrictions in place by the developers against leasing.

We would envisage some owners wishing to take advantage of the current high holiday tariffs to offset some ownership costs or to take up the still currently available negative gearing taxation benefits. The first homeowner scheme is still available for new dwellings and offers generous rebates on stamp duty.

Can I resell my apartment?

Elysian is sold under the NSW Conveyancing Laws as any property and you are legally entitled to sell your exchanged contract. Conditions apply and we would recommend seeking legal advice if that is your intent.

Elysian will be sold in 3 Stages and prices will be adjusted upwards once completion commences. As these prices will be higher, some purchasers who acquired an apartment in the Stage 1 release may seek to on sell their apartment.
