When considering the purchase or sale of a home, it's easy to focus solely on the financial aspects. However, this approach can overshadow equally important factors such as lifestyle, family, happiness, and longterm security. Buying a property, whether it's your first time or your fourth, inevitably brings a degree of stress and uncertainty. This period is often marked by a flood of advice from various sources—family, solicitors, accountants, bankers—all with good intentions, but sometimes conflicting perspectives that can add to the confusion.
My recommendation is to become your own expert in the specific segment of the market you're interested in. Use the tools available to you—through media, online resources, and market research—to educate yourself and build confidence in your decisions. Form relationships with real estate agents who are active in your area and who demonstrate openness, credibility, and a willingness to share their knowledge. Trust your instincts; your gut often tells you when you've found someone you can rely on.
Once you've identified your needs and established a realistic budget, you'll be surprised at how quickly you can become knowledgeable about market values, whether you're looking to buy an existing home or land to build on. From there, several built-in safeguards can help protect you through the process:
1. Building Inspection Reports: Typically included in the contract of sale, these allow you to have a qualified inspector identify any major defects in the property.
2. Pest Inspections: Similar to the building inspection, this process ensures the property is free of pestrelated issues.
3. Finance Clauses: These allow you to sign a purchase contract subject to your bank approving your loan, reducing the worry of financing your purchase.
4. Cooling-Off Period: A 3-day grace period is often included, giving you time to reconsider after signing the contract, particularly after consulting with your solicitor or conveyancer.
5. Final Inspection: An inspection prior to final payment (at settlement) on the property.
Interest rates are a common concern for buyers, especially in uncertain economic times. However, if you've qualified for a loan, rest assured that the bank has evaluated your ability to service that loan, even in the event of a rate increase. While we have likely passed the worst of recent rate hikes, and rates may rise slightly in the short term, there is a general consensus—from banks to government—that the focus is shifting towards reducing rates in the near future. This context suggests that now may actually be a better time to buy than to wait, as you can have confidence that rates might decrease by the time you've settled on your home.
The question of "when is the best time to buy or sell?" is one that only you can answer, as the right time varies for each individual. Buying a property is a long-term investment, and history consistently shows that the longer you hold onto property, the more rewarding the financial outcome. If you're selling, it's wise to act quickly after the sale to buy in the same market, protecting yourself against potential market rises. Significant price drops are unlikely, and with interest rates expected to start decreasing by 2025—or possibly even late 2024—now might be a strategic time to purchase. A drop in interest rates often leads to a surge in buyer activity, which in turn drives up prices.
In the current, somewhat less volatile market, there's an opportunity to make well-researched decisions without the pressure of a frenzied buying environment. Going against the trend and making a thoughtful purchase now could yield significant long-term benefits, particularly in securing your family's future and way of life.
From his beginnings as a physiotherapist specializing in sports medicine to his current role as the chief strategy and community affairs officer at Bendigo Health, Craig Bosworth’s journey reflects both his adaptability and commitment to the evolving landscape of healthcare.
“I started off as a physiotherapist, specialising in sports medicine for many years,” says Craig. “However, I decided to pivot towards the business side of health. My career has spanned various organizations and hospitals in Melbourne, and now, I’m proudly part of Bendigo Health.”
Craig's role at Bendigo Health is multifaceted. He oversees corporate affairs, including media and marketing, and is deeply involved in fundraising efforts. Additionally, he manages the hospital’s volunteer programs and takes the lead on strategic planning. “The major part of my job is to strategise for where
Bendigo Health is now and where it wants to be in the next five years,” Craig explains.
The decision to join Bendigo Health came at a pivotal moment for Craig. “The opportunity to become the chief strategy and community affairs officer was a chance for a new challenge,” he says.
Having previously worked in regional Victoria, Craig was already familiar with the unique charm and opportunities the region offers. “Bendigo Hospital is renowned for its excellence,” he notes. “With a new CEO and a dynamic executive team, it felt like the perfect time to join.”
Looking ahead, Bendigo Hospital is poised to embark on its next strategic planning process. “We’re focusing on defining our role within the community over the next five to ten years,” Craig says.
His approach involves extensive engagement with various stakeholders, including doctors, nurses, allied health professionals and community members. “My role is to gather insights from everyone involved and understand what they envision for Bendigo Health’s future,” he adds.
Bendigo’s evolution alongside its community and its transformation from a mining town to a thriving regional city is a story Craig is eager to build on.
“Bendigo has grown significantly and become an integral part of Victoria’s regional landscape,” says Craig.
“I want to ensure that in the coming years, we’re wellpositioned to leverage this growth and continue to serve our community effectively.”
For Craig, relocating to Bendigo wasn’t just about career opportunities—it was also about lifestyle.
“Having grown up in Melbourne and worked across Australia, I was ready for a change,” he reflects.
“Bendigo is renowned for its food, wine, and vibrant events scene. Many Melburnians visit for these reasons, and that was a significant attraction for me.”
Settling into Bendigo has been a seamless transition for Craig. “Finding a home here was crucial,” he says. “I recently moved into my apartment and was warmly welcomed by the hospital. It’s been fantastic to be embraced by my new workplace.”
Outside of work, Craig has been immersing himself in the local culture. “I’m constantly discovering new places to visit around Bendigo,” he shares. “From exploring the city itself to checking out satellite areas, I’m thoroughly enjoying my weekends here.”
He’s also been hosting friends and enjoying local attractions, including The Woodhouse, The Dispensary, Balgownie Wines and the Light Festival at The Great Stupa. “The local food, wine, and events have been incredible,” Craig says with enthusiasm. “It’s been an absolutely fantastic time so far.”
As Craig settles into his new role and community, his journey highlights a seamless blend of professional dedication and personal fulfilment. With his background and passion for regional Victoria, Bendigo Health is poised for a bright future under his strategic leadership.

First, you take out a bridging loan to buy your new home. Second, once you’ve moved in, you prepare your old home for sale. Third, when your old home is sold, you use the proceeds to repay your first mortgage. Your bridging loan then switches to a normal home loan with standard terms.
Bridging loans come with different terms and conditions, but they are generally interest-only during the bridging period and typically limited to 12 months.
Lenders expect you to have equity in your current home and require a deposit for your new home.

Vinaigrette Ingredients
3 tbs Raspberry Vinegar
4 tbsp olive oil
Sea salt and freshly ground pepper, to taste
Salad Ingredients
1 cup tri-colour quinoa, uncooked
500g chicken breast fillets
2 tbsp olive oil
250g punnet strawberries, hulled and halved
1 ripe, but firm avocado, cut into 2cm cubes
1⁄4 cup dry roasted almonds, roughly chopped
1⁄2 cup goats cheese, crumbled
1⁄2 small red onion, thinly sliced
60g baby spinach and rocket mix
Method
Cook quinoa according to packet instructions. Drain. Let the quinoa cool for 10 minutes.
Toss chicken fillets in olive oil and season with sea salt and freshly ground pepper.
Heat a barbeque or chargrill pan to high heat, Cook chicken for 7 minutes on each side or until lightly charred and cooked through. Transfer to a plate, cover loosely with foil and rest for 5 minutes. Thinly slice.
For the dressing, in a small bowl whisk the raspberry vinegar, olive oil and salt and pepper.
Spoon quinoa onto a serving plate or divide between four serving plates. Layer spinach and rocket leaves with strawberries, avocado, red onion and chicken slices. Drizzle vinaigrette over salad and top with almonds and crumbled goats cheese.

Be comfortable with your purchase. This includes the price you pay and the location you buy in. It may be a while before you’re in the position to buy your next home so avoid regrets.
The kitchen is such a special place! It really does have a unique way of bringing people together, whether it's cooking a meal, sharing stories, or just enjoying each other's company. It is always stated as being the heart of the home.
Halfway between Bendigo and Heathcote, Axedale sits on the picturesque Campaspe River and the O’Keefe Rail Trail.
The area was originally part of the Axedale Pastoral Run, so named by its proximity to Axe Creek (which is said to be inspired by Axe River in Dorsetshire, England). With the gold rush hitting the region in the 1850s (Axedale was itself a minor goldfield), the hotel on the high street opened in 1855 servicing miners traveling between Bendigo and Heathcote. Hotel’ – a title it held until 2010 when new owners restored the pub and reinstated the Axedale Tavern moniker.
During the goldrush, a growing Catholic community started to emerge in the area and this was encouraged by Dr George Backhaus, who was an influential priest in Bendigo. He donated a parcel of land to the community for a Catholic church (built in 1862) and after it was deemed unsafe in the late 1800s, it was rebuilt using the original bluestone. St Mary’s
continues to have regular services today. A Presbyterian church was built in 1869, and an Anglican in 1913 and there are two cemeteries in Axedale – one just for Catholic burials.
With a primary school, golf course, hotel, general store, hall, auto repair shop, police station, post office, sand quarry and local water supply, Axedale has become an independent community that also greatly benefits from its easy access to Bendigo and Lake Eppalock. The biggest mistake I see people make when selling their home is not taking the time to truly prepare and present it well. I understand how emotional and stressful selling a home can be, and sometimes it's easy to overlook the little things that can make a big difference. My advice is to focus on making your home as inviting and polished as possible—things like decluttering, staging, and addressing any small repairs can really help your home shine. I work closely with many clients at this stage in preparation. Pricing it correctly is also crucial; I always strive to provide my clients with a thorough market analysis to ensure we set a price that reflects the true value of their home. What do you like to do in your spare time?
I love immersing myself in the vibrant art and culture that Bendigo has to offer. I often find myself exploring the local galleries and attending exhibitions and music performances—there’s always something new and inspiring happening. The Bendigo Art Gallery, which never ceases to amaze me with its diverse and dynamic collections. I often take time to appreciate Bendigo’s rich heritage through its architecture and museums. There is plenty to explore in the Greater Bendigo Region throughout the year as well. It’s a wonderful way to connect with the community and appreciate the unique character of the area. And of course, Melbourne is so easy to pop down to.
You probably sell a lot of houses in different styles, but personally, what's your favourite style of architecture? What's your favourite interior-design style?
I love a wide variety of homes, each has its own unique charm. Personally, I’m drawn to the clean lines and timeless appeal of mid-century modern architecture, but I also have a soft spot for the glamour and detail of Art Deco design. That being said, I find something special in every home I represent, whether it’s the character of a vintage cottage or the sleek elegance of a contemporary space. Ultimately, it’s the individual personality of each house that makes it truly captivating. I actually ‘mindfully “ move into every home, constantly thinking about what I could do with the space.
Navigating the responsibilities of a rental property provider (RRP) can be challenging, with numerous questions arising around insurance, property management, and tenant relations. From understanding the benefits of landlord insurance to knowing when and how to issue a Notice to Vacate, it’s crucial for RRPs to stay informed and compliant with legal requirements. This article addresses some of the most common questions that RRPs face, offering insights into best practices for routine inspections, handling rent increases, managing water consumption charges, and maintaining property safety standards. Landlord insurance covers any event that may affect an investment property such as, fire/floods, theft, or renters not paying their rent. Landlord insurance is provided by most general insurance companies, and the policies include a combination of landlord insurance, building insurance, and contents insurance to cover the costs of loss of rental income and property damage.

Can we give a Notice to Vacate to a renter without providing a reason?
A Notice to Vacate can only be served without a reason during the first fixed term rental agreement. The renter needs to be given 90 days notice prior to their end lease date.
How often are routine inspections conducted?
At McKean McGregor, the first routine inspection for a brand new renter is conducted three months into the tenancy, and from there, routine inspections occur once every six months as per the Residential Tenancy Act. This means there will always be two routine inspections conducted per year.
How do I give notice to my renters if I want to sell the property?
If you are wanting to sell the property with vacant possession, we are required to serve the renters a minimum 60 day notice to vacate for the property to be sold with vacant possession. A fully signed sales authority is required to be sent to support this notice. If you are wanting to sell with the renter still residing in the property, we are required to serve a Notice of Intention to Sell to the renter, which allows the renters 14 days to get the property ready for advertising and inspections.
Can I charge my renter for water consumption?
If the property is separately metered, the renter is responsible for the water consumption charges. This applies unless the rental provider agrees to pay, in which case it should be outlined in the rental agreement. At the beginning of a tenancy, we lodge a request with Coliban Water on the renters behalf so that they are separately invoiced. If the property doesn’t have its own meter, the rental provider is unable to pass on the water consumption charges.
How often can I increase the rent and how do you determine the rental increase value?
The rent can be increased once every 12 months. The rental provider is not allowed to increase the rent during a fixed term agreement unless the rental agreement has an additional term allowing for an increase. Any properties that rolled over to a periodic lease before 19/06/2019 and have not entered into a new lease since that date are eligible for 6 monthly increases.
A rent increase is determined by a comparable market report, where we look at similar properties in the same area that have recently been leased.
How often do the gas, electrical and smoke alarm safety checks need to be done?
Gas and electrical compliance checks are required every 2 years, and smoke compliance checks are done annually.
Rental providers must have a good reason to refuse the renter’s request and cannot unreasonably refuse a pet. Rental providers can apply to VCAT for an order to refuse permission.
